Lived here for almost 4 years with my love. I enjoyed living here. Apartment complex, staff, gym, pools, area & location were amazing. It's a safe neighborhood, I'd walk around and had no issues. Kristi & Brian were so kind per usual :) the views of the stars & sunsets were such a perk! Some issues were the rent prices (who is a fan of rent?), the wear & tear of the apartment itself and ventilation of the upstairs bathroom. With all of that said, I would recommend & if I were to move to Livermore again, I would highly consider! read more

We stayed here for over a year, enjoyed our time here for the most part until the last month. During the last part of our time renting, new neighbors caused some issues and management didn't take it seriously and we were denied most of our security deposit even though we left the apartment ready for the next tenant. I would've liked to have known these things before moving in, that's why I've written this review. I can't possibly include every pro and con, but some of the perks are that you have a swimming pool and gym with sauna you can access with little chance someone else will be there. Typically, the maintenance team is responsive and they are kind too. They have an after hours security phone number and officer, but the response time is quite poor or nonexistent and they don't return your calls as they say they will. It is really nice knowing a security officer is around, though. In regards to the security deposit, I guess I'd say to be prepared to not get it all back if you leave the apartment in good shape. Definitely disappointing and frustrating when you're told one thing by the office staff regarding what they'd probably charge you for (shower door had hard water stains on it we couldn't get out, oven was used and cleaned but not in perfect shape, and the carpet was clean but not steamed) and then being charged for painting when it wasn't even mentioned in the initial move out inspection. I got the feeling they were just using our hard earned money to cover their own company's rental property expenses - and they didn't deny it. They did say that corporate made the final decisions regarding the security deposit, so at least if you read this review you have a little more insight than we did when we chose the complex. All in all, it was a nice place to live for the time we did. We appreciated the attention to the landscaping and maintenance of the property, and the professionalism for the most part. The office staff were pretty friendly, courteous, informative, and they tried to create a sense of community with periodic social events for free. read more

New management cut the $$., more rent raises, no clean washroom, no security, uptick in robberies, lack of pool and pond clean, no recourse. Before moving away to Portland, this apartment complex was our home for nearly four years. We've tried and tried to purchase a home, but the Bay Area "housing market" just became very very unreasonable over the years. Hence, I had to get out of Dodge! Mid-2016, there was a two bedroom here that actually seemed worth the price. Especially when apartment rental prices were jumping up an average $200 per month everywhere. So unfair and such bad practices using the stupid "market changed" excuse by apartment management companies in general. But anyways, I knew Livermore was a city that was revamping, and the location 'to-and-from' work would be perfect so why not. Upon first visit, I was helped by Clarita, who showed me the listed available unit. She seemed pretty knowledgeable about the place, so I immediatley signed. Later I did meet Jennifer, the manager, who also seemed personable and knowledgeable as well. She knew all about the area and explained sort of the 'highs and lows' of each unit location as well. I guess you can say, she was compassionate about being there as well as in the city of Livermore. We chose a unit that was in the corner, close walking distance to the bar and grocery store lol. I laugh because I was expecting that side of the apartment complex to be loud, but really it wasn't. I do have to note that if you choose a unit along Portola Rd, it will be noisier versus behind the leasing office. But if I had any issues or concerns, Jennifer would take care of it right away! Which brings me to my next topic, service calls. So if Jennifer wasn't available, I recall receiving help from Kristi. And I guess the goodness and sweetness just rubs off, because Kristi was also always very "helpful". If I were walking my dog, and I had reported certain problems around the complex, she would jump on the issue and handle it like a pro! As for scheduling Service and Maintenance calls, I've got to give Joaquin credit for his hard work over the years. He's a one-man gang and tries to get to every service call done in a timely manner. I also feel bad for him as he seems to be the only guy around that's doing A LOT of the labor intensive tasks. I'm not sure if things have changed now, but I really hope they hire some help for this guy. Seeing Joaquin sweat on a hot day saddens me as he works his tail off. "Thank you for all the help over the years Joaquin!" So if you're looking for a great one or two bedroom apartment that seems pretty spacious and reasonable to live at for awhile. Look no further and stay here! The convenience of necessities nearby, the ease of maintenance calls, and pricing point makes it so worth it here! And "thank you" Jennifer/Clarita/Kristi for making our stay feel like "a home"! read more

