We purchased our home from Taylor Morrison in 2020. In 2024, we began experiencing plumbing issues, which initially seemed minor and were temporarily resolved by a plumber. Unfortunately, in 2025, we experienced a major sewage backup in our kitchen sink. Another plumber had to investigate further by going under our house, and ultimately determined that the issue likely stemmed from a construction defect--not normal settling or wear and tear. We were advised to contact the builder, but getting in touch with someone at Taylor Morrison was extremely difficult and required persistent follow-up. Eventually, they did agree to cover the cost of replacing the main sewer line, which confirmed that the issue was due to poor construction. However, we were still left with over $5,000 in out-of-pocket expenses just to diagnose the problem -- not to mention the fact that we couldn't use our kitchen sink for over a month while waiting for the builder to act and coordinate a vendor. This situation should never have occurred with a new home. It's unacceptable that we had to bear the burden of cost, time, and inconvenience due to the builder's construction error. We were more than patient throughout the process, but the lack of accountability and customer service was extremely disappointing. I signed a contract in June, but THEIR lender demanded: Higher insurance deductible , or extra cash to buy down rates to approve my final loan. When I refused (financing contingency), they kept my $5K deposit--even though the home is now back in market priced higher than it was and will sell to someone else who will pay the deposit again to them. Their 'final' denial emails including Tom Cawthon's email admit no losses to them. TREC/DTPA complaints are pending. Good luck if you need something fixed under warranty. They cut corners. Also, they build the absolute worst fences and landscaping which is conveniently not under warranty. Our fence got a hole not even a month after we closed, and there it still stands a year later after they said it would be fixed as a courtesy because it was 100% their fault. I submitted a warranty ticket to fix our back door which was not installed properly. There was a gap at the top and it hit the side when closing. They fixed it, but now there is an even BIGGER gap in the bottom letting all of our heat out during the cold front. They said it's classified as "homeowner maintenance" because my warranty ended two days ago. This is a DIRECT result from the first warranty ticket that was resolved literally five days ago! We were told they were building a new home. Embarrassed to have people visit. It's worth maybe $87,000.00. We paid 1/2 Million for this piece of poop. Many promises but not kept. Embarrassed to have people over. Cabinet's are thin and grains do not match on even one door. Cabinets TOPS in master bath have chips, they will not repair or replace. Paint with water paint and watered down. Appliances are the cheapest money can buy. The warranty people are nice but obviously primed to say no. The original walk through was not complete. He checked the paint only and put blue tape everywhere. The people are nice, Jake and Bob but other than that this house is a factory second through and through. Floors failing and needing ripped out, HVAV problems, all appliances needing replaced or repaired. The building site manager emails buyers after the purchase of the house and suggests that they get an outstanding rating from buyers which could be considered a micro aggression technique. The quality of the homes are very cheap from the outside to the inside. The structural integrity is poor paired with cheap materials and any potential buyers will have a buyer's remorse purchase. The property that my complaint concerns is River Ridge. The builder is more concerned with the visual appearance rather than the overall quality of the house. You're not allowed to decorate your property due to strict governing of the builder who instructs the HOA on what's acceptable. We have purchased a house through Taylor Morrison and within the first month we've had multiple things go wrong broken pipes Brown water piece of shoe molding missing fences came down during the storm because they did not put concrete on the 4x4 post Etc. When trying to get these matters taken care of I didn't know exactly what to do I hired a plumber to fix the situation because a hurricane was coming I hired a plumber to come out and just get this fixed because we were worried we weren't going to be able to get somebody to handle it they will not reimburse me my money they're more concerned about making sales then taking care of the community that was damaged during the storm there's literally trash flying around everywhere and dirt everywhere I understand your building houses but you should still maintain what you're doing they don't live here so there's a lack of care for the community and the people that pay good money to live here. garbage builder. within a month of moving in we already face millions of issues. electric outlet keep going down ( the electrician said this house should not even pass the city code), the toilet keeps getting clogged, not once, not twice many times, kitchen sinks keep getting clogged and back flowing to dishwashers and smells yuck, now there is a big 4x4 size mold build up in the ceiling already. The Customer Service was very poor and my buyers suffered and myself as the builders customer as well, also suffered!! The recent home I represented my clients on they had a purchase price of $860K in Kyle @ 6 creeks and the year building process was horrific! Horrible communication & customer service. I listed their current home in Buda that was.also a Taylor Morrison for free because I would get paid on the new home they were purchasing. Taylor Morrison stripped my commission down to 2% and only on the base price. They also didn't give my buyers any incentive $ in the design studio and even charged them for a frameless shower etc.. on a $850K home. The communication was poor during the year process of building and my clients said they felt they were bothering the sale consultant every time they asked a question. The times ii reached out I was treated with unpleasant responses and the attitude was very negative. read more

We are extremely upset at the way Taylor Morrison/Darling Homes has handled things since our first contact with them on September 9, 2018 in our attempt to buy a new home for construction by this builder. We wasted countless hours during the last month, meeting in person and emailing with the builder's community sales manager in a particular neighborhood numerous times and going through in detail the floor plan, electrical plan, elevations, plot plans, features, upgrades options, structural options, 100+ page contract, HOA docs, and more... all for nothing. We made a purchase offer through the saleslady. She then found out from higher management that she was wrong in telling us we could build the floor plan we chose on the lot we chose. She says, it turns out, the builder was reserving those particular waterfront lots in that section for their most expensive floor plans only. So we would need to choose a different section in order to build our desired floor plan. The most expensive floor plans aren't within our intended budget, and we don't want to build on the less desirable lots in other sections with eyesores and other detractors. The saleslady then asked the Houston-area sales manager if they could make an exception for us, since she had given us wrong information and wasted so much of our time. She then told us in person and emailed us (in writing) that they were going to make an exception, but then one week later (after the saleslady strung us along -- not responding to voice messages, texts, or emails for several days, and wasting more of our time), the area sales manage told us the saleslady had misunderstood her and that the highest level of management wouldn't allow an exception, because they want to make the maximum profit by building only the most expensive floor plans. The area sales manager said it was a business decision about their bottom line. Obviously, they don't care to be true to their word or do right by the customer. If they had told us the correct information at the beginning, we wouldn't have wasted so much time pursuing a dead end. We have lost trust in this builder. Unfortunately, there's no way for us to move forward with this purchase, and we are extremely disappointed. By the way, another community sales manager in the same sales office/model home had also given us the same wrong information at our first visit, before the saleslady we worked with took over as our primary contact person. read more
