Great place to live! Safe Neighbourhood, beautiful buildings affordable prices, great amenities, good parking, and maintenance request were handled quickly. The only thing I have to say is don't even bother cleaning your apartment when you move out and just let them take it out of the security deposit. My wife and I worked hard to clean our apartment and followed everything they said during the pre-move out inspection and they only returned $50 out of our entire $500 deposit due to "$250 carpet cleaning" and a $200 sewage bill that was way higher than any we received while there. Just let them clean it for you and don't go through all that work, you won't get your money back anyway. read more

When I first came to The Fairmont at WillowCreek they were nice. Once I decided to sign a lease here, which took forever things changed. I never once spoke with the manager , only Brian. There was so much emails going back and forth just to sign one lease. The property itself: Mail is usually lost. I've had my mail delivered to other people's mail boxes Package room is a complete mess. It's also been broken into very recently The gym is small, dirty and smells Pool is broken down quite often especially in the summer. The dog park is muddy, smells, is dirty, and not well kept. The grounds use to have nice trees until recently when they came and cut them all down with no notice. Dog crap is all over the grassy areas as we have very lazy residents Trash overflows in the dumpsters Homeless follow residents onto our property from the trails. The apartments themselves are old and outdated. Appliances are old and not energy efficient. The walls are very thin and you can hear everything from your neighbors (TV, doors slamming, TV, etc) Some neighbors are more rude and louder than others People on the property smoke cigarettes and pot , so be prepared to smell that if you have your windows opened. Maintenance is great here. That is one good thing!! Careful what you say to management as they have a problem keeping your privacy here or solving any problems if any arise. read more

The setting along Willow Creek, the convenient location to all things in Folsom, the leasing staff, and the amazing maintenance crew all have been top-notch and quickly responsive to my questions and/or problems. It's with a heavy heart that I write this review after 3 wonderful years at Fairmont at Willow Creek. I purchased a condo, and that's the only reason I moved. The staff and maintenance crew are exceptional. I had a very nice one bedroom A2, Havasu apartment on the 3rd fl. (oooh the 39 steps when moving), but it was worth it. Everyone, including the neighbors; kind and considerate. The leasing staff went out of their way to ensure maintenance issues were addressed timely, the grounds kept in shape and address issues when they arose. I'm grateful for the opportunity to buy, but had the opportunity not presented itself, I would have stayed on. Kudos to the entire Fairmont at Willow Creek staff (Carrie, Lacey, & Cherlyn), maintenance (Randy, Cory, & Thomas), and gardeners. I miss you already! My husband and I lived at the Fairmont for one year. Overall, we enjoyed our time here, minus the odd complaint or two. SPACE // Our apartment was a 2bd/2ba corner unit on the first floor near the pool and leasing office. We had about 1,000 sq ft to work with, and that seems insane given the same amount of rent pays for a tiny 1bd/1ba anywhere else in California. AMENITIES // The complex is great for pet-owners and small families. There is a small dog park and play apparatus on site, plus a full-sized pool, hot tub, and gym. They also provide a locked package delivery room. CLEANLINESS // For the most part, the general premises were well-maintained. The foliage on site is kept pretty pristine, the buildings are routinely power washed, and all the paint gets retouched. Given how pet-friendly the complex is, there is never any poop laying around or anything like that. However, towards the end of our stay there, there was more clutter in the walkways and random pieces of tape hanging off stairwells after painting or some other maintenance work took place. The package room was also an absolute mess; it's a miracle we ever found our packages in there. STAFF // The maintenance staff is absolutely phenomenal. They were always quick to respond, respectful of our preferences (e.g., covering their shoes, masking up), and got the job done. The leasing staff... not so much. It always took multiple voicemails and/or emails before they would get back to us. When we did get in contact with them, their default state of being was just hostile. For example, the leasing office once sent us this aggressive email about how we were in breach of our lease agreement and that we needed to provide proof of our insurance policy. We were baffled because we always had renter's insurance while we lived there... Our policy identifies the management company by name as an additional interest. We obviously sent over the declaration pages as soon as we could, but the tone of their message was just so unexpected. LOCATION // Fairmont is located close to multiple K-12 schools, a community college, Costco, most major grocery stores, outlet stores, parks, etc. By "close to," I mean like less than a 10-15 minute drive. Historic Folsom is a 10 minute drive away. If you love suburbia, the location of this complex is *chef's kiss* So, in summary, a good place to live overall. I recommend getting chummy with the maintenance staff and taking advantage of the beautiful trails that run along the back of the complex. read more

