As a property manager we hire vendors but have requirements they must be licensed, bonded and insured. Unfortunately, we have not had very good luck with the handyman in this area. We do have many vendors that are just the absolute best and my clients do treat them well by giving a Christmas Bonus every year to say thank you for their service and for always being able to work with us and fulfilling large and small requirements. I tried to explain to Fred that I had a situation where the last handyman we had, just found that his other clients were more important because ours was a smaller job, but Fred assured me that he could handle this small job. When we walked the home and I pointed out to Fred what was required, there were a few small details that we went over that I had not written on the list and Fred assured me with "don't worry I'll take care of everything". I pointed out that there was no sides to where the microwave was and he did a fantastic job creating the cabinetry, but neglected to paint the opening under the microwave. He also pointed out to me, I had not even noticed that the slider screen had been ripped, but again assured me "don't worry I'll take care of it." In our meeting we discussed small touch up painting here and there not a ton. I showed him the paint in the garage and he said there seemed to be enough. However, after the job was done and he became very persnipity and rude when I asked why some of the items he had told me "don't worry I'll take care of it", were not done. As an example, his reasoning for not doing the screen was "I don't do screens". Well then why waste my time and not tell me that? I noticed in one room that I didn't even ask for touch up, he had touched up and the paint did not even come close to matching. I never mentioned to Fred because before this he was just so down right rude, texting me 6 or 7 times to find out where his check was. Now mind you, we are a corporation and I personally offered Fred references from our other vendors that we have and have had for years, he said "No you mailing me a check is fine". However after I asked why items were left undone his attitude completely changed and he demanded I leave his check at the property for him to pick up and he would leave the key. He also made a point to tell me that he now had a "BIG Job" and couldn't finish anything else. Over all, I would say his work was meh, ok. His attitude was as others have said in their reviews quite a bit full of himself and his rude behavior was absolutely uncalled for. He wasted a week of my time and my clients time and now I have to find someone to do a small paint job and completely paint one room because the touch up was horrendous. I have been a property manager for my clients for years now and we have had some fantastic vendors but T.O. Handyman is not one I would keep on my list of vendors unfortunately. Bottom line if you don't really expect much from a handyman and with our history of handyman in the Conejo Valley area I don't expect much, but truly hope to find one that is appreciative to have work and would really like to be on our certified list of vendors to work with us on our rental properties in this area, because Fred would not meet our requirements. I'm sure he will continue his work in the Conejo Valley with others, however, I hope that he learns to have a more cordial attitude toward people, is more honest about handling and following through with job requirements and learns how to remember items he says "don't worry, I will handle it". What should have been a one day 8 hour job (as per Fred), he extended to a week and the job was not even complete so I am now looking for another handyman/painter to finish and had to hire a screen company to come out and fix the screen. read more

Fred and his team did a fabulous job replacing two rotted "faux" beam ends that were mounted above our front picture window. They could have bondo-patched the rotten wood areas and slapped paint on them but they did it the right way, removing both rotted beam ends and then cutting and mounting brand new pieces. They patched the stucco and came back after drying for a few days and painted the beams (white) and stucco (light grey). Look's like a brand-new house again! Fred stuck to his original labor+mat'ls quote, showed up on time and cleaned up after each visit. These guys are A+! read more

Terrible service. Avoid this person (a.k.a) Fred at all costs. Didn't come out when I originally asked, forces you to email, shows up when he wants, takes business calls on the site, claims ignorance as how to install the most basic wall plate for a cable but spends an hour at home depot twice during a three-hour job he had his two jrs. do. This is what i asked for and instead left with two holes in my wall. For some reason and without my knowing (and not for lack of funds), my bank reversed the check. When I found out I immediately apologized and called the bank and worked it out. His response - he started sending me threatening text messages, added a service fee, and said he was taking me to collections. His attitude the whole time is pretentious and I would never recommend him to my friends or worst enemies. I'm sure he will come up with a great excuse as to why it's my fault the bank decided to hold a check or how the two holes in my wall is what I wanted. Be warned.. this is the worst customer service from a handyman in my 17 years in TO. You will do better doing it yourself. read more

Reached to Fred's company concerning a problem with our front door. It was getting increasingly difficult to open and close especially during wet and cold weather. Fred was courteous and came the next day with his assistant. They replaced the hinges and removed the rot between the bottom of the door and the shoe. The charge was reasonable too. read more

