DO NOT RENT FROM LACEY PROPERTY MANAGEMENT OR RENT 6713 BLADE ST SE!!! I did everything they told me to in order to properly move out and they deducted $600 from my deposit. Liars and horrible customer service! Kookoolani screamed at me on the phone and hung up on me. I seeded and watered the grass, hired a house cleaner, hired a carpet cleaner all like they said. Kookoolani told me it wasn't good enough. Rudest woman I have ever met in my life. DO NOT FALL FOR THEIR WAYS. The business has submitted a response now. Unfortunately there is a lot of false information in there. Do not take this chance with them. Protect yourself and go through any other property management company. LAZY & UNPROFESSIONAL! My first YELP review ever bc everyone encouraged me to share my experience w/this company so I can warn others... My experience- I am a home owner who was ISO a property management company to list my home for rent and help me find a tenant. They are the only place in town that called me back and that offered the service I was searching for. Which was a one-time lease up; list the home, show it, recommend and screen the best potential tenant, draw up the lease, have the tenant sign, then hand back the keys to me. They charge $150 to market and show the property A MONTH--PLUS 1/2 of first month's rent which for my property 1/2 would be $1150.. cool, whatever. I met up w/the owner, Penelope- who seemed very nice and reassuring-- signed the contract 7/13/17. About 3 wks go by w/no applicants, so I get a call from Mictoria Coolidge- apparently the one who was in charge of my file- and she asks "since there hasn't been any applicants, do you still want us to list the house?" Uhhh yes please. Then I asked if they put up any 'for rent' signs stating 'waterfront' anywhere and she says "no" they don't do that. They charge $150 a month just to advertise on like 4 different websites. Even tho when I asked the front desk girl if they were gonna put signs up and she said "yes, and would put it in my file to do so." Whatever. I went and put up my own signs. I asked them to upload more snap shots of the house bc their listing only had two-- of the outside. I even sent her some that I snapped so she didn't have to go snap some herself. Come August, still no applicants so I lowered the rent by $300. Still nothing. Then she calls and asks if I wanted to sell. I said no. Come September, still nothing so I lowered the rent AGAIN- AND decided to accept pets. 3 weeks go by, still nothing. On Sunday EVENING 9/17 I get call from my neighbor asking if there was a showing right now bc some ppl were inside my house and walking around the property-- alone, w/o a representative. Ummm.. what?? Who the?? I emailed her right away to ask if there was a showing that Sunday and if they made sure to lock up the house after showings-- she answered back Monday morning with 'l'll go back to be sure.' Ummm okayyyy??!! Monday evening I received a call from the ppl who let themselves in. They stated the doors were unlocked but locked it all up b4 they left. (They found the house bc of the signs I put up)THEN they said that Lacey R&PM said that they no longer represent the property and to call me directly... HUH? WTF?? So I drive alllll the way down to their Lacey office FROM Issaquah (that's where I live, that's why I HIRED someone to show the property!!) the next day to confront Mictoria. I got there around 12pm and she said she was in the middle of typing up a letter to 'let me know they were giving me back my keys bc they've had 10 showings and there is just no interest" OK... so there's a time frame as to how long u list a property?? Aren't you getting paid a MONTHLY fee for ur services?? AND ur gonna tell other ppl before u tell ur clients that u don't represent them anymore?? You were In the middle of writing me the letter at Noon?? How about a PHONE CALL-- THAT MORNING?? LAZY AND UNPROFESSIONAL!! Can I have my keys back please?? So after they took down their amateur listing that consisted of a crappy description i.e. Did not highlight ANY of the updates we worked so hard on through out the winter, calling it a 'seasoned home' Hello?!?! It's waterfront property on LONGLAKE. It's a charming cottage! and not to mention the crappy close-up snap shots of each room-- HEY MICTORIA, You're supposed to stand in the very corner of the room u r snapping to get the whole view, not take close up snaps of the water dispenser on the fridge!! So I put up my own listing with MY description and the snap shots that I took--yes the same ones I sent to her-- on Wed. There were so many calls I decided to hold an open house on Saturday. About 12 ppl showed up. By Sunday 9 ppl paid their application/screening fee and applied and one offered to cash out the whole 9mos lease! No interest, huh??? I listed it and had it rented in FOUR DAYS! Omg I'm so mad these ppl wasted my time! I shoulda done it myself from the get go and I prolly wouldn't have had to lower my rent so much, or if AT ALL!! Kick me for putting faith in the professionals! Oh, why didn't I fire them after the 1st couple of bs moves? Uhh, idk, bc I signed a contract maybe?? Thank God I did not pay them any upfront fees... or maybe I should have and they woulda done a better job to begin with!! Penelope, if u read this, maybe u should hire ppl who know wtf they're doing instead of tryin to save a few bucks on ppl who don't. Or at least train them how to do it right! My overall experience with Lacey Realty and Property Management was very good. The problems we experience were with the owner. Mictoria Coolidge was our realty manager and she was awesome. She always called us back ASAP if we left a message concerning the property. When we put work orders in on our tenant portal work request, it was followed up within 24 hours and twice, we had emergencies were handled immediately. Mictoria even called us during and after my wife's extensive surgery to see how she was doing. She walked us through the house clearing procedures and met all of our expectations. She is kind, professional, courteous and attentive. She and others at LRPM worked with the owner during a few transactions and they have more patience than me. We have lived in this for 2 years, the first with the owner trying his best to try and execute as an absentee owner and 1 with LRPM. The last year with Mictoria was waaaaay smoother. Less than stellar. We rented our house out for a year, they were horrible at customer service and often took multiple calls and emails to get any response. I understand they changed staffing; the current home owners and renters were never informed of changes AND we kept getting the response "we are trying our best." Even after waiting months and giving them the chance to get things back to normal work rhythm, they still take 2-3 Weeks for response and multiple messages and calls. Because we actually care about our property and like to get the statements/work order paperwork in a timely manner (within a month or so), they decided its "just too much" for them to handle. Seriously?! You are telling me a property management company can't seem to respond to questions of their home owners or tenants within a few business days let alone a week. They have been highly unreliable and it consistently took weeks to get any answer or resolution. read more

