Oh my, I cannot find words for describing this company. They are worse than the description for " slum lord." The apartment was rented by my sister and when I came to visit I had to clean the entire place. It was filthy to say the least and smelled like human urine. They did it had been cleaned prior to a new tenant. Not! The carpet smelled so bad and it was nasty to touch. We battled with the company for over a year until my sister threatened to go to her pulmonary specialist. She has asthmatic issues and kept telling them there was mold in the apt. Other tenants had mold in bedrooms, bathrooms so bad they were afraid to let their children sleep in the room. I have never seen such an unprofessional company in my life, oops yes I have. In February 2017 they presented my sister a renewal for another year and we decided not to sign it. They were raising it $50.00 a month if u signed the lease or $750.00 if not. Sounds good for rent now days but maintenance lacks lot. I would clean the entryway often as it was filthy. You could walk thru spider webs, mud or garbage before entering your place. I would definitely stay away from these people. They do entered your apartments without giving you egalitarian notification. My sister ended up receivind a " no fault eviction" notice as she was rocking the boat. In September they did a mold test and were told the results would be available in about a week. Never did receive the results. On the day we handed over the keys to the property manager the results were still unavailable. I finally received the answer of, " inconclusive.. Wow, that answer did not surprise us at all. This company deserves to be investigated by the Better Business Bureau, Grays Harbor Public Health and WA Realtors Assoc. This is the worst rental company is history. The application fee is $50, and they lie to keep it. They do not tell you that they are based on your credit score. They lied to me about why my credit was being denied they claimed I owe a landlord- I asked which landlord they wouldn't tell me, and they claimed it would be in the denial notice. I got the notice it says nothing about owing any landlord and it is not in my background. This is a scam, dirty, lier company. They listed for low rent, but gave it to a person dubble the price they said. This is a scam company don't trust them. read more

I rented here for almost a year and received no privacy. I-5 maintenance would show up whenever they wanted to without notice wouldn't even let us know they were there. I called the office and a female answered, she was so rude and her attitude was horrible. I had to call back at a different time, same person answered and once I started telling her we were upset again, over the same reason, she continued with the attitude. I finally decided to hang up the phone and call back, Sheila answered. She was so sweet. Had no problem helping me out with anything. Even ended up calling her back at the office for locations for different places in town. So glad to be moved out of there though. read more

ALWAYS READ REVIEWS AND DO YOUR OWN RESEARCH. I didn't once and wish I had. I've been in business with this company for 2 years now. And more times than not, I feel the rest of the staff isn't up to par with communication procedures. I always emailed them and then, later on, find out that I have to call them because none of my questions are ever fully explained thoroughly or clearly through email. Even if it is, there's always a bit of incorrect information compared to what they told me on the phone. My issue is that while closing out, Sheila told me one thing on the phone and then did the exact opposite when I contacted her via email. To top it off, there were plenty of times when I asked them if they could take pictures of something that was fixed, such as the garage door, the flowerbed, the leaky faucet and they said they would but then never did. My biggest issue is that since I'm talking to them from two states away, I don't know what is really being done or what isn't when it comes to my home and them maintaining it. I can only trust so much of what is told to me and I did, truly, until I was told that Sheila would be in touch with me and send out a picture of a flower bed, yet she didn't so I can only wonder what she remembers and what she doesn't remember that she told me via phone about paint being chipped at my home's walls and leading me to believe that that would be covered from my tenant's deposit because it looks different and damaged from the first walk-through that they did before they had moved in. That's why I authorized it, I would not have done so if I knew I'd have to pay for it and to top it off, it really irked me when speaking to the manager, Fred who went on to say that they took care of my home and $300-$400 isn't anything to really stress over. Um, it's not your money, so where does he come off telling me something like this? I really don't understand where he thinks he can go off and just pass judgment or have an opinion on how I spend my money and such! Then he went on to say: I can guarantee you this, if it's later on to your advantage, I'm definitely not going to just eat the cost. Argh! What business person talks like this? I mean, if it is in favor of me, and he is stuck with the bill- then I don't know and that's not my choice, it's the owner- Thomas's choice. I mean, if Fred were managing better then maybe this wouldn't have happened. I tried contacting the owner- Thomas, but sadly could not get ahold of him. I don't even know what was done for my home in terms of paint and if there were even any chipping to begin with, as much as they said there were because no pictures were sent to me and again, I wouldn't have authorized it had I not been told at the end of the conversation with Sheila- Yes, everything's covered by the tenant, when I asked her at the end, just to be sure I don't have to pay for any of these walk-through fixes and updates, correct? There's just so much mixed communication to the point where I couldn't even get a straight answer as to what time someone leaves work, so that I could talk to them because they're handling my incident(s), nor can I get a clear email from them of what is what and who's paying what and all this crap. It is very frustrating at the end of the day when I feel the phone just gets passed around and I can't get a clear answer from anyone. It's tough enough through emails, I'd imagine it would've been better through phone but turns out, it's not. I wanted and did trust this company but right now, I'm not so sure anymore and it makes me wish I had read all the reviews on here before signing any contracts with them at the end of the day. I can only imagine now that if any of them read my review, they're going to not take care of my issue in a legitimate way and on top of it all, I'm going to lose more than half of the money that I'm supposed to get back- last of the rent $400+ the $300 deposit I had to put down which Fred said I'd get back and was only just to set up the account. P.S. I've had so much-mixed messages that in the length of 2 years, I had spoken to Fred, Sheila, Marla, Patty, Tami and Julie. In fact, Julie even at one point called me to talk to me about something in which all of her facts were wrong and I had to ask to speak to a Tami so that she could tell me that Julie's new and she was making mistakes. I wish they'd communicate better through e-mail and really take the time to explain and re-read what they wrote to me rather than just sending me 3-4lines or less of "explanation". read more

