I absolutely HATE this place. There is definitely a place better to go. ANYWHERE. There is always, always, ALWAYS a problem when I have to pay my rent. They are always adding on fees that I have to dispute and get taken off. EVERY MONTH. I paid my rent over the summer and one of the payments didn't go through. So instead of telling me, management let the late charges collect and didn't call me until the end of the month. I was PISSED. I have constantly having issues with my roommate smoking and their response is "we can't do anything unless we catch them ourselves." SERIOUSLY!!!!!!!! My other roommate, let's pretend her name is Hailey, was terrified of the third roommate and didn't even want to leave her room. Their answer to her was there was nothing they can do unless something physically happens, then we would have to call the police. I lost a great roommate because they wouldn't do anything for her. I hated this place and would recommend everyone and anyone to find a place elsewhere. This is not the place to live. read more

Words such as "okay," "not that bad," "satisfactory," and "mediocre" come to mind when I am asked about where I live. I've lived at the Grove in Denton for 9 months. There are things I wish were better, but I'm still planning to sign a new lease anyway! It is what I was looking for when I moved to Denton. If you are expecting luxury, the Grove might not be for you. I am happy living here because it's an all-inclusive package that is in my price range and relatively spacious. Overall, if you are on a tight budget, you want to avoid the hassle of paying multiple bills and you are willing to let some annoying stuff slide, this might be a great place for you. More details are below if you want them. Strengths: affordable for a furnished apartment in this area furnished private bathroom big closet washer and dryer wi-fi and cable included friendly staff (but a bit slow) all bills paid (with a limit on the electricity) close to campus on UNT bus route Weaknesses: slow maintenance the gate to the complex is broken about 80% of the time so it's usually wide open at all hours broken drawer in the kitchen living room carpet smelled like a cat when I moved in, doesn't now furniture is not terrible, but noticeably scuffed and some chairs are wobbly Wi-Fi can be really slow (maybe it's just our apartment?) The apartment was cleaned before I moved in, but I was not that impressed with the job they did. I get the general impression that this particular complex often goes for the easy fix. They certainly take advantage of the fact that most of the residents are undergraduate college students who don't really know what they can expect from an apartment complex or just don't care that much about speedy maintenance and such. Other things to know: The "fitness center" is a small-medium-sized room with a few machines in it. Don't let the lobby fool you...the place not that luxurious. I stay pretty busy in my program, so I don't really spend much time using the facilities (i.e. clubhouse, pool, tanning beds) so I can't speak to their quality. They schedule a lot of resident events where they give away free food and stuff which may appeal to some people. I am not an undergraduate, and I stay pretty busy so I have never been able to go to one. I think I would have liked living here more as an undergraduate with more time on my hands. Definitely tour if you can, and keep in mind that the Grove Apartments in one city may not compare to one in another city. read more

I have lived at The Arch for almost three years now and I can say that it is a great, well rounded community. They have made big improvements since I've moved in such as adding a 24/7 Fitness Center, renovating the gym, more community events and slowly rolling out new furniture. The staff here at The Arch are also friendly and helpful. It is located at a convenient place for both UNT and TWU students. They offer a lot of great amenities and one of them being the Starbucks Coffee machine. There are some minor issues like the furniture getting old but I believe they are slowing working with that. The guest parking/towing thing hasn't been a big deal to me as long as you register your friends on the app when they tell you that they are coming to visit. I get why the apartment did that cause if anyone could get to park there they would because it's so convenient to park there and go to school where it's a pain to find parking and buying a parking pass is overpriced. It is also a gated community but I feel as if they could improve on the gate and make it faster to open and close other than that it is a great community to live at. read more

This post is for any parent who plans to have their college student move into a property owned by Asset Plus Companies. They own the property my son has lived in this past year in Denton Texas - THE ARCH DENTON. DO NOT EVER SIGN A LEASE WITH THIS COMPANY. THEY TAKE TOTAL ADVANTAGE OF COLLEGE STUDENT!!!! Kyle lost his keys and we had to pay $217.00 (YES $217 FOR A KEY) so he could get back into his apartment. Completely Kyle's fault for losing his keys. However, the minute we found the keys, which was the same day The Arch received payment the keys were overnighted to them. I was told the $217 would be applied to Kyle's July rent. Of course that did not happen... so then I was told I would not be refunded until he moved out. Well he is moved out but prior to moving out we had to pay for all carpets to be cleaned and show a receipt from a professional carpet cleaning company. OH NO they would not accept going down to the local grocery store and renting a carpet cleaner - they think college students are made of money! Oh and let's not leave out Asset Plus seems to forget there are cost in owning rental property - it is called wear and tear. They put the absolute cheapest of cheap carpet in these apartments but expect the carpet to look like high end carpet when the renter moves out!!! I am now being told I have to wait 60 days before receiving my refund. Basically holding my money hostage. Totally unacceptable and unbelievable!!! So I called the corporate office this morning and when I got someone's voicemail and called back to speak with someone I was told "The rule is you have to wait 24 hours before you can speak with someone" Give me a break - HORRIBLE CUSTOMER SERVICE!!! Oh and let me go ahead and say that when Kyle moved in back in August his apartment was infested with FLEAS & BED BUGS! Now they did replace his mattress and we received a credit on his rent but who wants to move into an apartment with fleas and bed bugs! They expect when the renter moves out the apartment to be clean but sure was not clean when Kyle moved in back last Summer! AGAIN DO NOT EVER SIGN A LEASE WITH THIS COMPANY!!!! read more

