While this property is visually appealing and offers nice scenery, my experience living here was deeply concerning. During my time as a resident, I experienced what felt like targeted and unwelcoming behavior from both management and neighbors. As an African American woman, these interactions often came across as discriminatory and created an environment that felt uncomfortable and, at times, hostile. A home should be a place of peace and safety. Unfortunately, I did not consistently feel that here. Instead, I experienced stress, scrutiny, and a lack of support when concerns arose. i have lived here over 2 years as a single woman, 1 bedroom 1 bath, on second floor, it has high vaulted ceilings that makes it feel like a big hous. My neighbors always made me feel safe, fun community, with summer entertainment, repairs fixed within 24 hours. Walking trails, and dog parks too. I have lived here for 6 months now with my boyfriend and our dog + have been loving calling Lake Pointe home. Ruth and Alex were so patient and kind with any questions we had during the application and move in process. They also continue to help with any questions since being renters. Anytime we have needed maintenance help, we have gotten the help we needed in a reasonable time. Our microwave broke recently and they replaced it with a new one :) They do a lot of work to keep this complex very clean and up to date. The apartments are well ventilated and you can't tell what weather it is outside. We have stayed very warm during the winter not needing the heater on! Guest parking in the back of the complex is a bit tricker than the front. I do wish there was more guest parking in the back, but we have figured it out. The gym and pool area are kept up very well, but I do wish there was a squat rack or barbell for a more well rounded workout. But I really can't express how nice it has been living here, your needs will be met if you have realistic expectations. read more

We lived here for two years, and unfortunately, the experience was terrible. We lived on the ground floor and frequently complained about noisy neighbors. We never felt safe living there. We had a letter put on our door, and the upstairs neighbor nearly flooded our apartment. Some people can't keep it quiet and show their social status through their poor attitude. Although the apartment has granite countertops and stainless steel appliances, it can't make up for disrespectful neighbors. Folsom Auburn Road is very busy, and you'll constantly hear the noise. It's also impossible to keep the patio clea. it's always dusty, and leaves fall all the time. These tiny apartments are overpriced. If I could give you one piece of advice, RUN AS FAST AS YOU CAN! We just moved into Lake Pointe Apartments a couple of weeks ago and I wanted to share our experience so far, while still fresh in my mind. I scoured Yelp for reviews when we were looking so I wanted to help others out that might be looking for a new apartment. I'm hoping this is a comprehensive review and I'll update as we stay here and when we move out. We are moving back to the area and are looking for our forever home. We didn't want to rush the process so we decided to rent an apartment while we are looking. We could be here a few months or we could be here a year - time will tell. We had a few requirements, the primary being an actual garage for one of our cars. We have an assigned parking spot (carport), a garage and we also have a third vehicle and we have never had any problem finding a parking spot for it or for any guests that come to visit. We also wanted a quiet community. The complex is near Folsom Lake Crossing and you can hear traffic noise if the windows are open. When the windows are closed you can't hear a thing. We also like to sleep with the windows cracked open and the traffic noise quiets down enough at night that it has never been an issue. As for apartment living/shared walls type of noise; I have yet to hear ANYONE. Seriously - not a peep, not a television, not a footstep, not a vacuum cleaner running. We are in a new building, tucked way in the back that has less apartments than the other buildings, so that may contribute. It's a very peaceful complex. As for the apartment itself - as mentioned - it is in a newer building and everything was very clean and in great condition. There were a couple of discolored spots on one of the bathroom floors (looks like hair dye), some chipped paint on a door frame but other than that it is great shape. It must have been freshly painted when we moved in and I think the carpet might have been new as well. Couple of other pros - the bathrooms (two in our apt.) are very large, especially the hall/guest bathroom. Storage (except in the kitchen) is plentiful. The master bathroom has a huge floor to almost ceiling cupboard, lots of drawers space and a large under sink cupboard. There is a decent sized linen closet in the hallway. There is a built in shelf unit in the hallway that we are using as a pantry rather than for decor or books (which I think is the intended purpose). Rather than look at all my surplus ziplock bags