Despite my son being proactive letting management know and keeping a good paper trail, he was charged damages he was not responsible for when he moved out. Living at the Arlie was fine for my son, but beware of the scam they pull after you move out. My son left a runner rug in the kitchen and we are getting charged $35 because this was considered trash he did not remove. It seems they are also charging us for a piece of furniture flagged as "trash not removed" that was already there when we moved in! But our bigger issue is we called before move out day to ask if we need to thoroughly clean or professionally clean the unit - because I did want to get charged. Their employee assured us that we did not need to do so, nor would we get charged since the apartment would clean it anyways. We have the date and time of the call so they should know who was working that day. So we wiped things down and kept it fairly tidy, but then was charged almost $100 for a cleaning fee. They verbally said cleaning was in the contract so whatever the employee told us over the phone did not matter. We did everything possible to follow the rules and ask for guidance, but Arlie will not stand behind their employees instructions and they will hit you up for extra money in any way possible. We asked to escalate this twice, but their representative will not tell us how to do so. Stay away from Arlie or teach your kids to get everything documented in writing so you have evidence to protect yourselves. I do not recommend living here. The office hours are very inconvenient. And during the hours if I need something there isn't anyone down there ready to help you. The pill is closed every day even the weekends when it's 90 degrees outside. Picking up mail is also very inconvenient and only able to do so a few times a week. The fridge that came with my unit was broke and we had many issues where the r maintenance team wouldn't even come by after we requested a service. Not only did they not come at all. We even got an email saying it was all fixed and complete. It's a pain to deal with the workers because they are all student and normally don't have an answer and when you email the managers they don't get back to you. The parking is crazy too. There is no visitor parking so it's very hard to have friends and family over. There is only 3 levels of parking garage with 4 floors of apartments. The garage gates are ALWAYS broken. read more

Always trash everywhere, their parking garage door is left open to air out the smell of wet trash and vomit. I personally haven't had bad experiences with their staff, however that building is not taken care of. They've been raising their prices, we now have to pay ten dollars a month for parking, and they no longer have visitor parking. I want to reiterate that so anyone crossing my review knows this. If anyone puts a 5-star review, they are either sucking up, working here, or delusional. I was very close to putting a 1-star, but since I don't actually live here, I thought that would be too petty. The Arlie is really not fit to be $730/room with its terrible everything. They changed their management recently, and increased the rates by like $30-ish for everyone, but I don't think you'll see any positive difference. Now, where to start? Lemme break this down for you. ROOMS Sub-par at most. They are smaller than advertised, don't all have a balcony, no windows can open, boring gray paint, you can definitely tell that the construction was hurried as their paint job was sloppy, and there's only 1 thermostat in each 4-bedroom. But in my friend's room, there's always fluctuating temperature due to its location away from direct sunlight, but it gets hot af when its warm outside too, so what gives? Thermostat sucks. Layout plan sucks. You can also hear so much from inside the room due to the THIN WALLS too. So beware, if you're a light sleeper. KITCHEN Layout of the kitchen is actually not bad. There's an island and large fridge/freezer, oven, microwave, the basics. But the sink is not rounded off, which makes dirt and grime get stuck in the straight edges. If you don't like to immediately wash dishes or have roommates that don't either, this will make your whole kitchen reek like you're a sewer dweller. And OMG the sink caved in recently and fell through while doing dishes. Wow. And guess what maintenance did? Freaking used thin GLUE only to 2 sides. Like why the f are you skimping on the glue? The fact that they used this cheap ass glue is horrendous in the first place... Talk about cutting corners. How disgusting, and this shows how awfully bad the Arlie contractors are at detail-oriented aspects. I mean... You put a hefty price tag, you better post tf up. PARKING LOT Accident central. They (again) poorly rushed this small, cramped 3-floor garage and added a measly row for visitor parking. But it left residents also stranded with no spot at all. What a bad plan, as they didn't take into account the number of residents who drive before settling for only 3 floors. The turning from one corner to another is also anxiety inducing, for you don't know if some jackass is going to speed turn into your lane or go slowly (like a decent human being) so there's been multiple accidents happen that way. It really brings my blood pressure up, for sure. STUDY AREA This is actually not too bad. There are 3 study rooms, which aren't so private. They feature the thinnest walls ever! Every burp, fart, gossip, and witchy laughter can be amplified, and wow this does not make for a productive study sesh. But in the common area they do have a lot of new Mac desktops and free use of a printer (which is like broken every other week) where you need to bring your own paper. There's ample tables and a big wrap around couch + TV, but is this really necessary? Nah. It adds to the noise pollution that can be heard through the nano-thin walls of the study rooms. POOL Unhygienic at best. But from afar, it looks nice. But definitely not as nice as Campus Edge's for sure. But at least they have floaties to use, which I'd hope they wipe down lol. Expect a lot of gross excretions from the considerate residents and friends of the Arlie, and OH GOD don't step inside that hot tub! GYM Expectations v Reality. Welp, you probably know how I feel about this aspect. No need to elaborate on this sadness. GAME CENTER This is also pretty small but at least they got functioning games! Albeit, lame ones. But hey they have Pacman, air hockey, and pool. Overall, I'm definitely not a happy camper. Usually, I'm very chill and low maintenance but this place got me mad. So are many many other residents living here. Also, as I type this review, I'd like to share that their WiFi and some units' electricity have been broken for at least 5 days. They said it'd be up yesterday, but again, THE MANAGEMENT ALWAYS LIES. How professional!!! read more

