I lived at The Falls at Willow Creek for a year and overall had a good experience. The location is definitely one of the highlights. It's central in Folsom, close to great trails, shopping, and everything you might need. The staff I interacted with were always helpful and professional. Adriana was wonderful when I first toured and signed my lease. She was friendly, knowledgeable, and made the whole move-in process easy. I didn't work with Trina or Danielle as much, but any time I did interact with the office team, they were polite and responsive. Overall, The Falls at Willow Creek offered a nice living experience during my time there, and I'm grateful to the staff who helped along the way. read more

Do not move in here. I have lived here for less than a month and I already regret ever signing a contract. When we moved in our stove and dishwasher both weren't working. They fixed the stove within a couple days but it took the maintenance people 3 appointments to fix the dishwasher. Then the smoke alarms started going off constantly. Cook food? Fire alarm. Turn on the stove? Fire alarm. Microwave something? Fire alarm. They then came and took the smoke alarms out because apparently they were after market and didn't even need to be there. Now our toilet has no water pressure and clogs after every flush. Maintenance has been great, they always call back quickly and show up quickly, but the fact that I paid $2000 this month for every appliance to be broken at some point is ridiculous. read more

This place had a lot mold. The windows sills had mold and all they did was paint over it. It was gross to live in those conditions for the price they charge. There are way better luxury apartments for the same price down the street. Only good thing about this apartment is the access to the trail and location. It's very close to target and little shops. I moved out last year and we left the place in good condition, cleaned up and yet they still billing us $400. The bill doesn't even say what it was for. For how much they kept raising our rent each year for the two years we were there, I feel like it's BS to keep coming at us for money. We all just trying to survive here! We paid $2600 a month for rent with no garage and they still have the audacity to charge once we are gone. SHADY place. They were charging us more for what they posted on their websites. So they are renting $300 lower to new tenants but taking money from their current tenants . Please SAVE your money and rent from other place if you can. I constantly got my carport parking spot stolen and reported it to office and they did nothing about it. The residents in these apartments don't tell their kids to be careful when riding their scooters or bikes. It was stressful driving in the parking lot. People wouldn't walk on the sidewalk. I now live in a REAL luxury apartment that comes with a garage, is gated and we pay $200 less than what Falls was charging us. read more

What can I say about this property the location amazing the trails convenient takes you throughout a lot of good areas in Folsom. At the beginning of our lease, we had a few unpleasant experiences . But once the community manager, Trina and the maintenance manager, Carlos got involved everything took a turn for the better Both Trina and Carlos developed a plan to ensure that our issues were resolved within a timely manner, and I'm going to say that they kept their word and resolved every single issue we had. At the very beginning, we loved our place and community... the service was a ok. With covid and all the main door would always be locked, super inconvenient but eventually like a few months ago they opened up. And yes if you are thinking that signing for 12m lease it's actually 13! Be aware. Also, there is a high chance you might encounter trouble getting your deposit back. Their response time is either very slow or never. Repairing kitchen appliance took a week! Just imagine living without a microwave, stove or fridge for a week just bcz they have to order a part. We've lived here for over a year and recently resigned a new lease for another year. This is the best apartment complex you could live at in my opinion. If there's a repair needed they will come out within 24 hours every time from what I've seen. Two pools and a spa. Basket ball court, tennis courts, the parking is always open around the complex. we moved into The Falls in January. this has been a temporary home waiting to move into our new home. it has been a wonderful experience. The Falls is quiet, clean, and everyone's friendly. there are plenty of places to walk our dog and the trail along WillowCreek is right there for easy access. Everything from contract setup to moving in was seamless. The workers always offer a smile as the work around the complex keeping it in beautiful condition. Our apartment has been lovely. They seem nice on the outside but if you have kids and they play outside the response... "it's bad for the asthetic" they say we have security... yeah only if you call them to come out for a specific reason, which takes 20-30 minutes. Easier to just call Folsom PD they come a lot quicker. The garages started to get broken into a lot!!! What did they do... put in an ammendment in saying they aren't responsible for anything in the garage and no one should put anything in the garages besides a car. Didn't fix the flimsy doors or bring security back to patrol. Tried to say Allied security didn't patrol anymore due to the pandemic, that was a total lie. Also when you move out they will penny pinch everything keeping your deposit and charging thousands on top of it if they think they can get away with it. They also are cheap on building materials. It was built in 2004, a few years later they had to tear down and rebuild all the cement stairs due to one set falling and killing an exchange student that was playing under it. Not a good place to live, run away now!! read more

