We have been living at Talavera Luxury Apartments for the past three years. We chose to pay a premium to live in a luxury apartment because we expected a clean, safe, and well-maintained environment. Over these three years, we have noticed several issues that do not reflect the standards of a luxury apartment community. However, we have never submitted a complaint because we hoped these issues would be addressed. This is our first official complaint. Unfortunately, what we recently experienced is not the first time we have seen conditions like this, but it is the first time we feel we can no longer accept them. The photos attached were all taken in Building 1000. These conditions are unacceptable for a property that markets itself as a luxury apartment community. In particular, the hallway carpets have been consistently dirty. Throughout the three years we have lived here, we have never seen the hallway carpets professionally cleaned. In addition, the carpet inside the elevator is almost always covered with dog hair, making it appear poorly maintained and unhygienic. The overall cleanliness and upkeep of the common areas fall far below the standards that residents should expect, especially considering the premium rent we pay. We respectfully ask the management team to take responsibility for maintaining the property to the level promised to residents. We hope immediate action will be taken to improve the cleanliness and maintenance of the common areas and to ensure these unacceptable conditions do not happen again. I have lived for a year now and the apartments are nice but management and the property itself has not been kept contained. I have had a great experience here but when management changed the property had been dirty. Also this is my second roach that I've seen here and I live on the third floor. We had an upstairs neighbor with dogs and a kid- stomping any hour of the night and lost sleep regularly. We had to move units at one point at our own cost. In addition, when we asked for service on ant pest control, not only did it take over a week (even when I told them there were hundreds including in our beds biting us awake) nobody ever communicated when they would arrive. [[HIGHLIGHT]]My wife had to leave the house with our toddler for two hours unplanned or risk losing the chance for pest control.[[ENDHIGHLIGHT]] As some have noted, there are some unprofessional workers (a minority are quite nice- usually maintenance or custodial) that seem unfit (Cameron for one). The hallway carpet is so gross for a new apartment and there are dog poop stains (I've had to avoid full turd loads on the floor left for multiple days). This is not luxury- this is overpriced. NEVER received my security deposit. That's illegal in the state of California under Civil Code §1950.5(g). I moved out on December 30, and as of January 11, I have not received my $500 security deposit or an itemized statement. California law requires landlords to return the deposit or provide an accounting within 21 days. Extremely disappointing experience. I'm indeed a resident At your property and I have lived within the dwellings of this property for years and have always had this issue with roaches that You call water bugs thats creating a massive issue and infestation and have gotten worst on the property over time no matter how much pest control is scheduled to come spray. I found another roach the other day in my home. I have many traps around my apartment and so many of the roaches are trapped inside of the bug traps that the pest control set up years ago. throughout the years every time during the evenings I see an abundance of roaches/ water bugs/ that look just like cockroaches which are all in the same family of roaches are seen on the property in huge Quantities and high numbers. all around the complex & in the common areas. it's petrifying living with them on the property. it has become very difficult to enjoy the amenities. and to enjoy the home that is built here that us residents work entirely and endlessly hard for. There should be a priority and a protocol to eliminate this major bug issue management should definitely walk the premises after 8PM to check into this roach problem so they can see for themselves what a huge problem this is. read more

Love living at this place. Me, my fiancé and dog live here and it is super accommodating for all of our needs. Dog park, dog spa, beautiful walking trails, gym, common space with all the TV channels you could hope for and accommodations for you and your loved once to set your stuff down and just enjoy life. We lived on a top floor and it got a great breeze making it perfect temperature for low utilities. Highly recommend living here if you are hoping to rent in Folsom. RENTERS BEWARE!!!!! Another person wrote a review about the same situation and they were absolutely correct! The apartment and the surrounding areas are beautiful! The staff seem great, until it's time for them to give you back your holding deposit! I applied to rent a two-bedroom but it didn't work out. My application was canceled on December 21st. I had to reach out to them to request my holding deposit back! They do not willingly give it back to you like other apartments. I put in a holding deposit for other apartments in the area during the same time frame and my deposit was given back to me at the earliest three days and the latest about a week. When I requested my deposit back, they never reached out to the corporate office to start the process. After about a week of not hearing anything, I called them again and one of the staff contacted their back office to see what happened and they didn't even cut a check. I was told to wait another week for processing and was told that I would be called back once they figured out what went wrong. I never got a call back! I had to call them back after another week have went by! When I called, I was told that they only process checks Once a week. After another week, I called them back again wondering where my check was. One of the staff was able to find out where the check was and it was supposedly sent out on January 12th after over three weeks, I was told that I would receive it within two weeks because it was sent via snail mail! It is now January 29th, the start of week 3, 6 weeks since my application was canceled, and I have yet to receive my check! They're quick to take your money but slow to give it back! The law says a security deposit is to be returned promptly and 6 weeks is not promptly! If I don't receive my check by the end of this week, I'm filing a lawsuit with small claims to recover my deposit, plus damages! read more