I found a new home. Far away from the seven year stint in Modesto and very close to where all the Bay Area action is! I love the staff here, they're so nice and I've even established quite an excellent relationship with them all. They hold onto my packages at the office so I don't have to worry about someone swiping it from my doorstep and love it when I stop by to pick it all up. The price here is nice as well for a downstairs one-bedroom, I was actually quite floored at how affordable it all was when I was on the prowl. Moving here also afforded me to re-connect with my hometown! I'm only a 15 min walk from Downtown and there's so many recreational offerings within steps. Of course it's always a plus being right next door to the grocery store and vibrant shopping center as well. Love calling this place home for sure! read more

This is a great place to lay your head. The staff is amazing and extremely responsive. The landscaping is beautiful and well kept, not just chop chop and throw a lawnmower at it but plants are replaced when needed or out of season and the stuff around the plants is replaced to keep it looking fresh and lively. The pool and spa is kept in such a way that when it's 100+ that cannon ball feels amazing; shhh. My 3 year old daughter loves to stop by the leasing office to grab a few treats from the bowls of candy and in her own way to say hi. She's so at home here she even tries to take her shoes off and walk around the leasing office. It truly is a remarkable place. Maintenance is available when you need them. The grounds are well kept. The apartments are nice and updated; Stainless Steal. I highly recommend this place for anyone looking for units close to the freeway but far enough away from the craziness. Yet still a couple of minutes walk away from Lucky Supermarket, Jamaba Juice, Starbucks, Panda Express, Rock House (local pub), it's an amazingly long list! You'll have to check it out! read more

Long Story: The Property Manager-Jennifer and Assistant Manager-Kristi became like sisters to me while living here for 4 years. After living in a 2-bedroom here for a few years-I knew that this complex was where i wanted to stay simply because I felt safe and I knew a majority of the "longer term" residents as well as all of property management and maintenance. It really felt like "home" to me. I ended up renting a 1 bedroom on my own next to the leasing office after my husband and I separated for a year. My father had just died and i was in Livermore by myself during the fires that would cause Northern California to be out of power for days (me included). Jennifer, Kristi and Joaquin took care of me like their own and I did what i could to support them in turn. I visited the Property Management Office almost daily and/if not then weekly (pre-Covid) just to pop by and say "hi" but, really it was to keep me sane and to avoid being lonely. Short Story: Thank You to the Property Manager Jennifer, Assistant Manager Kristi and Joaquin in Maintenance for making this apartment feel like "home" for me. Your caring and quick response to any issues and/or concerns I had with the unit or property were more than appreciated. They have central air and are literally right off of the 580 freeway and Portola Avenue. There are 3 several buildings in this complex with Portola Meadows road dividing them. They are conveniently next to a supermarket/shopping area with several restaurants all a stones-throw away. Tip: If you're a responsible and respectful tenant then these are the apartments to check out. They are dog and cat friendly and all the residents on my side of the building were very quiet. Note: You will hear Portola Avenue Traffic if you choose a street side unit (which we did initially) but, I didn't mind it. When I lived by myself- I chose an apartment behind the leasing office and felt super-safe. read more

