The only thing I have to say is don't even bother cleaning your apartment when you move out and just let them take it out of the security deposit. My wife and I worked hard to clean our apartment and followed everything they said during the pre-move out inspection and they only returned $50 out of our entire $500 deposit due to "$250 carpet cleaning" and a $200 sewage bill that was way higher than any we received while there. Just let them clean it for you and don't go through all that work, you won't get your money back anyway.

    I lived at Sherwood for five years. I moved out about four months ago and wanted to put some space…read morebetween my move and this review just to get some perspective. When I left I was VERY upset and had I written the review then it would have been one star. Several issues BUT ONE OF THE WORST ONES is the parking. I had a one car garage and people would park right in front of my garage for the entire weekend. When I called the office I was told there was nothing they could do because "there wasn't a manager on site to authorize towing". That weekend I had to take Ubers when I wanted to leave. I left notes on the cars but it never helped and the whole attitude from the office was basically I was on my own. Another time a car was parked in front of my garage and my elderly step-dad (94 years old) was taken to ER. I did everything trying to find the person to move their car. I had to Uber to the hospital to help support my elderly mother. To be clear - one of the reasons I lived there was to be near them so I could help during a really rough time. I paid $2500/month for a two bedroom and couldn't get my car out of the garage when I desperately needed to. Since then my step-dad died and during his hospice I started parking my car in one of the open spots just to insure I could leave at a moments notice. The attitude of the office was disgusting. There are cars that park illegally right in front of fire hydrants. Management has been told repeatedly about it and they do ZERO. I HAVE NEVER SEEN A CAR TOWED FROM THERE. I guess people need to die in a fire before they get the message. I think the landscaping is subpar. The mow and blow team just runs right over the sprinklers and they start shooting up water which sometimes goes on for days. There are all these ugly rocks that used to be white but are now some ugly shade of yellow and gray. The trees are really pretty and there is so much potential but my overall thought is they take the cheap road on the landscaping. Also, the guy with the blower just blew all of the leaves right onto my patio so I got a blower and sent them right back out which pretty much shocked him. I believe he got the message though. The office.... there were one of two nice people in the front office (like Brittany). However, most were sort of snooty. I'm not sure why but there seemed to be an "air" about them. I certainly wasn't treated like a client when I called or went it but more of a nuisance. The exception was Brittany. When my cat passed away I called in to the office to let them know. Maintenance came in to inspect to make sure there was no damage so that I could have the pet rent ($35/month) taken off of my rent. IT TOOK ALMOST 8 MONTHS. After repeated calls and emails, I finally had to call the corporate office to leave a message. Within 24 hours it was resolved and I received a credit. It was ridiculous. There are cockroaches. In fairness to Sherwood, they did try to get rid of them AND I have many friends in Folsom who live in houses and some of them are immaculately clean. They get them in their garages at times. Cockroaches are part of living in Folsom and especially an apartment complex. Sherwood sprays regularly and as long as you keep your apartment CLEAN it shouldn't be a big issue but they are there. I used to see them on the sidewalks at night when I went to go take my trash out. I have had them in my apartment but I just tightened up sweeping, taking the cat's food up, etc. Sometimes in the morning I would see them in my kitchen feet up. I put NEW roach motels EVERYWHERE every single Spring and that helped A LOT. Could Sherwood do more? Maybe. So... what's good. MAINTENANCE! I should say the Maintenance Team. They are second to none. Not only are they all super talented, but they are friendly. I do not think I have ever met a nicer group of people (all men, I think). I am an older woman and they were beyond respectful to me. Also, the policy about maintenance was nice. When my dishwasher broke, they brought a new one. When my dryer broke, same thing. They just don't go on and on trying to fix something. I really appreciated that. They literally came to look at it and within 30 minutes I had a new one. I loved my neighbors... my little area was like a neighborhood. I miss chatting with them although we keep in touch. In summary... would I live at Sherwood again? The answer is "No" but I don't regret my time there either. I believe the leadership is weak because ultimately how a client is treated starts at the top. Not being able to get my car out when my step-dad was ambulanced away was very distressing. Sherwood stresses how important it is to USE YOUR GARAGE to leave the open spots available for others. Well, I did and look what happened? I racked up hundreds of dollars in Uber charges because the same thing happened at least 10 times.

Over these three years, we have noticed several issues that do not reflect the standards of a luxury apartment community. However, we have never submitted a complaint because we hoped these issues would be addressed. This is our first official complaint. Unfortunately, what we recently experienced is not the first time we have seen conditions like this, but it is the first time we feel we can no longer accept them. The photos attached were all taken in Building 1000. These conditions are unacceptable for a property that markets itself as a luxury apartment community. In particular, the hallway carpets have been consistently dirty. Throughout the three years we have lived here, we have never seen the hallway carpets professionally cleaned. In addition, the carpet inside the elevator is almost always covered with dog hair, making it appear poorly maintained and unhygienic. The overall cleanliness and upkeep of the common areas fall far below the standards that residents should expect, especially considering the premium rent we pay. We respectfully ask the management team to take responsibility for maintaining the property to the level promised to residents. We hope immediate action will be taken to improve the cleanliness and maintenance of the common areas and to ensure these unacceptable conditions do not happen again. Thank you for your prompt attention to this matter. We look forward to seeing meaningful improvements.