I believe in being as fair as I can, and while I can't say all the issues have been fixed, I can say that Dorina (the manager) has made a huge effort in righting many of the wrongs. They have been here multiple times to spray both inside and outside since the initial review as well as addressing many other issues. We moved into a 2-bd/2-ba apartment in Talavera around July 2020 and stayed there for about 6 months. It truly was an amazing experience living in this spacious, luxurious apartment and community. The office staff - led by manager Dorina Vought and her amazing staff of Indy Garcia, Taylor Macias and Meghan Sutherland - are super efficient, very courteous and really focused on customer service. The maintenance staff - managed by Richard and supported very ably by Cody - are very prompt, courteous, knowledgeable and thorough and never let go of a problem until it is fully solved to a customer's full satisfaction. Even though Talavera is so close to all the action and shopping Folsom has to offer, the complex itself is super quiet and very secure and it is also very pet-friendly, has plenty of parking and external storage and all the other tenants we met were very friendly and courteous. We never once encountered a rowdy or noisy neighbor or had to deal with any nuisances. Very nice, clean and ritzy for an apartment complex but for a rent price this high there are a lot of deficiencies me and my partner cannot ignore. We live in a studio that's almost $1900. Some of the issues we have had is hearing our upstairs neighbor. Either the walls separating us are too thin or the neighbor has an issue walking quietly. Likely in the past year, we have been woken up in the dead of night to footfalls so loud that our entire ceiling and walls vibrate and shake at least 10 times. It got to the point where we had to complain to management but nothing was done. We had to leave a letter on the neighbor's door explaining the issue. It helped for awhile but now we are constantly at the mercy of our neighbor's footfalls either late at night or before dawn, causing us to loose a lot of sleep. Its so loud that our dog will randomly start barking when the upstairs neighbor is up and about (all hours of the night and early morning). The loud AC we can manage but the frustration of the relentless pounding coming from above is nearly unbearable. The trash service is really frustrating as well. There is a service charge that you cannot get out of that entails trash collection in the evening. Because of this, we are not allowed to throw away our own trash. Sometimes trash collection is missed and the halls are full of garbage bags. Would be better if we had access to the trash and recycling so we didn't have to pay the service fee. read more

Horrible property manager Darena is never available to speak to when called she is in a meeting, at lunch, on the other line and will not call back. I moved out last year leaving on good terms and four months later have not gotten my deposit back nor a breakdown of why. The company also took out an extra rent payment after move out for $2,400. My wife was able to speak to darena she agreed that yes we have a due amount and it will be mailed out to our new address and we have now gone three months with no call back or resolution. When issue is explained to office staff they are very rude and say there is nothing they can do to help. If this is not resolved I am going to be reporting this business to the BBB. read more

