A large group of people with a giant bong and drinks at the pool after "closing time".

Here's an update: I have been emailing the office for weeks now, and there was a bit of correspondence before they began to ignore me. The manager, Patricia, was also CC'd on these emails, but she never responded once. When Patricia commented on this review and said to reach out with questions regarding billing, I had already sent her multiple emails. I also sent her one after she posted that comment, and she has yet to respond. Any care the office staff shows is 100% fake and for show only. They were fully aware of every single thing that I posted about before, and they did nothing to help or to change the situation in the 21 months that we lived there. I have emailed them many times about all the issues that were happening throughout this time, especially at the pool. They are fully aware. We lived with so many issues and begged for help just to be ignored and told they were "documenting" everything. Again, don't live here.

photo is confirmation that what was stated below in the reply from management is false, they were here a little over an hour.

** update read managements reply and see photo less than 2hrs** I have been living here for 3yrs, I am a single mom and struggle at times but always manage to pay my rent on time, never had complaints from the office. I have to say I am pretty disappointed with what happened today and what has been happening the last few months. 1. I have seen so much police activity in the last few months in the complex 2. I have had my garage broken into by the random thugs driving through the complex scoping garages since its a free for all entrance here. 3. No guest parking or enough parking for residents they have wait lists 4. Limited Handicap parking - this here really upset me my parents came to have lunch with they did not give me a heads-up so I can try to find a spot and leave them mine. I rarely have visitors none of the guest or handicap parking were available so they parked in 1 of 6 available "Future Resident Parking" they thought if they parked not within the arrows they were okay a little over 1.5 hours they had already had their handicap plated car towed. $320 dollars later from the 1.5 hour lunch to getting their car from the tow yard. We are in Covid shutdown again I doubt many "future residents" will be coming to see this place - really its the holidays do these people have a heart? I know their are rules but have some sympathy its hard times and they are in my bubble along with my siblings. 4. No Central air only in wall unit in livingroom. If you turn it on cant go out to the patio, turns into a sauna with the air running. 5. Light switches all over my place but none of them work and no ceiling lights other than kitchen area, bathrooms, and hallways 6. Let me breakdown my $3,100 dollar a month bill for a 2/2 900sq foot apartment which was not remodeled like the newer ones when I moved...because these are the things you are not really aware of or read when signing the lease agreement. - Base Rent - $2,853 (This is reasonable) - Pet Fee - $50 Per pet (this is fine - very pet friendly) - Additional Parking - $50 per parking (you get one free, if lucky by your apartment I see one guy who rides a skateboard that is how far he is from his) Additional unexpected fees - Water Heating $15.08 (Different every month and you still have to pay your PG&E) - Water $62.41 (Different every month - but in the summer its more split between units - not fair when you have 2 people and others 3+) - Trash $31 (Used to have valet but have not seen them come by for a while and my garbage sometimes is still by my door) - Sewer $38.43 (Different every month) - Service Fee $4.50 (Not sure what this is) - Pest Control $1.75 (Never really use this) Most places include this with your base rent so be ready to pay all of the above every month on top of the monthly rent. Pros - The maintenance team is quick to fix things when they have what they need available but I rarely submit any requests or go into the office.

