I currently live in here TGM and I have to say that I do actually really like the community, the location, and the rent is affordable. Even though a bit small, the units are nice. Upgrades are good too. HOWEVER, this has been bothering me for a few weeks. It's the management staff.... Let me start by saying thet're not all bad but there's one woman who consistently rubs me the wrong way. I am writing to complain about Ieva ( Eva?). She was only KINDA NICE during our inital tour of the property but whatever - we all have bad days AND I really like the apartments so I overlooked it. We can't all be rays of sunshine... But after I left the lease signing and deposit of the $, I had to run back into the leasing office b/c I left something at her desk. I stood there and listened to her gossiping about me and saying some less-than-professional things about me to a co-worker. It was embarassing to me ( it should've embarassed her, not me) and it kind of hurt my feelings. I felt like I was in high school all over again. But she's not that pretty and my taste in clothes is a lot better now. While I can ignore cattiness and immaturity - since I am not, after all, a teenager - I have a hard time dealing with her bad attitude. I cringe when I walk into the leasing center and have to deal with her. I frantically search for any other agent, or pretend to just be getting coffee until someone else can help. Her information ( while always vague enough) is never accurate and she rolls her eyes with every question or concern. But bashing me to a coworker the moment I was out of her sight was really unprofessional. If I treated my clients that way, I wouldn't have clients / or a job... Rent from TGM - it's a great place - but please avoid Ieva ( pr. "Eva"). She shines a negative light on an otherwise pleasant experience. :( read more

I loved my apartment, everything seemed brand new. The maintenance staff were very friendly and welcoming. What I didn't love was management and the staff. Depending on who you talked to, you would get a completely different answer, then pay $$ for it later. The manager would never get back to you if you needed her, but would hound you the second you owed them money. Also, don't expect to get any of your deposits back, you'll end up spending more, especially if you have a pet. read more

Apartments are great, hence the one star. Winter sucks as you have dig your car out of the snow, but don't worry, you'll be overpaying for a nice cozy 600 square feet one bedroom. Generally I shouldn't complain when you see the types of apartments you can get for cheaper, so you get what you pay for! BUT, the staff, is THE WORST staff in the world!!! The blonde girl, I think her name is Eva? Oh my god....stay away from this woman!! She will talk crap about you the moment you start to work out. The manager? Don't even get me started... Aside from paying rent on time all the time, I had a family tragedy occur, I was not at the apartment for days, spent it at the hospital... I came and I asked nicely if they can waive the late fee because at this point it was the seventh of the month. I explained what had happened, and with the completely cold and emotionless face, was not helpful at all, showed no understanding, or empathy. I have lived in this complex for two years now. I loved this place when it was called Ascot Glen. The staff was great and they basically left you alone if you needed something. Every time I needed something taken care of it was done right away. Then... TGM bought the complex. The staff have entered my apartment an insurmountable amount of times for "renovation upgrades." There were many checks for different insurance purposes when they were in contract and I consistently felt violated. I live on my own and I felt if someone on staff realized this my safety could be in jeopardy. Since TGM officially bought the complex the interruptions continue. I have requested multiple times that if they must enter my apartment I be present. They say that's not possible. Again, I feel horribly violated that the staff is coming in and checking out my place. I have not had my unit upgraded yet and DREAD the day that happens. The crew that they have hired to renovate all the units looks less that satisfactory. One worker in particular gawks at women as they walk past him screaming out different saying. I've witnessed on multiple occasions he scream "doggy" as women with their dogs walk by. I've also witnessed many other male workers gawk at women as they are walking around. How does that make someone feel comfortable let alone safe as they are barging into our apartments and renovating?! I am so unhappy with my experience with TGM I plan on leaving when my lease is up. I pay way too much money for rent in a very small apartment to be treated this way. I do not recommend this complex to anyone unless you do not want privacy. I fell in love with this complex when it was Ascot Glen but that love has faded quite quickly with the recent switch to TGM. read more

We've been living here since April & we absolutely love it. Upon move-in, all of our windows were broken, but they had maintenance fix them in a very timely manner. Same for any maintenance we've needed. Staff is great as well. Fitness center is basically brand new with top of the line equipment. It's never crowded! The pools are always clean & never really crowded either. I even bring my little dog there with me! The area is super nice; very affluent. Always feel safe here. Would recommend this place to anyone looking for an apartment. read more

