Hometown does not maintain property while charging market rate. Will not do basic maintenance as per law

I have had the worst experience with Hometown! I have had a house listed with them for several years. We have been hands off with them because the house was rented for so long. However, the house has recently been vacated. They did nothing to prep it for the next rental until I had to constantly remind them. Terrible service. The house was in such disarray it looked like a foreclosure. Once it was finally ready, we were having flooring installed. On the day of the delivery, we discovered the code to the door had been changed, and they didn't tell us! Their communication is terrible. I would not recommend them to look after your property. They are more interested in collecting their fee but not doing the work. read more

Met with Cameron Banks to view property I wanted to rent out. He committed to put a proposal together along with forms that needed to be filled out. After a week and no response, I called and left a message. I followed up several days later with a text. To this day there has been no response. If I could put -3 Stars I would!! My Fiancé and I are having a baby on Christmas, and we're desperately needing to move to be closer to his job on the coast. Sent in an application for a house on Balustrade in Lacey. As I look today over a month later it's STILL listed as available. And has been available for a very long time. I BEGGED LORI to consider accepting our application, since they manage a large amount of properties in the Lacey/Oly area...my husbands credit isn't great but he's been doing a ton of work on it. Which they automatically denied us for. She was so absolutely rude after that, it's like she thought we were 2 losers who didn't deserve to be spoken to like normal people whatsoever. I tried calling, was never answered. Begged over email, told them we would pay a double deposit if we had to just to get into the home we were thinking would be perfect for our family, and how urgent this matter was for us. All I wanted was to speak to a human being over the phone, and not be treated with such coldness, and lack of empathy. We're 2 very hard working people who pay our bills, and we were treated like trash on the curb. It was disrespectful and disgusting the way we were completely disregarded, ESPECIALLY WHEN WE WERE TRYING TO JUST THROW MORE MONEY THEIR WAY. It's clear why they just keep Dropping Rent Prices on these homes, but still can't F**king fill them! If you're a homeowner looking to use them, just don't! Your house will stay vacant due to their lack of willingness to work with anyone to get into a home. As an out-of-town property owner, they were responsive to any issue with the property and provided excellent inspection reports with photos, and helped coordinate all the repairs for the vacancy after our tenant moved out. The repair people they sent out were reasonably priced and did great work. Very happy with their service and would definitely recommend them. read more

I am a homeowner who used Hometown for 3 years to manage my property. It was an insanely frustrating 3 years and I cannot advise enough to avoid using them. I'll highlight a few of the bigger issues. 1. Hot water went out in the home. They emailed me to ask if they could send a contractor (seems this should be a phone call, especially in the winter). I agreed and didn't hear anything else so I assumed everything was fixed. A week later the tenets contacted me directly. He contractor couldn't fix the hot water heater and it just needed to be replaced. Hometown never followed up so no one ever told me it needed replacement. Tenets went almost a full week without hot water before I knew. I was still charged 250 for the contractor to go to the home. 2. Hometown does not do various contractor estimates. Work will be done by their selected contractors, period. It felt like a racket the entire time. 3. You will be charged for everything. The same tenets stayed in the home for 3 years. They charged me the full fee for the "lease renewal" - $375 a year. Plus they will charge you for say "tax documents" another $50. They also offer to do annual assessments of your home to identify maintenance, for an additional fee. Not sure what my monthly management fee exactly covered other than collecting rent checks. Oh and they won't advertise your home as available until the renters have complete moved out. You will need to plan on your property being vacant in between renters. 4. There are so many things over the past 3 years but I will end with them firing the girl who was my main point of contact. No one bothered to tell me and I wasn't informed until I actually called there and asked why none of my emails were being answered. They were very rude but told me that no single person manages a property... yet no one had been monitoring email from the accounts she worked. All in all, avoid hometown. I would have saved a ton of money if I would have just managed the property myself. In the end it was the same amount of work as dealing worn them. read more