We had an upstairs neighbor with dogs and a kid- stomping any hour of the night and lost sleep regularly. We had to move units at one point at our own cost. In addition, when we asked for service on ant pest control, not only did it take over a week (even when I told them there were hundreds including in our beds biting us awake) nobody ever communicated when they would arrive. My wife had to leave the house with our toddler for two hours unplanned or risk losing the chance for pest control. As some have noted, there are some unprofessional workers (a minority are quite nice- usually maintenance or custodial) that seem unfit (Cameron for one). The hallway carpet is so gross for a new apartment and there are dog poop stains (I've had to avoid full turd loads on the floor left for multiple days). This is not luxury- this is overpriced. They did a good job marketing cheap living. Trying to get out as soon as possible. DO NOT MOVE HERE. EDIT: I found at least one 5 star review was by their own employee here in yelp. (Name and photo)

The units are well maintained with well thought out floor plans. The appliances are up to date and function exactly as expected: stove, oven, dishwasher, refrigerator-freeze and garbage disposal unit. Windows, to include the patio slider, all have intact screens in excellent condition. Fans function as expected and have wall controls. My first was a two-bedroom and it had a functional gas fireplace in the living room. Both units were clean with new or newer carpeting and fresh paint when I moved in. The community "rules and regs" are expected and sensible, and if you are moderately civilized they are transparent (they don't want you hanging your clothes on the patio and etc.) normal stuff. The amenities (pool, spa and work out area) are also clean and well maintained. The grounds are continuously maintained and picked up. Management and staff here are very responsive and have always gone out of their way to respond and address my very few concerns. My neighbors are friendly and I find the residents here engaging and respectful. Reading through some of the negative reviews suggests that the authors are either disgruntled or perhaps high maintenance in the extreme. My experience: A. No pests (Insects) EVER. B. Yes there are kids*, but they are pleasant and respectful. A few groups of them gather in the early afternoon to play and usually several sets of parents are close at hand visiting with each other and supervising. C. I only hear the sounds of happy people enjoying their lives. D. Once again, my encounters with management have been positive and my needs have alway been quickly met. All of the staff are courteous and friendly and competent. I have only had two maintenance issues, a garage door opener that failed -- it was complex, but the guys had it fixed in two days (they had to obtain parts from out of the area) -- the other problem was a minor plumbing issue that was addressed immediately and repaired correctly in less than 24 hours. E. Unlike many other places, there isn't a constant flow of "don'ts" from the management team in the form of fliers at your door or mailings. There is a residents only website with useful information, facility reservations, property updates and an easy portal to setup automatic rental payments. F. This is a very safe, quiet neighborhood. I have seen Folsom police cars here only twice in two years and neither were for a burglary. I am retired and am home a lot, and in my time here I've never witnessed any security concerns. BTW: I've never been "inspected" by management. Perhaps you seemed shady or something? We are very well situated: groceries are a stones throw away (one block) at the local Safeway. Old Town and commercial/shopping areas of central Folsom are all a short drive away. If you are looking for "big city" action, Sacramento is a quick 25 minutes away and if your don't know the area -- San Francisco is only 2 hours away, easy day trip. *As far as kids go, this has been pandemic time and Sandro Gallardo Elementary School (one of the top two in Folsom, with high national and state ratings) is maybe a half a block away. Local kids use the school play ground (with its basketball courts, play structures, soccer field +) as their local park, which is wonderful and convenient for them. There is also Amos P. Catlin Park, a very nice park within easy walking distance, with play area, picnic tables, covered pavilion, restrooms, bbq grills, volleyball courts, baseball and grass field. All things considered, my experience at Iron Point has been very pleasant and positive. A side note: Whenever I see reviews with a preponderance of five star ratings and a smattering of one star ratings - and not much in between, I am suspicious. Semi-off topic Social rant: the internet has influenced our culture in many ways and posting negative and hypercritical reviews seems to be a trend. Perhaps it is the "Starbucks Generation" phenom, where there is an expectation of Ritz Carlton service for a $5 drink? This trend may also provide the insecure with a means to express power and gain twisted sort of significance by affecting a "Royal" demeanor? Who knows?

It was only my boyfriend and I who lived here We noticed our smud bill was rising in June of 2023 out of nowhere and we were confused because we haven't started using any new appliances or devices so we asked Management to check our ac unit to see if there was anything wrong. The maintenance guy came back to us saying they checked it and nothing was wrong and to contact SMUD to see what was wrong. (NO REAL TECHNICIAN WAS CHECKING IT). So from June all the way to September when we moved out, our smud bills were over $300 sometimes $500. And within this timeframe smud has been in contact with us , checking every device appliance outlet that was got and they even told us that even if we left EVERY device or appliance on 24/7 it shouldn't be NEAR the amount we were paying. So again in August I reached out to management and they sent a REAL TECHNICIAN into our unit and saw that the ac unit was messed with causing the AC to wrack up all these bills. Now we have over $1000 in smud bills and management isn't doing anything about it to help. We've been in contact with Management since sempteber looking to find a solution to this. We even asked if they would so kindly reimburse us for the smud bills we had to pay. Nothing. If only they sent a real technician in the first time, we wouldn't be stuck with these bills that are INSANE Heather Kelsey all of them have not been of any help to our situation and just stopped communicating to us about this issue. I guess no one likes to follow the rules that's stated on the lease. The amenities looks dirty so don't even bother using it. I warn anyone wanting to live here or still live here to get out as soon as you are able to. As this place has been declining rapidly in so many ways. Maintenance is to be desirable if you want anything to be done in a timely matter or correctly, very unprofessional. Lots of other tenants seem to have similar issues. Notes on office door with complaints. Such as water heater exploding from old water heater to mold. I wouldn't be surprised if this complex has roaches and internal structure damage on the foundation. Do your homework and look at other review sites and not just this one. Even the sister property overlook has awful reviews. Do they not keep up with servicing these things and just wait for it to flood someone's apartment. Hopefully you are not downstairs as all your stuff will be ruined. The cons outweighs the pros on a massive scale. If you are looking to live Folsom look elsewhere as it is not worth it. Maybe that's why everyone doesn't stay long. Good Riddance!