DO NOT LIVE HERE. This place is unethical and unprofessional. I moved out in July and provided them with my forwarding address. Got a call today from a debt collector saying I owe them lease termination fees. Called TGM and spoke to manager who wouldn't even listen to me. She was horribly rude and unprofessional. She states they sent us a bill in the mail, but did not have forwarding address on file. THIS IS A LIE. We gave them our forwarding address when we initially told them we were moving AND on the day we moved out. They said they sent to the letter to my last known address which was my apartment at this place! Even if they did do this, I NEVER received a letter. I had my mail forwarded starting the day I moved out and never received anything from TGM. I find it strange that they never tried sending me a second letter and never tried to email or call me. They have all of that information on file and did not try any other methods. The manager states that the letter was sent and there is nothing else she should do. I never once paid rent late and left my apartment in pristine condition and this is how I get treated. Now my credit is going to be effected because they don't know what they're doing and don't care. read more

The new mangaement, TGM Willowbrook, are a bunch of corporate junkies. You'll just be another statistic. They forced our building to take unwanted renovations, and threatened a $300 dollar non-compliance fee. What really pissed me off was , "I screw you over and there's nothing you can do about it" smug corporate attitude they had. Don't rent from here. Take my word for it and read the other reviews. If I had done that I would not be living here. My biggest problem is with their plumbing. Raw sewage coming into my apartment and it took them 4 times of it happening before a plumber was called. One maintenance worker who quit told me he wouldn't let anyone he knew live in this place. Too bad I didn't talk to him before I came here. The only reason it has one star is I do like the apartment and Sandi in the office was very nice. Jennifer Hall, a a manager at TGM, is ignorant and insensitive. Office staff is completely careless to your concerns and needs. The walls are PAPER thin and I hear screaming babies and party music all the time. Living here is an absolute nightmare. Please don't make the wrong choice and move here. For future renters- Don't go to this place. This office, staffs, and management are horrible. There are rude and snobby staffs. There is a no CUSTOMER SERVICE whatsoever. If i had a zero star, I would give them for sure. Let me share my experience with this place. First, when we entered the office there were 3 staff one male and two female. They didn't even bother to say "Hello' to you. I would understand if they were busy. But staffs were not at all. So, I said "Hello" and waiting for a respond or at least offer to sit on the chair, because I was carrying my newborn. I think the customer service is all about inviting customers, asking how are you doing, smiling, or offering seats. I didn't see none of them, unfortunately. Second, I talked one of staffs who called Mark Homco. This guy, for god sake, he didn't even look at our face when we started talking and asking questions. And, then when I was asking about applications, homes, and rentals I had a feeling that I was talking to automatic machine. He was so unfriendly, ignorant, snobby, and not to mention that he looked irritated when I was asking questions. I don't understand why the management of this company hired him. Finally, I asked Mr. Homco to give me his business card just in case if there are a more questions about rentals. He just literally throw at me his card. That is the worst part visiting this office. This is just plain rudeness. This is just not acceptable. So, there you are. They just lost their potential customer. My experience was not a pleasurable, and even made feel humiliated. I would never ever go to this place again in my life. Why would I pay a money to make me feel humiliated? Instead, I went to the TWIN LAKE TOWERS just a few miles away from this horrible place. And, there was a customer service, inviting smiling staffs who are eager to help us to find a good apartment. They are amazing staffs, and amazing place. Don't be fooled by their office appearance because that is totally different from reality of what an actual apartment will look and feel like. Nothing luxury, cabinets and appliances are cheap and is good for short term only.. They will make sure to charge you for normal wear and tear of their non quality appliances. Office staff is very unprofessional and rude with current residents.. All they care how to get new tenants. Maintenance staff was great and have no complains just a good word. In addition to already expensive rent, you have to pay for EVERYTHING separately which ads up to $200-$250 per month for a 2 bedroom apartment. I used to live here when it was Ascot Glen. The office staff was pleasant the grounds were kept nice and they had 3 pools! Cons- landscaping is a mess -Hallways are different colors -Rent is outrageously high -They don't give a break to tenants who have been living there for years -they don't keep up the fitness center. The pads on the machines are cracked. -you have to pay for laundry if living on the 1st floor. - new parking lines need to be painted - snow removal is awful! - the "main" buildings look like barns bc of the red paint. -the windows and sliding doors are from 1983 (33yrs old) the apts are very drafty an cold in the winter. - when they did the ".upgrades " they took out good cabinet space - no utilities are included like when this used to be Ascot Glenn. - the condo people park in our lots - they also sneak into the pool -they take forever to fix leaks from an upstairs apt. -if you call after hours they are rude bc u are disturbing them. - the list goes on..., Pros: Central heat an air. read more