Lived here for 2 years with my husband (2018-2020) & here is our honest review of Portola Meadows Apartments. Let me start off by expressing how LOUD the apartment is. There is heavy traffic going through both Portola Ave AND Portola Meadows Road (don't let the small road fool you) with people that love to rev their engines and motorcycles. There are lots of inconsiderate neighbors in this apartment complex that blast music from their cars at all hours in the night, people yell at their children in the parking lot, in addition to the noisy large dogs barking all day. When we moved in, we expressed how we need a quiet environment to work from home and the staff assured us that this is a quiet complex, which it is not. If you are looking for an apartment complex free of crime, this is NOT the one for you. Cars are always broken into constantly, catalytic converters stolen (our neighbor got theirs stolen TWICE in a 3 month period), and mailboxes were broken into before they were changed to new ones in 2019. Portola Meadows claims there is security that patrols the complex. I have lived here for 2 years and have NEVER seen any type of security around the complex, especially during late night hours when I would come home late from work around 1 AM. The complex was built awhile ago so the walls are paper thin and there is barely any insulation causing your apartment to get very hot in August/September and very cold in January/February. Be ready to run your AC or heater all day during those months. Another downfall is that the air conditioning unit is on the unit's patio so it will be very loud inside when it is running. A plus side is the maintenance staff and select office staff members that are helpful. Another positive is that the water/sewer bill is included in your rent. My husband and I have lived in various apartment complexes before, not just Portola Meadows. Needless to say, our experience was mediocre. read more

I lived here for over 7 years. The grounds are very nicely kept up and the pools and gym are always clean and well maintained. It also a very safe complex because the management knows every tenant by name which is surprising for such a large complex. Also, anytime I needed maintenance it was performed very quickly (sometimes same day) and done right. No shoddy work The staff here is wonderful and most especially Jennifer the manager and Kristi the assistant manager. Portola Meadows Apartments has been the best apartment-living experience I have had. I retrieved my yelp login just to make sure to leave them a good review because I have had such a good experience here! I did a ton of looking at other apartments in Livermore and this is by far the best choice in my opinion. Staff: I feel like the staff care a lot about me as a tenant. We have conversation when I stop by for packages/questions, they host movie nights, and I even ended up crafting with Clarita for an afternoon! The transparency here is really appreciated about your apartment, the pricing, the amenities. Everything is well-explained. Apartments: I had a 1x1, which was spacious, well-maintained so as not to need to put in service requests, and had all of the conveniences I expected from an apartment. There was no washer/dryer, but there are several on-site facilities which I have encountered problems with. Safe, no weird smells, close to BART and buses... it is pretty excellent. The hot tubs, pool, and fitness room are also awesome! Check them out if you end up signing up here! read more

My experience with Portola Meadows Apartments has been nothing but great! This was my first time ever renting an apartment and the management here is amazing! They are so kind and welcoming and very professional. They always took care of any issues in a timely manner and with a sense of urgency, which to me is so important. If one of the bathroom lights went out, I would call and let them know and they would send maintenance over within an hour or less. They were always very friendly and I never felt uncomfortable picking up the phone or walking into the office. Unfortunately because of the Pandemic(Covid-19) I wasn't able to afford living here anymore. It was already a very stressful time, and adding a move was not the best situation. One of the managers Jennifer R. really made it an easy process. She told me clearly what I needed to do and even helped me by giving me tips on how to get a full deposit back! Which I ended up getting, which is just awesome! Overall if it weren't for the pandemic I would still be living here because I did really enjoy it! It is in a great location and a very quiet neighborhood. I mean you can walk to the grocery store and fast food restaurants, it doesn't get any better than that! I found a gem in Livermore at Portola Meadows. I was surprised when I went in. I found the staff very knowledgeable and easy to talk to. They were very good in handling all of my objections. The leasing agent was even good in giving me decoration tips while touring the apartment. I thought that was very nice and helpful. I noticed the landscaping was well maintained and beautiful flowers around the complex. The staff was friendly and showed great enthusiasm in helping me. Its hard to find good customer service these days. So to stumble upon a gem like this in Livermore is a bonus. I recommend this apartment for anyone who's looking for a nice quite apartment complex, which is close to everything and in walking distance to Lucky's, nice restaurants and easy access to the freeway. read more

