Major lack of communication. We needed our fence fixed because of the neighbor dogs breaking it and…read moreafter many emails they continued to ignore us. Only one portion was fixed, but not the main part. Now because I left a one star review they're saying "they won't negotiate" with me anymore on the deposit despite the fact that landlords actually aren't allowed to do that with truthful reviews! Don't bother renting from them. Please listen to all the other one star reviews!

If you are an owner and looking for a management company to handle your lease/rental you need to…read moreread this! We trusted Welcome Home Rentals with our property and signed a one year lease. From the get-go we were lied to! Tiana, the owner, told us so many things that either didn't happen or that were extremely misleading. From when we get our money each month to "we come first" which was the biggest lie of all. They guaranteed "monthly drive by's" since we would be out of state and couldn't check on the exterior condition of the property. There were a total of two drive by's, both after we insisted because we had a friend drive by and the yard looked horrible! Overgrown weeds, lawn, and shrubs. Too much to list but I'd say the worst part of the experience was when we were toward the end of the lease and we needed to show the property because we were selling it. She was "afraid of the tenant" and didn't want to send notifications to open the house for inspectors or appraisals that we needed to schedule! Overcharged us for cleaning when we moved out even though we spent hours deep cleaning and there was nothing left to clean! Even charged us over $400 for her "landscaping company" to clean up the yard which was left weeded, mowed, and all shrubs trimmed the day before! Read the other reviews and you will see that we are not alone! Their priority is to make money and overcharge both the homeowners and the tenants, that's it!

We have the misfortune of living next door to a common area in our HOA and it has become a dumping ground for bedding, blinds, and other garbage deposited there. I reached out to VIS and asked them to remove the mattress that had been sitting there for more than a month. I was advised that they would not remove the mattress until I made a police report and provided evidence to them I'd done so. There are also folks living in the lot in their vehicles and dealing from them. Here is Scott's response to my request that they remove the garbage: Scott Roth (VIS Group, Inc.) Mar 31, 2026, 09:40 PDT Good morning; We certainly understand the importance as well as the concern of this issue. We are hopeful you also understand that the Association is not able to provide Security services, enforce laws, or place board members or their agents in harms way. Step-wise would first be to see if you have called the police to report the legal issues in which you describe? Once the police get involved and either make arrests or move people along, there should be an opportunity to safely present to the board the options to cleaning that area up. In the end the actions and approval to do work comes from the board. Please let us know the results of reports to police Best regards, Scott Roth, CMCA, AMS Director of Operations Community Manager Best regards indeed! Actually, Scott, you might want to check those pesky governing documents. They make it a requirement that you maintain community property, which would include debris removal. You might also want to check the provision in our docs that give owners the ability to take action when the Board won't and to recover all legal fees incurred. Additionally, it is also the association's responsibility to manage who is using our common areas and how they are using them. The police will not get involved in removing a homeless encampment on private property, sans an order from the court to do so. It is entirely the responsibility of the Board to resolve these complaints. We pay are dues and keep our property in compliance. We expect you to do your job. Your continual refusal to do so is only going to cost you in the end. Update: The mattress and burnt Christmas tree are still in the lot, and now a push mower has joined the company of trash. Today, the City of Auburn posted a notice to our HOA care of Vis Management to remove derelict vehicles and dumped trash.

Remote property investment requires quite a few things, among which are: capital, understanding of…read morethe market, a good realtor, an excellent mortgage guy, plenty of luck, and an outstanding property manager. The reason is simple: identifying a real estate market as promising, bidding, winning, closing, are all one-time deals. At the end of the day, the remote property investor goes home, and the property stays behind in the skillful hands on the property manager. As a remote property manager, one's goal is to let the property be. You want good tenants, who not only pay on time without an issue, but also keep your property clean. You want the tenants to be happy, the HOA to be content, and for the account to be uneventful - and by that I mean for the statements to come in on time, the payments deposited in the account on time, and for work, when needed, to be done carefully and with some sense of balancing cost and benefit. You want your property manager to be attentive, responsive to emails and texts, and to be a phone call away when issues come up. And they do. I found all that and more with the Blyle Team. We've been doing business for almost two years now, and I couldn't be happier. The office team is professional, courteous, knowledgeable. They do everything carefully, and quickly, and most of all: always with a smile. If you need your property manged in the Olympia/Tumwater/Lacey area - The Blyle Team is your best bet.

This property management gave him and his wife keys to my rental where he physically assaulted me and my 7 year old daughter. Worst property management around rent at your own risk. First off the owner Cindy is a B**** and is extremely rude. They gave the home owner the keys to the rental before even giving me the keys. The homeowner had access to the rental while I lived there. He physically assaulted myself and my child then Cindy and her god awful team turned around and tried to blame me for it. I already had PTSD and these people made it 100x worse. I hope these people rot in their own hell for what they put me and my kids through. Good luck renting from them. I wish I could have given them no stars. I added the pictures of the closet the owner threw me through, the keys to my car he threw against the wall to break so I couldn't leave and some of the bruises from him throwing me around my own bedroom. Then they tried to make me out to seem like I was insane, so rent at your own risk and I pray you don't have the same experience as me. You can ask all the neighbors they will tell you the same thing. They also like to kick people out to place friends and family in there so don't plan to stay long.

He came highly recommended from a friend who also bought their house with Ron and now I'll be doing the same when someone asks me! Not only was he open to my wants and needs while searching for a home, but also very flexible and really jumps on things quickly which is so important in this competitive market. And was more than happy to answer all my thousand rookie questions about the purchasing process and how to fix the items on my inspection report. Ron himself does a lot of his own work on his personally-owned properties, which makes him an excellent resource for a new DIY-er such as myself to help me understand what I may be getting into. He even went as far as offering to let me borrow some tools I might have needed to help me with the renovations which is way above and beyond good customer service in my book. Ron also has a lot of valuable experience in the real estate world which goes a long way. And also a great team and expanded network of people involved in the process. He was able to get me in touch with a great loan officer as well who took good care of me and the loan. Ron is an overall good dude and is invited to the housewarming cookout for sure haha. I recommend him highly for anyone looking to get into the market. 10/10