I've lived in the Fairmont at Willow Creek Apartments for almost five years. The apartment complex is great and so is the management. The grounds are always kept clean, well groomed, beautiful pool, spa, and gym, always clean. It's a quiet complex, no Riff Raff, a safe quiet place along with a great location in Folsom. There's a bike trail and wildlife preserve right next to the complex. I can't say enough about how great of a place it is! Hope to be living here at least another five years or more! read more

I lived at the Fairmont for a little less than two years. Likes were: -- Dog park -- Prompt maintenance service -- Pool is really nice and maintenance did a good job landscaping. Dislikes were: -- Often found dog poops on the grass areas and other areas of property. -- When it was over 100 degrees outside you had to walk 1/2 block to pick up packages in a secured mail room. The room was always in disarray and it was difficult to find your packages. -- Apartment had really cheap windows that never closed properly. One year when fires were bad we had smoke in our apartment. We could also smell bad odors when people walked their dogs in the morning and they urinated on the grass area below our apartment. -- Nearby neighbors slammed their doors and it shook the entire apartment. -- The leasing staff were difficult to reach and you had to leave multiple voicemails and emails before reaching someone. -- Our garage was broken into and aside from an apology, nothing was really done by the complex. They took over $1,000 worth of items. -- Finally when we moved out someone that worked at the apartment came to do a final inspection and his first comments were, how long have you lived here, everything seems pretty clean. And then when we moved out we were charged for every scuff and scratch on the wall, partial replacement of carpet, and full cleaning fee. So out deposit was diminished and we were charged over $300 for other expenses. Overall, the apartment served our needs, but it wasn't worth $1700 (and now checking online the same apartment is renting for almost $2100), not worth it in my opinion. read more

I have been living at this complex for the past 10 years, and I must say that I have enjoyed it. Yes, the complex is well maintained, our maintenance staff are always making sure that not only the units are properly maintained, but they are constantly making sure there isn't a piece of trash on the grounds. The main reason I have been completely satisfied with living here is because of the staff. Whenever I see the manager ( Carrie Shaw ) she always " hi Eric", that is awesome that she remembers my name... it's been that way since I first moved in... that's important to me... makes me feel like... family. My girlfriend and I have lived in these apartments for about 2 years and have had a great experience! From the beginning, Lacey made our experience very easy from the initial tour to signing our lease to any additional items we had while living here. The front office staff have been remarkable throughout our stay. They are always prompt in their replies and do their best to meet the needs of their residents. The grounds are always incredibly well maintained and clean. Because there is so much landscaping to keep up, the crew is out a couple times a week with their tools trimming trees, clearing the walkways, and mowing the grass. It can be a bit noisy but that's just part of apartment living. The pool area and fitness area are well maintained as well and are excellent amenities. Neither are generally very busy at any given time. The pool area has several tables with chairs, a couple propane grills, lots of lounge chairs, and a couple cabanas with sofas. I have never had an issue with finding a place to set up and relax. The folks that live here are generally very friendly and respectful. We have had a couple issue with neighbors during our stay here with excessive noise but we have informed the front office and they promptly send out reminders regarding quiet hours and general neighbor consideration. A fair amount of people do own dogs here as there is a small dog park at the east edge of the property. People are generally nice and make conversation with you while letting you pet their dogs. The interior of our unit was great as well. We only submitted a couple service requests and the maintenance team came out the following day or day after at the latest. I personally like the slightly taller-than-standard ceilings (9 ft). It makes the space feel bigger. Our particular unit had a smaller kitchen and the sink was shallow but that is really my only complaint. Overall, I would recommend these apartments to anyone looking in the Folsom area! read more