Stayed here for a year and love this place. Cleaned and downtown Livermore is 3 mins away.....I had great time. The manager, Jennifer, she is super efficient and good. She was very accommodating to my needs when I moved in with my kids. Jennifer, she is very kind and good hearted person. Her staff they are wonderful, kind and very polite. They fixed your problems within a day or hours. If the rent was not going up, I would have stayed.....the rent was $1890 and they want to increase to $2110. I see lots of tenants moving out cause of the rent and not because of the staff.....that is a sad thing! I've lived here for 2 years. Great office staff. They knew me by name and was always glad when I stopped by. If I had a concern or an issue they would look into it and resolve it. I only had an issue with one neighbor, but after many complaints the issue was finally resolved. Be sure to document any issues, it gets resolved faster. I've recently moved due to my employment. I will miss the office manager, she was very in tune with the residents and has empathy for them also. read more

Prices compare to every other apartment complexes and if there is ever a problem the crew here come by super fast. Apartment are not worth the price. Rent goes up very fast. You think you signed a lease so your rent won't go up, think again,at the end of your lease they will jacked up your rent. Mine statred with 1625 after 12 month lease went up to 1730. Also they are a scam artist when it comes to your deposit, they refund only half of my deposit. Here is why, when I rented the apartment I told the manager that carpet is dirty and warned out, she said sorry all we will do is steam clean,she waa writing down things as I was telling her about condition of carpet. So when I moved out I was told thst carpet is warned out by use so you will pay for it. $684 dollors. Also apartment was cleaned it they still charge me $250 something for it, painting $120. In September 2014, we looked for an apartment in Livermore for our son. After checking out several places we decided on Portola Meadows because of its beautiful grounds, central air conditioning, spacious one-bedroom unit, and the fact that the front office was open 7 days a week. Jennifer was very helpful in getting our son moved in. The two years that our son lived there, he had only positive things to say about the place. When he moved out in November 2016, we worked hard to clean up the place. Jennifer was very fair and returned majority of the cleaning deposit. I always thought I would write a positive review if I ever sign up on Yelp. So this review is a little late but I wanted to let folks know that Portola Meadows is a good place to rent. read more

Lived their with my wife for about a year. The units are old and over priced and they kept our deposit even though we cleaned out the unit. Also for the high rent there are no dryers or washing machines in the units. We had to use their dirty laundry facility. My wife and I have high income and great credit, yet they stuck us with section 8 renters. One of the tenants would dig in the garbage dumpsters on a regular basis. The only reason for the 2 Stars, is that Livermore was nice. read more

I'm new to the area, and I moved here from Arizona, so it was a pretty big change for me. I looked at quite a few apartments in the area, but I felt the customer service just wasn't there, until I got here. The staff was so friendly. I have a toddler who doesn't want to sit still and they were so great with him, and patient. They were just great! I decided I finally found my new home. I recently lost my keys and needed to change my locks, and they were here within the hour getting my locks changed, and we're super helpful, making sure I didn't need anything else. The complex is super quiet and peaceful, and all of my neighbors are friendly and always say hello in passing. I will be renewing my lease! read more

My fiance and I lived at Portola Meadows for 2 years and we had a great experience. Nicolette and the whole staff were right on top of everything. The grounds were always clean and well maintained. If we ever needed repairs they had someone out there the next day and then called to find out if everything was ok. Antonio and Joaquin even helped us move our furniture while we were moving. They also addressed parking issues in a firm but polite way. Rent was reasonable, considering bay area rent prices. :-P I would recommend living at Portola Meadows Apartments to anyone looking for housing in Livermore. As a bonus, it is also right next to a great shopping complex, close to downtown and the freeway. read more

If you dont mind rent increases then Portola Meadows Apartments Are for you! In 2010 our 1 bedroom started at $1175 then 6 months later went to $1235 and it just went up $100 again approx 6 months later to $1335. For a 1 bedroom apartment? Be wary of your neighbors too. Management will tell you to call an 800 number in case there are any loud neighbors. I did, but had to call several times at 2 in the morning. you might be unlucky and live next to rude neighbors like we have. My other neighbors had loud neighbors above them as well and had to deal with thier loud neighbors for years. read more