I hung a curtain on a tension rod to hide everything. There is a washer and dryer behind doors in the hallway (just across from our pseudo pantry in the hall if you look at the pictures). The grounds are very pretty with lots of trees and green space. We haven't used the pool or the gym yet but they look well kept. Getting packages has been a very easy process both using their mailroom with lockers and having stuff delivered right to our door. Pets are allowed (we have two cats) and the dogs I've seen on walks with their people have all been leashed and well behaved and cleaned up after. The staff we have dealt with have been fabulous. I've dealt mostly with Alex in the leasing office and he has been very helpful and responsive. So has Rick, the leasing manager. We had two maintenance issues when we first moved in, the door knob was bit loose and a low battery in a smoke detector - and both issues were resolved very quickly and efficiently by the maintenance staff. The application/move in paperwork process was painless. The only thing I can say that is a little negative is the kitchen is small, and the kitchen cabinet storage space lacking. There was missed opportunity to take the wall cabinets all the way up to the ceiling in the kitchen. That would have provided much needed additional storage. The other is in the laundry closet, coat closet and the two bedroom closets. There are Elfa style wire shelves in all of them and they could easily accommodate another shelf above the existing one, doubling the shelf space in all of those closets. All in all, we are super pleased with Lake Pointe Apartments. read more

at Lakepointe for about 3-4 years and have seen management go through about 4 managers. If you're disabled and asking for "reasonable accommodation", good luck. Demmon Partners doesn't seem to have any clue how to treat you with the respect you deserve. Poor communication at the leasing office level and corporate level. When they don't want to help or if they can't figure out how to resolve an issue, they ignore residents by not returning phone calls and emails promptly, unless the phone call or email is beneficial for them, they'll ignore residents. A dog-friendly complex is a good idea in theory, but it has become a deterrent to living here due to excessive barking every day, unnecessary loud and disturbing construction for months on end, just to cut down beautiful trees and build an ugly area with fake turf for dogs that nobody actually uses. They could've spent money to beautify the property and make it more peaceful. Now we have an ugly chain-link fenced in area where there used to be trees and grass. They don't enforce the leash law and my neighbor's cat was mauled and put to sleep due to management negligence. Then they try to intimidate residents by sending emails saying that residents are responsible for others not following the leash law. After my neighbor's cat was mauled, management took months to even attempt to resolve the issue, but instead of solving the problem, they tried blaming all residents. And as far as I know, they never apologized to my neighbor about their cat. Want to walk on or sit on the grass? I don't recommend it. Why? Too many dogs peeing and pooping on the lawns. Most people pick up after their pets, who wants to walk in or sit on poopy urine-soaked grass? Want to bring your cat or small dog? Are you a parent with a young child? Not safe with large dogs everywhere. They spent money on building basketball courts; another amenity seldom used. They've cut down many beautiful trees in the past 12-18 months, added benches nobody uses, etc. They could've spent money to improve the things that actually matter, like the thin walls, which bring us to another ongoing issue: Management, to date, has mishandled noise issues, repeatedly. Several different managers in a short period of time have neglected to protect the quiet and respectful residents, in favor of the loud, inconsiderate and obnoxious residents. Staff have used vacant apartments to have parties, do their laundry and for sex between employees. The unit directly below us has been used by staff for the above purposes and who knows what else. We've heard staff gossiping about residents, which is illegal and unsafe. If another resident is making unnecessary noise, management tell you to 'call the office', even though they aren't successful at stopping the noise. They tell residents to 'call security', or the police if it's after hours, but they don't take into consideration that it's a huge challenge to keep things private that way, nor is it safe for residents to have to try and handle the issue. Why? Security usually want to come into your apartment to hear the noise, which makes it obvious you complained. The noisemakers may be dangerous. It's not appropriate to put the responsibility on the tenants. And, the walls here are paper-thin. We can hear conversations, and activities just about anywhere in our unit. Doesn't feel private. Staff don't seem to know how to handle things appropriately and have caused the following: a particular male resident harassing us in the