This place is very FRAUDULENT!!! BEWARE!!! Worst experience hands down! So this is the first apartment i've ever moved to and I feel so swindled, hustled really! The virtual tour of the 2 bedroom/2 bathroom shows this lovely unit with the 2 rooms on either side of the apartment with the living room and kitchen in the middle. The bathroom in the master bedroom is just as big as the detached bathroom and has a tub. When I inquired about this apartment I was told by Pauline that they had a unit with the SAME FLOOR PLAN as the virtual tour but it would be an upstairs unit. So we turn in our applications along with their application fees like $50 per adult, smh then it also asks for $500 deposit, which we sent. The day of our move in I received so much attitude from the staff when I was asking questions, and mind you this is my first apartment so of course i'm asking a lot of questions. They were so rude and made this experience a bad one before I even moved in. Heres where the fraud stuff happens. I was told the deposit for the apartment would be $99 but when I got there it changed to $1,400. Days before moving in I was getting harassed to sign the lease and pay the remaining balance of the move in fees. I asked to see the unit first, I came in early and the person I was speaking to a man named Tiri? Said I could not see it until I signed the lease. I asked why cant I just see it now and again I was told everyone had to sign the lease first. So I did and he gave me the keys, he never told me WHERE the unit was, I basically had to drive around and find it. Then when I get there the apartment is NOTHING, I MEAN NOTHING like the apartment I was shown on the virtual tour! It was smaller, the rooms were next to each other, the bathroom in the master bedroom was VERY SMALL and had a shower as opposed to a tub. I'M LIVID! Also its very old, the dishwasher does not work, theres holes that are badly patched, there's mold/mildew in the shower, so gross! Both screen doors are broken, outlets broken, it's so horrible! Completely different from what they are advertising, BY FAR! I call to confront them about this false advertisement from their website and the woman I spoked to (Melissa) asks her boss (Pauline) and then tells me that's what I'm getting and if I wanted the unit thats shown on the virtual tour that I would have to pay more, which I didn't mind but it was such a hassle. So I say can we switch tomorrow because I'm busy trying to move out of my last place, Melissa calls me back and says if I want the unit I seen on the virtual tour I would have to get the renters insurance for that unit and PG&E done TODAY... i'm so pissed off!!! I feel like I was hustled, I got such a bad deal out of it! This place is not worth all the fees I have to pay on top of the rent. It comes out to about 3K, and I am disgusted with the way they treated me!!! I got taken advantage of and I hope to spare any new or old renters the heart ache I am currently enduring!!! STAY AS FAR AWAY FROM THIS PLACE AS YOU CAN!!! HORRIBLE SERVICE & VERY MISLEADING!!!

I've lived here close to 4 + years. I have seen management change so many times. It feels like it gets less and less pleasant. I know we hear neighbors say the same. Just when we thought "Avana" management was bad, we realized Terra isn't better. I've met Amanda and Paulina in the leasing office recently and they are genuinely nice and trying to be as helpful... others in the office have a way of making you feel they are doing the minimal customer service and really don't value you. You get the sense of "it is what it is & oh well". The roof is being worked on and 2 times we've had to patch & need to replace them. The office says they roofing company will give us a gift card to cover the expense once we submit an email. However, the property manager Patricia said I need to do this soon before they finish up. My concern is... if I don't submit in time before they finish... do we not get the tires expense covered? I am moving from a 1 bedroom to a 2 bedroom in the next couple days. It's amazing how much more of a responsive team the office is now that we are putting more money into them. Other than that, getting a hold of them or getting maintenance done was the biggest struggle. Many times our maintenance request go unanswered so we end up having to call and email a few times before getting the request to be acknowledged. I remember Avana Skyway for their timely responses and professional maintenance crew that came in (knocked first or called/left a note in advance before showing up) and they always wore protective covers on their shoes along with a professional invoice with the work done. Not to mention they always cleaned up after themselves. My wood floors have been scratched a few times in the last 2-3 maintenance services. The billing always seems to be off to us. The rent is always different or we find hidden fees or get aggressive notes on the door for past balances that we are not aware about. It just seems unorganized. Parking is a mess. I have had friends towed including myself and then a few times where someone is parked in my spot and they won't tow. By the way, my car was towed in my own parking spot... apparently the pass fell and was not visible. The parking pass they gave us was flimsy and broke 2 times and I was told I need to pay to replace them. There is always debris all over the areas near the trash (glass for the last few days- has not been cleaned up). Homeless people roam in and break into property to stealing. I had my garage & car broken into and a few items stolen. There use to be security roaming, but not sure what happened to that. Landscaping is not maintained. Bugs and leaves along with trash floats the entire complex. We started to clean up in our areas since we can't stand the mess. We contemplated moving out & renting elsewhere BUT due to the location and amenities (application process & deposit fees), we decided to stay temporarily & transfer to another bigger unit till our permanent home is ready to be moved into. I'm sincerely trying to give the Property Management Terra House the respect any apartment complex would want... but it's very difficult when you feel like your are just another # and not valued. They are not able to work with us on many occasions to help us transition into our new unit. We asked if we can move boxes into our new garage that is closer - request denied. We asked if we can get the keys a day early - request denied unless we want to pay extra. I was told they need to be fair and if we want to pay extra they will allow us to move sooner. Sounds like it's all for money and not the interest of happy renters. We decided today to pay the extra to pick up the keys earlier and then received a call we need to move the insurance over to the new unit effective today. They also declined to consider pro-rating the two days they are asking us to pay extra since we did not actually receive the keys till 1pm. Ridiculous. It is just one after another with them. I can't help but feel like they are making things so difficult.Whatever, we are doing what we need to do to be compliant and work with them but can't help but feel so distasteful. I just thought they would show more care or concern to be accommodating & value our loyalty living here for so many years. BUT as Patricia told me, "regardless if you been here for a few days or years, we are going to treat you all the same..." Not the ideal customer service I expected. Still we will remain calm and polite to them since it is not our interest to be a tough/rude tenants. The community "renters" here at Terra are great, the renters will tell you all the same about their ill feelings towards the property management. I just read through all the reviews and it's really sad. I even read a 4 star review from someone I know here and I know if he gets a moment he will be updating the review and it won't be no 4 star anymore...Don't believe me, read the reviews yourself.

