To refer to this company as one-star is likely an insult to the other one-star companies on Yelp! We have lived in a unit managed by these slum lords for about ten months. Eight of which, we've been dealing with a large-scale rodent infestation. I know this might seem like hyperbole, but we have had north of 65 mice CAUGHT in the unit. The first mouse we found was on June 25 2020. The last mouse was today. In the middle we've had mice, almost daily, we've had droppings throughout our house. They have sent two different pest control companies and their own people over 25 times and the problem has not even abated. To refer to them as Slum Lords is probably accurate, though I hesitate to use the word "Lord" as it implies some sort of dominion over a situation which is the last thing anyone, including the mice would believe. But that's not the worst part: throughout this escapade, Management, for all their remarkable ineptitude has attacked us personally and professionally. Their first response to our infestation was to accuse us of hiding a tenant in the unit (we weren't) and forcing us to sign a new lease, increasing our rent (during the RSO and in the middle of an infestation) and taking more deposits. Since then, they've accused us of lying--several times--, accused us of having ulterior motives, accused us leaving the back door open (we don't, and the mice are in the kitchen), accused me of being immature, and at one point, (and bear in mind that this is seven months into a rodent infestation), told me that I must be "off my meds." Oh, and the best was when they CCd their lawyer in an e-mail and explicitly asked us to keep him on communication, and when we did, they began yelling at us to take him off communication, including blatantly lying and telling us it was illegal to keep him on. The accusations and pettiness from this inept company are arguably worse than the mice and feces, although they obviously don't present a health risk, they have knocked us down and we are utterly terrified to contact them about maintenance requests, including more mice, to which their newest strategy is literally ignoring us. Furthermore, the sad part is that they have cost the owners thousands of dollars in pest control fees, contracting, and legal fees, all while not addressing the simple problem of a rodent infestation. I think it would be difficult, even given an incentive to make this situation any worse. It should also be mentioned that the company offers a free Starbucks gift certificate to their tenants who leave a positive Yelp! review. While the pictures and story should speak for themselves, please be aware that the five-star reviews on this website are bought. I realize that this company has a history of coming onto this website and attacking their negative reviewers, which is completely consistent with their character that we've experienced, and I realize that as you read this, you must be thinking that there's two sides to every story, which is why I invite you to contact me and I will be happy to provide you with a detailed timeline of correspondence and over 50 pictures of mice, droppings, and property damage caused during this infestation. We have nothing to hide and I think anyone, a prospective tenant or a prospective owner looking to contract Maximum would be appalled by their accusations, Trumpian lies, ineptitude, and the way they've handled this health/habitability issue since day one. I recently moved back to the Bay Area from Los Angeles because of work. While I lived in L.A., Maximum Realty were my Property Managers while I was renting an apartment. I had nothing but a positive experience with them. I did put in a maintenance request a couple times during my stay there because my heater and garbage disposal weren't working. Both times I submitted a maintenance request, the office responded quickly and were very friendly. They were able to send someone out within a day to look at my heater and garbage disposal. The repairmen were able to fix both quickly and effectively. I didn't have any further issues after that. Nicoletta Smith helped me tremendously, especially at the beginning since this was the first time I worked with a broker. She was very professional, knowledgeable, and friendly She happily answered all of my questions, which were a lot. I wish they managed property here in the Bay Area because I'd certainly rent through them here if I could! Thank you for being so helpful and easy to work with! I wish I could give Maximum Realty 0 stars. This is probably the worst "management"company I have ever experienced in my entire life. They are rude, incompetent and like to exercise their authority. They never answer the phone, are slow to respond to any issues being fixed or resolved and won't call you back. Margo, from the front desk is possibly the most ignorant and rude lady you will ever encounter. She is very snooty and acts as if she is better than everyone. IGNORE HER AT ALL COSTS! Shortly after I moved in, I noticed things were broken and old. The sink started leaking so bad there was constantly a river running through my kitchen, the shower was moldy, there was no air conditioner, the heater was broken, Not to mention the walls are paper thin so every time the neighbors walked around upstairs I could hear everything. They never attempted to fix any of the issues despite numerous calls. Once I discovered that it is illegal to have tenants move into a complex with a broken heater, I contacted the City who then notified Maximum Realty and all of a sudden they started returning my phone calls and attempting to fix my heater. Only the heater, none of the other issues were acknowledged or fixed. After a year at this complex, I got a 60 day notice, for no reason, to move out. This place likes to cycle through new tenants, This is not the first 60 day notice after completion of the year lease that I have heard about. If you move here, just know that you will probably be kicked out after a year because they have personal issues with you. Out of $1350, I received $200 back from my deposit. $200 goes towards cleaning fees and they are blaming the remaining fees on "accumulative late rent". I have never turned in my rent late, they simply cashed the check ten days after I turned it in and blamed their irresponsibility on me. DO NOT MOVE IN OR THINK OF MOVING INTO THIS COMPLEX. They are crooks, thieves and scam artists. This establishment should be embarrassed to call themselves a management company. read more

