Pros: Conveniently located, friendly neighbors and staff, spacious units. Cons: Lack of parking, mandatory $125 for internet and cable even if you don't watch cable. Internet is extremely slow. Questionable deposit practices. Things to know: add about $250 to advertised price on your monthly budget, shared utilities consistently $120-$180 and internet $125. You get 1 covered parking for $30. Couple NO PETS and a toddler, lived in unit less than 9 months and they kept $800 deposit ($400 to repaint) and still want an extra $70. Normal wear and tear did not call for repainting. Walls were the same as when we moved in, never any decor or anything to damage paint. Not sure about previous tenants cleaning fee seeing as the unit was scarcely cleaned upon move in, dust on all fixtures and doorways, window sills, greasy kitchen vent and the carpet had been ripped up by previous tenant or their pets, hair all over the carpet, dents in refrigerator. We moved out of state before being able to do a walk through so maybe we where an easy target. read more

Good luck getting anything fixed around here! You request a maintenance order and they never follow through... you have to call and ask them to come multiple times before they actually do. I have been requesting for a week and a half for my porch to be cleaned off due to a thorn bush growing onto it and i also have two wasp nests that they never came to take care of. There is never anyone in office and they don't answer the phones! I have been patient in the past but it is ridiculous that they can't even keep up with the landscaping of the building! read more

This is by far the worst apartment complex I've ever lived in. We've had tons of bugs in our unit, and when we asked for help -- because that's literally their job -- they told us to go buy our own bug spray. They claim they hire a pest control company to come spray regularly, but that's a lie. No one has ever come to our apartment, despite repeated requests. Asking for help feels like pulling teeth. Calls and messages go unanswered, and when we do get a response, it's always some vague "soon" -- which turns into days, then weeks, and eventually months with no follow-through. read more

Worst Complex ever. Save your money and stay far away from this place. There is no parking, they overcharge for everything, don't care about spiders all over the complex, have horrible washers and dryers, there is dog poop everywhere in the grass, and they will charge you $250 extra on top of rent for things that you don't need (and can't take off the bill). This place lists itself as being Extraordinary. They are only extraordinary in how they ream you of your funds. I stayed at this place for a short term 6 month period and got billed over $1,100.00 at move out. They wanted to "professionally paint" the place on move out for more than half of the move out cost and said the place had "wall damage." There was previous wall damage on move in that I noted on the pre-move in papers. I prepped and spackled these holes and also picture hanging holes that I had and all that was needed was touch up paint! When I asked for matching touch up paint at move out, they would NOT allow me to have it! If you stay at this place for less than a year, they will over bill you for move out charges where those that stay 2+ years pay nothing. Another padded rip off on this place is the "Sewer charge" that each apt. gets each month for $65 - $66. The water charge usage is $15.00 but the water going out is billed at more than 4 1/2 x's the cost. Why? When I approached the management on the over charge I was told that the "utility company" makes the assessment. After phoning the utility company on the debt, they told me it was assessed by the Meadows apts. only. After confronting management about their lie, they told me "it's written in the contract and you signed it." This is the only place I have been where the renters are paying the property taxes for the owners units and it is built into the contract. At the time I was there it was $21.00/month. I was paying someone else's bill for the property they owned. Parking. Terrible!!!!!!!! If you have friends or family that want to visit after 4 PM on the weekdays or on the weekend; GOOD LUCK finding parking. The owners were more interested in the amount of units to rent than providing a corresponding amount of parking spaces for tenants. Club house. Ceiling fans run in opposite direction. No air flow. Asked to have fixed but never done in the 6 months there. Upon reaching the 5 month point of tenancy, I was given notice that I would have just over a 20% increase in my lease on the next term. I gave notice that I was moving out and management decided to "change" and raise my rent only by $15.00 a month. Be aware that management will ream you of whatever they can get out of you.........stand up to them and they may back down!! I still moved out. Be prepared to have a long afternoon read on The Meadows Apts. contract! It is many pages long, and of course, is totally biased towards their wants. I try to be fair but this place is NOT. I would advise any fellow LDS members and the public at large to be careful with this place and their bogus overcharging!!! I have had 2 other close friends looking to rent and I strongly advised them to look somewhere else. Which they did. Strong point on this place..........the maintenance staff ALWAYS responded in very timely manner to work requests and were very friendly and easy to work with. Scammed out of $900 deposit and we were ghosted on our email chain Demographics : Couple no kids, 2 bedroom , 1 bath , 15lbs small dog My security deposit totaled $900 dollars ( $300 security deposit and $600 pet deposit and $400 of pet deposit non-refundable). Moved out in June 2022 upon moving out there we initially were going to charge me $900 of my security deposit plus $261 that we had to pay out of pocket. The charges were: Utilities - $167 ( for April and May, they bill one month behind) Cleaning Fee $100 Partial Paint $160 Enzyme Treatment $250 Carpet Shampoo $65 Drip Pans $20 I completed a prior move-in condition assessment form and noted the apartment and paint and carpet were in messy conditions. They cancelled Cleaning Fee $100 and Partial Paint $160. But upholded the other charges. They noted that the $250 enzyme treatment was due to "The enzyme treatment and carpet cleaning are more for sanitation purposes than anything else. Due to you having a pet in the apartment we take measures to get rid of pet dander/bacteria's and prevent any smells or allergy issues with future tenants" . If you do the math the pet deposit was $600 ( $400 non-refundable) leaving you with $200, but the enzyme treatment for the pet is $250 dollars forcing every tenant with a pet ,no matter how responsible or clean, to make to pay $50 extra for cleaning move out fees. And this is just the basic cleaning and move our procedures. imagine if you do happen to have a few kids or a blemish or two. The cost of moving out could run you hundreds of dollars. We disputed the Carpet Shampoo and Drip Pans charge as well because our move-in conditions were messy and the drip pans were returned in good repair and under normal wear and tear. But Meadows noted that they would like to have the apartment returned to "like new", ignoring normal tenant standards of normal wear and tear. Overall, the contract we signed in 2021 amounted to nothing upon moving out, because they could at the end of the day charge us for anything they sought fit. Overall the rating is a 1 star review. I would not re-rent myself but would recommend renting with caution here. There are upcoming apartments all around the Meadows and I would recommend looking at those first. Biggest benefits on the Meadows are safe location, friendly staff, and the apartment is in good shape. Biggest draw back is moving out cost, washer and dryer, cable and internet quality and parking. Parking- terrible. I specifically asked 3-4 times prior to signing if there was enough parking and was assured there was more than enough. Come here after 6 and you will see there is no where near enough parking. The office staff has always been nice to me and is why I give it 2 stars as well as the cost is somewhat affordable considering where it is and what you get. The neighbors on the side I don't tend to hear but the people above might as well be living in your apartment with you and i can hear every garage open below. I would recommend a 3rd floor apartment if you decide to live here. Pool and hot tub are nice but always busy and hard to squeeze into. The gym doesn't have a ton of equipment and is generally busy but if you can make it inside you have enough to get a decent workout in. The grass is filled with dog poop most likely because the dog park is tiny and half the residents have dogs. You have to get their cable which kind of sucks because no one I know uses cable and it's around 50 bucks a month. All in all it's not a terrible place but there are better places to live in northern Utah county. If you decide to live here look for a 3rd story apartment on the south east side as that is where you will have the most parking available and least amount of issues with neighbors. read more