Loved here two years, you can get away with almost anything , but the drawback is they have the worst wifi and customer service imaginable. No one gives a sh**. You can get lucky with some roommates, but it's best if you choose your own. Tbh I wouldn't recommend coming here unless you're beyond desperate. Also there's constantly poop, and vomit in the hallways. I would be careful where you step if you do move in. And it's unnecessarily expensive. And if you need help with the wifi, forget it, they 'can't' help you because the wifi is from a separate company. This place stinks. For two reasons. 1) I called here inquiring about a special they were running. I asked multiple times what kind of unit the special was for and he told me 2x2 (two bedrooms, two people per bedroom). The special was for $424 for a 12 month lease. So my friend and I applied ($50 application fee, each) based on this information. We get sent the lease and in the contract it says $519 a month! I call up there becusee ??? It's not the rate we were promised and the same employee who told me the wrong information answered the phone and told me I could get a refund and that his manager would give me and my friend a refund and call us. We never got called, so I called up there myself a couple weeks later. The manager said he would call me back about a refund and HE NEVER DID! So me and my friend are both out $50. 2) Another friend of mine lives here currently. She did not renew her lease, but her guarantor apparently renewed it back in October without my friend's consent. So usually the Arlie requires two signatures (the guarantor and the person living in the unit) but for some reason they accepted just her guarantor's signature and renewed her lease for another 12 months??? And they have a no cancellation policy, despite the fact that my friend didn't renew her lease herself, and despite COVID and everything that's going on. Their lack of communication and understanding is kinda ridiculous. Long story short, their customer service and communication issues are lacking. Management is horrible here! Dakota shows no urgency in getting the property cleaned up. There's trash all over the place. The hallways are filthy. It is not a dog friendly property even though they say it is. You would be concerned with the glass from broken bottles getting into your dogs paws. Horrible smells of sour trash due to people dragging their trash bags in the hallways and spilling trash juice. Because of that the hallway is dirty. Busted holes in the walls. Guys smoke in the stairwell and trash it out. Recently I was concerned with a broken window and management has not yet cleaned up the glass from it or atleast boarded it up so that the glass will stop falling everytime the door shuts. They said we can choose the roommates that match with us! Is good if you have friends and live together in the same unit! But when you don't have friends to fill the unit full they gonna put whoever in your unit and not gonna change until you move out! Even me and my new roommates are not match and we also hate each other! So I have to live with someone that I hate! Think how much it is stressing me! I live in 4 x 4 room with 2 of my friends, then our unit have one room empty so the apartment manager put new roommates in our unit, which she doesn't has anything match with me and my others roommates! my new roommates has friend live with her, so now we have 5 people live in the unit for 4 people! And the utilities fee is keep going up! Since my new roommates move i paid extra for my utilities fee $20-$21-$25 it keep going up! I already talk with the manager but they didn't help much! The roommates friends still living in same room and they always noisy also make the dirty and messy! So for people who wanna live here with friends and help each other share for the rent, I think you can do that because from my case my new roommates is sharing her room with her friends and nobody check or kick them out yet even I already reposted! They just send the warning later! More! I signed up for non smoking room but my new roommates who just move in have a huka party at our living room! I reposted that and same! Nothing happened I didn't get any help from the team manager! I tired that I have to go talk with the staff at the office many time! Stayed here for two years because it was the only place that allowed pets at the time. Would not recommend. There are nicer and newer places to stay. Maintenance is slow and never ends up happening unless you constantly harass them about it, or it might let you break your contract. We had a dryer that wouldn't work for loads bigger than 3 T-shirt's the whole time I stayed there, and it still hasn't been fixed. Parking is awful because they don't enforce any tag only parking. The place is a mess with animal feces and urine constantly in the stairwells- which always have broken doors. Trash piles up in a disgusting manner on weekend, elevator consistently "breaks down" on move out and in date. So good luck with the stairs. Management is useless and will hilariously misquote the lease at times. If you're in a last minute bind, this dump will do, but I'd recommend checking out places nearby which are cheaper, spacier, newer, and closer to literally everything. read more

I currently live here and would advise you to avoid it at all costs. The hallways and elevator always smell like vomit, and if you try to ask management they'll say that it doesn't smell like anything even though there's visible black sludge. Customer service is unfriendly and unwelcoming as if youre wasting their time. But my absolute biggest gripe with this apartment is that if you live on the west side of the building, there is no key fob allowing access to the stairs, meaning if the elevator is broken like it often is, then you have to go across to the eastern side in order to go upstairs, then walk all the way across again. Upon asking management why this was they said they designated this and "exit only" which just means they don't wanna add another key fob cause it'll cost money. Don't waste your money here, The prices they charge here are insane for the absolute lack of service and quality they provide. read more