parking lot at night, in addition to stalking behavior, ie following in the parking lot and harassment WITHIN the building: the noisemakers shouting obscenities at us, all of them congregating in the bathroom when we are bathing, and we've actually heard them speak personal information, even though we have never met them! worst apartment complex we've ever experienced. staff trying to gaslight you if you ask for anything: making 'you' statements. "You are ___." "Transparent"? How does management figure they're being transparent in communication when this happens?: You call the office. Manager answers. Conversation between you and manager. Or how about manager hanging up on you because you pointed out they're not supposed to be telling you anything personal about your neighbors? How is this transparent communication? Lease agreements are loosely followed, even more so when you have a tenant harassing you daily. We unfortunately got the worst neighbor possible, i mean this woman is a psychopath, being section 8 im not surprised by the types of people you get here. We basically got told sorry not sorry, cant do anything about this, and because it hadnt gotten to a violent stage yet, Folsom PD could not do anything either. Though this tenant violated basically everything in the lease agreement, Demmon Partners(LakePointe) legal team decided its not worth taking action on. I had a neighbor across the hall that lived in my unit prior and moved because of this same tenant below us. Other tenants even approached me with issues with this tenant, absolute trash of a human being, i should have heeded the warning signs with the trash piled up to her ceiling and junk in the patio when we looked at the place, not to mention the clear evidence of her hotboxing her apartment causing ours to reek. So we were left with 1 option, break lease a move out, this whole process to break lease and find a new place costed me nearly $10k, but honestly, worth it to get away from this place, no more false police reports(for racism, harassment, following her, trying to break in her home, etc.) just for walking in our home no more giving us the finger daily, no more block parties till 4am rattling our floor. TLDR - Stay away from this place and if you decide to stay here, stay away from building 3, trust me on this. But lets be real im sure there are other tenants similar, maybe just not as extreme. You would not expect this in Folsom, but youd be the same as renting in downtown Sac at low income housing. read more

I have been here 5 years and have witnessed on the one hand beautiful grounds but on the realistic side terrible management who always respond "there's nothing I can do" I walked the parking lot....half of it....over 12 out of registration cars....some look as if they lived in them. This place has degraded. They just lost Mike, maintenence,one of the greatest people of all. the new manager just rented the 2nd time heavy smokers below me. wake up in the morning smelling cigarette smoke. The tenant lets transient men stay overnight...7 in the last week and a half. ...all heavy smokers. This is a Smokers paradise..at least 2 other unit with smokers...no longer claim " Non-smoking " units even as stated in their lease. We are all looking and moving. read more

Thanks to Grady and Nikki and Ashley! Moved in a few months ago and have had a great time here so far. Dog facilities are always full and clean, they have a pretty good system for the gym and the pool (limited access due to covid). Maintenance Michael is also super quick, efficient and nice, so are our neighbors. We also love the bike path behind the property. And as per the previous reviews mentioning parking- they're putting in a bunch of new spots right now (scheduled to finish next month I think). First of all..they flavor people who live there. Certain people can do whatever they want and certain people cant..parking sucks and if u address a problem nothing happens. People can park in open spots for weeks and nothing happens and other gets notes on their car. Some people are allowed bbqs and some get notices to remove it or be evicted. Staff in the office are rude and screen their calls. Took 3 days to get a response to get a new microwave. They tell u to sign up for a covid program and then they screw u. If their was a issue with application or anything they dont communicate with u and if they give u a notice they say dont worry about it but in the end u get screwed. They dont follow what are in their contract. They say no smoking and people smoke everywhere and they dont clean up their mess after their dog. Not recommended at all. The Lake Pointe Apartments is an awesome place to live. I moved here a little over 9 months ago and rented my apartment from long distance. I saw a video of the grounds, but was pleasantly surprised when I arrived by how much BETTER it was than I expected! It's a really beautiful property,...surrounded by nature, within a several feet of the American River bike trail, newly landscaped and freshly painted. It's truly a lovely place to live. The people here, for the most part are friendly and warm. There is a real sense of community. The office managers are great! They are so nice and very responsive to any maintenance issues, etc. They do fun contests and holiday celebrations with prizes. They really go out of their way to make it fun. I'm very happy living here, and highly recommend Lake Pointe to anyone seeking a nice peaceful community. read more

