Holy hell, after reading some of these reviews I can't believe I lived in the same place. My year here was one of the best in recent memory, as I came from a sleepy, angry beach town in LA to a place with energy like this. Full disclosure, it was a temporary move with work, so my entire place was furnished and they took care of everything with the lease. From what I've read, some of the leasing staff were subpar. It's a new building that really took some care in its green, industrial modern design; some very cool, thoughtful work. I lived on the east side on the 8th floor and all of my neighbors were cool and quiet. No smoke, no noise, no drama. And the view on the District Square side was energizing, there's nothing quite like waking up to river views to the south and the Square below. Being so close to Reagan National was pretty wild too. With soundproof windows and doors, I could rarely hear the crowds below on the weekends, or the planes (and it does get loud there). The gym on 6 is one of the best maintained I've seen in a while, with great equipment and courteous people both in the AM and after work, of all ages, and I mean ALL ages (if you see an elderly man in the gym, his name is Abdul and tell him Mike says hello). The courtyard was enjoyable, as I grilled there a number of times. The pool wasn't perfect, but it was always clean and you just couldn't beat the view. On sunny days, you had full sun on the deck for most of the day. Same goes for the terrace overlooking the slips on the Potomac, it was roomy and never packed. A great spot just to sit and watch the river, or the people below. The concierge staff were consistently cool, although the main dude Henry didn't really talk much. They made an honest effort for community soirees (movie night, etc), which often weren't heavily attended but fun enough in some respects. The front desk are usually buried in packages, but are attentive enough. The mail lockers on the MR floor were a nice touch, as was the food delivery area near the concierge. Yeahhh the traffic is nuts on show nights at Anthem and on weekends, but that's part of life there. Parking as you can imagine is insanely expensive, and a little treacherous; you have to drive over a bike lane, sidewalk, down a walkway to the wharf, and around a bike shop on the corner as you pull in. I nearly clipped a handful of people each weekend. If you don't have a car, good. It costs like $300/mo to park there anyway, and Le Infant is about a ten minute walk. Tons of restaurants and bars downstairs, and albeit a bit on the pricier side, were enjoyable and pretty lively. The only downside for me was even as a resident it cost me $500 to rent the club room for 2 hours for my girlfriend's birthday. You'd expect when paying that much each month, they'd give you a break. That was just insane, especially when it wasn't used much in the first place (but granted a nice area). I know this review is skewed a bit given my previous experience in California, but if you're here on a TDWhy with the USG, or coming in to experience DC living for a year, you could do a lot worse than the Waterfront. The Blair Alley bulk trash room needs to be fixed. All of the doors are unlocked and broken. See the pictures which I have included in this post. I have notified management three weeks ago and yet the doors are all broken and unlocked people leave them open and then the stench from the trash permits its way into the Channel apartments. read more

For a tiny few you can even have your own rooftop planter for your own garden. The Channel has thought of everything. The Channel is in a great location on the Wharf, just a short walk from the National Mall, Tidal Basin, and Hains Point. I love the outdoor garden area and pool. The Channel team made my move in experience seamless, Asia in leasing went above and beyond, and Doris from the concierge team was incredibly helpful. The concierge team also plans fun events that really help build a sense of community. No place is perfect, but I enjoy where I live. read more

I met some great people in this building but management has seemed to push them all out, including myself. I don't understand how the manager continues to stay employed. 1. The Channel is not a club! - Kal is aware of what happens over the weekend on the patio. He has deflected the blame of the unmanaged crowds onto security. Kal, how about you hire more weekend security! I'm pretty sure it's a violation of Covid guidelines. 2. Disgusting dog park - My dog got sick from the filthy dog park. $400 of med fees. You blamed it on the transition of cleaning companies. Transition should not mean 3 months of it not being cleaned Kal! A former female tenant's dog got sick at the dog park. Management covered her dog's med fees. I requested that Kal cover my fees, of course he said it was not his problem. Kal, we paid you to keep that dog park up to standards. Clearly a tenant in this situation was favored based off of their sex. - I've seen this in several occasions. 3. Drugs and prostitution on-site. There was a unit dedicated as a hook-up/party room. Stripper pole and all! 4. I moved out in March 2020. In the last 5 months I have called at least 7 times to see if any of my mail was being delivered there. I've been told no. I am missing financial pieces of mail. I was at the Wharf on Saturday 8/22 so I decided to ask the front desk attendant myself. She immediately pulled a piece of mail for me. Kal - where is the rest of my mail. You and your staff have mishandled my mail. Is this not a legal issue? Bottom line - CLASSLESS! read more