At the time that my husband Graham and I were looking for a place to live, there was a few apartment homes that we had in mind. Overall, The Fairmont offered the best for the cost. The cost ranges all around the same in the city of Folsom- but what made this place different was the layout and the hardwood floors. I don't know about everyone, but hardware floors make a huge difference. The two bedroom- two bath had large walk in closets in each bedroom. Lots of shelving in those closets. The rooms were decent in size. Lots of windows- great for natural light and if you have indoor plants. The dinning area blends to the living room. Lots of space for large pieces of furniture. The kitchen had all electrical amenities: dishwasher, microwave, and oven/stove. Lots of kitchen storage. One of the best features was the closed in washer and dryer within the unit. It worked great and was extra convenient. A sliding glass door leads to the patio offers a cool place for hanging out. The overall appearance is modern, updated, and very new. We lived in unit 412 and only had one issue with the microwave, but there is a very awesome 24 hour hotline for maintenance and they fixed it immediately. Maintenance was always super helpful and super friendly. They are always working very hard. Big shout out to: CORY! The office team was always great and supportive. *On a side note, given the times, this is one of the only apartment complexes that have allowed for special hour swimming pool options. *And there is a great mailroom- very secure for all your deliveries. I do not have enough words to express how much I love this place. My husband and I have truly enjoyed our time here. We are only leaving because we bought a house! Everything at fairmont willow creek is amazing. We have been here about a year and a half now and my only complaints are the people above us stomp like CRAZY. They have gotten progressively louder but that's part of apartment living!! When I was looking for a place, I met with Lacey to view the apartments. I immediately noticed her customer service and warm personality and to be honest... She was the reason we signed the first lease because she made it feel "right"! All of the ladies in the office are so sweet and it is like having close neighbors! They are all amazing and make an effort to get to know you and your family. The maintenance guys are just as fabulous! We have only had a couple issues, and the issues were handled immediately and to perfection. Corey was here right away to save the day! Corey is very nice and hard working, always offers greetings when you see him. The complex is gorgeous and quiet and VERY well kept up. The floor plans are very spacious even if you want something cozy to something a little larger! It isn't cheap but you are in Folsom paying for what you get! 10/10 would recommend! read more

My husband and I are so grateful we found this place! Shauna and staff were fantastic, responsive, welcoming, and very supportive during every step of our leasing experience and continue to do so with care. Our unit was super-clean, freshly painted with new carpet, appliances, and nice finishes. Amenities and beautifully landscaped grounds around the property are well-maintained weekly. The community is quiet, safe, and well-lit after sunset. The Dog Park, playgrounds, and nearby trails are a huge plus. The maintenance crew accommodated our service call within a day after submitting a request for a minor query. We obtained a garage and a carport for our vehicles quickly upon move-in. Hi again, I was reading some of the other reviews about noise from adjoining apartments. I've been living here for over 13 years. I have never heard any noise inside my apartment from neighbors with the exception of some light tapping which sounds like someone is tapping on a wall to hang a picture or something. I am a resident here more than 3 years now. It is the safest community in Folsom area. I highly recommend this place for new comers in Folsom. The rooms are very spacious and lot of light and air inside. Any minor issues I have had has always been addressed right away, very promptly. Special mention in the office would be Lacey and Cherelyn. Few weeks back I was in the office with my daughter and she got hurt playing outside. Lacey went out of the way to make her feel better and also provided everything needed to take care her bruise. I cannot thank her enough. She is just amazing. My husband lived there for 8 years and I lived there for a year. The customer service at the front office is usually really good. We had horrible neighbors above us but that can happen anywhere. There is very little storage in these apartments. The walls are thin and you can hear bits on neighbors conversations, having sex, TV, snoring, and the upstairs neighbors unless they tip-toe are pretty loud. The buildings need external maintenance but that seems to be less of a priority than upgrading the vacant units. Very corporate in the operations of the building and how they treat the residents. If corporate says no or this is the way then that's it. Average rent increases range from 50-150 and can be even more if you do not sign a year lease or if you moved in on a special. Though dog friendly they have Restricted breeds: Pit Bulls, Chow Chows, Doberman pinscher, Rotweiler, German Shephers & Presa Canario - NO MIXES EITHER read more

