Many apartments are not upgraded and they were dishonest when they rented them to us. We only discovered that they failed to complete the renovation a couple of days prior to move-in. The property is unsafe to live in for health reasons, carpets and bathrooms were dirty at move-in and I had to call the apartment office to let them know that they failed to do basic move-in readiness checks. The plumbing is really terrible (see picture)! Don't recommend these expensive, gross and dingy apartments to anyone. The property also has too many smokers and the office staff does not do anything to enforce a family-friendly environment. I ended up moving out within few months and ended up sending a detailed set of images to prove to the management that the property managers on-site are dishonest and lazy. They will try to connivingly bill you on many things during move-out and try to extort money. Please take detailed pictures and videos of your apartment at the move-in time itself to prove your case later. read more

This community is definitely a mixed bag, but I'll start with the good things: It's a beautiful complex, great location near Intel (12-min walk, 6-min bike). Amenities are nice (when they're not closed for COVID) and the neighborhood seems very safe. Unfortunately, it's mostly a façade to distract from them upcharging you and not helping when things go awry. I moved in with the displeasure of a downstairs neighbor who would shout, slam doors, play bass heavy music in the middle of the night, and then call the police on *me*. (He also thought I was out to get him and in cahoots with the previous tenant... suffice it to say he was not well). When we told the office at Iron Point, they initially sided with us and told us he would be evicted (which is obviously the right course of action lol). They then flip-flopped on this decision two more times, offered us a gift card in compensation, never gave it to us, and refused to provide us any documentation for the police--even though they "explicitly sided with us." It's a whole show from the bottom to the top of the corporate ladder, where no one in management ever actually solves anything and instead just defers to their higher-up who has no idea what's going on. We kept getting missed messages depending on who in the office we talked to. The neighbor was never evicted, harassment continued, and nothing was ever done about it (no compensation at all). They literally just stopped replying to our emails about it. After all of this nonsense, when we finally left the apartment--in pretty good condition mind you--management had the audacity to not only keep our entire security deposit, but charge us an ADDITIONAL $600+ in miscellaneous cleaning fees. It's so disappointing because this location has the potential to be a five-star community, but it's simply not worth the risk of getting screwed over like this. Beware if you decide to get a 3 bedroom here or a 2nd story unit!! I lived in a 3 bedroom unit apartment 2821 to be exact. Which unfortunately was an upstairs unit and had neighbors for 6 months who never complained. Then this awful young couple moved in and literally complained on us for living in our apartment, they literally started to complain on us as soon as they moved in. We were definitely discriminated against for being a family of 5 and living in an upstairs unit. We reached out to the apartment manager Christina and to Sequoia only to be ignored. The manager has no conflict resolution skills. Our neighbor was excessively complaining on us about everything during regular hours. We even tried giving the neighbor our cell number and invited them to knock on our door but they never tried. They just kept running to the office and the manager assumed we were being loud because we were a family with school aged kids. The apartments management team just kept giving us warnings and threats with no regards to our side. Most of the complaints were reported durning non quiet hours. They even told me that I was talking to loud on the phone around 7pm you have to be kidding me! We were harassed and discriminated against. Just be careful because if you move in a 2nd story and your neighbors decide to complain I am not sure if they will completely ignore your side too! Really was a horrible situation when you know your not doing anything excessive and you just keep getting complained on literally for just walking around your unit. We tried to rent an apartment here but it was a nightmare. We stopped by and toured received our list of apartments and pricing, then were told to apply online. We did. We put paid $120 for applications and processing. Upon calling the office more than five times to see if we should proceed to signing a lease, we never received a call back. Less than 24 hours before our anticipated move in date someone called and wondered why we didn't sign the lease. read more

Well, management has changed and the lead manager never responds to emails. She has harassed me several times. If I had not formally notified her of this she would've continued. I'm talking, of course, about Jeddie Cullen. She even tried to evict me when my rent had been paid months in advance. Yes, it was those error. Now, it is November 17, 2020 and our gated community has had no gate for a couple weeks. The residents are left uninformed regarding any ETA on when it might be fixed. Just that they 'need a part,' and are 'waiting on a proposal.' Meaning, we are left to have transients and other suspect people walk through our community so they can have contractors bid for the lowest price. Meanwhile we are paying a premium to live in a gated community with a broken gate. Jeddie Cullen was good about informing us that the bikes will be removed, if not claimed on our portal, but won't keep us abreast of the broken gate. No worries, I'm sure if your bikes nit claimed, it will just be stolen. 12/15/20 - update - mailbox broken into. Been out of town a few days, wonder when this happened. Likely this will not be fixed any time soon. Nor will there be a response from my email to the Manager, Jeddie, who does not respond to emails. read more