Unfortunately I need to update my review again. This place was great the last two years. Management was wonderful, Nikki was on top of everything and very kind. Lately this place has become unsafe, there are people lingering around the area at night, some even doing drugs and coming to the dumpsters to dump trash and to rummage. These people are not residents either. Parking was recently re-done and they are letting those who had garages and no assigned parking space all of a sudden have parking spaces. I thought the whole point was to make more room not take away room because garages are considered assigned parking spaces according to the lease. When I moved in I asked if I could have a garage and a parking space and I was told no that the lease states either a garage or a carport and that people who have both were grandfathered in years ago. There is someone living here with inoperable car and motorcycle parts and using their garage as a place to conduct repairs that were now assigned a parking space. Another review from 6 months ago stated that they were given an assigned parking space and an assigned garage. What is going on? Why was I told differently if only one assigned parking (garage or carport) is not the case here? I myself did an oral request when I moved in to be moved to the closest parking space possible for my disabilities as a disabled veteran and now with new re assignments I've been put somewhere farther and harder for me to get to. I did fill out a new written reasonable accommodation request and am awaiting an accommodation which I understand is procedure. However, I find it odd that my first request went unnoticed and that I was moved whereas others are given an assigned parking space (even though their assigned space was their garage) closer than myself and right in front of their unit. Regional management is telling me that the people in the back deserve the front spaces so that's why myself and others living around me were moved farther. So why is it that people that live right next to me get a front space and a garage but everybody else gets pushed out and someone with a disability gets pushed out far as well? In the past when I used to live here in 2017, I had a garage and was told I couldn't park anywhere else but my garage. Not even an open space. In 2020 I was told I couldn't have a garage and a carport. Only one or the other like the lease states. Unless something has changed, I'm completely unaware and simply going off the lease. I'm not understanding why if parking is an issue they are giving out extra parking for people with only one vehicle, if they have garages to park them in. It takes away parking for those without garages, especially the closest parking to their units. The lease states garages aren't to be used as storage and I know most of them are. Especially since now some people have an extra parking space for their car. It just seems like double standards, and I'm truly and genuinely confused. Also, when I have addressed these issues with regional management I am being responded to in not a nice way. I'm sad to say that my happy days here seem to be over. It was great when the previous management was here, and my son and I adored the nature, the fun events, the kind management and wonderful Maintenence team. I wish that the hot tub would be fixed as well but it hasn't for a long time. I was looking forward to new amenities being built and to make more memories living here. We won the Halloween contest (1st place) 2 years in a row and it was so much fun! Sadly, I strongly feel this might be my last year as I don't feel comfortable living here anymore and may be searching for a new place to call home once my lease is up. Update Oct '19 This place is still bad actually even worse. A current tenant reached out and shared that there were mice in her unit and the office did nothing to fix the problem. Steer way clear of this place! We have lived at Lake Pointe Apartments for 6 years. For about 4.5 of those years our time here was wonderful. The last year and a half have been less than wonderful. We have been harrassed by the office manager and leasing team, been subject to unhealthy living conditions, and now our lease not being renewed because we complained to the City of Folsom, Code enforcement , and brought awareness of our issues to social media. The office manager attempted to provide a 3 day notice to us due to her friend living below us and their displeasure with living below us, a family with two small children. Upon receiving the notice we saught legal respresentaion and the manager was not only made to rescind the notice but recieved "coaching" from her superior on how to handle these matter moving forward. We eventually moved to a downstairs unit