Bryant Properties, not to be confused with Bryant Companies, is also in South Pas. From what another tenant - who rented from both told me - all the properties used to be owned by 1 man, Mr. Bryant, until he decided to get out of the business. So the properties were split up hence 2 different Bryants. I've been renting from Bryant Properties for a little over a year and have had a great experience so far. First off, they don't charge you to look at the listing. The other rental place charges for a 3 or 6 month pass but they seems to have more properties and they seem newer though. I looked at only 3 places on Bryant Properties list at the time. All were very clean. 1 place just had a bad layout and a new but butt-ugly color carpet. The other 2 were very nice in older buildings - which I like. I looked at my place 2x and both times Kim, the BP rep was super-nice and gave me tons of info. I was even able to request some changes, like new sink in the bath, fridge and stove. They ended up also putting down new tile in the bath and kitchen which I didn't prefer but whatever. I've only called on them a few time since moving in but in all cases, they were super responsive and got things fixed within a day and even leave you a note letting you know what they did. We'll see if they continue to have the level of service. But just knowing they are responsive is so comforting. I'm giving it 4 1/2 stars. Would definitely be 5 if they had more properties. read more

While I never really complained and just accepted things like trash everywhere and yes its my neighbors responsibility to clean up after themselves but if they know its an issue, have someone clean it up. It took them 4 years to do something about horrid landscaping. Lights aren't adjusted for daylight savings time so its pitch black while walking but 85% of the lights in the common areas are burnt out or don't work. Laundry facilities are always broken. They changed the locks to the laundry room then put a notice on Friday to pick up a new key. Of course, they are not open on Saturday or Sunday and are closed at 5 so normal people who work can't get anything done. I still don't have a laundry key. They told me my ceiling does not leak, its an old leak. It leaked and I was told to put a bucket down! Might I add, 60 day notice to move. AND they show your apartment the entire 60 days! They don't ask to do an open house, they just call and say they have an appointment. So for 60 days my address has been on Craigslist, flyers, and wherever else they post down to the apt number. What do you think has happened? I don't recommend this leasing company. But I do know that an apt is an apt and I advise you to be empowered and negotiate things like 30 day notice and dont get suckered like me. It doesn't get better than you see. read more

I moved into 1010 North in Alhambra in November of 2017 and the lady I was dealing with was extremely nice and would answer my questions patiently. Not to mention she took the time and effort to come to the property to hand me the keys to my mailbox. Sadly, she left and she directed me to Pilar. That's when I started seeing differences in service. Now, this property has issues with cockroaches... Never in my life would I thought to pay $1295 for a small studio and still get so many headaches dealing with the property manager. The exterminator explained to me that it was because this property was close to the sewer and they actually treat the property once a month for pests. Regardless, even with the monthly treatment of the building, I was still finding both big and small roaches once a week in my apartment. I have never seen such HUGE roaches in Alhambra EVER. I lived in a studio so it's not like I could escape into my room from these things. I had to threaten Pilar and send her disgusting pictures of these things to get a response from her just so she could send the exterminator to my place to treat immediately (she wanted me to wait a whole week!!). Even with the exterminator coming once a month for 3 months, I would still find the tiny little ones in my kitchen so I stopped cooking and eating in the apartment entirely. That was when the BIG disgusting critters stopped coming around since I had literally NOTHING for them but still, once in a while, I would find the little ones in my kitchen. There are still massive ones lying dead here and there in the hallways. Then the hot water was broken for a few days where they installed this massive thing right next to me where it provided hot water to every tenant. After that installation, the water pressure went down so showering was unsatisfying and I would hear it gear up every time someone took a shower. But I decided not to complain about this cause it actually lowered my gas bill (but this has to be illegal because there are more than 2 units in the building sharing one hot water tank). The only thing I say I'm satisfied with them is when they decided to help me out by installing an AC unit in my studio during the super hot summer - that's the only reason for it being 2 stars instead of 1. BUT two months before my lease was about to end, they increased my rent...and was basically forcing me to pay the increased rent before my original lease was ending. So, I said NO MORE!! I had to move out! They basically make you agree to show the apartment 60 days before you move out ONCE EVERY week for open house and even tried arranging it more than once a week! I had to beg my mom to arrange it with one of their associates for open house once a week for them to show cause I am definitely NOT comfortable with strangers in my home when I'm not home and definitely NOT able to take work off once a week. I had to make that VERY clear with the associate as he kept pushing the idea of entering MY HOME without me being present and I had to make it VERY clear that it was definitely ILLEGAL. Once I was completely out of there, I tried arranging the move out walkthrough but they insisted I take a day off of work since they close on the weekends and close exactly at 5pm (like other people don't have to work to make a living to pay the high rent rates). So, my mom went instead (her English isn't that great) and I thought everything was cleared... nope. They deducted my deposit to repaint the walls when apparently the guy who went through the walkthrough with my mom said how immaculate we had kept the place in and said he believed they wouldn't be deducting money at all. NOPE. Deducted for a paint job. Now, here's where I suspect they're liars and frauds. My mom claims the paperwork she signed didn't state anything about the paint job and I made it clear to them that they were not allowed to do such a paint job just because to freshen it up for the new tenant (CA law!). So, I complained to Pilar and she sends me scanned documents with "/paint" suspiciously being added on to the edge of the document and with "30%" in different colored ink......fraud. I'm done with this property management company. They're ridiculously lazy, irresponsible, incompetent, and down right rude. You know what... deducting that 2 star to 1. If I could give 0 stars, I totally would. I think a part of me died dealing with these people. read more