If I could give negative stars I would do that. Beware of signing a 12 month lease and thinking it's 12 months. It's actually 13 months 13 payments. I have lived here for almost 2 years. I moved from a 1 bedroom to a 2 bedroom. The rooms are ok size they are not truly updated they just put some new paint on the cabinets and new doors and painted the counters. Some places have new flooring and it's ok but they put laminate in the bathroom and that's not good. The front office is very nice but they are getting a extra month out of you if you think it's a 12 month lease. They also decided to give some notice and then show my apartment to possible new tenets which is a absolute violation of my privacy. I never gave permission they just did it. And I was away at my fiancés so I didn't know until they had already done it read more

Best apartment my family has ever lived in. We've had some really bad experiences in the past, and didn't experience anything like that at The Falls. Apartment living can be difficult, but this place was by far the best. Management at this place is fantastic. They are responsive to concerns, and do their best to resolve issues quickly. If you live in an apartment, it's never perfect and things come up. It's rare to find apartment office staff that actually takes you seriously. Also, the manager has been there since the complex opened, so you won't deal with staff constantly changing. They plan events during the holidays and had weekly food trucks come out during the summer which was great. We found Brianna, Daniella, and Trina to be especially helpful and friendly! The complex itself is beautiful. Even though we didn't have an updated unit, it was still really nice. The floor plans are laid out great and they have a good amount of options. We considered moving to a larger unit after expanding our family, but ultimately decided on renting a home instead simply for what a home can provide vs an apartment. The complex feels very safe, parking is not much of an issue, and most neighbors are kind. It is definitely very family friendly! It's a smoke free complex, and they actually really enforce this which is excellent! The pools here are gorgeous, and never too crowded. We are definitely going to miss the pools. This is by far the most well maintained property I've ever seen. The landscaping is gorgeous and always well kept. They even keep up on cleaning up the dog droppings that some lazy neighbors leave behind. This place is perfect if you have dogs. It sits right up against a gorgeous trail, and there is lots of grass and walking areas in the complex itself. A dog park is right across the street as well! It's so convenient to have that when you don't have a backyard for dogs to run and play. If you are sensitive to noise, I'd recommend choosing a top floor. There are some units where the top floor is the third floor, and other units where the top floor is the second. Since it is a bit of an older complex, you can hear neighbors above. We had no issues with hearing anyone next door though. They do have quiet hours and are strict about those. The location in Folsom is great, close to lots of major shopping and grocery stores. Like I said, this is by far the nicest apartment we've ever lived in. I wouldn't hesitate to go back if we needed to live in an apartment again! read more

I've spent the past two years at The Falls and couldn't have asked for a better apartment complex. The units are spacious, well laid-out, and many have been renovated. The grounds are thoughtfully planned, the amenities (pool, gym, tennis court, and playground) are great, and there is green space all around, with numerous trees and pathways. The complex is right on the Willow Creek Trail - if you're active, you can't ask for a better location. Finally the staff here is great. They're friendly, respond to inquiries quickly, throw numerous events for the tenants throughout the year, and make sure the complex is clean and inviting at all times. There are a lot of complexes in Folsom right on the thoroughfares and I couldn't imagine living in any of them. If you're looking for a spot that's quieter, more picturesque, that still provides great units in a convenient location, you should look here. I'll be leaving The Falls soon to move into a house, but as far as complexes go, you can't go wrong here. I can't recommend The Falls highly enough. read more