We had a great experience working with Travis at Lacey Realty and Property Management! We dropped in with a tight timeline and pretty specific requirements and he found us a fantastic house! He knew the area, the rental market potential, and was willing to drop everything and help us in the evening when our first bid fell through. The office is easy to find and the staff was very helpful. Highly recommend, we are military and needed a place on a timeline and thanks to Travis we won't be homeless or living in a junky rental! Horrid customer service. Do NOT rent from them! Doesn't pick up phones or email back. They close whenever they feel; not at 5 as posted on their website. Keilani S will not return phone calls or emails; even if urgent and needed in a timely manner. I had to call their DuPont office to finally reach someone after calling this Lacey location 15+ times at 4 pm. He told me he would reach out to Keilani personally, and you guessed it STILL NO RESPONSE. Completely unprofessional and a ridiculous way to treat clients. read more

I hired Lacey/DuPont Realty and Property Management to rent my house in Olympia in 2012. In the beginning service was decent. They didn't necessarily return calls or emails the quickest but did eventually. In 2016 I was informed the market was better and I'd be able to sell my house. It was listed in June 2016. Customer service and response time was awful during the sale process. Finally, in August I had to reduce the price because it had been on market for 2 months. Still nothing! I reached out to another realtor in the area who I knew. They looked up the house and were surprised it hadn't sold and that I'd had to reduce the price. I was not in position to be paying the mortgage on this house which Penelope knew. She offered to buy the house saying it was for her son. She offered me exactly what would get me out of the house. I was trapped...I could hire a new realtor but it would still show as being on market for 3 months. I'd been paying the mortgage on the house and didn't have the money too. I agreed to her offer. Best part...house was put back up for rent...sold year later for what I'd listed it. They deal with a lot of military who have to move away and trust them to do ethical business practices. LRPM has done an outstanding job managing my property. I live in VA and was recently overseas dealing with a difficult tenant and HOA. The staff at LRPM were easy to communicate with, very responsive, and exhibited superior professionalism. Unprofessional, lazy, sometimes months of unresponsiveness (we are stationed in Germany therefore had to rely on email and calling the office all the time to only be told every time that Penelope, Steve and Kelani were all unavailable). We did finally get them to take our calls once we left a message that they would end up speaking to our lawyer, the owner Penelope will tell you as a homeowner that you have no rights and that if you push an eviction or implement fines as outlined in your lease for unauthorized animals that you will lose. They will bash your tenants to you and have lots of colorful words to describe them, while bashing you to your tenants at the same time. Will play you and your tenants against each other. Will allow tenants to keep more that 8 unauthorized animals (livestock) and build huge structures on your property while not charging deposits or fines or requesting their removal, basically do nothing even though it violates their lease and HOA covenants. Even if you have a letter from the HOA requiring the animals and structures immediate removal because livestock is not allowed in development, neither are structures--- Lacey realty doesn't care.... If you push the issue with them and try to get them to do the job you are paying them to do- they will agree with you over the phone and then send you a letter stating they are no longer representing you and will be returning your property to you. Thank goodness we have moved on to a much better company! We will only be recommending this company in way of telling people how fast to run from them! I wish I could give them less than 1 star... The entire crew here are really something else.... The unprofessional way this business is ran is nuts. Save yourself the time, energy, stress and your sanity and go somewhere else for property management....... read more

When I first started with Lacey Realty in 2012, their service was much better than it has been in recent years. At that time they only charged 8%. Over the last few years I have noticed their level of service and responsiveness, both to me and my tenants, steadily go down. Earlier this year I was sent another contract by Lacey Realty and told Lacey Realty wanted the old contracts updated. Seemed odd to me as the original contract simply continued on with existing terms after the year was up, but I then noticed (not mentioned in the email) that the new contract reflected an increase to 10% and also an increase in the lease-up fee (sneaky). I called them on it and they agreed to keep the original lease-up fee. I agreed to the increase of 10% and expressed the expectation that the increase would support better service to my tenants while I am stationed at an Army base overseas. This expectation was dashed when my tenants reached out to me noting that many of the emails they sent to Lacey Realty for service issues had been ignored, to include leaking shower seals which were causing water damage in the bathroom, and mildew build-up on the walkway and driveway, which made them very slippery. I addressed this directly with Lacey Realty who admitted they did not follow up with the contractors. They did reach out to their contractor who took care of some issues. When I called my tenants to follow up, I found that the contractors had left bare drywall in the bathroom, and never took care of the driveway or walkways, and that my tenants ended up purchasing a pressure washer and taking care of the exterior mildew themselves. When I became more closely involved with the follow through of the tenant's issues, Lacey Realty called me and told me they would no longer service my property. My house is 12 years old and has the usual periodic upkeep that a house that old would have, so I don't believe either the tenants or I were too demanding for what we were each respectively paying for. Lacey Realty was pretty good at advertising and screening tenants and making recommendations as to who the best choice of applicants might be, but it seems if tenants or owners start expecting follow through, they loose interest in managing the property and their true colors start showing through. read more