I have lived at the Grove for a few years and will be moving out soon. It is a nice place from the outside but everything they advertise when they gave me my a tour is usually broken. The latte machine was broken for weeks until finally I just stopped asking , both treadmills are broken and the printer NEVER works. They take weeks to fix things in your apartment and make it seem like your bothering them if you call after a few weeks. Nice place but you don't get what you pay for, at all! read more

Here is a list of problems that I have experienced while living at The Grove at Denton 1. I have lived here for 9 months and for the entire time I have lived here, my toilet has been broken. Basically what my toilet has been doing is clogging up, which is temporarily fixable when you have a plunger. For the first few months that I had been living here, I made a maintenance request once a month, however, for my entire Fall semester, they never came. When the spring semester started, I went in weekly for a month until they came. Finally, at the end of January, maintenance came. Here's the kicker, they came and fiddled around with my toilet for about 10 minutes, said they fixed it, and left. The next day it started clogging again. I am now at my ninth month of living here and every time I need to use my toilet, I have to also use a plunger to unclog it. 2. Here at The Grove at Denton, our door locks are battery operated and you have a special key to unlock your door. It works similarly to a hotel key, but it's actually shaped like a key. I have become good friends with my neighbors on my floor and we were wondering if our keys are identical. It turns out that all of our keys opened each others doors. Luckily, I have a good enough relationship with my neighbors to trust them to not enter into my apartment. We all decided to march down to the clubhouse to speak with the manager, James about this. He said that the problem was a battery issue and he seemed so embarrassed by it that he immediately changed the batteries out in our doors. While the problem got fixed quickly, we still spent 7 months living in an unsafe environment and had no clue about it. Would you like to live in a place where the people who run the place do not make sure that your apartments safely lock when you move in? Yeah, me either. 3. The furniture is cheap and all of our dining chairs have all broken. To save you the sob story, yes, it took them many months to fix those as well. 4. Much like what everyone else is saying, the walls are thin, you can hear everything. I love my roommates and I have a really great relationship with them, but we can all be loud sometimes and it's distracting to all of us. It reminds me of the lack of privacy and lack of quietness you experience in dorm life. 5. They did a sloppy paint job on my walls and you can see lines where they clearly used different shades of white to paint the walls. 6. BUG. INFESTED. Pest Control & Maintenance stick to their normal reputation by not doing anything about this either. 7. The Grove at Denton is ALWAYS charging you with fees that come out of nowhere. This apartment complex seriously works as a greedy business, all they want is your money. With all that being said, I hope all of this answers your questions on if you should live here or not. After I moved out of the Grove and cleaned my apartment to the best of my ability, I received an email from The Grove saying that I owed $387.95 in "damages." This bill listed that I owed $75 for a bathroom cleaning, and another $75 for a bathroom painting, to which I know that the bathroom did not need either of these. I was charged $88 for a cleaning of the apartment itself, which is also absurd. When I asked for a few pictures of the "damages" they deemed to be $387.95, they sent me back photos of what could barely be called damages. A long streak from the bed that was moved before I moved there was charged on my bill, and this could be fixed with a simple paint job, as well as other places where posters were hanged that I fixed up with some spackle. There was also a picture of some sort of large speck in the bathroom that either A) could've been picked up and thrown away in the trash can or B) simply wiped to clear out, yet this is hardly worth $75 worth of cleaning. I exchanged emails with Jeremy Coleman, the sales manager, who provided me with these pictures. After trying to negotiate with him saying that I would gladly pay $75 for these damages, he never emailed me back until he gave me the final notice to pay the amount for damages, otherwise my credit would be severely impacted. This sort of threat is unacceptable, especially since they are unwilling to negotiate and will intentionally ignore emails about negotiations in order to get more money from this scam they are running. The damages that they listed were: 5% damage discount (23.05) br carpet 100.00 br clean 75.00 br paint 75.00 ca carpet 33.00 ca clean 50.00 ca paint 33.00 drip pan 8.00 lightbulbs 17.00 upholstery clean 20.00 Balance at move-out 387.95 The sales people and general manager of The Grove will try their best to avoid any contact with people demanding negotiations. The general manager kept saying he would call me to negotiate this, yet failed two for multiple days. I had to call them only to find out that he had gone to lunch during the time we decided to talk on the phone. This place is a scam, the apartments are horrible, and the workers do not work hard enough to keep the apartments stable and clean. Yes, some people have to sign up for cheap apartments at the last minute. Please, if you get anything from this, this is not the last minute cheap apartment to sign up for. Move to The Arbors (still cheap and bad management, but light years better compared to this place) and tell your friends to not move here either. This place needs to go to the ground. read more

