If I could give 0 stars I would. Whatever you do, DON'T rent from Sylvan. They do not care about anything. We moved in with over 20 things that needed to be fixed/were broken upon move in. That was August of 2022 and it is now February 2023 and our shower still leaks. We reported it when we first moved in and they attempted to fix it in December but it still isn't fixed. They are now holding our lease over our head stating we can be held liable for the water damage although we reported it back in August. The senior property manager, Kim Leroux, was nice at first but once more questions were asked and the frustration increased she has been useless. They care about one thing only and that is money. I even had an employee tell me they knew about all these problems upon move in for all the houses but they ran out of money so they ignored them and waited to collect rent income. If you want a SLUM LORD this is for you. The house that I moved into has a foundation leak so when it rains the wash room floods. I rented a 5 bedroom home from Sylvan on January 28th 2023.. When I finally got fully moved it I realized the toilet , sink, shower had a clogged issue going on. I called Sylvan and advised of the issue. After 3 days of no return call from Sylvan, I called back and they out in a work order. Plumber came out and was told by Sylvan to send them an estimate and they will "see" if they can get it "approved"...APPROVED!!! By now the toilet is backing up into the kitchen sink, bathroom sinks, and showers. I overhead the plumber tell Sylvan Homes on the phone.." this is urgent. This lady cannot live her. This needs to be expedited!! Fast forward they still have not come out and fixed the toilet. I have made hundreds of call to Sylvan with no call backs. I am not able to stay in the house. Iys been 7 days since the plumber sent in his estimate and the URGENCY of the situation. Still no one from Sylvan has reached out to me yet. I stopped calling . My next call will be to an attorney, the health department and city inspector. These people are the worst in the business. ..but I'm sure I'll have my day in court.. im seeking reimbursement of all the money this has cost me. Just an update after I told Sylvan I was hiring someone to take care of the issue my self they miraculously had someone call me the same day the repairs were being made... The tech from Complete Comfort told me on the phone they were coming out to fix the duct work and were unaware of the AC compressor being out and they would have to give Sylvan an estimate and it would be at least another week before it could repaired!!! So after dealing with 100+° August weather for 6 days without any AC we are expected to wait another week.. these people are insane read more

Was inquiring about a property so tried contacting them just to get more information. No matter what my question was, all I received back was an automated system message, over and over again, as the response. Finally got ahold of someone on the phone after a long process thru their system and she basically told me that they pick first come first serve on applications but then said they picked the best fit.... so pretty much contradicting herself. Then I asked if she could just tell me if there's any applications submitted yet for the property and she said she could not give me that information. So I said "I'd like to know if there are any yet and how many so I don't waste my money on an application if there's no point" and she still insisted on telling me she wasn't going to give me the information. Just another company trying to rip ppl off. And the property is listed much lower than the average market rate right now so I'm sure they'll raise the price like the other complaint said, once they see how much you make. Do not do business with Sylvan Homes. They are currently making low ball offers on homes because they think the market may turn soon. There is nothing illegal about this, and they likely think the market is turning. However, their 2 or more weeks of due diligence kept the home off the market just long enough for the Feds to raise interest rates. Their low ball offer was $135,000 below there original one. Don't take their offer as it will reduce your eventual sale price. I would rather sell to a lower price to anyone but Sylvan. read more

As of last week, they have finally removed the tree and made a complete repair to the corner of the roof. While the repairs themselves were to my satisfaction, the one month time frame is still in my oppinion unacceptable. Especially when I had offers literally the day after (March 11th) from reputable insured lawn care professional who could've removed the tree in under 30 minutes. I still think customer service is not a priority for them and that some of the staff are indifferent to the needs of tenants. However, I have to inform everyone that they have one month later fixed my maintenance issues. read more