Love it here! I have had two apartments since I have lived here -- my needs changed and I went to a smaller unit. Both places were lovely. The units are well maintained with well thought out floor plans. The appliances are up to date and function exactly as expected: stove, oven, dishwasher, refrigerator-freeze and garbage disposal unit. Windows, to include the patio slider, all have intact screens in excellent condition. Fans function as expected and have wall controls. My first was a two-bedroom and it had a functional gas fireplace in the living room. Both units were clean with new or newer carpeting and fresh paint when I moved in. The community "rules and regs" are expected and sensible, and if you are moderately civilized they are transparent (they don't want you hanging your clothes on the patio and etc.) normal stuff. The amenities (pool, spa and work out area) are also clean and well maintained. The grounds are continuously maintained and picked up. Management and staff here are very responsive and have always gone out of their way to respond and address my very few concerns. My neighbors are friendly and I find the residents here engaging and respectful. Reading through some of the negative reviews suggests that the authors are either disgruntled or perhaps high maintenance in the extreme. My experience: A. No pests (Insects) EVER. B. Yes there are kids*, but they are pleasant and respectful. A few groups of them gather in the early afternoon to play and usually several sets of parents are close at hand visiting with each other and supervising. C. I only hear the sounds of happy people enjoying their lives. D. Once again, my encounters with management have been positive and my needs have alway been quickly met. All of the staff are courteous and friendly and competent. I have only had two maintenance issues, a garage door opener that failed -- it was complex, but the guys had it fixed in two days (they had to obtain parts from out of the area) -- the other problem was a minor plumbing issue that was addressed immediately and repaired correctly in less than 24 hours. E. Unlike many other places, there isn't a constant flow of "don'ts" from the management team in the form of fliers at your door or mailings. There is a residents only website with useful information, facility reservations, property updates and an easy portal to setup automatic rental payments. F. This is a very safe, quiet neighborhood. I have seen Folsom police cars here only twice in two years and neither were for a burglary. I am retired and am home a lot, and in my time here I've never witnessed any security concerns. BTW: I've never been "inspected" by management. Perhaps you seemed shady or something? We are very well situated: groceries are a stones throw away (one block) at the local Safeway. Old Town and commercial/shopping areas of central Folsom are all a short drive away. If you are looking for "big city" action, Sacramento is a quick 25 minutes away and if your don't know the area -- San Francisco is only 2 hours away, easy day trip. *As far as kids go, this has been pandemic time and Sandro Gallardo Elementary School (one of the top two in Folsom, with high national and state ratings) is maybe a half a block away. Local kids use the school play ground (with its basketball courts, play structures, soccer field +) as their local park, which is wonderful and convenient for them. There is also Amos P. Catlin Park, a very nice park within easy walking distance, with play area, picnic tables, covered pavilion, restrooms, bbq grills, volleyball courts, baseball and grass field. All things considered, my experience at Iron Point has been very pleasant and positive. A side note: Whenever I see reviews with a preponderance of five star ratings and a smattering of one star ratings - and not much in between, I am suspicious. Semi-off topic Social rant: the internet has influenced our culture in many ways and posting negative and hypercritical reviews seems to be a trend. Perhaps it is the "Starbucks Generation" phenom, where there is an expectation of Ritz Carlton service for a $5 drink? This trend may also provide the insecure with a means to express power and gain twisted sort of significance by affecting a "Royal" demeanor? Who knows? read more

