I made the mistake of not checking the reviews before i wasted $100. The entire process wreaks of a scam. Approve a non refundable fee and then never hear from them again. The voicemail has a voicemail. Impossible to get any answers or responses after application is submitted. Have had a mortgage for the past 30 years and never once been late. I was looking to sell and downsize to a rental for the next two years before retiring and relocating. Shame on me for not researching better. Now I have to be concerned with the documents and forms I did submit to them. At least I will know where to look if identity is compromised in the near future. read more

I have never dealt with a company that does business the way that this one does. I applied and was approved pending employment verification. Not only was the information submitted numerous times but the verification was completed and after seeking an update daily for the past two weeks (with little response) I am convinced that this is not a legitimate home rental business because they aren't interested in getting their homes rented. I've placed multiple maintenance requests for my fridge that stopped working a week after my lease started. They've closed every single request and I have not had a working fridge (read: it literally doesn't cool) since 4/16/22- which was when I notified them. Their response was that I didn't state that the fridge wasn't working on my move-in inspection... of course not, because it was cold and working! I hate that I'm stuck in a lease until next April. Right now, I'm cooking dinner for my friends at my house while they de-stress from having their home damaged and their young family subsequently displaced. They have been living in a hotel for two weeks. Their neighbor's tree fell on their home that they purchased a few years ago, fully renovated. The fallen tree's house is owned by Sylvan Homes. Their roof, front porch, and entire front portion of the house are destroyed, as well as one of their vehicles. It is currently uninhabitable while they navigate their homeowners insurance, but Sylvan has not responded to a single call or email since the accident occurred. They have twin one-year old children who they have to shuffle between the hotel and grandparents, and their dog is boarded indefinitely. Their lives have been uprooted and Sylvan is unreachable, so they are spending money trying to get the rebuilding started through their own insurance. Of course accidents happen and things take time, but Sylvan will not respond to any communication or take any responsibility. Investors are already driving by their house like vultures. Who knows how long they will be displaced at this rate? It's difficult enough for first-time home buyers in this climate, and having neighbors like Sylvan Homes certainly doesn't help. read more

I don't even know where to begin! When we moved in, there was debris in our yard the Sylvan assured me would be removed. I've been here for four months and not only is it still there, Sylvan closed the work order suggesting that it's not their responsibility. NOW....i've had AC leaking in my garage for over two months and noone has even come to look at the issue. After multiple contacts ( emails, portal, and phone) I have now fallen and really hurt myself ! To add insult to injury LITERALLY, there are FROGS IN MY GARAGE because of the standing water. We found the perfect house for us through Rently, but Sylvan won't even return the 27 calls I've made about viewing the property. I've left messages with the leasing team, I filled out all the paperwork for the approval process and still no contact. The "home office" in Atlanta acts as though they have no ability to do anything. "Only leasing agents can set up a viewing or create a code for you to self your." DO NOT RENT FROM THEM PLEASEEEEE!!!! I would highly suggest moving into an apartment complex or finding a private landlord before renting from them. It has been 2 weeks and 2 days since I have been living in this home and it has been an absolute nightmare!!!! (Beautiful home, slum lord property management) One issue after the next. Lies after lies. Prior to me moving in, I was told an inspection would be done at the home and they would have pest control come out. Neither happened. They are so pressed on you paying your deposit, 1st month rent and any prorated amount in 14 days but yet do not do nothing on their end to hold up the contract. I have them ON A RECORDED CALL stating all of this would happen but I had to hurry up and pay to secure the house. That should have been the first flag. So my experience with moving in, I literally had a Spectrum tech and my movers (PAID BY THE HOUR MOVERS) with me that day, that morning I got an email stating the key was on a lockbox at the gas meter. This home does not use gas and there was no gas meter so all of us were outside looking for a meter like a manic. Eventually I get in contact with the move in specialist, she told me there was a gas meter and she is looking at it in photos (it was a whole different house she was looking at) After Spectrum confirmed with her as well there was not a meter, (20 minutes later) She give me the code to the lockbox on the front door. SMH Later that day, after moving everything into the home and going back and forth cleaning up my old house, I realized someone came into the home (before I moved in) took a poop, stopped up the toilet