I personally have lived there for the past two years and DO NOT RECOMMEND . I had to break my lease two months prior to it ending , and had THE WORST experience , management will keep charging you monthly rent so keep record. Poor management and sanitation , you can smell dog and human urine when walking through the commons of the facility. Not enough study rooms, poor maintenance, and the walls are THIN. The only reason I stay is due to its locality, it took forever to get lights fixed in the parking garage, staff is not fully trained only a handful know how to do everything and those that don't say you're going to have to come tomorrow. What I'm busy and literally don't have time to come when I do and you want me to come back to get more run arounds. Most unresponsive management staff I have ever dealt with! I have sent emails to multiple people in management with no response. Left messages and gotten no response. We have been charged for things that needed clarification and when my daughter has gone and asked questions for clarification, the answer is ALWAYS "I have to check with management and get back to you". No one in the office can make a decision. They NEVER get back to her but in the meantime are happy to accumulate late fees on the things we ask about. There have been lights out in the parking garage for months! Safety items should take priority in maintenance. It took multiple contacts from my daughter, myself and finally my husband through corporate to get any kind of response. They aren't fixed yet but we were finally told they would be on Monday. We will see... The only reason there are two stars and not one, is that generally speaking, my daughter enjoys living there. The facility and the amenities are nice and it is close to her classes. Stay Away from this Place at all cost!!! My boyfriend decided to renew is apartment since earlier March and he never asked to move to a different apartment!!! Few months later he went to pay his rent and one of the workers told him that he's going to be in a different apartment, but didn't tell him about any fees!!! They moved him to a different Apt and Now they're charging him a transfer fee for something he didn't ask for. The office is assuming when he decided to renew, someone was already signed for his apartment, this is a joke!!!! And No one can not even help him!!! This place is terrible. The apartment itself is fine, minus the tiny fridge, but the management is AWFUL. They don't care about their residents or resident safety at all. The parking garage has robberies & accidents constantly, and NOTHING happens. My rent raised $130 after only 5 months, and they changed the electricity cap......and didn't notify the residents. Look over the lease, it is TERRIBLE. They try to get you to resign your next lease before you even get your grades for the first semester. My son isn't good at school so now we are paying for an entire year while the apartment is empty. When his roommates moved out they stole his kitchen stuff. Look at the lease and make SURE you are going to live there for a whole year. They will NOT help you re-lease your unit, they are under staffed and not helpful. This place has a lot of negative reviews but I've honestly had nothing but positive experiences. Most of people's complaints have to do with the fact that they didn't read the lease well enough! Newsflash-it's your job as a renter to read the lease . I love where I live, I've never had trouble getting parking in the garage, the staff is friendly and very helpful. I have not ever had to call/email them because I can easily walk to the office and there's always someone there to help. The rooms are so much nicer than a lot of other housing places in the area; my only complaints are the freezer & pantry are both pretty small and get filled up pretty fast but that's sort of normal with apartments I think. Never had any problems with noise and the few times something has broken it was fixed by staff within the day. Also love the gym, the outside seating area, and how the bus picks up outside every 10 minutes or so. read more

The last student apartments that I lived in (University Village in Austin) requested (via email) residents who worked nights to contact the front office so that they could schedule the annual maintenance so as to not disturb the residents while they were sleeping. For starters the trash room is directly connected to the garage which leaves a foul odor year round. Taking your trash to the bin you encounter hoards of cockroaches and mold. No matter how much you try to complain about this or any other issue you may have, you get brushed off. I thought that with the change in management that this place would start getting cared for. It's not. The walls must be made of paper because noise is prominent. The halls are dirty and we've had a broken window in the hall for months that hasn't been fixed. DO NOT LIVE HERE WORST YEAR OF MY LIFE!! They roomed me and another friend with a terrible roommate who hot boxed the apartment everyday and had 5-15 people over every single day. The first time me and my roommate complained they said that we need to handle it ourselves (Keep in mind when we went and complained we told the person at the front desk that we had tried to handle it and it just kept happening). So me and my roommate kept complaining everyday and they seriously just told us "sorry there's nothing we can do". Literally the worst customer service I have ever had in my ENTIRE LIFE. The people working the desks are rude and care nothing about the tenants, they don't care what kind of environment they're living in or who they're living with. After my year in hell was finally over they informed me that I had an outstanding payment to repair the apartment that my roommate caused with all of his parties. I disputed the charges and they agreed to let them go because of my living situation, fast forward a year later and I have a collection agency calling me about the charges. I proceeded to call the Arlie and they said they had no record of our agreement and that the complaints I had filed on my roommate the previous year had been thrown away because they were too old now. Parents, students or whoever is thinking of living here please DO NOT!! This place only cares about their money and not their tenants!! Also I would suggest do not live at campus edge either because it's run by the same people. I would suggest Liv + it's an awesome place and way nicer than this literal HELL HOLE!