which we felt was better..... until the AC unit failed and the condensation from the unit failed to drain properly and cause carpets walls and outlets furniture to be ruined. Our unit was not habitable due to the necessary repairs that needed to be made and when we requested a hotel room be provided for our inconvience we were asked why we could stay with Family or friends! After a few choice words and again the threat of legal action they provided suitable accommodations. We have followed all rules agreed to in our lease. We recently recieved a notice informing us that they decided not to renew our lease. When asked why we were told they didn't have to provide a reason. So we will be moving, which has honestly become a blessing. We found a great apartment for the same amount of rent we are paying here. It's newer, and is actually worth the money we are paying to live in Folsom. Lake pointe apartments is over 30 years old and it shows. No amount of granite is going to cover the single paned window, silverfish infested, black mold having units they try to hide from perspective tenants. Several tenants are experiencing the same thing here and didn't realize it until I wrote a blog about this place. Tenant from past and current status have reached out. Terrible property, old, out dated, AC is extremely loud, room smells like chemicals (of course not when they show you the unit because they ventilate it ahead of time) - which I decided to bear with considering the location of the apartment is great and residents are are super nice. BIGGEST MISTAKE EVER. Their units are poorly designed and constructed. Walls are extremely thin. My bedroom wall is next to water pipe and whenever my neighbors (yes, all of them, up down left right front and back) use the toilet/shower/sink it makes fire hydrant noise in my bedroom. Right next to my bed. From 10 pm to 7 am constantly nonstop. I am awake 3 or 4 in the morning because of the stupid noises. I don't blame my neighbors - the units are one of the shittest I have stayed. Worse than the cheap ones. I paid $2165 per month for a one bedroom that's not even livable and management decided to not compensate me whatsoever, even though my apartment had maintenance issues right after I moved in and their maintenance guy admitted there are unbearable fire hydrant noises. Wow. This is ridiculous. There are so many nicer choices in the area. Save your $$ and don't even bother. read more

Lake Pointe Apartments is a hidden gem! It is in a prime location, and is surrounded by beauty! It is always clean, safe, and has great management. The community is very respectful towards their neighbors, kind, and keeps to themselves. Lake Pointe is pet-friendly and has AWESOME amenities. The gym is always clean, and the pool, BBQ & jacuzzi area is like a secret gateway. We have lived here for 5+ years, and will only move once we buy our own house. I feel safe letting my kids ride, walk, skate, and run around our community because I know it is safe! They talk to and know many people which is great, and it is a huge relief for a momma knowing I can let them go play outside! Just knowing my kids are safe here makes this place GREAT, and I'm extremely grateful for it. Management (Ruth & Alex) & all the staff (Mike &Jim) are AWESOME, communicate great, and are easy to talk to. They also always have candy, coffee, & dog treats in the office. We have lived here for about a year and have only had really positive experiences. Unfortunately, with COVID, we didn't get to take advantage of many of the amenities, but the location cannot be beat! Right on the trail with access right near our apartment. Our neighbors have been wonderful and we have found everyone at the complex super friendly. They did construction this last year and the buildings look amazing. Management was very communicative with all the work. The maintenance staff is super nice and prompt. We rarely had to call them, which was a good sign. The apartments have good storage, given the size of them, which is something we were happy about. Everyone has good control over their dogs and we never heard constant dog barking like at past apartments. People are also pretty good about picking up after their pets. The apartment has the same downfalls you get at any other apartment with the thin walls, etc., but welcome to apartment living. Our neighbors upstairs were super respectful about making sure they weren't too loud. Overall, this is probably the best apartment we have lived in with the location, garages, amenities and the big grassy lawn areas that spread the building out. We're sad to be leaving such a nice community. read more