A few things I wish I'd known: Parking is simply atrocious, the worst I've experienced. Beware of spiders, they're everywhere in the summer and fall and management doesn't deal with it. The units have energy efficient washer/dryers, but you have to dry the clothes all day. Not my idea of energy saving. When moving out, I asked for a cleaning list and was told there wasn't one, nor are the charges provided for their cleaning charges if you don't clean the apt yourself. Makes it easier for them to hit you with an arbitrary cleaning charge. The final bill states you have 10 days to pay, but be advised, you will be harassed every day of those 10 days until it's paid. I was one of the first people to move into The Meadows in American Fork, and the first months were not bad, but it quickly deteriorated to a point where I wouldn't recommend it to anyone. read more

If you get a sick feeling when you read their lease agreement, trust your gut and run. The management is terrible and you will hear every footstep your neighbors take. Receiving a bill for $400+ in cleaning fees to move out is not okay. When asked about this they respond saying it's the turnover cost, in the last 10 years I have lived in apartment never have I not been told the costs of moving out or had to pay for some of the companies turnover fees. If they expect to have every resident pay these fees they should tell them up front instead of sending a huge bill without notice. On top of moving out parking was a huge problem the entirety of living here with tons of business trucks taking up lots of spaces, and the grass areas are always a mess littered with dog poop not taken care of. read more

Great apartment off of interstate. Close to stores and food. Some of the worst parking I have seen since high school. It's very hard to find a parking spot unless you get an apartment with a garage. The staff is great and my dog and I enjoyed our time there though. :) read more

Besides the wonderful and clean apartments, the management is absolutely phenomenal. Anytime we would submit a work order, they would respond and fix it the same day or the following day. When I had to up and move across the country for grad school, they were very helpful and kind during the termination process, and gave me the best deal ever. read more

Before you rent an apartment here, walk around the complex. Dog poop is all over grassy areas and the management makes no effort to clean it up, making grassy areas unusable for children and adults; dog poop is often on the sidewalks as well. They advertise that they have a dog park, but it isn't finished and isn't unusable and doesn't seem to be a high priority for the owner. Take a look at the garbage dumpsters - garbage is everywhere and often overflows to the outside of the dumpsters' bricked in areas (I wish I could share pictures here). No effort is made to pick up other litter and cigarette butts. There are no recycling bins and everything goes in the trash (what century is this?). Concerning the appliances, I don't think the owner could have found cheaper ones. Enough said, except that this apartment complex was new just a few months ago but doesn't look it now. read more

We loved living here! It's in a great area and the apartments are really nice. The only thing that wasn't the best was parking.

I love this apartment complex! Most likely if you move in you will get a brand new apartment that no one has lived in yet. Don't listen to the other review they have on here, the trash from the dumpsters is taken out multiple times a week, they are still building the dog park but that can't just be built over night. The whole complex is supposed to be done at the end of August. The appliances are very nice and the washer and dryer are massive! You can fit so many clothes in there and they are touch screen! Nothing about the apartment is cheap. The neighbors are quiet, I can't hear anything from my apartment. If you are looking for a place to live I highly recommend living here! The management has been nothing but nice and super welcoming. I have been in the office a dozen of times and I've never had a bad experience. read more