TGM is a wonderful and nice place to call home. So much so we just renewed for another year. Easy access to both our jobs as well as to Oakbrook Center, Yorktown and all Highways. Buildings are clean, quiet and neighbors really make this a great neighborhood to live in. I walk my large dog (one of only a few communities to accept pets) early mornings and late at night and always feel safe. The amenities nice, grounds taken care of with ponds, walking path, 2 pools, tennis, volleyball and a small gym have used most of everything. I am disabled and with the help of Office staff and great maintenance staff got approval from TGM corporate for some minor accommondations to make living here even better. Highly recommend and don't really understand all the negative comments from others. I'm in a 2 bedroom and average electric and gas bills have yet to be higher then $75 a month. In my dealings with the Office staff they have always been professional, courteous and willing to go the extra mile in resolving any conflict. A rent Lease is a legal document and people should read the entire lese not just the parts they think they like. I hope this positive review doesn't get buried by YELP. Come and live at TGM a great neighborhood with great neighbors. read more

Pros: Nice gym and pools nice clubhouse (but I don't use it), one person in the office is nice, just one, the rest need serious training in how to treat a customer or even smile, maintenance guys are nice, work is done fairly quickly, location is good for me, quiet area with lots of ponded areas to walk. Package delivery to office if you need it. Ponds are pretty. Friendly (for the most part) neighbors. Walk to parks/playgrounds. Jewel is right up the block. Apartments are older which is good for sound insulation. I feel safe here even coming home late at night. Cons: Flowers/plants at management office are gorgeous, but check out the dead trees, huge ugly tree roots and wide open utility boxes with wires hanging out throughout the property, along with roof drains that drain right behind the apartments leaving a muddy mess. Exterior lights at buildings flash on and off randomly. Coffee machine in clubhouse never has the supplies to make cappuccinos, hot chocolate or anything other than regular coffee. Check out people's balconies, it looks like a slum in some areas with laundry, toys and misc junk on patios. "dog park" is a small fenced in patch of grass that no one seems to use. Tennis courts are falling apart (see photo). In addition to rent, you will pay Commonwealth Edison, Nicor Gas and then in addition to that gas/trash/water/sewer to another company (About $70 per month for a 1 bedroom plus a $30 activation fee to that company when you move in. Plus random people that don't live here, daily dump their trash and old furniture at the dumpsters! I don't know if they even shampoo the carpet in the building corridors..ever..and they aren't heated or air conditioned so it's quite uncomfortable. These certainly aren't "premium" apartment living as advertised. Ask to see your actual unit before you move in, things will be wrong and misrepresented. read more

