I am writing this review because I've never met a more genuine and professional person in my life. My family and I decided to sell our duplex at 1122 Irving Ave, Glendale, CA 91201. I called Jerry after seeing his newsletter circulating for months around Glendale. He came over to our house, spent over an hour serving as a consultative expert resource to show us comps in the area, the pros and cons of our property, and what he believed was top dollar for our home. The man did his homework! It is one thing to show up and try to wing it, but Jerry came prepared with print outs and evidence to back up his expert opinion. He indicated that our desired price of $600k+ was something we could target, however, he believed that we may end up selling in the high $500s. He even said he would slash his commission if we couldn't get top dollar. The man was right! After Jerry helped clean the place up, he brought in his professional photographer to make our duplex standout against all other listings. Shortly thereafter, we received an offer from a couple that asked for a concession on price from $589k to $569k because they were purchasing thru the FHA program and that's all they could afford. Jerry advised that at $569k, it would be top dollar for this property and the highest selling duplex in the area - as Jerry promised. Boy, was he right! We agreed to sell at $569k and the buyers were extremely happy. We closed for $569k. A couple of years later, unfortunately, the couple that bought the duplex couldn't afford to keep it so it went on the market as a short sale. The interested buyer purchased the duplex at $415k. Interestingly enough, the person who bought the property ended up marrying my brother a short time later. I think this home was meant to stay in our family. The home has turned into a blessing for our family. It has a ton on equity as it is worth over $700k today and my brother and sister in law are living in a great Glendale neighborhood. My brother & I recently worked with Jerry Armen and his team to sell my brothers house in Glendale CA and had the best experience possible! We talked to other realtors but Jerry and Alphonso gave us the most competitive info and marketing & staging advice of everyone for FREE while the other realtors wanted you to sign their listing agreement before talking to their stager. All the realtors said the house was maybe worth 600k, to list it at $599k. Alphonso and his painting crew gave great estimates on fixing up the house. We went with their painters, they did GREAT work at a very reasonable price. My brother got offers BEFORE the house went on the MLS ABOVE the listing price. They fell through for different reasons NOT related to Jerry. Jerry and Alphonso kept in constant communication with us every day during this process. When the house went on the MLS got 5 offers, 3 ABOVE asking price, one for $615k but the buyer lost his job after making the offer, took an offer for $608k and sold there. Not sure why these other reviewers didn't have a 5 star rating. Jerry's very busy, works fast, is assertive, knows the market and is very personable but you have to listen to his advice and do your part to make your home 'marketable' and keep in contact with his team. My guess is some of these people expected too much, didn't do their part or because their house didn't sell at some inflated price (almost all sellers think their house is worth more than it is...) So they whine and gripe on review sites like this after the fact without saying anything in the process. Remember it's a recession & the real estate market is down and California is at 12%+ unemployment. All salespeople look good up front. They will bring you a little gift, be very solicitous, compliment and hustle you to get the gig. If they think you are religious, it'll be BS spiritual references. If you have a dog, he or she will suddenly become the cutest dog in the world. They will latch onto a personal remark you make and manipulate the hell out of it to seem friendly and trustworthy on a personal level. (Sales 101) It's what happens AFTER that can make you a very unhappy, dissatisfied customer. Failure to do what is promised, failure to return messages or important calls, being 'unavailable' with a list of highly questionable excuses, stalling and making YOU responsible for chasing him down and missing stated deadlines. And...as a bonus - you will see his self-aggrandizing caricature on unending pieces of unsolicited mail (not a good idea because I just received yet another one, inspiring me to write a review). I will say, that he has excellent, truly helpful and easy to deal with associates, who are his saving grace. As far as what motivates him...making money I guess (which is fine) but you may get lost in the shuffle after you've agreed to your end of the deal. Pick someone else and take your chances. Last year, my family put in offers on two of the properties that this low-life realtor had represented. Both times, I was completely astounded at how "third world country" the dealings of this realtor were. It would take days, sometimes weeks to reply to our offers. Both times, the house was sold to another buyer at a lower price than our offer. I suspect his practice is to strongly prefer clients he is representing so he can double dip on the commission. This is an unscrupulous practice as it only benefits his practice, and not his clients and not the market. Both times, he would send an acceptable counteroffer that we would sign off on, then no response from him for weeks, and we finally received a response it was that the house was already in escrow. One other time, he failed to inform us that when the house was listed it was "pending cancellation of previous escrow." THAT was a waste of my time and emotions, and I'm pretty sure that lack of disclosure is agains the law. Do yourself a favor and move on to another realtor and let this guy do his third-world sales tactics on a less informed client. read more