Since they lost Donna, this place has gone to the dark side. The new PM that is suppose to be taking care of my property hasen't even contacted me yet, several months after. They don't check on the property, they don't talk to the tenants, they don't try to get decent rates for repairs, they don't communicate with home owners, and they charge seriously high fees for how little work they do. Stay clear of this business , especially during walk throughs. They will FIND a way to pocket some of your money and not give you a full deposit back. We made improvements to the property and fixed minor things around the property . If you rent through this company, make sure you are very vigilant with your paperwork. Take videos, pictures, everything. They will pull any underhanded trick to keep your deposit. It took me 3 weeks to even get them to even respond to my dispute over our security deposit. They aren't the first rental company I've dealt with but they are by far the most unscrupulous. We are out of town owners that's used Hometown Property Management to handle our property for 13 years. They made it a headache-free process for us. If the property had any repair issues they got various quotes for it so when they came to us they offered solutions. The tenant move outs (only 3 tenants in 13 years) went smoothly and all but one got 100% of their deposit back. They even assisted with our tenant lease buyout process to help that go more smoothly. Even though we live out of state we knew our property was in good hands. Now we are fixing it up to move into it and got us quotes for us to select from even though we won't be using their services anymore since it will no longer be a rental. I'm an owner and have started using Hometown to manage my rental. They have been professional and thorough during the process of fixing my house up, showing and renting it. The only problem Ill mention is that some of the contractors' work is uneven but Hometown does a good job of staying on top of them. If I could recommend less than a one star I would do it. I lived in a rental for over nine years so when the inspection guy came to do a move out, he told me that I wouldn't get charged for several things because of how long I lived there. The carpets needed to be replaced and during my move out inspection he told me not to even vacuum because all the carpets were going to be replaced due to the timeline of carpet replacement. I sure did pay for the owner to put hardwood floors in and paint the entire inside of the house a different color. Out of my 1000 deposit I received 4.95. Do not rent a home if Sue Smith is the property manager. First: getting ahold of anyone ever is impossible. The maintenance guys no showed me twice and then Hometown tried to charge me for it. Second: we cleaned and detailed the home when we were leaving and then photographed and videotaped the walkthrough. After the walkthrough document was signed. They added charges that weren't supported by the video or photos or anything else. We're now moved across the country having to fight for our security deposit back. read more

We rented from Hometown for 2 years before we bought a house in the area. I read the reviews and while I can't speak for anyone else's experience, I can say that ours was completely different.* We never had any issues with this company or its representatives. Why? We paid our rent on time, we cleaned the house PROPERLY before our move out inspection, we noted every ding, dent, and scuff on our move in checklist (and took photos), we didn't put holes in the walls, and we took care of the yard. There are people freaking out about being charged $300 (or whatever) for "some screw holes", but what they don't understand is that: if you put holes in the walls, the rental company has to contract with someone to come fix it (which means a service charge and parts and labor (like paint and the time it takes to paint a room). At the move out inspection, bring your copy of the lease and the move in checklist you found. Walk through again with the property manager. This is a business transaction; act accordingly. If the home is occupied, request that the official walk-through be done after the previous tenants have vacated the premises. It's not hard. Basically: you're a renter. Your security deposit is your investment. Taking care of the property is how you get your investment back. You signed a contract to leave the house in the same condition that you found it. *We got our full deposit back and we have two kids and two pets. read more

