Been here several times, as an RVer and now as a non Rver. This place is amazing. The staff and owners are awesome. The food is good and the rooms are great. Went there last week for couple days to celebrate our anniversary. The place went out of their way to make our stay excellent. They are so friendly and actually appear to enjoy having your business. The beach is nice there and not nearly as crowded and congested as Galveston. If I could give them a '6', I would. Highly recommend. read more

We loved coming to this place. It is only 6 units for the hotel portion but you are right on the beach. Such a great location and was pretty quiet at night. They had a community firepit we didnt get a chance to enjoy but just had such a wonderful experience. The staff was really nice an accommodating. We already booked for March and want to book sooner! I've have been going to the Breeze since 2020 and it has been a family favorite. Our last visit was May 2025 and I posted a 3 star review. Unfortunately they suffered damages during Hurricane Beryl. The campground itself was still open but there was construction noise from the hotel renovations. We knew this was temporary but wanted others to know as we were surprised when woken up by construction workers. Yesterday I tried to book another stay but have been banned because of my review. Very disappointing to provide feedback and be banned and I can assure all who read this there was indeed construction and we were not provided a password as we didn't see anyone all weekend. read more

3/2026 Arrival was super easy. Connections and level concrete pad were as stated. The owners are super friendly. We brought our 3 Aussies and the park is pet friendly. We still used the portable fence we brought. The maintenance was excellent, blown pads from sand and grass was mowed! They are opening a bar/grill soon on the property and we were invited to dinner 2 nights. They have a chef that knows how to cook a tomahawk steak!!! Huge shrimp too. Beer/wine Bar as well(coming soon). The walk over to beach or with golf cart is less than a minute. Absolutely a great weekend stay. read more

I hate to give up a secret spot, but I have to say this is one of the most best places I've ever stayed and I will be coming back over and over again Ralph and Amy so accommodating. If I could give 10 stars, I would -highly recommended... And I happened to come on a day where there was a beach baptismal and a complementary breakfast. They have surfboards Jet Skis and golf carts for rent... Close enough to the crowds but far enough for some privacy... Grateful for a girls weekend or a family reunion. This was my first time staying at an RV resort and I am a senior so maybe it was me but I was not expecting a spring break like atmosphere in April. When I got there there was a fundraiser behind me. They had a live band but it wasn't too loud and it stopped around 7 pm. When I checked in around 4 pm the Host let me know there would be a happy hour starting at 5. So for 2 hours I was sandwiched between two live bands, one less than 50 ft away. The problem was the "happy hour" lasted till 10 pm. I had to walk down the beach with headphones and thank goodness a very strong wind to keep from hearing the music. Problem was it was too cold to stay out there long and I was tired from an all day drive. It was a nice small resort of about a dozen spots in a horseshoe shape with a bar and rooms for rent above it right on the beach. Would have been a pleasant stay except for the band. It was tidy and the host dogs were sweet. I wondered if the bar has a live band often or if it was just because it was someones birthday and a Saturday night. I will definitely ask about that stuff next time but it never occurred to me. read more

To all existing and potential Breeze Beachfront Resort patrons, I thought I would share our experience as a long-term patron and caution you when deciding to spend your hard earned money. I will make it clear, my goal is NOT to take down a small business, as the owner implied in his response to my wife, this owner will accomplish this himself. Rather, my goal is to inform others, and let them decide for themselves whether to spend their money here. Just know, there will be no issue unless one leaves a single less-than-stellar review, at which point the owner's solution is to no longer allow one access. My wife and I have been coming to The Breeze Resort multiple times a year for several years and have always had a great experience. We spent a weekend May, 2025 and were surprised by the sound of construction both Saturday and Sunday of that weekend. Nobody had informed us that construction may occur during our stay. My wife wrote a review, giving a 3 star rating following that stay, to share our experience. In that review, she noted small differences in service since an ownership change had occurred, however; the main purpose of the review was to inform others of temporary construction. She noted that the construction was understandable given hurricane Beryl. She also mentioned a price increase, again noting understandable given the effects of Beryl. Where the wheels came off the rails was when she did not receive any kind of response from her review. After several months, we attempted to make another online reservation for a site and experienced some difficulty which prevented reserving the site. Ultimately our plans changed and we did not give it another thought. Only later, when we attempted to reserve a spot in mid January, 26, did we find out that we were banned, as a direct outcome of that initial review. To add further insult to injury, the owner's response to a new yelp review following our banishment, implied that my wife was a liar, insisting that construction did not occur over the weekend of our stay. I have been in the service industry for 40+ years and can honestly say, I have NEVER experience anything like this. It is unbelievable and unacceptable. If this is the way this owner want's to run his business and treat his patrons, that is his business. That stated, my nor my wife's reviews is intended to, nor will put him out of business. However, with this business model, he will accomplish this solely on his own. Such a disappointment, after enjoying & recommending this place for 5+ years!! read more