Overall, I really like The Falls. The property is great, nice lounge and leasing office, nice pools, and all well maintained. Parking situation is great. Location in Folsom is awesome. The office staff is also super nice and friendly and helpful (not sure what the other reviews are talking about). The apartments inside are also quite nice. I've had several times where I've had to request maintenance and there was only 1 time where I had to follow up with them, otherwise they were able to come by the next day or even the day I submitted the request. The community also feels very safe. If I had a few complaints they'd be: when we moved in we wished that the apartment was cleaner (the carpet had previous stains on it, which woulda been nice if they had just replaced the carpet, and there were some areas that needed cleaning that I even decided to just vacuum and wipe down some dusty or grimy surfaces), and my only other complaint would be that the gym leaves a lot to be desired (only a few machines for such a large complex, and the machines are a little dated, and only one weight bench and only three weight machines, so a larger or updated gym would be nice.) Overall, I recommend The Falls! read more

This place is such a joke. When we first moved in we were super impressed with the location but that quickly faded. The office and manager are completely useless. We signed a 12 month lease but they're trying to charge us for 13 months. The carpets were dirty upon move in (which we noted) and now they're saying we have to pay for the "dirty carpets". There is a complete psycho living above us and whenever we've called the front about it nothing happens. They say they are pet friendly but after paying a huge pet deposit we weren't allowed to leave our dog in the apartment alone. There's never any parking so don't bother if you are a more than one car household. If you're ok with crappy management and awful neighbors, this is the place for you! read more

I moved here about a year ago, I was very stressed about moving as I loved my previous place but had to relocate for work. I looked all over and this community really stood out to me, from day one the grounds were well kept and management and maintenance are always so friendly and attentive. I've been so happy living here and I am not easy to please lol! The interiors are spacious with great upgrades and it's location is perfect with parks and restaurants near by. The main reason I chose this community is because of the staff, I felt they genuinely care for their residents and thats HUGE as I have seen friends move in places where staff did not. Lived here for 2 years, was drawn by the great location and seemingly updated & clean complex. Don't let it fool you, the craftsmanship is shotty and the cockroaches and other pests are quick to make an appearance after you've agreed to pay $2000/month to live there. Management will put your mind at ease by telling you it will be a week or so before they can get anyone to look into the roach issue.... I could never get the apartment clean enough, having smells of a previous owner linger and their nail polish stains on the carpet greet me each day. The bathtubs had pink mildew and the toilets we're disgusting despite vigorously cleaning them each weekend. Not to worry, the complex charged me my entire deposit + some for a "deep cleaning, partial paint, and carpet cleaning" upon move out. What a joke. Typical big box rental for you. The location is great, that is about the only thing. They also increased rent by $150 a month after the first year. Be patient and save your money, there are far better options out there! read more

This place is amazing! I have lived here for about a year and a half and have a no complaints whatsoever. The office ladies are the best! They make you feel like you are right where you belong. Adrianna assisted me with the move in and was so awesome! Daniela and Trina are amazing as well! They are so easy to work with and make it such a delightful experience to live here. I have had a few things that needed to be fixed and Carlos is always right on top of everything! I have never had to wait very long at all for anything to be fixed. Calling out to the upper management @falls! I live in this community and went for a brief vacation. My car was parked in an open spot and the leasing office called the most expensive towing company and got my car towed. The leasing office should have atleast made an effort to inform the people around the parking spot. Now I am left with a hefty bill from towing company and the leasing office people are not ready to help even a little bit. This is a huge inconvenience for any residence who parks the car in his/her own community safely only to realize that the car has been towed in a few days. read more