Once we moved here from Colorado we called on a house that was on Zillow however the lady told us that the house was no longer available but offered us one that was. We liked it enough to take it and for years we paid our rent on time and called on every issue that came up and it was addressed in a mannerly time frame. When the owner wanted to sell the house the help we once got was gone. When I asked for options they just told me to go online (where there were none). Such a positive experience renting from Hometown! From the beginning everyone has been easy to get a hold of and quick to answer any questions. We needed to get into a place QUICKLY and they made it happen. We were moving from out of state and were hesitant renting a place sight unseen, but Debbie was very helpful with this and sent videos of various properties so we could really get a good feel for them. She was amazing! The house was incredibly clean and ready for us on move in day. They made it super easy for us to transition by providing easy to understand forms with all of the information for local utilities, etc. On move in day we were greeted with this awesome first day emergency kit...what a thoughtful and impressive thing to do for clients (it also had bottled water, but we drank those right away!). HORRIBLE!, we rented a home at 5612 James Street se Lacey, for 2 1/2 yrs let's start with moving in, when we first viewed the house other people were still living there and had Oriental rugs down in almost all of the rooms, when we did move in we realized almost every carpet was stained and not just tiny stains, for instance there was one that was over a foot long (I have pictures as proof), the walls were full of nail holes + bad spackling jobs, the back fence was severely damaged , the yard looked like crap, the screens had small holes in them and the water from the master bathroom smelled awful, all of this was noted on the move in report, while living there getting anyone out to fix anything was a nightmare, the one time they actually sent a plumber out for the bathroom sink leaking he informed us that something was wrong with the dip tube (apparently that's what the chunks of white stuff that would be in our baths was) and he would inform hometown.. Nothing ever happened after that, the smell got so bad you could smell it in the whole house if we sowered, it took them 2 years to fix the fence + they only fixed 1 side of it, Sue our property manager never answered her phone and when she did return calls all we got was generic excuses, we had several inspections and never a single issue, towards the end of our lease (last day was April 30) we were told that the owners were going to sell, we asked if there was any way we could stay until May 4th, since we were trying to buy a house and didn't want to have to store all of our stuff for a few days, but they refused this is important because all of a sudden when it got to the end of our lease and we had made all the plans to move they told us they wouldn't be able to do the walk through until May 2nd, and they would just prorate the rent.. Umm nope we already hired movers, cleaners and trucks, they ended up saying we could move on the 30th and they would do the walk through on the 2nd, when we signed the lease we agreed to have the carpets professionally cleaned before move out, we asked Sue at the end if the owners would be replacing the carpets because of all the stains (most there before us), and she said they wouldn't decide until after cleaning, well it stated that we had to have the carpets cleaned within 48 hrs of the final walk through.. Impossible considering we had to move out more than 48 hrs before it because they wouldn't do it sooner, so again I contacted Sue, this time through email, which I have where she stated not to do the carpets, yet I get my final deposit return and we were charged $249 to clean/ replace carpets, as stated before I hired a cleaner to clean the home before we moved out on the 30th, scroll ahead to the final move out inspection(my fiance was the one who went to it: They found a couple small pieces of trash + a pen in the backyard so said they would need to do yard cleanup, seriously? Then they seen some dust on the window sills (well of course it was 3 days later, dust happens), some dust in the vents, a tiny amount of debri on one carpet, and boom they said they had to do cleaning, we didn't end up having the time to actually replace the 2 light bulbs that were out or hang the glass back on the chandelier (we had taken it down and wrapped it in bubble wrap since we have 5 kids and did not want it broken) but we showed them the glass and gave them the lightbulbs to put in which they said was fine (they mentioned no fees for this or my fiance would have done it right then), she gave him nothing in writing so when not he got home I immediately emailed her, she told me she was still getting the list together but it was pretty much just a little bit of cleanup inside and outside (ok fine), today I got the check for the remainder of the deposit, we were charged $435 for cleaning (a lot excessive for some dust I would think), as I already said $249 for carpets (which she told us not to worry about), $284.32 for yard maintenance(there were no weeds, the lawn was mowed, it was actually in better condition then when we moved in), $81.53 to hang the chandelier glass and put in the light bulbs (who charges that much for at most 5 minutes of work?)$50.71 for vertical blinds (I knew we would be charged for these since we didn't notice until after the initial walk through that pieces were missing since we hadn't closed it and I was too stupid to think to check it) so no surprise there, and then $50 for replac itement of chandelier glass... Umm the glass was all there, they had the opportunity to take it out of the box and check while he was there at the walk through, so someone can break or lose or whatever happened to the glass and now we are stuck paying for it? There has to be something against them doing that, and for anyone who thinks I am just angry at them, or bitter feel free to comment, I have pics and emails to prove it.. I will be contacting them again but doubt it will change anything.. Stay AWAY from this company! read more

Lori is the yelm office agent and Debbie was the one that would help with the leasing... well we have been so interested in a three bedroom house that smelled of cigarette smoke horribly . The said that it was recently painted ? And there were many issues that we just wanted answers because we would be renting and some things didn't add up. Just being cautious since we don't want to be locked in to anything. Well long story boring we were told we couldn't even apply. That we were asking to many questions, I mean "why was the shower boarded up? Why were there windows and junk stuffed in the woods ? Why did the ceiling have a nasty brown mark? Are we allowed to move the junk in the back? " these are apparently to many questions and how dare we even ask them . This house was ok . We just wanted to know why there was a giant shop that we couldn't use and filled with junk ....or why the neighbor had to mow our lawn? .... they are the worst company and worst people they ignored our calls and were super rude . They refused to let us talk to the owners because we were done with the back and forth game. It drove us crazy . read more

We had a mix up of communication and picked up firewood from a property our friends lived at and the realtor (Lori) showed up and was super rude to us. She told us the wood was supposed to stay there. I told her we were told we could take it but would do whatever she would like us to do. She just said she was going to call the renter and sped off. We continued to load the wood because she didn't say I couldn't. The next day we were told to bring it back or they would press charges. Seriously?!?! All they had to do was communicate to us that there was a miscommunication amongst them. No need to punish us. If I ever know anyone looking to rent or buy and I see this companies name come up, I will tell them not to use them because they're rude, hateful and vindictive to whoever accidentally crosses them. read more