This is a reply to Chris' response to my review about Lake Pointe. Thank you for your response. There was no miscommunication. There was misinformation, and there is an important distinction between the two. The communication related in my prior post, which was important in my decision to submit my application was verbal but was very clear. Unfortunately, I didn't work with Karen until after the application was submitted - nor was it made known Karen was apparently the final word for correct information. After the lease was drafted (by Karen) I was informed by reading its terms that the terms previously communicated - by someone Karen stated was new - were incorrect. They would therefore not be honored. Upon learning of the misinformation I was hesitant to proceed. Karen stated that if I withdrew my application I would forfeit my application fees. I found this insulting. Five days had passed - more than 72 hours - but that was the time it took Lake Pointe to review and approve my application and then provide the lease. During this period I repeatedly stayed in touch with Lake Pointe's staff to try to move the process along. I withdrew the application very quickly after learning of the misinformation. To accept fees based on false information, then keep the fees after the correct information is revealed, is very much a bait & switch tactic. It is fraud. I'm not going to sue Lake Pointe over $136.99 and five lost apartment shopping days. But on a larger scale, businesses get sued over this sort of conduct. Again, unethical. My experience gives you an opportunity to improve your training and your overall business practices. Further, my opinion of your business would have been greatly improved if I was simply offered an apology and a refund. By your own words, Lake Pointe's decision to retain my deposit (application fees) is a cause for frustration. You're being empathetic and saying, "Yeah, I'd be frustrated if that happened to me!" Instead, you chose to state a miscommunication occurred. That's simply not correct. Misinformation together with a lack of desire to make it right is what occurred. 9/26/2020 I am a seasonal resident at Lake Pointe and will be returning for the fourth consecutive year this November. The complex is well located for my business needs, and easy access to the American River bike path and other amenities make it perfect for my time spent in the Folsom area. During this year's application process, I had the pleasure of working with leasing agent Grady Jackson for the first time. His professionalism, knowledge and friendly demeanor made this year's process quick and easy. If I had a question about my upcoming rental, it didn't take long for Grady to provide me with an answer. My wife and I lived at Lake Pointe apartments for 4.5 years (from 2018 through 2022) and saw different office managers/agents come and go, so believe me I had plenty of time to get an impression about this place. First of all I want to point out that all my concerns are not about maintenance team, Michael and Jim are amazing, they were always helpful and went above and beyond to help with any property issues. The problem is people working in the leasing office: it doesn't matter if it's an office manager or assistant, they all don't care about you, from the moment you sign the lease agreement they stop being helpful, they stop listening and don't even try to solve any property-related problems. And it's getting worse and worse with every new office manager, they don't even try to be polite anymore, they get irritated simply because you come to their office and ask questions. They constantly make mistakes in documents and don't even think to apologies, they always promise you to do something and don't do it; you ask them again, they promise to work on your request again yet still don't do it, seems like on purpose. Almost all of them are incompetent and probably hate working in that office. The list of problems goes on, I will list just a few situations I was faced with throughout these years: - There was a major construction between 2019-2021. It was a disaster because they never knew for how long it would continue, what work and when to expect next and they never started work on the dates they promised. - There was a big nice tennis/basketball court used by many people until management decided to demolish it and build a parking lot instead. Despite the fact lots of people were against this and even signed a petition they still destroyed the sport court. Most parking spots they added are numbered and not available to everybody. - In 2020 my bike was stolen right from my patio and a few months later we had an incident with some guy masturbating right under our window. We filed a police report and when I asked management to install at least few security cameras they told me this is too expensive. At the same time they have 2 security cameras for one tiny gym. They don't care about your safety but they worry someone steals their gym equipment. - The last time we extended our lease agreement for 6 months, not 1 year as usual. First of all, the guy in the office sent me correct document only after I visited office and asked 3 times. 6 months later when we provided 30 days notice it turned out they still had incorrect record about lease period (1 year instead of actual 6 months) and therefore they expected me to pay 1 full month rent as a breaking fee. I asked them to correct it (we didn't owe any fees/charges) and deliver updated document but they didn't bother to do it (even though they promised) until my wife had to go to the office 3 times. - When we moved out a few months ago we cleaned our apartment very well (we even have photo and video proof), but still they charged us $225 for carpet and apartment cleaning, even though there is a clear rule in the agreement that they can't charge for a carpet if you live 2 years and more. We let Kristine Boston (current manager) know about this but she just started ignoring us and won't reply our emails. So from my experience the only thing they care is money, you are of no interest for them whatsoever. read more