DO NOT RENT FROM TGM BEWARE YOU HAVE BEEN WARNED Terrible experience. Mice all over the complex, and constant droppings on our countertops are just the tip of the iceberg at TGM Willowbrook. Signed a lease in march again of this year. I have made every single monthly payment on time and after my check was returned one time due to my banks error, TGM charged me over $200 in fees and promptly served me with a 5 day notice to evict. No willingness to understand, wouldn't accept my rent amount less then fees either, and still tried to evict me. After I paid them every last cent of the late fees, and returned check fees, THEN and ONLY then did they agree to remove this 5 day notice. It's not like I've been late every month and I don't pay on time, this is their first and only incident in my 2 year stay and there was still no help offered. If it were just the management, it wouldn't be so bad, buts it's the poor quality for the price I pay, coupled with the lack of any desire to help a tenant fix a problem. Hello my name is J I have just moved back to TGM after 4 Years away. I had a beautiful house in Chicago that I chose to sell due to work relocation. We lived here right after we got married in 2012 and spent about a year here. We loved it and had no issues with the place and it had just been taken over by TGM at that point. That's the reason when we decided to move we immediately thought of TGM. Today I read all these bad reviews and I start to realize that I am experiencing the same issues that are in the negative reviews. First off the pet policy is INSANE!!! 300$ pet fee per animal!!!!! 400$ pet deposit!!!! Pet rent per month!!!!! Where is all this money going towards!??????? The dog run is a mud pit and there only one!!! For freaking green bags???? Also the state of most of the buildings are horrible!! The one I'm currently in is a ground floor that the front door is barely hanging on and mud is all over in front of the entrance so you have to literally jump over so you don't get mud on your shoes, and the hallways are dirty and full of holes from door handles. I am paying 1500$ + a month and I have to have space heaters in all the rooms cause it's so cold when the wind blows. (Bigger com-Ed bill) There is a rear exit but it has no side walk and hence you must dredge through the mud with your dogs if you want to take them that way. THIS IS NOT THE PLACE I REMEMBER!!! I am stuck here and will not be saving any money as I thought. I can't believe all the fees!!! Where does the money go?? They have an abandoned building just sitting on the property that used to be a center and pool that could be rented out. The few weeks I've been here have been terrible and I am regretting this move! I feel bad for writing this as I used to love living here. I think when TGM took over it all went down hill. They draw you in with all the typical incentives like sign now and get 6 weeks free. BULL!!! They just make that up in other charges!!! After reading reviews I am sure my deposit will be taken from me when I finally get to move! Pleas do your research and ask about ALL the fees before considering moving here! Ask to see your building or apartment before you sign anything!! That was my mistake!! Everything is excellent here...staff, homes, maintenance, gym, pools, safety, etc..but I don't consider it a LUXURY waking up every winter morning and cleaning my car or getting inside a hot car in summer because there are no carports. Windows are drafty. read more

Would not recommend. I moved in while this property was still under Ascot Glen. At that time the office staff was friendly and the maintainence men were timely, efficient and friendly. Once it switched over to TGM Willowbrook, it has been everything short of a nightmare. The office staff treats you as you do nothing for their business and do not have valid questions. If you need maintainence help, forget about it. You have to call at least 3 times for them to put it through. I have an outstanding issue for 7 months now! Everytime I call they tell me "next week". To top it off my air conditioner broke 6 times! Unfortunately, this apartment was a big let down. I had high hopes, based off of the location and rental price. Look elsewhere ... read more