I've had 10-12 yrs experience with various property management company's and private landlords and Hometown has been by far the least satisfactory. The office staff operates on call avoidance so calls are screened IF you leave a msg you mite get a call back. Move out info provided was different depending on who we spoke with. As a tenant for over a year that never was late on rent and paid $400 for one of their vendors to do a full cleaning at move out, they no longer want to address concerns and have you wait for the final deposit with their sketchy accounting. Probably the most upsetting is at my move out, they gained access to my account for utilities and paid them and charged it back to me! I have never seen this done and always have been responsible to pay all my bills on time and had auto pay set to pay the bills which hadn't even come due yet! The move out instructions even says you are responsible for all utilities until end of lease but nothing about "we step over you and pay them" or I would have stopped my auto pay!!! Non disclosure for sure. Now I have to wait 3 wks as per the utility company to be refunded for dupe payments and of course not Hometowns problem. I wish I had read these reviews before I rented from them and hopefully it mite be of help to someone else. My husband and I rented a property for a year using them as a partial property manager. At the end of our lease we preformed all of the tasks and submitted everything that was needed. A month later we received our bill and saw charging for cleaning which is standard and a trash removal fee. I reached out to the owner and she stated that house was "trashed, unkept, had to reclean the home twice wasn't up to her standards to relist". So I called hometown and the first person I talked to said that she didn't find any notes on my file so she'd have someone call me back. I received a call today and they explained they the owner did an intensive amount of yard work(trimming trees, lawn care, etc). I explained that yes the grass was starting to die but we moved in the heat wave so I can take some fault for it starting to die but in the middle of heatwave I'm not taking credit for it. He then followed up with I shouldn't waste my time of trying to resolve it, it probably won't go anywhere, and just accept the loss. It's not about winning our losing. It's the simple fact that could of easily made up the list of tasks and you would sign off on it. In other words definitely a scam on both the landlord and management company. read more

We have rented one single home from Hometown and did for a year and a half. From the very beginning we were incredibly disappointed by a. the quality of home we moved into and b. the way Hometown took advantage of us as a military family. We signed a lease and paid our deposits all long distance. We were given videos and asked for detailed descriptions of the home we were moving into and any issues with it. When we arrived on site the first day the home smelled terrible, our hot water heater was broken, and the carpets had stains all over the home. Once the hot water heater was fixed, it was at a scalding temperature and almost gave our daughter a second degree burn. We also found out, by accident, that the downstairs toilet was not securely attached to the ground. After much push back on our end the owner, Andrew Barkis, agreed to come and be included into our move in inspection. We throughly documented EVERY stain on the carpet, took pictures of our own, and also documented it on the Hometown paperwork. Over the last year and a half our property manager, Sue Smith, has completely neglected us. She often tells me that she is "really busy" when I submit requests. As if I am not the customer. We had a water line break and leak through the ceiling last winter. After the hometown techs came out, black mold was found in the wood works and the drywall. The Tech who came the next day to repair everything, wiped away the mold but luckily we took pictures of our own to document. Upon submitting our move out inspection hometown has not responded to our requests to fix several items in the home. My husband and I both work and we have three children, they originally told us they could accommodate our request to meet at 4:30 but then Sue Smith stated she was "unable to work past 5pm" and the inspection takes an hour. I would not recommend Hometown to anyone. We have lived on post at several bases, and never ever been treated so poorly. The staff is unprofessional and rude. What is even more shocking is that Mr. Andrew Barkis is a WA state congressman and he allows a company that he OWNS to treat its customers so poorly. What kind of reputation does that send? read more

My family and i rented through them for years. They were alright at first but only because nothing went wrong. But when they did hometown did almost everythin in their power to avoid solving the problems. We have had two bathrooms ripped up with mold build up for about a year all together because they refused to come out until the problem got bad enough costing the home owner more, on top of, our having no bathroom floors or toilets. Another fun one was the septic tank back up in the house which apparently was not an emergency to come out at that moment...fun night. I had to plead with them to come and fix things. The best one was when they called us and told us not to mow the yard for an inspection of the house only to be told by the home owners right before the inspection that we had 10 to comply or we will be kicked out.