I have been having a hot water heater problem for 3 weeks now and the office is still beating around the bush with trying to fix the problem!! They are not progressing! The walls in the apartment are super thin and you can literally hear everything all the time... also people walk through the property who are not suppose to live here. The front entrance gate and a gate you can walk through is always broken.. The lights in the hallways in front of our front doors is not always on at night. I don't know why anyone would leave this place with a good experience. Everyone that works here, including the "manager", Courtney, are petulant little children. Except for Ellis who probably should be running this place. They are not taught any type of customer service, it is filthy here, people who live here do not care. They enter your apartment in the middle of the night and god forbid you're asleep they just let themselves in. The front gate is always breaking down making you and about 30 other people park outside. Ran into another resident who just got off working as a paramedic was locked out of his apartment at 3 in the morning because they don't know how to program keys. When they come in to "inspect" the air I'm assuming they are rude and disrespectful on top of just throwing your things out of the way. read more

I moved into the Grove in April of 2012... Somehow I put up with this awful place for two and a half years. The people that work here are awesome and really nice, but the actual complex and foundation of the building is a piece of shit. The walls and floors are so thin that the whole place shakes whenever anyone walks, the carpet isn't real carpet, it's more like a paper thin plastic fuzz liner, the pool hours are never enforced so you can always hear people outside being loud at 3 am, the maintenance is slow, the build of the architecture is cheap, and the "fitness room" is never kept up with (it's never clean, the 4 machines that are in there never work). I moved in and my bedroom window on the outside was broken...I moved out early, because I couldn't stand it any longer, 2 weeks ago and 2 years later, the window is still broken after multiple work orders had been put in. Campus Crest is the management company and they are just terrible and unhelpful. This apartment complex is crap and all it is meant to do is nickle and dime you for everything and anything and take advantage of you because you're a college kid. It is ridiculous. I am happy to say that my roommates, being my two best friends, kept me sane through my time there, and my new apartment is really nice and soooo much better in every way shape and form the Grvoe. I have seen and been to many other apartment complexes in Denton and this one is honestly the worst. If you have the choice, pick anywhere but here...literally anywhere. read more

Living here is fine but if you have a maintenance issue don't expect it to get fixed anytime soon. I moved in August 2015 with a broken ice maker and broken kitchen table chair and as of today February 15, I still have a broken chair that falls apart with one touch and an icemaker that does not work at all whatsoever even though they have come in at least three times to fix it. But that is with putting in over 10+ maintenance requests for them to fix it. read more

I would honestly give this place 0 stars if I could. The Arch is an absolute sh** hole of an apartment complex and I am not one to give bad reviews, but this place has so many issues it should just close down. It is so mismanaged and corrupt that I can't wait to move out of here. I moved in here in August and I paid my rent with a check and got a receipt which thank god I did because they "lost" my check and tried to charge me rent + late fees for the FIRST month that I had already paid. It took them weeks to come and fix our leaking water heater and they only came when it finally flooded the living room and started to ruin their furniture. Not to mention that I've complained about the mold that the leak caused and months later here we are and NOTHING has happened (I'm also deathly allergic to mold so I'm living in a place that is causing me to be physically ill). There are still things that I've asked them since day one to come fix that they haven't. The complex is INFESTED with ants to the point I had to exterminate them myself. Their idea of extermination is to come in and spend 6 seconds blowing AIR on the ants. Don't even get me started on the towing. I had a car registered under my lease and it was parked in visitors parking (my boyfriends car because we sometimes use the same one) and it got towed because it didn't have a sticker, but it was registered! They partner with this sketchy ass towing company who I have watched HIDE in the parking lot and tow a car within SECONDS of it being parked in VISITORS parking. One of the most irritating things though is that I DAILY get messages and flyers about renewing my lease, one that I would absolutely love to get out of because this place is actual hell and I don't even like being at my own apartment so I stay at my boyfriends house. Oh and they're increasing their rates for these shithole apartments. Literally DO NOT live here. You are 100% better off living in a cardboard box, because at least you wouldn't have people with bad attitudes and corruption running the place you live at. I should've known this place was gunna be trash because the day I moved in our apartment was disgusting and we had to have a worker come in here and deep clean it. I currently live and I am counting down the days until I move out. This place is just awful and is such a disappointment. I have put in 3 maintenance calls and have received nothing; I moved in to my room and the door had holes in them and they still haven't replaced them. The upkeep of the place is a joke and the managers at the front barely help you. It is not worth the price and the bathroom is small with little storage place and the rooms do not have ceiling fans so you have to rely on the central AC. The water pressure is weak and the faucets spit out the water in a weird way that I'm not a fan of. The walls are somewhat thin and I haven't had too much of a problem with that. I highly recommend not living here because it is not worth your time. Plus it says something when everyone who is writing reviews on here give it 1 star. I always see the maintenance guys driving around in their golf carts worrying about the dumpster when they SHOULD be fixing everything in this place that keeps breaking. I am just waiting to say "see you never Grove!" and move out to a nicer and better place. read more