If I could give less than a one star rating I would. Their receptionist, Margo, who is in charge of repairs, is the rudest person I have every come across in a customer service position. She doesn't care about repairs, and will take her time putting orders in, meanwhile my garage door won't open and my living room ceiling has a leak which is causing the property owner more damage to repair. I WOULD NOT recommend renting from any property they manage. Even though I love my apartment, if we didn't have a good relationship with the owner, we would definitely be looking for a new apartment. read more

Maximum Realty is the worst. They will not fix an issue with a unit until they absolutely have to. When you finally force them to fix something, they'll drag their asses, do a poor job and will not communicate their progress. If you have to deal with Maximum, avoid Margo, She's incompetent, lazy and has poor communication skills. She makes up for these things by being defensive, rude and disrespectful. Dennis (manager) is almost impossible to get a hold of. For whatever reason, Margo will make it very difficult for you to get a hold of him. I've found that repeat phone calls to the office within the same day will make her put you through to Dennis. You essentially have to make it more inconvenient for Margo to answer your phone calls than get a hold of Dennis. This seems to work (sort of). OWNERS BEWARE. Maximum does not have the best interest of you or your property in mind. According to the owner of the house, he was unaware of the severity of the issues we were having. Issues that became out of control, and caused damages to the house that will surely lower the value (plumbing and water damage) read more

This is one of the worst management companies out there. I am renting a unit from them in Koreatown, and my experience with Dennis Smith has been disappointing. From the very start, I have been lied to, and the building has an obvious roach infestation. I asked very specifically if there was a roach problem and I was told no. Upon the walk through, I saw several, which the manager said he had never seen before. As I was signing the lease, he said he would have the unit sprayed, which delayed my move-in date. Maximum Realty is very rude, and seems reluctant to take action to get rid of their pest problem. Their solution was just to have me move out, rather than treating the unit. They clearly do not understand what a hassle it is to find an apartment, pack, and move. Every time I've talked to Dennis, or his silent partner, Nick Nickrevish, he has been patronizing and doesn't seem to think having cockroaches and bedbugs in an apartment is anything to be upset about. read more

I wouldn't give them any stars if that was an option. DO NOT RENT FROM MAXIMUM REALTY & PROPERTY MANAGEMENT. Poor customer service. Problems are not fixed in a timely manner, if at all. We requested the bathroom window to be fixed (because it wouldn't shut) when we moved in (June of '09). It took until Jan of 2010 for them to send someone out to look at the window and then a few more weeks before it was fixed. This was with me calling and emailing them to remind and check in. The air conditioning unit did not have a cover and we requested to have a cover be put on it. We were told this could not be done because that ac unit is no longer made (all of this is in writing via email). When it came time to move out the property manager accused us of taking the cover off and asking us where it was. Every interaction with the Maximum Realty was a negative experience. The people in the office do not know what they are doing, say they will call you back but never do, and try to pass the blame onto you for problems you are having. When it came time to move out, the notice we provided them included a forwarding address for the security deposit to be mailed to. After a month (California law requires security deposits to be returned within 21 days) we had not heard from Maximum Realty or received a check. I called and they blamed me, saying I gave them more than one address when speaking with them (I had not spoken to them since handing them out notice to vacate). One month and three weeks later I still had not received a check that they said was in the mail. I requested them to stop payment on the check and issue a new one. The original check did end up being delivered, but they had mailed it to their property we had been renting from. The second check came as well and they charged me $20 for the stop payment. Nothing good comes out of renting from this company. read more