I'm extremely disappointed with this management company. I applied to a Lacey townhome of theirs last week, and first off... Got no call saying my application was denied (first application I've ever been denied to in my 9 years of renting) but I noticed they re-listed the unit, so I had to call them to find that news out. The issue with getting denied was based off a disgruntled previous property management I had rented from who gave a bad rental history reference. The whole reference was lies and false information. I spoke to the woman from TJ guyer on the phone about it, saying I had documentation and physical proof their rental history report was false about me as a tenant and she didn't want to work with me at all... Just sighed and gave me attitude and said me showing her documentation wouldn't help me get approved. What company believes lies of an old rental place over a tenant who has 9 years of positive rental history? I have never even been a day late on rent and have always gotten my deposits back, yet TJ guyer chose to believe a false report even when I offered proof. I was very disappointed with how they handled it and I will make sure to let everyone around town know from now on how awful they are. read more

Worst customer service ever. I would love to give them zero stars. #1 Understand that people might leave apartment offices in limbo. But giving working individuals a two hour turn around to call you back is a joke. Normal people work 9-5. The same time your open you should at least give people 48 hours turn around time. I worked with Julie she would call me around 3pm leaving a message that I would need to call her tomorrow by ten am to send her additional information. Then when I call she is unavailable. then she was "sick for two days- Thursday and Friday" Then when I send my deposit in she tells me I have to move in right away. I explain to her that I need to give my current landlord a thirty day notice. She basically tells me o well she cant hold the place for me. So I ask for a refund and they can not refund my application fee 150$ nor my 80 $ admin fee. Glad I have $220 to give away to a horrible unrealistic company. The worst part is that I have been trying to get into this place for 2 years. Which maybe it works better. every time I go there is a guy outside smoking a cigarette and they just had some shooting s down the street lots of theft as well. But the apartment manager I will say at first I had difficulty with her but she is fighting cancer and I know how stressful that can be and I will keep her in my prayers. read more

non communicative. and then there's that tendency to lie. seems to be a seriously dishonest operation. I understand charges when you move out... carpet cleaning etc. especially if you've lost your job and had no choice because rent wasn't an option so you were forced to default on the lease. Business is business after all. But seriously... after super high charges for defaulting the lease were paid, and getting rent from both the person you threw out AND the new renter for the same month??? these company is getting November rent on this apartment from two separate people. over the top dishonest. I am warning everyone I know to avoid renting where this company is involved. btw... I own my home, so I'm not the poor slob they're raping. just feel like people need to be warned. it's hard enough for people to find a place to live these days with out companies like this one really screwing them over. read more

Any military personnel thinking about renting a house or apartment through tj guyer really needs to think twice about their decision and read more reviews... I say this because I wish I would have. I lived in Williams court town homes for approx. 2 years and had nothing but stress the whole time. The customer service is extremely rude and I was nearly in a fist fight with one of their employees that came to my house yelling and pushing his way into my house after I reported a massive ant infestation inside the walls. After reporting issues inside the house such as outlets falling out of the walls and the washer and dryer not working, they treated me as if I was retarded and constantly pushed the issues to another day because "they were busy fixing up another rental". (None of my issues were ever resolved.) I was apart of the rpp program that the military offers so I was never late paying rent however, when I pcs'ed I was required to do a walk through with the management in order to get statement saying that no money was owed in order to out process housing base. My wife and I are both very clean people so there was no issues with our walkthrough and they signed off saying that I had a $0.00 balance. Less than a month later, I received a letter in the mail saying that I owe a couple hundred dollars, which is currently being resolved with the housing reps and legal. To top it off, I paid the full month of December's rent but moved out by the 10th and (after saying that the month would be prorated and I would receive a refund check in the mail) now they are telling me that they will not be sending a refund check. Soo, with all that said... please please please keep this is mind and do yourself a favor by avoiding this rental agency. There are plenty of other places out there that I'm sure would be a much better fit for anyone, military or civilian. read more