and backed up so bad that it was draining in my bath tub.. Then if I ran the kitchen sink, you could hear and see that poop still coming out the bathroom sink. For my first 4 days here, I did not have a working bathroom!!! and my whole house smelled like shit! So when I kept calling maintenance asking for an update and asking why my home was not inspected, they never had a valid reason. Kept saying it was inspected. WHAT WAS INSPECTED?? THE WHITE WALLS IN THE HOUSE?? Eventually I got tired of dealing with the maintenance dept that I asked for "their vendor" name and I had to google them, call and schedule my own appt.. A day after the plumber came out, my bathroom sink was not draining *(Remind you I only have 1 bathroom in this home) And to this moment of writing this review, that has not been addressed. Fast forward to last week, I knew and was told my Sylvan homes that the first pest control treatment would be on them and I would be responsible for the other visits. Okay thats fine, no biggie. I opened my spare room door and saw 2 roaches so I called Terminix to switch my services to this home, they came out and basically told me it would be illegal to treat over Sylvan homes vendor treatment.. At anypoint if the city came out and did a soil treatment and see its over processed, terminix could be held liable so the nice gentlemen told me to call Sylvan homes and see the exact date pest control came out so he could start his treatment exactly 3 months from them, no problem!! I called them just to get the date of when pest control came out prior to me moving in and was told it never happened, there was no work order put in for it. Last but not least, I told them at this point, my rent needs to be reduced for this month.. From having to drive to the store to use the bathroom, trying to buy drano for a brand new bathroom, having to buy cleaner and sponges for cleaning up someone else shit, and just being completely inconvenienced after spending damn near 2500 to move into this home!! 2 weeks later, still havent heard from anyone regarding that reduction and I know they are waiting until rent will be due. But we will be in court before I pay them another dime without my issues being address!!! They will sign a contract on an agreed upon price, string you along for over a month, then make a counter offer for $25,000-$35,000 less than the original agreed upon price. To those of you out there like my daughter who applied to rent a home, were forced to pay a deposit in the amount of one month's rent to hold the property while Sylvan prepared the contract and were not provided a copy of the contract with the terms and fees listed and then were not refunded your deposit afterwards because once you got the contract it was full of liability for you, bad grammar and many extra fees, this is a pattern of illegitimate business practice that this company engages in. Rest assured; this is illegal. We are filing with the State Attorney General. I suggest each of you do the same. They never answer the phone, they barely respond to emails, and there's no point of leaving a message because they're not going to call you back. I moved into one of their properties back in May 2021, (biggest mistake) I saw the reviews but I didnt listen because I was so desperate to find a place to live, and hoping that I would have a better experience with them. lol boy was I wrong! I was told the carpet would be cleaned prior to moving in well it wasnt. The carpet was absolutely filthy when I moved in, there was even paint in the carpet from the previous tenant. The house had no bars or shelves to hang our clothes .The basement portion of the house smelled like pure dog and urine from the previous tenants, and the blinds were tore up all through the house. After a couple of months being in the house mold started to appear on the bathroom ceiling, and in the basement. When I reached out to maintenance the only thing they did was come over with some dollar tree mold spray lol (what a joke) I can go, on and on about this sh*tty company. Sylvan Homes headquarter in atlanta GA. We sold our home and decided to rent until we found another one. This morning we woke to a overflowing toilet of raw sewage. As directed by Sylvan Homes we placed a work order in at 725 am. It is now 8 pm and we still have not heard from Sylvan home on the status of repair. This has to be the worst Rental Management company in the country. As most of you that know me I have several rentals myself and over the years have dealt with similar situation for my tenants. I made sure that these type of repairs where handled quickly. Sylvan homes manages this house for VSP Charlotte LLC. I am sure that VSP will be grateful that there house has raw sewage and is seeping up the walls and likely will need to replace drywall to fix this issue that could have been resolved if Sylvan would have contacted a plumber to come out. Attached is a pic of the toilet. I will call Sylvan in the morning to discuss how they are going to fix this issue replace the dry wall, replace my carpet that now has been ruined and reimburse me for all of this trouble. If they don't want to cooperate they will leave me no choice but to hire an attorney and file for damages. The picture is nasty so don't look if you are easily made sick. I'm not a tenant, but we have been looking at rentals for our upcoming move. I had an issue touring the property listed on rently (wrong serial number on the lockbox) and I called customer service and I had such a positive experience! The team was SO helpful! I got disconnected a few times(service issues on my end)- and spoke with multiple helpful people, but Dawn was incredibly helpful and she was very quick to get my problem solved! I've dealt with many rental properties and customer service associates over the years and I'm so pleased and grateful for the help and quick problem resolution. I see a lot of bad reviews and people often forget that people mostly leave reviews when they are angry, so it's always good to leave a positive one if you have a good experience! I would give a zero if I could. SCAM!!! My family just experienced the same situation as Ann V. We were scheduled to move in a house in Virginia on 4/19/2023. On 4/18/2023, after paying the holding fee and prorated rent, we received a call from Lauren Funari, onboarding specialist, saying we needed to ensure all utilities were in our name and it appeared that we were doing "fraudulent activities" because my daughter gave them the wrong dominion power account number!!!! the issue was corrected; however, the comment of "fraudulent activities" rubbed me the wrong way along with presented, Red flags!! As an onboarding specialist I wouk believe you would get involved prior to one day before move to ensure all needed tasks are completed. We had already paid the money!!! All utilities were in our name and the information was sent to the email provided. Then the additional insurer for the insurance was not correct so I was able to get it corrected. The day of the move we received a call from a supervisor because at that point I wanted to speak to someone other than Lauren. Lauren wanted to start the day off with text messages, NO!!!! The supervisor told us that we would not be able to move into the home until their bank clearEd the prorated rent. The money was cleared as my daughter sent the lady a snapshot but that was not enough. The supervisor advised that she would give us a call back once the money cleared. On 4/20/2023, I never received a call, I had to contact the supervisor who then stated the money had cleared. In my mind they wanted to wait until the 21st to get additional money without someone taking possession of the home,NO!! However, at that time I had looked on every website to see the company had not one good review. My family ended up not moving forward with the move. I would rather cut ties now and loss then to be in a home with multiple issues and ppl looking for me to pay out of pocket for a house that I do not own. read more

Horrendous landlord. The definition of a slumlord. They don't provide any upkeep or preventative maintenance on the homes while leaving many of the responsibilities of home ownership up to the renter. Pray that you never run into a real serious emergency because their turnaround time on repairs is abysmal. Calls and emails regularly go unreturned. If you actually do get someone on the phone, they are almost certainly incompetent. Given what I'm paying in rent (and doing so on time each and every month), I would expect a basic level of courtesy and service. And if your lease ends and you switch to a month to month arrangement, that's when they really stick it to you. Exorbitant increases with little notice. What if you find yourself in a lease and need to get out early? You need to provide 60 days notice, pay one month's rent AND an additional $1500 penalty. It's clear that the private equity guys who run this company have bought up a ton of homes and intend to just squeeze every dime of profit that they can from their properties without any consideration for the tenants. Meanwhile, they hide behind their low paid front line workers without providing any means for contacting management. If you have the misfortune of renting from these guys and run into issues just start looking up the folks who run it on sylvanroad.com, beginning with their CEO Gavin Kleinknecht. Austin, TX Trying to rent from Sylvan Homes went from what seemed like a smooth care-free process to a disaster. Needing to move by March found 2 beautiful homes last week, self toured them applied, got pre-approval all that good stuff. We select one location, are sent an deposit agreement ask them to switch over to the second location we viewed. Representative assure me that is no problem from Thursday to Friday but somehow can not get to the leasing agent. Friday afternoon comes and the agent repeatedly informs me the updated address was updated in a new agreement. They continue to send the wrong agreement into Saturday, finally get them on the phone Monday morning and somehow when they were closed they managed to rent one of the properties out and the other was "under construction" which was odd given my family was in said house a few days ago with all new appliances. I was told to "just wait for her call". The whole company is a fraud and will scam you out of your money with no resolution. My family and I have been renting from Sylvan Homes May 8, 2021 will be a year and we only had 1 minor issue that my husband and I resolved on our own and that was the toilet. Other than that 2 other times I requested maintenance they came out within a week and serviced our AC. On the portal they give you tips on how to maintain the heating/AC and toilet issues. Not saying that you're not going to ever have an issue but those tips