I recently moved here ! And wow this is a beautiful property! What sets this property apart from any other Folsom apartments is the staff ! Well trained & very professional manager (Jeddie) who is always reaching out and following up with me during the approval process. And if I had any questions about the property or in general the asst. manager (Ashley) always had the answer! It took one time meeting with these two to make my decision to move in. I would definitely highly recommend. Especially if you want a beautiful property and a management team that will take care of you this place is for you just saying ! The management cares about collecting rent rather than getting the fixture installed in place. There is no screen door in my unit ever since I moved in. I reported to the management twice in the past two months and the screen door for patio sliding door is still not in place. And now the management wants to penalize me $25 for not having the gas service started on the lease start date. I physically moved in 6 days after the lease started. SAVE YOUR MONEY. Live somewhere else. I've lived in several apartment complexes over the years and this was by far the most expensive , underwhelming, and mismanaged property I've experienced. The rates are by far the highest in the area and for no good reason. There are plenty of cheaper options- don't get locked in to a contract you can't get out of. Read the other reviews and you'll see similar complaints. Privacy/Security/Safety: Every year the managers will REQUIRE access to your unit once a month for 3-4 months in a row to do things such as "take pictures" (yes, I'm serious, ask the leasing office). If you could see the forum for current tenants, you'd see the first page full of posts regarding vandalism and theft around the property. The security gate is routinely broken and left wide open through the night which the community managers don't seem to care about. There is 1 camera around the entire property and, ironically, its not by the broken gate. There isn't a spot of grass around the complex that isn't covered in dog urine so the kids are forced to use the parking lots as their playground. Management/Price Gouging: I'd lived in this for two years without a single missed payment. When I attempted to extend my lease for 2 months while purchasing a house, the managers raised my rent 75% with the explanation that that's what had happened to market rates since I initially signed the lease. They assumed I had nowhere else to move and wouldn't budge on the price. Luckily, as I said before, there are plenty of more accommodating complexes in the area that aren't keen on the same shady business practices. As several other reviews have stated, kiss your deposit goodbye as soon as you hand it over. Upon move out I was sent a bill for the most expensive cleaning service in the area - $200 for a "light" cleaning on a 750 sqft apartment. If you enjoy overpaying for a "luxury" apartment with faux wood floors and stainless steel appliances run by a shady management company, this is the place for you. If not, there are several existing properties in the area as well as plenty of new complexes about to hit the market for you to choose from. read more

Lived here a few months and I figured it was time to get a review in for anyone looking for an apartment. This apartment is crazy expensive! I'm paying $1737 for a two bedroom villa! I was unlucky enough to have moved in summer and was stuck with summer rates. If you are able to move in the off-season(winter) the rates should be a bit lower. Either way, it's still expensive. Move down the highway a bit(Rancho) and you can live in one of their sister properties and get a two bedroom for around $1300. Undoubtedly a huge portion of this price is due to location. It's located across the street from the major high school and across the intersection from Intel, not to mention the two movie theaters and dozens of stores all within a 1-4 mile radius. The complex itself is pretty nice. It's gated and decently maintained, though, definitely some areas for improvement. In some of the more common walking areas you'll find patches of dead grass or completely missing shrubbery, the path lights don't always work and some are caked in bird poop. Basically, it just needs some routine maintenance done on it. Now onto the apartment. First impressions were that it was very nice, and for the most part it is. I personally love the layout my roommate and I have as each bedroom is across from each other, so the noise we make doesn't cause problems for us. The biggest downside to my apartment is that it's on the second floor and the staircase up was designed by someone who just expected all of our furniture to magically appear up there. When we moved in we dinged the heck out of those walls and have still been unable to get some of our furniture up there because it was so tight. One thing that may or may not be a problem is the location of the washer/dryer and AC. It's near one of the bedrooms, and while it doesn't bother us, I can definitely see it bothering some. Separate paragraph and this is a temporary downside, but it's a major one. There's constructions outside of my apartment :/ I wasn't informed of this when I moved in and at first I didn't think anything of it. Now I'm being jolted awake every. single. morning at 7 A.M! I swear at this point these guys are just banging shit to piss me off. They even started working on Saturdays!! Few upsides.. * Apartment will hold/sign for packages and send you an email notification about them * Pretty nice pool/hot tub area with two BBQs * No problems with parking, even with everyone home on a weekend * QUIET community with a nice family setting * Decent online portal, needs some tweaks, but overall very nice * Fairly responsive maintenance team(within 48 hours for my request) * Office is open 7 days per week, but is single staffed on weekends(normally) Downsides.. * Apartment doesn't accept credit cards directly, you need to use a third-party site which charges $32.95 fee per payment!! I find this to be absolute crap, because the online portal doesn't allow you to make partial payments. Which means if you have a roommate you're both paying this amount just to pay your rent, or having money filtered through one person. If you're like me and pay your rent on the 15th then the rest when it's due(1st) you get to pay $65.90 in fees alone just for paying your rent on time * There is a small additional fee of $3 called a "billing fee" that you pay each month Neutral/miscellaneous * Apartment requires rental insurance. * Utilities are $77 per month flat rate for sewer/water/trash * Any ISP is fine here As time goes on I'll update the review. read more