Managenent is terrible. They should be fired. They charged us for paint touch ups for paint that was messed up when we moved in. They also charged us more for something they said was fine during the last inspection with the maintenance guy which they didn't even show up to their own appointment we had to sign on a contract for. It was scheduled for 2:30 and I called asking about it and they had no clue there was appointment and asked if they could come at 4:30. I said no because that's not our scheduled time and I had to wait for the guy who was over 20 minutes late. I learned a lot about the to do's and do not's from this terrible experience because they will try and fuck you. They mailed our final check to our address at the apartment we just moved out of claiming we didn't have a final address. Well soon as they told us at the very beginning before they did all that we have video proof of us dropping off our keys and letter with the address on it. Like it doesn't take very much Common sense to realize we would never receive it. My girlfriend had called and they said it could take 21 days to receive the check and info about what they charged which they said that on the 21st day and we still had no check because they didn't even bother being professionals and call us when they have our numbers but instead put our check in a mailbox we would never receive it in because we no longer live there and turned all our keys into them when they had our forwarding address. They have no problem calling us when they need something. Then they told us to come get the check but my girlfriend worked all during their hours and I was sick with Covid. I had to go get it while I was dying with Covid because they are super unprofessional and wouldn't mail it. The whole ordeal was a shit show. I thought Trina the property manager was super nice and friendly but true colors came out of the whole staff. I would rather live in my truck then ever give them my money again. For the cost of rent they charge the apartments are not nice. There was spots all over the wall from day 1. Our ceiling light was hanging by one bolt. All our plugs didn't work and everything would just fall out of them. Our toilet was broken. Carpets had marks on them. I will make sure in the future I document every single thing because they people are scam artists and will try to make any money off you they can. 10/10 do not recommend. read more

Most ridiculous experience ever. Staff is most unhelpful during all the situations and are very rude. Dont fall for their trap for 100 bucks. Go find another place. They will try to charge you for extra month while moving out and will try to charge you unnecessary fees like paint and cleanliness. There are lot of great reviews regarding the community by Sara and Zoey and they are on point. I read their reviews and had same experience. Their maintenance staff took 4 months to repair a small thing and still it was not done properly as budget committee did not approve it for whatever reason. Staff is ridiculous and rude as well. Good luck at move out! The place is not updated, and you pay outrageous prices simply for location. They keep your deposit and charge you for whatever they can, and accuse you of "not cleaning whatsoever at move-out". Tried to charge me over $200 for a "paint touch up" and when I told them I wouldn't pay it and would go to Department of Housing if I was wrongly charged, they so generously then only charged me a whopping $8 on top of my $500 deposit they kept. Poor management and customer service, very disappointed. read more

Pros: Affordable - The rent was relatively affordable for Folsom. The amount increased a small bit when our lease went up, but the increase was minimal. The deposit upon move in is also affordable, but know that you will likely not get much back, if any, upon move out. Quiet - I guess like any apartment, it depends on your neighbors, but for us, we felt it was a very quiet place to live. Atmosphere - There will be some cons here too, but the pros are that there are really nice tall trees all around and a nature trail, etc. Maintenance - Excellent maintenance. Always fast, easy booking maintenance appointments online. They were very respectful of the fact that I had a baby at home and had to only book appointments around naps. They always fixed things quickly and efficiently and they were very kind. Staff - I mainly refer to Trina here, who was incredibly helpful. She is an amazing manager! Parking - There is almost always extra parking for additional cars. You have one reserved and then additional parking can be found everywhere. Cons: Snakes - This isn't the fault of the apartment. It's just Folsom life, but we saw 2 rattlesnakes in a 10 month period while living there. Do NOT let your children roam in the grass (especially tall grass) or pick up rocks. There was a baby rattlesnake on our porch (those are worse than the adults) and an adult rattlesnake jumped out of a bush right in front of the baby stroller. Knowing the snake issue, I can't figure why they have bushes all lined along the narrow paths to walk since that's where snakes hide out when it's hot, so I fault the apartments for not considering the landscaping, but obviously not the apartment's fault for snakes in the location. Mold - The carpet was often wet in the bedrooms. They had caulked over mold as we discovered when cleaning the bathtub and some of the caulking came off, to reveal black mold everywhere. The window sills get moldy fast. Small - The living room is small. This was our 3rd apartment in Folsom. It has an incredibly small living room. Bugs - Large spiders and pincer bugs/earwigs everywhere. Literally we had pincer bugs crawling all over our ceiling. But maintenance did address any pest issues. Once they sprayed outside, then that pretty much fixed the spider issue. Move in carpet - When we moved in, there were fleas and pieces of cat food on the carpeting in various areas. The carpet was in fair to poor condition. This was actually okay for us since we had a baby/toddler and figured things could get messy. But then when we moved out, they charged us for cleaning the carpet. This means the carpet wasn't replaced. So all of that mold/dampness beneath the carpet and the cat food upon move in and who knows what else wasn't addressed. But I'm also thinking this is typical for rental properties. Limited play areas - There is a small playground that is generally festooned with children running everywhere. Other than that, there is nowhere to play. Unfortunately, this is a Folsom problem; not exclusive to the apartments. And no great park to walk to for little kids in close proximity. The closest is if you walk toward Oak Ave. cross to N. Lexington, and then go to Castle Park or something. As I mentioned before, there are snakes on the property, so children really shouldn't be playing in tall grass. Overall, I recommend if you are looking for a short stay. Long term, you are likely to get frustrated with certain aspects. But not bad. :) read more