My mother-in-law moved to this apartment about 6 months ago and she loves this place. Super friendly, respectful, and professional office management and maintenance staff. The apartment is well equipped and very good size. The location of Lake Pointe is perfect for us in proximity. Once we moved our mom to her apartment and inspected the place, we wanted to replace and repair a couple of things. Upon our request, the office sent a maintenance team to take care of it right away. Only good words come to mind when we think of Lake Pointe Apartments. We lived at Lake Pointe for about 9 months before moving elsewhere in Folsom. I'll list the pros and cons (keep in mind, we lived in the Driftwood model, so other types of their apartments have different layouts, locations, etc.): PROS: 1. Management is very nice and helpful. Maintenance is responsive and timely. We had very positive interactions with management! 2. They foster a sense of community with various events like wine-tasting, and festivities for the complex around the holidays. 3. We got almost all of our deposit back. Granted, we cleaned quite thoroughly, but were surprised that we received so much back. Pleasant surprise. 4. Gas stoves! Such a huge plus. 5. The grounds are well-kept and very green. We loved the different trees on the property. Lots of bees, birds, worms, etc. to indicate good soil condition and plenty of flowers, and so on. CONS: 1. The noise level from barking dogs. These apartments are small; not a great fit for large dogs especially, yet many of the tenants seem to have dogs. But this is true of most apartments that take dogs. 2. Our apartment was located near the strongly-chlorinated fountain. Also, we had a number of neighbors who smoked. Therefore, opening our windows meant cigarette smoke and chlorine smell was abundant. My husband's cough disappeared almost as soon as we moved. But I think this wouldn't be an issue since most of the apartments aren't as close to the fountain. 3. Sometimes the dogs were not on leashes. One large dog actually jumped on me while I was pregnant and nearly knocked me down. But then that could happen anywhere. 4. The space is SMALL! I mean really small. Not a great use of space. We didn't get much natural light flowing in. The vaulted ceiling is sort of a gimmick because it doesn't serve a purpose other than to give the illusion of a larger apartment. The cabinet space is silly because the cabinets are placed both too high and too low to be easily accessed. But the larger floor plan might be different I think. 5. Lots of cigarette smokers. This also occurs at the swimming pool. Incidentally, the swimming pool is NOT heated. 6. The way the windows and porch door are set up is not really conducive to looking out the windows. This was especially important to us because we have 2 cats and felt bad that there wasn't much of a view and that the windows are so high up. This isn't a make or break factor for us though. I recommend these apartments for either a single person or perhaps 2 people without pets or children. Otherwise, maybe opt for the larger model. We moved to a place with only slightly higher rent, yet has full sunlight, brand new appliances, a safe, relatively smoke-free community (including a smoke-free pool!), and is considerable larger in Folsom. Lake Pointe is not bad though and as I mentioned, the management is great! UPDATE: We have lived in a different, slightly more upscale apartment for nearly a year since moving out of Lake Pointe. We were just notified that when our lease expires in a few months, our already pricey apartment will be going up over $200 a month, (we are definitely moving). That did not happen at Lake Pointe. When our lease expired at Lake Pointe, the renewal rate didn't change much. Something to consider! read more

Lived here for about 2 years and we were very fond of this property. Both the office staff and maintenance staff were all very friendly, and always remembered both mine and my pups name. We were in the smallest unit available (about 670 sq ft), so while space was limited, the space was used wisely. We had a ton of storage space inside (lots of cabinets), which was awesome. The grounds are gorgeous and they do a great job at keeping it that way. You can tell they really take pride in their property. There is also a few paths that take you right to the American bike trail, and you could easily walk up to the lake if your up for it. The pool area was very nice, along with the club house (which you can borrow for free) and the workout room. Also had a tennis/basketball court. My