Love this place! I've never lived at a community where I actually knew those around me. Office:Tracey & Danielle in the office are amazing, friendly and professional. They always have dog treats for Boo and accept packages/ deliveries so they don't sit outside. Maintenance: Clay, Charles & Fernando get work orders done ninja fast and right on the first go- always appreciated. Attached garages are convenient and provides ample parking for guests & additional roommates. Community is friendly and fun- BBQs, hangouts, and casual chit chat as you walk around. My only gripe would be in the beginning of summer there are a lot of birds in the trees by the pool- and I am terrified of birds. All in all- great spot. read more

I hate to do this because the staff is really great, the amenities, location, etc. all still great - But we have gangs of roving, screaming, destructive children constantly jeopardizing property (threw a football into my car, leave bikes and scooters anywhere/everywhere, throwing rocks at trees next to people's windows and landings - quite literally screaming until late hours of the night - EVERY DAY AND NIGHT. No parents in sight. I have spoken to the staff about this several times and they have reported back to me that several people have already moved from here because of these children and have also informed me of car damages supposedly by children as well. You can't see them backing up; especially on their bikes and scooters and running around. I get that "children are protected" in rental statutes - but so is personal property and so is common decency of noise disturbance. Unfortunately they take this property from a 90% to a 70%. Update: as of today, there is construction work going on outside of the patio, and everything (childs bike, my bike, fountain, all of my plants) is covered in ashy by product of the work. ‍ This comes after the 10% increase in cost. No warning, no notice, no indication of how long this will go on. On the other hand, a lot of the late night child noise has stopped so my daughter can sleep. read more

We've been living here since mid-April and have no complaints. Yes the rent is high, but you know that before you even sign the lease. We've had a few issues that needed the maintenance guys to come out, and they've always been prompt and get the job done quickly. I guess I do have one small complaint. Our utilities bill seems ridiculously expensive. I'm not sure why just for sewer it was almost 40 dollars. (Total utilities bill of 80 for last month.) Compared to our last apartment, this is a little steep. All in all, I love our apartment. Everything is updated and gorgeous. We love being in our apartment, not once have we felt unsafe. There's always ample parking spots and it's a relatively quiet area. I also love the fact that the office staff will drop off your packages in your apartment for you if you're unable to come get them. If you are looking for a really nice place in Folsom, and have the money to shell out, I would recommend this complex. read more

This is a really great place to live. I enjoy the attached garage and nice floor plan of my 2 bedroom villa! The complex is close (walking distance) to shopping, bike trails and parks. The office and maintenance staff are always very welcoming and accommodating. Julie is great...and quite the hula dancer! :) I mention that because the team at Iron Point just threw us residents a really great luau / pool party, complete with fire dancers. My kids were besides themselves with excitement. It was an aweseome time and a wonderful opportunity to meet other residents. This property is also close to some amazing schools for those of you with school-age children. I highly recommend Iron Point to anyone considering renting in Folsom. read more

I'm never coming back! It's definitely not worth the price! If you live by the pool, GOOD LUCK! The "security" never lock up the pool area, so immature teens and other inconsiderate folks will spend time at the pool after quiet hours! I agree with the other posts about children using the parking area as a playground! Be cautious! Kids will throw baseballs and ride bikes near and between parked vehicles. Kids will also climb up by the balconies and I've seen a few throw sticks and rocks! Overall, TERRIBLE EXPERIENCE! I recently moved into the Iron Point Apartments and wanted to share what an exceptional experience I had. Moving is extremely stressful and finding the right place for you is critical for your happiness. I looked at almost every apartment community in Folsom. I was fortunate to happen to drive by Iron Point Apartment's and see their leasing sign. The best thing I did was pull in to check it out. I was greeted with a warm welcome by Steven and the pleasant experience continued with a guided tour of the beautiful property. I took a night to think it over and decided this was where I wanted to live. When I returned Steven was off that day and Crystal stepped right in with the same gracious attitude to help me. Steven and Crystal were kind, helpful and willing to help me find the perfect unit for me. During the process I was so impressed to see the team efforts in the office. I never felt pressured, or that one individual was out for a commission. I was a pest for a few weeks asking questions and trying to find a unit available at the time I needed. Both of them were so patient and never seemed irritated with me. I love my new place and just wanted to share that moving can be stressful, but not so much when you have an amazing management team there to support you. read more