I wish I could write a better review but I'm so disappointed by what was previously a great place to rent. The buildings are quite dated and the updates that have been made are of the cheapest quality. The old carpeting in the buildings was replaced last year...we all thought what had been placed was the liner and the installation people would be returning to lay the actual carpet. No...the carpet is just that thin and it causes sound to reverberate through the halls. The vinyl flooring in some units is cheap quality and poorly installed, so that it's constantly lifting. They continue to permit cigarette smoking on patios and balconies, and public areas around the site, which means there's smoke coming in through the windows, patio/balcony doors, and vents, regardless of whether you smoke. The complex spent three years and a lot of money to update the property, with the pool and hot tub, bbq area, and clubhouse were all unavailable during this time. The big reveal after all the work reflected that the only thing changed for residents was a nicer bbq area. The pool and hot tub, and all the chaises, tables, and umbrellas are the same that have been there since my initial residency. The clubhouse, which is only open during the management's working hours (unless reserved for a private event), is gorgeous but the main change is a remodel of the office space. The management and facilities staff are the only people who use the "clubhouse," and in great part due to the hours it's accessible as well as the fact that whenever someone goes in there, it feels as if you're interrupting the office staff having their breaks, hanging out and snacking, etc. All the parking spots were redesignated this past year as "assigned" spots, in a clear attempt to increase income for the management company. Residents must pay an additional fee monthly to reserve a spot, covered or not, and there are virtually no unassigned spots for additional resident cars or guests. The office staff regularly "patrol" the parking area for parkers who aren't "registered" and when discovering someone, send an email blast to the entire community calling out the car's identifying details and threatening to have the vehicle towed within a certain number of minutes if it's not moved. During weekends, the Springwood staff tend to park in the spots reserved for "new residents." Management sends email frequently admonishing residents that they've "been told" they cannot have anything on their balconies/patios, hallways, lobbies, etc. as if the residents are young children. I don't like when people break rules meant to ensure people's enjoyment of their rented home either, but there's a way to do this respectfully and a way to make people feel bad. When there are problems with the laundry room machines, the office staff will not assist. The response is that they haven't been trained on how to use the equipment or its software and residents have to contact the vendor (which never seems to result in a response). A dryer has been non-functional for months but despite numerous requests, the management staff have done nothing to ensure that it's repaired or replaced. With only 4 washers and 4 dryers per building, having one out of order creates a difficult situation for residents trying to do their laundry. On the plus side, the maintenance staff are without exception friendly and responsive. The apartments are in a great location and the people living there are generally quite nice, but there are few amenities and the management staff sometimes make residents feel like interlopers.