At the end of the day it cost money to live in a beautiful city like Folsom. If you are going to invest your hard earned money in a rental location this is hands down the best spot. The front office ladies Carrie and Lacey are out of this world. Ryan who handles the property issues is by far the greatest asset to this complex. Imagine putting in a request Saturday night and thinking since they are closed he should get to it by end of Monday or Tuesday nope not in his book. We needed a place to stay temporarily while our house was being built. The grounds are beautiful. The trail even better, lots of wildlife. The apartment was perfect for the months we were there. Carrie, Cherilyn and Lacey are the best. They made the moving in and out seamless. We weren't able to have an exact move out date. The pool and dog park are great. They will take advantage of you when you move out!!! I paid the $80 deposit instead of the full deposit and that is a scam because they do not credit you that back upon moving out. They said it was the cleanest apartment they have seen for someone who held residency there for 4 years but still charged me for brand new carpet with the reasoning of "pet stains" but no pet ever entered the apartment as I am ALLERGIC!!!! Level of standards for attendants has dropped dramatically and staff is unprofessional. Location is great but I would definitely recommend The Falls or Legends over this place. read more

The customer service is very good when dealing with NON-managers. HOWEVER, when interfacing with the manager your dealing with a woman on a HUGE power trip. Never ever has a woman been so rude and YELLED at me for a simple question "how much is month-to-month rent?". She repeatedly REFUSED to answer my simple yet important question. Amazing she got the manager position and keeps it, very stupid management company. Agree with other posts about lack of cleanliness of carpets (you can move into dirty apartment they say has been "cleaned" AND they'll charge you to clean it when you move out. As far as i like the location of the community, hate the fact we got to put up here for almost an year before we moved out. I have lived in many communities for almost 10+ years now never in my life i have to face such a rude office staff. I don't know from where in the world they learn such attitude and rude behavior..Cant say if this is showcased only to certain set of resident based on their race? way they treat you feels like you are an uninvited guest staying in their property with no rent. Paying $2k for an apartment build with poor floor plan, no natural lighting or proper ventilation, thin walls, outdated kitchen appliances...Above all, you can literally hear when neighbor opens and close the cabinet, walks around in middle of the night etc. We never had peace of mind during our stay here. I would definitely not recommend any of my friends or office colleagues . Good luck for those who are still trying to put up with this for the period of the lease agreement. read more

Lived here for almost a year. Overpriced. You get horrible loud maintenance every other morning non-stop all day basically just blowing a leaf dryer stupidly. They have done nothing about the unstable Stairs just put up some cheap wooden construction like post that make they whole complex ugly and annoying. The park has been under construction for over a month basically just taped around with caution tape with no progress whatsoever. Would not recommend renting. read more

We only had the pleasure to live at the Fairmont for 6 months due to a job relocation. The stay was great. No issues. One small leak - maintenance man was there within an hour. The grounds were extremely clean and all the staff very friendly. I especially think Lacey in the office is great. She was our point of contact and helped us lease an apartment without viewing the apartment or area. She waited after hours to help us get moved in when we first arrived in Folsom so we would not need another hotel room. The little events they have are pretty cool too even though we only made it to one. The area was safe as well. read more