I am altering my original post/review because in light of the car vandalism and break-ins and attempted break-ins happening on 14-October 2015. Just today, this community experienced multiple instances whose apartments were gained access to and cars vandalized, and after speaking with Iron Point's front office this evening there was an attemptto convince me what happened was not correct and no apartments were broken into. I was called personally on my mobile number to tell me I could not post to the community website of these incidents or the pictures I uploaded, and I was berated and treated unprofessionally to the point where I now have to contact Sequoia Equities to seek resolution. The FPD officer who took our statement, and the operator on Folsom PD's non-emergency line who took my call when reporting the attempted break in, confirmed there *were* multiple apartments gained access to and cars vandalized, and just this evening I found Iron Point's front office had deleted all of my posts to their community page in an attempt to cover up what I endeavored to bring light to all of us here. For the record, the call to Folsom PD's non-emergency line was initiated at 9:52AM, and has been documented and recorded. If this behavior wasn't eqregious enough, when the police office asked if there was any reports of previous suspicious activity by non-residents our front office denied I had reported any such incidents this year. If that wasn't infuriating enough, another front office staff member interviewed my wife this morning at our apartment (after I reported the attempted break in) she expressed her opinion in a laughable manner to another resident saying it "was funny" our apartment "was the only one broken into", when, in fact, it was confirmed by the aforementioned conversations with Folsom PD there were multiple apartments gained access to. Suffice it to say, this is NOT funny or a joke, and to have Sequoia Equities representatives laugh away these events is extremely unprofessional and revolting. The Folsom police officer took down our statement and took pictures of our apartment, along with the damage to our front door and bedroom windows, but when we took the broken glass found outside our bedroom windows in order to show and give evidence of the attempted break-in no attention was given to this evidence or concern shown. Iron Point Apartment residents are *not* given the security we pay for, and the blatant attempt of the front office calling me to tell me I do not need to inform our neighbors of what happened to my wife and I or to not advise others to protect themselves is appalling, unnecessary and extremely unprofessional. My wife and I are now put into a position where we have to purchase surveillance equipment in order to feel protected while away, as we cannot rely on this property to provide the services promised and paid for. read more

We really had a great time living in this condo. They have really nice amenities. We had a lot of fun in the BBQ and pool area. The gym has a lot of equipments for a perfect work out. They are pet-friendly, the neighbors are cool, and the area is safe for the whole family. The apartments are modern and you can have the staff to fix any issue right away. *STAY AWAY* Worst apartment complex ever, they will find away to charge you for anything they can and they will! First the pet food they gave me for my cats had worms in it. If you have a legal medical note letting you out of your lease they won't take it even if your in the hospital. Expect to pay a break lease free or pay for the apartment till THEY rent it out. The remotes for the gates never worked they had to replace about 4 of the in my 6 months there. Your deposit will not cover the cleaning fee they will charge you more trust me! I have never paid so much for a move out in my life! I usually get my money back. Move some place else it's not worth it. They put more work in making things look perfect and beautiful to draw you in but on the inside they will charge you for something extra each month some how, some way. Stay away. Car break ins. Crystal has been part of the staff at iron point for well over five years. When you walk into the front office she's always greeting you with a warm smile and a can do attitude. She's pivotal in direction relation to the success at iron point and part of the reason I chose to reside here. I had a emergency happen in my unit as these things happen. It was a Saturday but they're still here and I called in and within 5 minutes or less she was at my door. She assessed the situation and went right into action mode. She has maintenance there within less then 10 minutes. On top of everything else she rolled up her sleeves and jumped right in to help clean up. Dry floors and within less then a hour my component was replaced. This women is truly a rockstar. I was so impressed With crystal when they left that I had to give her a raving review. Love living here. Just moved here from down the block. Loved living inside other apt but wanted to move closer to high school. Is airy and windows are great. Office staff is great. apt with very high price. they showed less price on forrent.com but actual price is totally different from that.