TERRIBLE CUSTOMER SERVICE. I would give no stars if available. We booked a room for May 8 and had to cancel over a week ahead due to a severe illness/impending death in my family. I understand the 30% refund policy, however in certain circumstances when the hotel has time to rebook they could be understanding and reasonable to refund in full. The room rebooked for $300 and so I went through my travel agency to reach out to request refund since our cancellation didn't cause hotel to lose money. Cynthia responded with they are strict and no full refund even considering they have the room rebooked for more than we even paid and we were not canceling for just any reason. Horrible business practice. Especially considering they have written on here in the response to another reviewer that they offered them a full refund after they actually showed up but were unhappy. This business has no heart, no common decency. The room is booked, so why keep my money. DO NOT CHOOSE THIS HOTEL!!!!!!! AWFUL BUSINESS. Truly unfathomable--what kind of person runs a business with such disregard for others? We would have loved to have been able to stay here, but just couldn't and we would have booked again in the future. However, these people that own this hotel seem to be greedy and inconsiderate. Treat people the way you want to be treated is so simple, but must be difficult for a sad few. AWFUL. You've offered a full refund before to another customer, so what is the criteria that you allow to go against your strict policy? Ridiculous and callous. read more

We have been coming here for years and meet our best friend here to come relax and be able to bring our dogs on leashes and walk them down the beach. The Breeze is always clean and helpful with any questions. They have a nice pathway straight onto the beach it's so close and convenient. We have a motorhome Class A Diesel pusher and it's easy to get in and out ours is 36'. I love to sit on the swings and they have a fire pit so if you don't have to bring one. This is a smaller place and worth every penny as you can just sit and relax outside next to your rig and they have a picnic table for every spot and relax or a short walk and bring your chairs to the beach . read more

The Breeze was absolutely perfect for our honeymoon weekend! The beach house is beautiful -- clean, cozy, and thoughtfully designed with everything we needed for a relaxing stay. We just spent two days at this park. Lisa and Derek were both extremely kind and helpful. It's a well-kept park right on the water with beach access. Water, sewer, and electric were all available on site and in perfect condition. We were welcomed with a fire burning in the fire pit and comfortable chairs to sit in and look out over the water. With over 30 days reservation changed us $90. Per night $100. On weekends. Stayed 5 nights . 20% occupancy . Listed price with out reservation $62. For same time . Area had a major water problem. They should have warned us about water problems. Plugged up my water filters . Water came out brown after my filters . Drive through spaces are level and concrete no businesses within reasonable walking distance. Only amenity is path to the beach . For $62 that is ok . For $100 per night after prime summer time. You have a perfect view of the entire beach and the sunrise from the balcony They even have a fire pit with wood ready for late night s'mores or just relaxing. I will ALWAYS be loyal to The Breeze Hotel & RV Park! This is the best quickest overnight get away near Houston!! The rooms during off season are typically $99, $108 after tax! Trent (the on site manager) is the coolest guy EVER!!!! He always responds. Yes, (you know I'm a weirdo) but yes he always responds, even to the craziest, most random request I've sent, i.e. - request for a can opener (over sight on my part, there was already one in the room; sorry Trent). Oh and during one stay, one of the little ones locked the bathroom door, with no one on the other side! Trent was there in a jiffy! Management always sends you the room number and passcode via text prior to your arrival well, at least for the VIP - aka returning guest... with good historical rapport. The rooms are always super comfy and clean! The beach views are always beautiful- just check out the pics! Oh might I add, it's only a short walk from the room! Yes to the late night dip offs! Can be romantic if planned correctly! Treat this place nice by leaving it clean, sweep the floors, leaves your towels all in one place, wash and put away the dishes, and be sure to tip the management! DISAPPOINTED. The staff was very unprofessional, the was was yellow and smelled of Sulphur, and the mosquitos were a serious problem. We are new to RVing and had tried this place a couple times. We had brought our pets with no objection. On our last trip we missed a note that pets were not allowed on certain areas of the property. It was a simple oversight. There are pets everywhere. Instead of receiving a courtesy call, we were confronted in front of the hotel, yelled at, threatened with court, and humiliated in front of other guests and our minor child. There is no reason to treat others like this. A simple call with kind words would have been welcomed. We shall never return to this establishment. read more