We live in Moorpark and called him to give us an estimate to do a small job and this was his response: "I have been doing this for 17 years, I have a large following in the Thousand Oaks area. It adds 12 miles to come and go back and where do you think I would have to go to get materials? That's right, SIMI VALLEY. More miles and more time wasted. To build you a new gate (if you lived in my area) I charge 450.00 To come to Moorpark I would have to charge 550.00/600.00 do you want to pay that much? I am not being hard to deal with, I have a lot of experience and I have learned what works best for me and my customers. I think you would do better finding someone more local to Moorpark. Some feedback for Fred simply put if your going to be late just call the client, when you talk to clients on the phone don't talk to other people focus on the customer, and finally when someone calls you out on your behavior own it and simply apologize. I called Fred to install an Earth Quake Shut off Valve for my client who was in escrow on a home. Fred gave me a quote based on the fact that he thought I had all the parts. I did not. Fred took the time to order the many parts needed. Fred got back to me very quickly. He communicated with me when the parts were in and he got the job done. If you want an arrogant individual who cannot show up on time this is your man. After being stood up the first time, my wife and I gave Fred the benefit of the doubt and set up a second appointment at 9am the following week. I called and spoke with him the day prior to remind and confirm. The next morning I left my office to meet him at our house for the 9am confirmed appointment. At 9:15am I called and texted (no response). At 9:40am I called again. He did pick up and his response was "well, it's not like I'm going to be right on time". From my perspective, yes, I did expect him to be +/- five minutes on time, or at least call to make us aware he was delayed. It's rude and unprofessional, and there are just too many choices out there to have to deal with this prima donna. We moved on and suggest others consider doing the same. _____________________ Amendment to the above: I received the following text from Fred this afternoon: "I offer 1 hour service window, our appointment was for when we open 9:30am, you called at 9:40 all upset. Using my math if I was there 20 minutes from when you called (which is what I told you) I would have still been on time. None of this is to say I would have worked for you. I choose who I work for. If this mornings outburst is who you are, then chances are you saved me time because I don't work for people with such a short fuse and such a lack of understanding. " I find this rather amusing that by his math 9:50am is "on time". Per his uncommunicated "1 hour service window" he would have considered himself on time if he had shown up even if an hour later than we had originally scheduled! Sucker that I am I did respond as follows: "Fred, the time to meet at my house was 9 am. I confirmed with you yesterday and did you the courtesy of sending an invite that you could post to your calendar. At no time did you indicate you weren't going to be on time. I had left my work to meet you. My wife was there as well. This was the second appointment we made. You missed the first altogether. There are plenty of equally talented individuals that are significantly more professional than you are. I share your enthusiasm that we won't be working together." I believe what Fred the "not so" handyman doesn't get is most folk lead equally busy lives. Whether we have kids, jobs or both, we are accountable to timelines and schedules that don't provide for an unstated one hour service window. In reading his other reviews extreme tardiness is a common complaint, as is what appears to be a rather crusty attitude and self absorption. No doubt he will eventually respond to this entry with some irrational diatribe. All I know is I tried to meet with him (twice) and was unsuccessful. Yelp readers should consider this in determining if they can deal with this uncertainty. I've heard great things about Joel's Handyman Service, also highly rated and servicing the Conejo Valley, and will give them a try. _____________________ And one more amendment. Fred has done several jobs for us now and he's our go-to handyman for anything that may come up. We first hired him to tile our shower a few months ago and it turned out perfectly. Just this week he put in a new tile backsplash in our kitchen. He's also done a few other random odd jobs. Fred's a perfectionist, does very precise work, and pays great attention to detail. Had to replace a double oven when i bought my house, and the current cabinetry did not seem to fit. I was frustrated that oven wasnt going to fit and Lowes, where i purchased the oven, didnt know how to make it work However Fred had all the right equipment, came on time with his assistant, and got it to fit. I am very pleased with the service and professionalism I experienced with Fred Sherman. He was able to come over to my house the next day after calling him, which was after a storm, and he was very busy. He fixed the fence in about two hours and the total cost was very reasonable and fair. My fence was taken down by a 20 foot limb of a city owned oak tree. The city was only able to remove the tree limb and not fix the fence. I am grateful that Fred was able to fix the fence without too much delay.