I made the mistake of renting from Bryant Co. in 2016. I signed and stayed a year. Then was told that I need to sign another year lease even if I was staying on a month to month. I was told by Annette that I could give a 30 day notice, leave the unit in rentable shape and would get my deposit back. NOT Happening! I am a senior on a fixed income. I needed to move. The shower was dripping for 3 months, may still be, the unit rent was raised to 2800 for the new tenant......not rented yet, price drop back to what I was paying 2700 a month. They want to charge me for carpet cleaning one room, I agreed to that, but want me to pay for painting, told me there was a hole in the bedroom wall, not, as of my review of the website today, it doesn't look any different then when I left it on Feb. 28th. Dan Bryant, the owner of the unit, even came out and visited last year and stated how pleased he was that I was taking such good care of his unit. NO REFUND..........they said because I broke lease......I trusted their agent! She and Dan both knew I would be looking for a different place and as soon as that happended I would give notice. So much for integrity. There were other issues, non cleaning dishwasher, ice maker that constantly stopped working, the dripping shower, the uncleanliness when I moved in......I paid $300 to have it cleaned because they did not clean it........wires were hanging all over from cable, dust constantly. I put mulch down in the back patio to keep the dust down. HOA does not care for the place. Green mold on sidewalk, slippery after rainy period, dirt in front of windows adding to the dust problem. I have emailed with Matthew Bryant. No avail. They have kept $3900 which was my deposit. Untruthful practices...or poorly trained agents. He said I should have done a month to month. This review is to serve as a warning for potential tenants of 2908 Tuggle Avenue. Once we discovered MOLD growing in our basement/laundry room and we informed Larry @ Bryant Properties. After countless e-mails, we were finally given the option to move out the the house or stay and live with the mold. They decided it wasn't worth the investment to make repairs so that the basement humidity would drop below 80% in the summer. I was then nickel and dimed on my deposit after paying movers and taking time off to move out of this unsafe environment. This property is currently being cleaned and prepared for a new tenant. Save yourself the headache and do not move your family into a Bryant property rental. It's a shame that Larry is willing to move people into a rental property that has issues with mold growth just to make a couple extra bucks. read more

They don't care about their property. They care only about your payments and their pay checks. You can wait for their response more than 3 months and nobody will even email you back. The owner of this company has made some very poor decisions that greatly affected the local community. He arranged to have a Trump rally at the intersection of Fair Oaks snd Mission Street in South Pasadena last Sunday afternoon. The truck caravans started arriving at 11am snd were decorated with Trump flags snd loudspeakers. They proceeded to continually speed around the block. There were hundreds of people on the four corners of the intersection and most were not wearing masks. They were blocking the sidewalks and streets. They were selling paraphernalia without a license. They were angry, loud, confrontational. Two middle school kids got spat on. A young woman had her hair pulled from the back snd she was assaulted. We are business owners on Mission and had to close our store for the day. But at least Matthew Bryant got to make his political preferences known. I would never use this company. read more

Property sites are in good neighborhoods...they are hassle free w move in and have a nice small staff that gets things happen... I have referred ppl for apartment listings... Where can I possibly start? If I ever need anything fixed, they answer their phone promptly but that is about the end of promptness. They take days to send someone to fix anything. They promise you a certain day but are full of excuses on the actual day first promised. After everything is finally fixed, the work done is terrible. So terrible that you have to be ready to call them again soon to fix the same problem. I have gone in on more than a couple of occasions to their office to leave my rental check. I should have done this before. Now I know why they take so long to send someone to fix my things. Most of the time I walk in there. There is only one person there. In the whole office!!!! At the most there's 2 people there. Both on their cells phones texting away if I may add. I'm sure Bryant Properties has a lot of customers. Why is there 2 people max in the office? Don't bother asking for a manager. The manager somehow has never been available when I have gone to the location or called in. Don't think of paying you rent 5 minutes late either. Do not rent from these liars and crooks. I've been a tenant for several years and there was a problem with their property and they have been terrible at handling the situation. I highly advise using another property management company whether you are the owner of the property looking for management or a prospective tenant. Steer clear. I rented a garage from them and there was a plumbing leak that caused $6000 worth of damage to family heirlooms that cannot be replaced. Fortunately my homeowners insurance covered most of the damage. However my insurance company suggested a dehumidifier be placed in there to remove any remaining moisture. Their solution was to tell me to remove my items so they could remove the outdoor carpet and fix something not mentioned. So I found another storage and moved all my stuff out. Now they are saying I didn't give 60 days notice according to my lease agreement so I don't get my deposit back. I feel sorry for anyone renting from these people. As a landlord myself all I can say is KARMA!! You shouldn't treat good people like shit. Good people doesn't mean stupid people. read more

We have been leasing from Bryant Properties for 4 years now. Everything is done on line and it is quick and easy. I could pay my rent and place maintenance orders which was very convenient. If I had any maintenance issues they always responded very quickly and took care of them immediately. I would still be with them but I am retiring and moving back to Georgia. I just had a bad experience with Bryant Properties during my apartment search in South Pasadena. My husband and I applied for an apartment, paying the mandatory $35 each in application fees. $70 total. When I didn't hear back from Bryan Properties, I followed up only to be told by Victor, "The good news is, your application look good and you are approved. The bad news is, the tenant backed out and isn't moving." Gee, thanks Victor! When I requested a refund of application fees since we applied for an apartment that was not even available, he refused. It may seem like a small amount of money but that is not the point. Its completely unethical and Bryant clearly does not have it together. Its unfortunately this unethical company has a monopoly on rentals surrounding the Garfield Park area. We have since rented a unit from a nice company who didn't even charge application fees to begin with. read more