This place is amazing! I'm super Bougie and won't just stay anywhere. I was so skeptical I rented an RV as a back up. We didn't stay in the RV! The hotel is brand new looking! Super clean! They disinfect everything. You can't find a dust bunny anywhere. They take care of the grounds and have a fire pit and area to hang out and grill. It's super close to the water. I really can't say enough about this great place. We had bad weather one night during our stay and they comped the night! I mean, how cool is that? We were able to schedule some time around medical appointments and decided to stay at The Breeze in our RV. Even though a massive thunderstorm rolled through one night, we had a wonderful time. The new owners, John and Frances, were very warm and welcoming. RV hookups had been upgraded and we suffered no blown fuses. Before leaving, we were able to look at one of the hotel rooms that had been remodeled. Absolutely lovely but the ocean view was AMAZING!! We will return definitely!! read more

The first night the AC went out and the room was 84 degrees the entire night. None of us slept. They have dehumidifiers in the room that blow exhaust right on the bed all night which makes it extremely hot even with AC. We called the front desk in the morning and the solution was to put a small window unit in. Which would have been fine except that also failed in the middle of the night leaving us without AC both nights. We were very uncomfortable and got maybe 2 hours of sleep with our 2 year old. We asked the front desk for a partial refund of one night and they refused. They offered a 50% off coupon off our next stay and we never received it. On top of the AC issue, the water comes out brown and smells / tastes horrible. We couldn't even make coffee or brush our teeth with it. There is a "strict" no pets policy but several times when we came upstairs there was a dog on the second floor that would start lunging and barking at us with our 2 year old. Not sure if they make exceptions for friends or something? This place is geared more for parties and drinkers. Not a good family getaway for peace and quiet with kids. The owners remodeled this entire building themselves without the help of a professional contractor and it shows. Not worth $200 a night or even $100 a night. read more

Absolutely LOVED our time at The Breeze RV Park! Stayed in Site 1 in our Fifth Wheel and had excellent views...even from the garage/toy hauler part of the RV! Concrete pad and hook-ups were great...Staff was very friendly and helpful...even offered tips for one of us who MAY have enjoyed the sun at the beach for a little too long. Proximity to the beach was perfect! Couple we travelled with has stayed in hotel multiple times and only had good things to say. Already planning another trip for later this year. Affordability right on the beach. Fantastic views from every little condo. Very clean with plenty of towels. Bed was very comfortable. Kitchen and little family area is separate from the bedroom and enough room for a family of 4 maybe 5. Didnt use the kitchen really due to so many good places to eat within a couple miles. The 2 burner stove is quite outdated and burner plates are pretty old and rusted but hey for the price you can't beat it anywhere in the area. Basics are there for cooking, couple pots a skillet a couple plates bowls and cups so if need more may want to bring some paper ones and some solo cups and paper towels. They do provide a couple single serve coffees but we brought more so was good. We will definitely be staying here anytime we want a little get away. Oh yes we we're lucky enough to visit after Memorial day when the currents were just right leaving the area with beautiful blue teal waters which is a rarity. read more

Really like the rv spot we got #10. Close to the beach and very close to vehicle access point. Brought a golf cart instead of other vehicle and it worked out perfectly. I'm giving this park 5 stars because of location on the beach, cleanliness, personality of management. If you are in the area, I suggest you make a reservation here and request sport number 1 which has the best view of the ocean. This is not an RV resort, it is simply a campground on the beach. No party room, bath house, etc. Concrete pads, green grass, 50 amp service with sanitation hookups. The basics, but nice basics! read more
