Like 90% of property management companies and their illustrious employees, TD Sunshine ranks up there with the worst! Most are like car salespeople - Again, I am not saying ALL property management companies and their Employees. We hired TD Sunshine and it was a total disaster; 1) They rarely returned phone calls, and if they did, it's was only after you called them at least 3 times. But that is about the same as our current Mgt Company so that's no surprise. 2) Meetings were a joke - they tried having call in meetings but would never dial into the system so the end user, myself and others calling in as directed, would sit and listen to music on hold...heard no meeting except one where someone held their cell phone up. 3) They recommended a contractor to perform work on our building - the guy not only cost our board an additional +$20,000 after he left the job, in a mess and incomplete I might add, we had to hire another contractor to replace the soffit vent screens HE REMOVED and left WIDE OPEN for birds, wasps, rodents, squirrels, etc., to call our soffit their new home. We also had to have everything patched and re-painted again after the vents were purchased and installed because "THEIR GUY" trashed the perimeter areas of each of the 48 vents, and "their guy" NEVER PAINTED THE AREAS HE WORKED ON around the entire soffit of the building to begin with, let alone the patches on the vertical surfaces of the walls. 4) They don't know enough about construction to be making ANY recommendations, therefore, they are worthless when it comes to vetting a contractor, let alone understanding a contract. And they should NOT be in the business of managing ANYTHING! When questioned on any of the above, the OWNER himself was not only rude as hell to me, but he BACKED UP and DEFENDED his so called 'Project Manager' "Alma" who was so incompetent and the culprit of all the problems we encountered in the first place! If you doubt my review, or anyone else who has left 1 star about TD Sunshine, just look at the LAST comment that the owner himself responded to, IT WAS BACK IN AUGUST of 2017! Why? This company is not reliable with anything from financials to making repairs. This is from June 2022. Our electricity has been out because a fuse blew and the electrical room is locked so we couldn't do anything about it, so we called the 24/7 line they offer. No one picked up the phone even after calling for hours to fix it. We ended up staying in a hotel for three nights because they didn't pick up the 24/7 line until 24 hours later, and when we did get them on the line, it took them more time to send someone to open the electrical room. This company has recently changed their name to "Loyalty Management Group." read more

A very long overdue, and very honest review of TD Sunshine Property Management. Let me start from the beginning. I rented my apartment in Fort Lauderdale in June of 2014. It was owned by a man living in Venezuela, but was managed by TD Sunshine. From the beginning there were issues. Neighbors leaving garbage everywhere followed by one neighbor in particular always having people over that parked in my only parking spot so that I had nowhere to park my car. I contacted TD Sunshine, and after numerous calls and emails an eternity later, finally got some help in regards to the situation. After that, I had to contact them after seeing actual rats in the connected laundry room at the back of the building (I nearly lost my mind). I had to HOUND them to get some sort of pest control company out, and the one that they sent didn't do anything but set up one measly little trap. You know what I did? I got those traps and had to get those suckers myself. Hate to say it, but it had to be done as they were increasing in population and I could start to hear them in the walls. At one point, TD Sunshine had the pool that was shared between my building and the one next door completely restored. I was ecstatic! A gorgeous, renovated pool to swim in? Yes please! Too bad they never got the pool guy on a set schedule because after not being taken care of and avoiding numerous calls and emails from both myself and my neighbor, the pool became a swamp. No, really. I'm surprised the Creature from the Black Lagoon didn't come out of it. The water was black, and there were tadpoles and frogs that started to make it their home. Devastated was an understatement. After being on their backs, they would have it fixed, but then let it fall into disrepair again. I was paying almost $1,000 a month (by the way the rent increased every year) to not be able to use the pool and to have to become a rat exterminator! Next up, the lawn maintenance, or lack thereof. The lawn crew would come maybe once every six months. I'd end up having to cut trees and bushes down myself, or with the help of my next door neighbor. After Hurricane Irma, a tree fell down and was blocking the entrance to my apartment. They "put me in line" but after waiting almost a week, I had to have it cut down myself. I know there was a lot they probably had to clean up, but I mean come on...I couldn't get into my house! Now we are at the end of my tumultuous five years there. I loved my little 1956 house-turned-into-apartments. It was so cute, with a little yard (that once again, I had to maintain as their lawn people didn't). But at the end, I was ready to get out. TD Sunshine I truly believe does not do background checks on their tenants. Some people moved into the building next door that stole packages off my doorstep and out of my mailbox, tried to steal some of my laundry and my pool float, and were clearly using and selling hard drugs out of their apartment. I started to feel unsafe in the little apartment that I had loved so much. Finally, the turnover at their office is extreme. In my five years there I swear that at least 10-15 people were in and out of employment there. It was always a different person that I had to plead for help with, and it was always a different person that would call me saying my rent was late on the 2nd of every month in which I had to inform them that NO it was due on the 15th of every month and they needed to check my lease (it happened at least 8 or 9 times and no, I was not late on my rent ever). I could go on and on about the things that were wrong with their business ethic, or how it would take ages to get a call back, but I think my review is long enough. The only reason they are getting 2 stars instead of 1 is because of the saint of a property person that helped me to get a new fridge and stove (I wish I could remember her name but I was devastated when she left) when I really needed one, and because in the end I got my full security deposit back. After all the things I had to deal with, I sure as hell deserved every penny! BEWARE! read more