worked for us. I also take in consideration that they have several properties all over Georgia and a handful of maintenance workers. I don't know about other people issues but I would recommend them to anyone. I moved into a property of Sylvan's Sep14th. Day of move in I had a home inspection done. The inspectors listed major issues: radiation litigation system, major leak in master bathroom and pipes in basement. Sylvan sent an incompetent Matinance man out who claimed there was no leaks. Not even 4days later the basement flooded with what I thought was just rain water. I was mistaken. It was toilet sewage waste water. Septic tank poop all in the basement. I put a work order in several times along with calling. Not only was the basement flooded with poop in 90 degree weather but, the windows were painted shut and the AC/Heat was blown due to the flood in basement. I bought fans and put in ceiling fans but couldn't stay in house due to smell. October 1st I paid the rent even tho the basement was not cleared and cleaned. Also on Oct1st I was informed that a cleaning crew would come to clean basement. I waited another week for them to finally come. During that same week, an outside contract crew came to open the windows but not the basement windows. After filing a claim with my insurance since Sylvan doesn't pay or help their tenants in anything I asked for a transfer. I even contacted code enforcement for the county along with the Heath department for that county. Due to the lack of cleaning the sewage out basement, mold started to grow up the steps from basement to upper levers of house. I sent photos to Sylvan and they responded with a transfer. After speaking with two of their employees, which no longer work there, I was still in the same house November. I was told I was getting a transfer because of the house foundation. Basically Sylvan, insurance and their outside contractor all told Sylvan management that the house foundation was unlivable. Still no transfer was made. Nov 20th i moved all the furniture out the house with some personal belongings still in the house. I was told that walk through paperwork would be sent to me for a transfer but that never happened. I was forgotten about until after Thanksgiving. On Nov 30 I got a call while out the country from a S. Jackson who informed me to overnight the keys, but she never emailed me the address. Instead she took it upon herself to put a work order in to illegally vacate the property without notifying me. On Dec 8, I was contacted by the a senior manager of customer service, James, James informed me that I could still go to the house if I need to get things out and that he would send me the walk through paperwork. On Dec 10th (my only off day) I drive to the house to find out the locks are changed. When I called Sylvan customer service line Brandon informed me that they were unaware of the locks being changed. He also informed me that they would mail any belongings in the house to my forwarding address. I am currently looking for a lawyer for this unjustified situation. read more

We got a letter October 31st stating that our house was bought by a new company called Home River Group. I cannot tell you how happy that made me. And they are located in Florida where I live. My client who is a single mom and a veteran teacher went without electricity for a whole week due to Sylvan contractors rewiring the home wrong(fire hazard) which she had to finally hire an electrician out of her own pocket to fix it with a promise from them that she would be reimbursed. Her A/C went out right after and they lied every single day that someone was coming. She had to buy a fan to keep the rooms cool which again they promised to reimburse. They have now even though they have promises in writing that they would reimburse her have now completely change their mind. this is absolutely the worst company I have ever rented from and it's impossible to ever get someone on the phone or to respond to a email I have several emails where I can attach where no one ever reached out I was charged a number of things that I never received prior to moving in the house and God forbid you ask someone to come out and fix something that breaks and they will charge you to send someone out. read more

Stay away from sylvan homes I rented 1628 Arizona Ave NE in St Petersburgh.Fl. This was a disaster from the very beginning. We ended up leaving and breaking the lease because the house wasn't livable. They left us without a working refrigerator from day 1 that lasted for 3 weeks. Brown water would back up into the kitchen sink whenever I used the washing machine. The toilets weren't secure to the floor, the shower doors were falling off, on and on and on. I contacted the BBB and have been going back and forth with them since about April. Sylvan agreed to reimbursement and they supposedly mailed a check out that never arrived. Then more recently they offered to wire the money. Sylvan emailed me the form to fill out which included my personal banking info. I completed that and sent it back to them. Then they had the audacity to send me a docusign form that basically wants to silence me from speaking out and collect no more money if a lawsuit was brought. This form was not presented to me when they supposedly mailed the check or when they asked for my bank info. Now they are saying they won't release the money if I don't sign the document. read more