Most of the apartments I found in San Jose are newer (which is fine!), but I wanted something with a more loft-y, artsy vibe to it. Twohy doesn't disappoint. The walls are super thick, too; I never heard my neighbors...only sounds from the street outside. Also, bonus: it's a small community, and management is very attentive and responsive. Everyone I ever met there was friendly and helpful. The location is fantastic. So much to walk to. Safeway's right there for groceries, plus tons of bars and food in all price ranges (from cheap mexican to expensive steakhouses) it's all right there! You also have a movie theater right next door and MUJI across the street, not to mention VTA literally right outside your front door. Amenity-wise, included in rent was a parking spot in the Safeway parking lot (not a guaranteed spot, but I never had to park on the street even during the busy Christmas season), a gym membership at the gym across the street, and water/sewage/garbage. There are no laundry hookups in-unit, but there is a laundry room in the basement which is nice. The units have a small but lovely kitchen with decent appliances and nice fixtures in the bathroom, wood floors (YAY), tall ceilings, and huge windows which means lots of light. It's not a huge space, but then again I didn't need much space, and preferred to live in a great area of town vs having a ton of room. Overall I adored living there. If my job hadn't taken me up to the north end of the bay, I wouldn't have left! I highly recommend Twohy to those looking for a unique space in downtown San Jose.

All the units are studios of various sizes and include a real kitchen (with fridge, sink, dishwasher, stove, oven microwave)... something not all studios offer. Not to mention AC which is great. Overall the places are nicely remodeled with hardwood, high ceilings and big windows. Only problem is the windows are single pained, letting in a LOT of noise, especially on the VTA side. Another drawback is the TV situation. They are not wired for cable (comcast or ATT), dish network is available but wasnt wired down passed the 4th floor... and direcTV is available but NOT in HD...good grief! The rent is not cheap, i think the cheapest (when I moved in) was around $1280 and I believe that was with some discounts for a 12 month lease. However, my rent came with a Bally's membership (right across the street) and parking at the 2nd/San Carlos garage... not bad. If it wasn't so expensive I'd give it 4 stars. Add some dual pained windows and Comcast or ATT cable lines (or direcTV HD lines) and it could be 5 stars. Overall its ok, location is great but there are some drawbacks.

Today, two of us were walking through chatting, and a Meadows property manager/worker yelled at us from across the parking lot, maybe 40 yards away, asking who we were. Thinking he had mental issues or a salesman, we kept walking. He then approached and harassed us, screaming about how we were trespassing, continuing verbal abuse and harassment and followed us until we left the property. We talked quietly, did not approach anyone, hang door tags, play music, or toss trash. We didn't go into the center apartment area. We're both computer professionals. This employee could have gotten on his golf cart and quietly told us sorry we cannot walk thru his parking lot and to kindly exit the premises. Instead, he chose to yell threateningly across a parking lot and come after us with verbal abuse. A good way to judge apartment management is how they treat visitors. Because as residents, you're going to get more of that - or worse. Stay away from this complex.

Meadows is very safe and it's also in a good location - it is right off of Central expressway and it's close to 237 and 101. Apartment was spacious as well. I also thought the gym was great and bigger than a lot of other apartment gyms so amenities as good here. There is a community pool as well. The management company was very responsive with service requests. We had an issue where the central AC was spewing out dead bugs so the maintenance team quickly came in and gave us a new AC. Meadows also hosts some events every couple months (coffee station, Easter egg hunt, food trucks, etc.) which made the apartment complex feel more like a community. One of the drawbacks about this complex is the lack of natural light in the some of the apartments. Because of all the tall redwood trees and the direction of our apartment, we didn't get much light. For the most part, we had our lamps turned on all the time. And because of the trees, leaves would fall into our balcony so we had to frequently clean that up. We decided to leave once the lease was up as we found a place with more natural light closer to our offices and meadows was going to increase the rent by $250 a month. If it wasn't for the light situation, probably would have continued to stay here. Overall I enjoyed living here, and if you are ok with less natural light or you are able to get an apartment facing the right direction, then I recommend!