We have owned our condo for seven years and have never had one single issue until this horrible, irresponsible, rude company started managing our HOA. I cannot warn you enough- please stay away. In our case, TD Sunshine Property never sent out notices for special assessments and then when they realized their mistake and that funding was missing from certain units, instead of taking responsibility for that mistake, they sent the cases (multiple ones from our building) to an attorney (Jennings & Valancy, P.A) to collect. This turned into a legal nightmare of unfair proportions that ended in our HOA dumping this terrible company (along with Alma Roldan who seems to be missing all human compassion and understanding, not to mention communication skills). I consider this company and all the people involved (including the attorneys they are working with) to be fraudulent. Thank goodness the people in our building are kind, communicative people who care about each other and the building in which we live or they would have run the whole place into the ground in a matter of time. I am still waiting on my refund deposit from Jun 27,2021 and yet haven't received any check by mail! 1).They never sent a certified letter regarding about my deposit by mail to the address that I provided- THAT'S BY LAW! 2).I was told refund of deposit will be returned after 45 day when left from the property, THAT'S WRONG BY LAW YOU HAVE 30 DAY'S TO RETURNED TENANT DEPOSIT BACK!. When you're a 22 year old and you're more kind, professional and mature than those working at your property management company, there's a serious issue. So rude, so unprofessional, and so cold. If you think these people will be on your side, you are very, VERY wrong. I have been scammed, harassed, ignored, and treated so poorly by this company - particularly by Alma. My rental was broken into by someone who had to do work (without me being informed??), they left a HUGE mess, cops got involved, and then Alma was so kind to tell me I had to pay $100.00 for it with no apologies or remorse. Laughable!! Moving away was the best decision I could have made, and everyone at this company needs some serious training. Stay away. read more

I have worked with many property management companies over the years and I can say without reservation that TDSunshine is the most competent I have worked with. I have never had to wait longer than 24 hours for a response via email or telephone. They make the lives of the Associations and the attorneys that they work with better on a daily basis. I'm due to close on my property in three weeks. The buyer got approved by the HOA, so these intelligent folks over at TD sunshine decided they were going to deactivate our vehicle's bar codes and our numbers from the guest call box effective immediately, without calling me to verify if we still live here. So there is no way for us to get into the complex. It's been almost a week..myself and the buyer have been calling and emailing to get this resolved. I've sent emails and left voicemails for the property manager to call me back. Not a beep. Pretty shitty thing coming home from working all night and being stuck at the gate of your complex that you've lived in for 2 years with no way in. And the lady I've been dealing with Yasnery Muller? I don't even know where to start with this review. All I can say is if you are looking to do business with them I would keep looking. The employees are so unprofessional and at times down right rude to you. They claim to have a 48 hour response time which NEVER ever happens. When you call the office if someone actually answers the phone they pass you around to numerous people until you end up leaving a voicemail which they claim to never receive. I finally started sending emails for a paper trail and it wasn't any better. Response time was even worse and most of the time I wouldn't even receive an answer. I would have to send numerous follow up emails and call the office numerous times to even get an answer. And let's mention all the fees they want to you to pay to obtain paperwork and bylaws that they never even provided to owners in the first place! Everything sounds fishy and unethical to me. The worst maintenance company. They work with Quatraine at Jacaranda Gardens Condominium One Association but when asked them they say "We don't have that Association" and they are the worst, they charge you assesment fee for anything. Four year paying assesment fee for NOTHING . They do not do anything. The community is getting worse. They change maintenance company every year and they don't send you the that information to send you with a lawyer. Of course that letter if it reaches your address. Less than 1 star - Worst property Management Company ever, all the way from the president to the person answering the telephones. No customer service skills or even the slightest shred of courtesy. My cars were towed while other cars with the exact same violation were parked within a few feet away from me. They ignore calls and emails and the president is clueless about what his people are doing and has no idea how to run a decent business. Other maintenance issues also have gone un-checked. I will be taking matters trough the legal system. If you are considering a renewal of your management contract for your property, I suggest that you kick them to the curb. If you are shopping for a new management company, stay away from TD Sunshine and Lester Dupuis and those affiliated with this company. Working in the industry I deal with many property managers of all shapes and sizes. Knowing that the majority of people only go online to give bad reviews. I just wanted to say, in contrast to the negative reviews, I have found that Alicia at TD Sunshine is VERY swift with her responses. A manager must deal with things in the order of their importance. You would be foolish to expect a property manager to swoop in and immediately correct every personal issue that comes across their desk. HOA's and COA's are businesses not adult day care centers. At any rate I am impressed with TD Sunshine...and look forward to continued business with them in the future. read more

Wish I could give zero stars. Very unprofessional! I was calling about an HOA approval and the women (she did not give her name) on the phone basically yelled at me. She said "3 people have called me about this already!" Yeah, the buyers applied for their application online and your company not only took their money but said that you didn't receive it (even with proof of their credit card) and requested another application fee and reserve fund fee to even process their application. No where on the website does it say not to apply online. If the site doesn't work take it down. Its not fair or ethical. read more

This company is the HOA management of a villa we own in Sunrise. Melissa Cevallos is impossible to get in touch with. She does not respond to voicemail or emails until you copy the entire staff. When she does reply she is very unprofessional and rude. We have owned the property for 7 years and have only needed important information twice. Each time I had to be extremely assertive to get her to acknowledge my request. The first time it took months to resolve and this time it took weeks. I would beware if you are planning to have them manage your property, as they will not return you phone calls or emails. They also will not be forthcoming with any pertinent information that as a homeowner you need to know. read more