We moved in Feb. 2014 and most of our concerns were addressed right away, but the centipedes missed the memo! We had the exterminator out several times. Haven't seen any since the freeze so hope they don't reappear in the spring. The apartments are nice (except in the winter when the patio door bedroom is freezing cold), but....the rent goes up and up and up so if you plan on staying for over a year be prepared. Ever since TGM took over Ascot Glen it has been a nightmare! This is the worst experience I have ever had renting an apartment and I have been doing it for a while. First off, the rent for a two bedroom apartment is more than the mortgage payment on a 3 bedroom house. Second, your insane rent goes toward the remodel of the leasing office, not toward anything that benefits you. There is no landscaping service or grounds keepers. sure someone will come by and mow the lawn, while blowing grass ALL OVER your patio in the summer and may shovel a narrow path on the walk way in the winter, but don't expect them to use salt. They can't find it in the budget apparently! So please, enjoy the ice rink and try not to kill yourself walking down the stairs. Third, that smell coming from your pantry that smells like sewage, well, that's what it is...SEWAGE!!!! I have asked to have it taken care of multiple times, yet I still get to come home to the smell of death on a daily basis. the most that I have ever received that is close to a remedy is to poor bleach down the open drain. Uhhhmmm, ok are they going to cover the cost of my stock in Clorox that I am going to have to buy to be able to pour bleach down a sewage drain daily for the remainder of my lease, yeah I'm guessing probably not. Fourth, yes fourth and that isn't even close to the end, I hope you like surprise visits because that is what you are going to get. I have had two times where I asked for something to be fixed, was told they were going to talk to the maintenance supervisor and get back to me only to come home and find a not left by a maintenance worker, that they have been in and "fixed" the problem. So please don't ever leave anything out in your own apartment that you wouldn't want someone you don't know to see. Fifth, Parking is non-existent since they are fixing up the leasing office, which was already very nice looking by the way. there are 3 large storage container, equivalent to the size of a semi-truck, parked across about 10 parking spaces. Let's hope no one minds having to walk a mile in the dark to get to their apartment, Not cool!! Sixth, you have to set up utility accounts with ComEd and Nicor, which is fine, until your get your little utility statement from the complex that is also charging you gas (What exactly am I paying for?? No one has really been able to tell me whenever I asked) and an administrative fee for the management company AUM to keep track of the aforementioned utilities. how is that my expense, TGM is the group that can't keep track of what people owe, why do I need to pay for that. Now let's talk about the "water bill" on the complex utility statement...How has my water bill gone from $19 to Forty freaking dollars?!???!? I am one person, who's water bill am I paying, probably the people upstairs with the 15 people living in their apartment. SO NOT FAIR!! I truly could go on and on, but I feel I have made my point. If you are looking into renting here, really consider it. there are no benefits to it compared to a house, especially since there is no regular maintenance done here. Moved into TGM to be close to the high school of choice. Lived there four years, the last year was really something else. Long wait time for maintenance, but had no problem jacking up rent to cover the "upgrades" in the apartment. Four months before the lease was up a water leak started in the 2nd bedroom. Multiple calls for help as it got worse, they sent "experts" out to go into the attic area and after some pounding and sawing said it was fixed. Until the next time it rained and when water started dripping onto the computer in the bedroom we set up buckets. They kept promising they would repair, we paid our rent in full each month, took pics of the problem getting worse all the way across the ceiling until a finger sized hole broke through in the corner. Notified them but no action taken. Even after taking a bunch of pictures and making sure the place was in fine shape upon departure, they haggled over the security deposit and eventually withheld all of our $600 because they had to clean the stove and repair a blind. worst management. heartless people running the community. i regret living here. please protect yourself and dont live here ever my apartment flooded due to the construction work of tgm and the place was uninhabitable, tgm did not offer help, they basically left me and my dog homeless at the street and they dont care if you live in your car the director of tgm is a liar. she will protect her management and will let you stay on the street and be homeless even if she knows the truth. they refuse to change the soaked and wet carpeting, they were force to change it though because i complained that molds are growing there and me and my dog could get sick. then they will force you to pay the entire rent even if the apartment is in unhealthy condition. they will threaten to throw you out and bring you to court if you dont pay the rent for those days that the apartment was uninhabitable they almost killed my dog because they told me to put it in a cage and locked it in your room while they were doing the construction, and it flooded because of there fault, good thing my dog was taken out by my friend ahead of time or else ill go home to a dead floating dog they dont talk to you . they throw out papers on your hallway threatening to bring you to court and throw you out of the street. all the staff in the lease center are rude and unprofessional. i regret living here. i will never ever let my family stay here because this is not a safe place to stay. the management does not care about your well being. all they care about is money. money and more money. read more

My experience has been terrible. I applied for an apartment and was told in order to apply, I needed to put down a deposit and pay an administrative fee. Mind you, I didn't take the apartment and I have yet to receive my $450 dollars back from the deposit and administrative fee. This issue has been going on since October and I keep being told my refund is on its way. The folks in the office are liars and are incompetent. For 2 applications it cost $450 to find out if you're approved which, they later tell you (if you decide you're not interested) is really an agreement. You're not refunded any of that money to find out if you're approved, even if you decide not to take the apartment. I understand there are office fee's and so on associated with applications but $450 is a little more than office fee's. Then I got a call at 10am the day before the "move in date", even though I had already told them I wasn't interested in taking the apartment, to tell me they need a "cancellation" in writing. I had to leave work to go fill out the letter, which they should have told me in office when I declined the apartment. We mentioned we had a pet, which was nice that they accept dog's but aside from the security deposit for him, which I was told about, there is an additional monthly fee that I was NOT told about upfront.