Bottom Line: This place is over-priced and they will raise rents and charge you at every opportunity. The staff are two-faced and lied to my partner and I about the security deposit costs. As an example, they wanted to charge us a $140 cleaning fee because there were water spots on the shower doors! I showed them that the apartment was cleaner than when we moved in and they backed off. Lesson: Record every single flaw when you move in, because they will charge you for EVERYTHING when you move out. I'm proud to say that I have never experienced a security deposit charge in my 15 year history of renting and I have had nothing but positive things to say about all of my previous dealings. Portola Meadows is the first place that has treated me this unfairly. We are ideal tenants; quiet, responsible, professional and clean but Portola Meadows (owned by Davidon Homes) chose to screw us out of the $800 security deposit, first telling us in person that the costs would not exceed $500 for carpet replacement. Long story short, the two year old carpet was already matted and nearly destroyed when we moved in, but they decided that because we have a cat, we needed to pay for everything, claiming that their policy was to replace the carpet if they suspect pet damage. Further, The appliances were garbage, cheap and inefficient, the walls, ceiling and floors are thin (we could hear neighbors yawning... and other things). The cabinetry was circa the late 1960's and was peeling from the particle board when we moved in. If it weren't for the friendly and slick sales staff, we would have passed on this turd. They made a lot of claims about how they were reasonable and would deal with us if we had an issue. and, of course, all of the issues i'm complaining about wouldn't be a problem. Well, I just hope this review saves you the hassle and the bullshit that this company spews. I hope more that you choose to rent from somewhere that isn't a faceless corporate entity that letigiously screws tennants out of its money. STAY AWAY. read more

The apartments are well kept very clean and when something breaks they are really good at taking care of it the same day. I moved here in 10/14 and pay $2020 a month but have notice that a lot of people that leave here before me have moved out because of the rent increase and I am not talking just of a few, at least around 8 apartments in the time I have been here. Its really sad that they are racing the rent and good people have to move out. The apartments lease are higher now and its been only 9 month since I moved in here my lease is only for one year and they told me once is up they are going to raise the rent. read more

Two stars solely based on the fact that Livermore is cute and maintenance was responsive. I didn't like that they charged extra to have an apartment facing the pool. The pool was so loud and obnoxious, I didn't want to constantly hear kids screaming at their grandmas and watch people break the rules constantly and pay an extra 200 dollars for it. Also, the pool was closed for 2 months! Why charge extra?! I also didn't like the fact that they took over 400 dollars from my deposit after living there for a year and deep cleaning the entire place. Jennifer lied and said if we stayed that rent wouldn't go up, but we were greeted with a pink slip stating rent was going up 198 dollars per month. read more

I loved my one bedroom apartment! I did a lot of research before choosing this property and I will tell you that this was the best choice by far. I looked at many units in my budget range and nothing compared to what Portola Meadows offers. On top of the 5-star staff, here is what you will get if you rent from Portola Meadows: 729 square foot one-bedroom- All the other units I looked at (I looked at a bunch in Livermore) were smaller, more expensive and had not been updated in a long time. Upgraded, newer stainless steel appliances. New carpet and floor coverings. Central heat and air- No old-school and inefficient baseboard heaters or window AC units. Water, sewer and garbage are included in the rent- Good luck finding that at pretty much any other properties in Livermore. Two swimming pools and hot tubs- All very clean and well maintained. Gym with newer and well maintained equipment. Updated laundry rooms- Brand new washers and dryers installed in November 2018. Well lit, open property layout that feels safe when walking around during the day or night. Property grounds well maintained by a professional landscaping crew on a weekly basis. Very quiet, peaceful location within a five minute walk to Starbucks, Panda Express, Lucky Supermarket, Jamba Juice, The Rock House, Castle Rock and many other food/service establishments. I had a unit that faced the interior of the property, which meant no traffic noise and very little foot traffic walking by my unit. The unit was in great condition when I moved in, which is an indicator that they do a good job of maintaining their units. I would recommend renting at Portola Meadows to anyone and would go back there myself in the future. read more