family always referred to this as the "resort", as everything was kept up very nicely, and everything was always very clean. (They loved to visit the resort!) A few cons: Not a lot of parking. We were fortunate enough to be close to a decent amount of uncovered parking, but in some spots, if you get home late, your parking on the other side of the complex (which is still pretty small, but no one likes walking that far from your car to your home after a long day on your feet!). No hardwood/laminate options available. I have a dog, so one of the major reasons we decided to move was because we didn't want carpet anymore. Also, the carpet was installed very cheaply (no transition strips, vacuuming would cause it to come up, and start to come apart where the seams were). Not a lot of Windows, so you really don't get any natural light inside. They are in a spot where a few times (maybe only twice) a year, the entrance is blocked off due to events (usually on a weekend) which can be tough if you have a non-traditional M-F 9-5 job. Also, there were multiple times during my time there where they did construction, which would Limit the already limited parking spots. At one point we had to park on the other side of the street (which is Folsom Blvd, which is pretty busy). Overall, there are a few cons, but the property was very nice, and reasonably priced for this area. I do miss quite a few things about this property! read more

Great place to live. Until these 2 guys moved in beneath us. My floor constantly shakes things fall off the walls I have gone in and they said if it's not happening while we're here there is nothing we can do. Well isn't it your job to provide a good Living community... guess not. I will not be recommending this place. And I cannot wait to move out. read more

This is a hard review to write. Over the last 3 years there has been good an bad here. My wife and I realized today, once again being prisoners in our apartment, that it was time to share what its like to live here. Let's start with the positives. Ursula the office manager is helpful and kind. It would appear she is often stuck enforcing some stricter than necessary rules though. On more than one occasion my wife and I were surprised by rules around their rent acceptance systems and policies around rent. To be clear though, if you never have an emergency or are out of state, you will not experience those issues. I accept that they are not responsible for my emergency trips out of state, but wish they were a bit kinder. Overall though, as stated, the office manager is helpful, kind, and attentive. The apartment we rent was updated a bit right before we came in. Because of that, we received nice granite and a couple other small things that made it feel like a very fair price for the apartment. Parking is fair and we never have trouble with a spot :) Unfortunately, that is about all the positives. The annoyances range FAR higher. 1) Once a year, the company cares more about their coverage on the news than about the lives of their residents. You are held hostage in your apartment with all entrances and exits locked down due to the California International Marathon. Lakpointe even sends you a letter telling you to be on your best behavior because it's a national event! Makes me want to stand outside with a sign saying we are essentially captives! This was especially troubling one year when my wife fell ill and I couldn't run to the store for her. It is also why I decided to finally write this review and warn people... the run is tomorrow and we are trying to figure out how she will get to class. 2) Single pane windows. Not only is the apartment INCREDIBLY energy inefficient, but it is INCREDIBLY noisy. You will never have a day to sleep in EVER. The motorcycles, drag racing cars, lawn crew, etc are a CONSTANT barrage of noise. In addition to the energy bills and lack of sleep, it has made it so I cant work from home because of how unprofessional it sounds. 3) There are multiple maintenance employees. One, in particular, complains about your work tickets and shrugs of the requests for repair by implying you are whining about nothing. I won't go into further details because I don't want to get anyone in particular in trouble. I am sure they know they have the problem and will handle it as they see fit. Overall their biggest shortcoming seems to be that they dont listen to the voice of the customer. That sounds small, but it adds up in big ways. Even then, it can be a great place to live, there are just some major pitfalls that buyers should be aware of. read more

Huge shoutout to Jim Curr. Our washing machine decided to flood our hallway at about 8:30pm. Called after hours and Jim answered. He was here in less than 30 minutes and got to work immediately. Called a carpet tech and in under two hours we were ready for a good nights rest. Jim got the washer replaced the following day and did so without further disruption of our family life. Jim is always very kind and great person to talk football with even though he's a Seahawks fan. Thank you Jim for your quick response and resolution! read more
