Prior to move in we made a list of 22 items requiring repair including a large dent in our stainless steel refrigerator. We submitted a list via email and were told we would be contacted in a week by maintenance to take care of our problems. Six phone calls and 2 months later maintenance arrived... NOT to fix the items ... just to meet. Another 2 months and 10+ calls and maintenance arrived. We were then told some of these items were "cosmetic" (like our fridge). Other examples: the gate lock to our pool was frozen... took 3 mos to get repaired. Memorial day weekend the only access we had was if we got a child to climb over the gate. IH has paid informant living on-sight. They routinely serve you violation notices for minor infractions. The worst is vehicles that are violating parking. They will RANDOMLY give multiple tenants notices that their car is illegally parked ... the SAME notice goes out to numerous individuals for the SAME violation. Neighbors talk. One day four of us held the SAME parking violation notices. The craziest thing was no mailbox access for months. We were told by invitation homes we had to contact the post office to obtain a mailbox key... so we did again and again, for months we picked up our mail from the post office. Finally we got the PO Manager to DRIVE to drive to our place and open the bulk mailboxes. Written on the inside was "NON POSTAL". After 3 months of picking up our mail at the post office we were now back to square 1. At the postal managers suggestion ... I purchased a new lock and now we finally can get our mail. Had I not taken the initiative we'd still be picking up our mail. Turnover at IH is atrocious. You never talk to the same person. Do your best to lease at any other development than one managed by IH. We are stuck in a lease for another 15 mos.

They stated I received two courtesy letters which we never received. The letter received already assessed a fine. Our neighbors and neighborhood doesn't follow any of our guidelines. People still park in the streets and by our house all the time. Trash cans never get put in back yards and stay in front of peoples homes. Garages are still used for living spaces . I got a fine for tree branches hitting our home. For a company that prides in customer service has ineffective communication with home owners who actually follow the rules but there are homeowners that continue to have non maintanced yards and trash bins in front of their yard.

She somehow "failed" to put us on the calendar for today (05/31/2024). In the text message, she said they actually had someone submit an application 2 days ago and get approved. Great for the new tenants, but an unfortunate waste of our time. Janet had 2 days to reach out to cancel our tour. We had the tour scheduled prior to someone else's application being approved. It is 100+ degrees in Arizona. I'm 5 months pregnant and we brought along our 2 year old because we were excited to do the tour together only to waste our time. I DONT RECOMMEND. DO BETTER JANET.