Absolutely Horrible or should I say non existent customer service. We attempted to move in to the rental house but the house was uninhabitable and unsafe. We ended up not moving in at all. I attempt to call the company at least 48 times, left 4 voicemails and emailed the "move in specialist" 5 times with no response. Im done. I've had enough with the maintenance department of this property management. Did you know that I still have water in my basement and now my house smells like mold thought the whole house. I will be moved out by Jaunary 19. I have so many items that are water damanged and now have mold on them becasue of the neglect for this company. Yesterday, a big tree limb fell in your property's back yard, almost hitting the house. The tree seems to be in serious danger of falling and causing more damage to your property and the surrounding properties. It is my opinion that the tree should come down before any more damage is caused, as this giant limb fell in the middle of a sunny, windless day. Of course, I am not an arborist, so I am not qualified to make this assessment. I hate to even rate them one star they deserve 0. They don't fix shit, our ceiling collapsed on 06/26/2018 so I called and put in a work order. I explained to the woman over the phone that this was an emergency and that I needed maintenance to come and fix it now. She simply lied to me and my dear mother who is disabled. This is the worst property management company I have ever had dealings, The customer service is pretty much non existent. They have failed to act on several work orders. The few repairs they did make were half hazard and my husband had to fix them properly. It is near impossible to even get a hold of people other tan the call center that takes the work order. At first I was weary to make a review, but if I can prevent anyone from making the bad decision I made then I will. There were numerous red flags in the beginning. After my realtor helped me view the house and I filled out the application, she contacted Sylvan Homes to expedite the process of moving me in. She had a lot of trouble reaching anyone. Red flag number one. Once I was approved for the property, I was emailed and informed that the first person to pay the deposit is who gets the home. No walk through, no keys, just pay the deposit. I was in a hurry to move, so I went up to the office to pay the deposit. Before paying I asked for a walk through. I was told they don't do walk throughs unless you pay the deposit. Well why would one pay $1000+ for a property that you haven't even walked through? Red flag #2. Eventually I was able to do the walk through, I paid them, and received keys. The walk through was my property manager and I both taking pictures with our phones. Nothing was written down. When I paid the deposit they gave me a paper to write down any damages from my memory. When I did my viewing of the home and walk through it had been raining so it was really cold in the house and the a/c fan was blowing very loudly. I moved in April 26th. About two days in I realized the air didn't work at all and neither did the dish washer. The grass was waist high and trash was piled at the curb. We were promised a free cut, promised the air would be fixed, and promised that the dish washer would be fixed. A tech came in to fix the dishwasher. He took one look at it and told us that it wasn't a job for him and he left. No one ever came back to fix it. No one ever cut our grass. In May we were given $200 credit towards the grass and air. Since then we were told we could receive no more "concessions" by our property manager via the approval of a Mr. Polston that we were never allowed to speak with or meet but who does work in their main office. Meaning we cut the grass ourselves and sucked up not having air. Since April we have had the company tell us a worker would come on a certain day and no one ever show up. Our time is wasted because we took off work alternately to make sure someone was home to let them in and put our dog up. Walter Evans was the maintenance supervisor. He told me himself that he would cut off a lock that was keeping the techs from seeing our outside unit. He never came. We were told a tech would be out in a few days. Those days turned into weeks. We've had 5 techs come to fix the air only for it to either not get fixed or go out in a couple of days. At one point I was pregnant but due to extreme heat conditions and stress I lost my child. The temperature in the house is no less than 85-98 degrees at all times. Ive called every property manager there, emailed every person who has ever sent me an email from the company email address, spoken to several people only to be told that they couldn't help me. I call every day and seldom reach my property manager Natasha Rouse. If I do, she tells me she will have someone come out but that typically takes weeks and when they do it's Broken again in days. Lately I've been speaking to Dania Husbands. When I first called I asked her if this is how "you all conduct business". She took offense to that and said "Who is you all? This is my first time talking to you. I didn't do anything to you. Im just trying to help you." She had an attitude. I did appologize and let her know my frustrations with the company. She also made empty promises of when a tech would be coming out, but she is the only person who actually answers the phone