My family lived here for 4.5 months during 2020. We loved it! Our apartment was clean upon arrival, updated inside, and plenty of guest parking. The grounds are lush and green with 2 pools, a small playground, and nice amenities. You are located right next to the beautiful Willow Creek trail which was perfect for our daily walks, bike rides, and scooter rides. At the Falls you are close to everything, yet it is quiet and peaceful. The office staff was really nice and the maintenance workers responded quickly to any requests. I highly recommend The Falls Apartments. My one suggestion would be that upon moving in, put in a maintenance request to have the furnace filter replaced. It should be done every couple of months to improve air quality and ours was pretty dirty. Some people don't think of this, so not a criticism- just a tip! read more

I lived at the Falls at Willow Creek for a couple of years and then moved to the Legends at Willow Creek to downsize. I am in my third year here at the Legends. The reason I am writing today is that I would like to compliment the entire staff at both the Falls and at the Legends. Both communities are owned by same company and managed by same Manager Trina. My experience has been very good here so when my son talked to me about moving into an apt. I told him to come here and try one of these apts. He chose to move into the Falls at Willow Creek, ironically the same floor plan I had when I was at the Falls. I went to visit to see his new apt. and saw that he was really happy with the service he received. His apt. was spotless, new carpet, new paint (even on the deck). He needed to get into something right away and he was able to get something in three days. He received super service from the office staff and had many good things to say about Trina the manager, Daniella, Nadine and the maintenance staff. He is extremely happy with everyone that he worked with and is looking forward to living there. The amenities are great: two pools one larger pool that has music playing with two bbqs for tenants to use, basketball court, playground, and huge grounds with plenty of places for kids to run and play. All this and it backs up to the bike trails, his kids can come visit me as the trails connect to the Legends as well. Add to this the dog park, skate park, and bike riding park across the street. A great location with plenty of things to keep his kids occupied. I have been very happy with the office staff, management and the maintenance crew. I find that whenever I have needed help it is given in a timely manner, the maintenance crew will do everything they can to make sure things are taken care of. I too have worked with Nadine, Daniella, Trina and others and have always had a good experience. They are all friendly and willing to help. Their apts. are very clean. When moving in it looks brand new again. I would recommend both of these communities to anyone looking for a great place to live. read more

I am currently the resident of The Falls at willow creek. The place is awesome with great staff. Leasing office people are always available to help us out. I am impressed with the way the Manager (Ms Trina) helped whenever I am in need. She is always trying to help the residents to be happy in all possible ways. Would certainly refer this community to my friends in future. Maintenance team was excellent. Mr TJ helped me out in solving a maintenance issue in my apartment even after office hours.