This place is alright to live at, the rooms are very spacious and I like that the living room is open with the kitchen area. We have a couple of problems though, like wasps. There's probably 3-5 wasps in the apartment every day. They've called pest control once for us but they couldn't solve the problem...yet. The walls are thin and the train is loud. read more

This is the worst place to live and I am only grateful that I move out in a couple of days. I don't even know where to begin. The staff is horrible. There is nobody ever at the front desk ready to help you and you basically have to take an hour of your day to get anything or "nothing" done. The managing staff does not manage and they do not communicate anything with one another. All they are good for is making broken promises. Do not live here!! The rooms are a joke and any "community fee" that you pay will never be seen again. The money is more than likely going to the useless staff. I have never faced as much racial discrimination in my life as I have since I have lived here. Other residents are disrespectful and the maintenance crew seems to be a man of 1, poor guy! I once had a broken front door lock and the "on call" number that is listed is not even a working number. Yeah the location is nice, but it is not worth it. I have never been this unhappy about my living situation ever. If you do live here make sure to look at the lease because that is their excuse for everything. The train and the walls are truly the least of your worries when living here. Perfect if you enjoy ants and mice in your apartment, cigarette butts in the public areas, fire pit filled with beer cans, loud music at 6 am and a management that says, "deal with it yourself". Try to pay your rent online. It doesn't work and management says their sorry and can't accept your check or debit card number so you are now charged with late penalties. New Management thinks they are better than before but we've been here a year and are the experience has gotten worse. Will definitely not renew with much better choices in Denton. If I could give this apartment no stars I would. Let me first start off with what happened on move in day. Before I could even walk in, there was paint cans left outside of my door. When I entered, the apartment was DISGUSTING. It looked as if someone was already living in it because I found food in the refrigerator and cups in the cabinet. In my bedroom, I found dog bowls and a shower curtain in my drawer. I had to clean spots off of my bedroom carpet because it looked and smelled like dog poop and pee. My bathroom was terrible because it had not been cleaned. The sink was draining slow because there was hair clogged in the drain. There was a straw in the toilet. In the living room, some of the carpet was missing. The dining table had marks and scratches all on it, and the chairs to the table were all unstable to sit in. The couch and the ottoman had scratches and dog hair all on it. Also, the drip pans on the stove top had material in them, and it was impossible to clean out no matter how many times my roommates and I tried. Also, the smoke alarms were not even connected to the ceiling. On move in day, my parents and I complained to the manager about the apartment. He promised us that the apartment would be taken care of, for example, getting the carpet fixed, table and chairs replaced, a new mattress for my bedroom, and for the couch and ottoman to be replaced. The only thing that he did was replace the couches and he got me a new mattress. Other than that he did absolutely nothing. On the day my roommates and I moved out, we vacuumed the floors, mopped the kitchen, and steamed the living room carpet. I made sure that my bedroom was left in a better condition than on the day I first moved in. The manager knew that the apartment was a complete mess when we moved in and he is still over charging my roommates and I for move out fees. Management here is the worst, stay far away from the grove if possible. read more

What can I say about this place that the previous horrible reviews haven't said for me, Joel you must be hired by the grove to talk them up because you are lying. This place is absolute trash. The manager or whatever he is is awful I believe James is his name, he is irrelevant. I do believe he asserts too much of his so called managerial power due to the fact that in real life he looks like a gnome. Customer service there is a joke, and they have like two workers there for a 14 building place doing maintenance. Their workout facility is a joke, and their staff is a bigger joke. I paid everything up front and was very understanding for problems the first two weeks but its been like three months and it keeps getting worse.