and sometimes a tech actually does come out when she says they will. She's stopped giving exact dates now. We have a service dog who has to stay inside all day while we are gone. His whole body is covered in heat rashes. He pants all day long. His skin is dry. I feel horrible for him. We send him to our relatives when possible to give him a break from the heat but as he is a service dog it's only for a couple of hours at a time. As of right now I'm hot, miserable, and tired. I would love to break the lease but I don't want the extra fees. That may be my only option though. No one should have to live like this. Your first home rental is supposed to be fun and a good experience at least. This has been the worst decision I've ever made. This property management company is entirely responsible for spiraling me into a SUICIDAL DEPRESSION for which I was HOSPITALIZED due to their continuous maltreatment and a year of unabashed robbery. I am dedicated to my profession and wanted nothing more than a home, close to my students' community. I wanted them to have round the clock access to me, so I moved right on into the neighborhood. The very first day to the last living and dealing with these people was sheer and brutal hell. From a 10 month raging rat infestation that gagged even the state health inspector, to an entire destroyed summer break in HOTlanta with no air conditioning. As you know, we teachers are home for the summer. My home, every day, for at least 3 months maintained an average temperature of 90 degrees. I had to practically live in Starbucks and other coffee shops for days on end while faithfully paying the $1255 (!!!) required of me every month without hesitation. The property managers and field managers sent condescending emails, ,over and over again "thanking" me for my 10 months or 3 months or 6 months of "patience", then called me on the phone to privately bash their own company and co-workers. They had ONE maintenance man to service nearly "2000 homes" who came to my house and dished all of the scandal happening within this company which I will write about in EXTREME detail in my upcoming full story which will also be posted in video form. Sylvan homes is the worst company by far to rent a property from. I took a long time to put up a review. I moved in November 2019 and moved out 3 weeks later. I had the worst stress in those 3 weeks. First off when I got the emails for me to sign and send back and I did, the last one was the day before my move. It had the account numbers to include for all the utilities I set up. The day of my move they never sent the code to open the box for the key. I called and was told I had to do whatever specific form and when I said I sent it they said it was not there. So I had to run home to the house I just sold, get online and fill it out again. When I got in the house, I saw clogged sinks, dirty floors, last tenents hair/weave in the carpeted room. I took pics of everything. They state you sgn as "as-is" lease , which to me would mean normal wear and tear on a house. Not that they don't get it ready for the next tenents. I had to turn the gas on to the stove. The freezer had no seal so it was defrosting and leaking through a light bulb in the fridge. I couldn't open the side door. I had no key to that door I called and called. When they decide to answer they are not friendly. The only human that was remotely helpful was Ellen. And she had nothing to do with the maintenance or getting things taken care of. She was so helpful and would get the ball rolling on things. Maintenance took 2 weeks to arrive then brought the wrong part. It then took another 4 days for them to come back. The only way anything got done was me going to the realtor who helped me look at the house and tell her what was going on. My first real day there I noticed a tree branch broken and dangling over the carport. I called and they said it would be $1500 or so and would be my responsibility since it's an as is lease. I stated and asked that they didn't care about safety and that they were not responsible for making sure the places they rent out are safe and only then did Michael, who may be part of the customer service or maintenance dept, say he would look into it. After going back and forth with them on this matter, they finally sent some woman to come out and look at the tree. She said it could take years for that branch to fall, you just never know. Prior to her coming my realtor sent over a company she trusted and he looked at that branch as well as all the other trees around the yard. One tree in the fenced backyard was rotted and basically when it wanted to fall would be in direct line with the house. I showed this to the woman they sent over and she actually seemed to think that tree was in bad shape. Needless to say, I was stressed for the 3 weeks living there. I was worried that the branch or the tree would fall into the house and kill my dogs. I finally paid an exorbitant amount to get out of that lease, which I was only able to do as I had just sold my house. They told me I had to send in a letter stating why I wanted to leave I had no access to a scanner or laptop so I hand