"Talavera is an amazing place to call HOME." No it is not and this statement is so laughable. If I could give zero stars, I would. To the people who talk about Talavera's great customer service: sure, they're nice until you bump into real problems. Then they show their true colors. The office has decided to do some kind of "courtyard ambience" type of thing by blasting music on their speakers outside in the courtyard. This would be fine if this were some hotel or club, but this is an apartment complex. In their own words, isn't this supposed to be considered "home" and aren't you supposed to provide residents a quiet and peaceful environment? How is this place supposed to be home if I'm being forced to listen to loud music all day, from 8 am to 11 pm, especially when I live right in the courtyard and am a fulltime student and trying to work / study at home? The courtyard is SMACK in the middle of a bunch of apartments. Not only do you have to deal with the people screaming and yelling in the pool but you also have to deal with constant music. The constant music also encourages people in the pool to be even louder, so, fun. I tried to call in and ask if they would no longer play music anymore since it was extremely disruptive and inconsiderate for the residents who actually need to work but their answer was simply "it's during not quiet hours.'" Like? Non quiet hours doesn't mean that residents should have no say in the peace and quiet they should be given in a community. As someone who has spent their entire life living in apartments, I have NEVER encountered an apartment like this where residents were forced to deal with loud music FROM THE APT OFFICE TOO. Absolutely ridiculous. And they refused to turn it off because they had to "talk to the manager." If something is disrupting your residents, you should be able to stop it, especially if it's something like this that you can easily control. People don't stop working or studying during non quiet hours OR the weekend. The walls are super thin and so are the windows so I'm basically being forced to deal with LOUD music essentially all hours of the day with no escape and no say at all. Additionally, the trash service is absolutely ridiculous and a waste of money and time, and it's a service you can't get out of. Plus, they have this rule where you have to put recycling into a plastic bag, which defeats the point of recycling. Reading a reply about them saying they're trying to maintain responsible recycling makes me laugh. The pool is also supposed to be open from 9 am to 10 pm, but the office simply doesn't care and leaves all gates unlocked so anybody can jump in at anytime. Have had neighbors visit the pool at 7-8am and also 11pm-12am and have been super loud and noisy, especially since the courtyard is, like I said again, smack in the middle of apartments so all the sounds people make ECHO. IF YOURE LOOKING TO RENT IN FOLSOM WOULD HIGHLY HIGHLY HIGHLY HIGHLY RECOMMEND YOU LOOK SOMEWHERE ELSE. NICE LOOKING APARTMENTS DOESN'T MEAN GOOD SERVICE OR A NICE STAY. I promise you'll find a better deal. The excitement that the "nice" amenities and new apartments bring will only last for so long. Then you're faced with the terribly thin walls, terrible insulation, loud neighbors, customer service that is moderate until a certain level, then it gets worse, and living in an apartment that's more like a club than a home. Do not move into this complex. For the money you can get such a better place elsewhere. The fixtures in the units look nice but are extremely cheap in quality. The cabinets in my bathroom are literally peeling off. The floor in my living room dips down as if it sunk in in front of the door to my patio. There's also noise issues here because it turns out they cut corners when building and you can hear everything in the units around you especially if you have someone above you (my upstairs neighbors have an healthy sex life lemme tell you). Also, when people were losing sources of income due to the pandemic what did Talavera do? Raise the rent of course! I chose this location because they offered garage units for rent which is just about the only thing I can say truly stands out about this place. The door systems go in and out frequently so if I have guests come or have something delivered, I have to go down and let them in. This is Folsom not San Francisco. Paying over $2000 a month for a tiny 1 bedroom and a garage is ridiculous. read more

I've lived in the Talvera apartments for about 18 months. I just love it there. I'm retired and live alone. I feel so safe there because of the state of the art security systems they use. All of the buildings including the apartments require a code or a fob to gain entry. The apartment doors do not open to the outside. Its all interior like a trendy hotel. I can't say enough about the Talavera staff. They never ignore a request and are prompt to respond. The apartments are so nice. Lots of closet and cupboards. The bathrooms are larger than the ones in my former home of 2300 square feet. I have a beautiful view from my patio. Having elevators are very important to me. I love showing it off to my friends. The lobby, gym and club room are beautiful. The exterior with the pool, spa, outdoor shower and bbq area are great and well maintained. The whole complex is well maintained and the interior is always spotless. I highly recommend Talavera Apartments. read more

Overall, I've enjoyed living here. The complex and amenities are beautiful and the location is perfect. But, I wish I knew about the noise level before signing. I've lived in several student housing, college apartments before this and yet Talavera is the noisiest complex I've ever lived in. The noise from my upstairs neighbors is unbearable. I can hear every footstep they take, drawer they open, etc. It doesn't help that there is an entire family, including a child, living in the one bedroom apartment above me. They stomp around with the heaviest footsteps I've ever heard and allow their child to run around and jump off furniture constantly. If I could add a video of the noise to this review, I would. I've complained about this to management several times and they've been responsive about it. They contact the residents each time and ask them to keep the noise down. Unfortunately, the residents don't listen and the noise just continues. I've come to learn that this is in part due to the incredibly inconsiderate habits of my neighbors, but also due to the way the building was built without concrete and sufficient padding between floors. For this reason, I'd say to ONLY live here if you can secure a top floor apartment. The AC and heating system is also incredibly loud. So much so that I'm unable to have it running while watching TV, or in work meetings, as it's disruptive. I did submit a maintenance request for this, and the maintenance staff promptly came to add in a sound board and muffle the noise slightly. While it didn't fully resolve the issue, I can't say enough great things about the maintenance team here who are incredibly responsive, friendly, and thorough. Overall, I'd recommend living here. However, I wouldn't sign again unless I was on a top floor and I wish the leasing staff would've been more transparent about the lack of padding between floors when signing. I likely won't be renewing (unless the leasing staff can honor a renewal rate for a top floor apartment) due to my awful upstairs neighbors and the lack of sufficient padding between floors. read more