wrote a note and sent it. They needed a typed one. I was told my refund check would be sent within a couple weeks. I got the check in February I believe. Only after I emailed them stating they needed to send it now. They sent pictures of their updates.... They took the tree down in the back and the branch hanging over the carport. I cleaned the house upon my leaving and left it in way better condition than was left for me. You're welcome to whomever moved into the house in Gresham park on rodeo Ct. I hope you do not have the issues I did. Please to not do business with this company. I was in a bind and had to move in a place in a short amount of time. Do your research. Also, even though they say they have a building to go to, they do not answer knocks or allow people inside (this is pre-Covid) I was unable to get anyone by phone or email and when I went in person they had a notice saying they only allow mail in rent, no more drop offs. I'm so happy I got out of our rental when we did. After about a year of renting with Sylvan Homes, I was done with them. If anything was wrong with the house, it was up to us to get it fixed. We would have to fight and argue with them about problems which started occurring after we moved in from their negligence. This started the first month of our contract. We moved in with no stove or fridge. They promised to get one in soon and we moved in a lot sooner than they expected (move-in date was written on the lease however). Once the stove and fridge was installed a couple weeks after we moved in, we could finally start using our kitchen. This led to us discovering that the dishwasher didn't work. They told us that all appliance repairs were the responsibility of the tenants, which is understandable, if I could use the appliance at all... We had to convince them that we weren't able to use the dishwasher at all since move-in and sure enough, when the repairman looked into the problem, turned out the dishwasher was never connected to water. Things like this plagued us the whole time while renting. After we finally found a new place to move to, we submitted a two months notice. Called, emailed, left voice mails, even sent a certified letter. Never heard back from our manager. No confirmation but this wasn't surprising. Sylvan was a hassle to get in contact with, no one ever answers their phones or listens to voicemails or responds to anything. After we moved out, I could not take my payment information out of their system. I tried to notify them of this but, like I mentioned, I couldn't get a hold of anyone. After I was charged for a full month's rent after we had moved out, I had to go through my bank to dispute the charge. Luckily, my bank had no issues getting back my money but then came the dilemma of getting our deposit back. It had been two months since we moved out. According to GA law, that is over the time limit of returning the deposit. I had to physically drive down to their offices and pick it up myself since they couldn't seem to get it in the mail. Absolutely ridiculous... Again, so happy to be done with this rental company, if you are looking into renting from them, BEWARE. Their houses look cute but Sylvan cheaply renovated them, will blame all repairs on you, and will avoid you like the plague. read more

The worst company imaginable. We had a leak when we moved in causing damage to the floor that I tripped and fell over. They didn't fix until 3 months later. Our ceiling flooded a couple days before Thanks giving they came out and put a bandage on it and a couple days later it flooded again this time the ceiling fell. A pipe had actually burst and caused sewage to damage my washer water went down into the front and it no longer would power on, as well as my den furniture and rugs. They sent a contractor out that brought kids with them to do the job. They falsely charged me late fees for their errors when the company they use provided proof that I paid on time I still never received any of the late fees back. I was never able to use the shower in the master bedroom because the drain was clogged from day 1. When they finally sent someone to fix it nine months later they tried to charge me for it. Issues stem from the top down. Slow response for maintenance orders; even slower from management. Insufficient repairs done when finally gotten to. Just one example: We notified them when our A/C shut off, it took them 9 days in the middle of summer to get anyone out to us. Turns out it was a main line water leak that had caused the A/C to shut off. They left us with a leaking main water line for 5 weeks, to which the water closet was utterly soaked and mold began forming. It took them over a month to send out someone to remediate the mold only after we had our own mold inspection done and sent to them with certified mail stating the problem needed to be addressed. They sent a guy with a $5 dollar bottle of spray... Another example of a huge red flag: they shift all of the responsibilities and liabilities of home ownership to the tenants; their lease agreement terms are predatory; driven to increase their margins and shift financial burden on their tenants. read more