I loved my apartment but today I am in shock over management and Colonial Parking playing in my face. I have contacted an attorney, please have a lawyer on hand when moving here. They are rude and unresponsive and unprofessional. They acted like my being upset about a grossly negligent situation was normal. All that glitters definitely is not gold. read more

I am happy to say after speaking with the wonderful Emma (who's name you'll continue to see in these reviews) was able to completely rectify my problem and fix it. She completely changed my perspective on this place and corrected what was originally a hard and horrible experience. It is however right above the anthem so parking and music will always be a nightmare on those show nights read more

Sooooo, where do I begin???? I will start out with a few positives because I'm a nice person. By the way, I lived in about 8 high rises in and around DC PROS The concierge team is phenomenal Jennifer, the assistant property manager, is amazing Maintenance crew is great The dog run is very convenient Tenants are very nice CONS (this may be a book) Does The Channel have a beautiful pool overlooking the river? Yes, but it is usually disgusting to the point you can't enter the water. They had to shut it down many times because of the filth. I will be honest, it has gotten a little better. They also had to buy new parts for the pool. Do the Channel grills work? They did not for the first year and a half I lived here. We had to use a lighter, which people stole, so we finally bought our own lighter to light the grill. They finally ordered new grills which are industrial. I'm guessing you need industrial grills when you have over 500 apartments. Just a thought :) Will you wait for an elevator forever? Yes, times can reach almost 10 minutes, and you can't take the stairs up. Trust me, I take the stairs when I can. Terrible development plan. Does anyone sign a 2nd year lease? I did because I didn't want to move again. I had a dog there so I met a lot of people. 90% of the people I met can't wait to get out. Half broke their lease. Can you get stuck in an elevator? Yup! I got stuck in a elevator for an hour and a half with my dog, and the emergency phone was broken. I had to bang on the doors until someone heard me. A fellow dog owner heard me and called the fire department. The building had no idea what to do. Thank god my dog and I are good under pressure. Will you smell weed? Doesn't bother me but yes you will. Will they raise your rent a lot after signing for a 2nd year? YES! After getting stuck in a elevator they tried to raise my rent around 13%. I was paying a fortune for a 1 bedroom. Still baffled Will they blame you for trash? Yup. I have been a perfect tenant since I'v been here. Other tenants leave trash all over the floor in the chute room. I left a box in the trash room with my apt number on it so they blamed me for all the trash. I'm probably the only tenant that actually brings their boxes to the box room, which is not close at all when you live in the West Tower. Will you have to sell or toss out a lot of your furniture? Yes. My apartment there was around 620 sq ft. My old apartment was 550 sq ft and I fit twice the amount of furniture in that place. It is because of the floor plans. Will you hear train whistling sounds that will keep you up all night? Yes. Depending on the apartment you live in. I had to sleep at my friend's for weeks because of the piercing sound. Never got reimbursed. The sound came from the HVAC system. They fixed it for the most part but it came back almost every other month. Can your apartment get flooded? YES! I was lucky where mine did not get flooded, but I talked to other's who had a bunch of water in their apartment. Came from the roof during a terrible storm. Do you hear sound from the Anthem? My apartment has been okay with this but other's will feel the pain! Can you lose hot water? Yes. Only happened once. Have not had issues for a while. Has my AC been broken several times? Yes. Maintenance had to come several times. Has my washer been broken several times? Yes. Let's talk about moving out, which was supposed to be the happiest day of my life and ended up being the worst day So... the loading dock, which I reserved, was taken up by a painting truck; therefore I was told to park next to the loading dock. We parked there and in 30 minutes security and cops were swarming me saying I can't park there because it is private property. The cop gave my movers a ticket and made them move to the street so we could not move until getting in touch with the painter (took a while and I'm paying them hourly). We eventually got it worked out, but during that time, a piece of my furniture was taken by another moving company. After my move to the new place I finally thought I was done with the Channel, BUT NOPE, the story continues... I got an e-mail saying I owe $346 in damages. My lease was up Oct 25th and I paid the whole month of rent so I asked if they could take the 346 out of the amount they owed me. I got an e-mail back saying I actually owed 800 in damages so they took the amount they owed me out of that. They should probably let me know that before taking my money. I did get a rescue dog who definitely caused damage so I get where they are coming from but talk to me about it. Ohh forgot to mention... I hired a cleaning service the day before my lease was up yet they already had a crew in my apartment so I had to tell them to leave and was charged a fee, hmm. Where does the $500 pet fee and 50 a month go, hmm If you decide to move there I will pray for you! I literally ran out of characters on yelp. I lived here for a year with my fiancé in 2019/2020and it was the worst experience either of us had with an apartment in DC. Key takeaways: 1) Smoke everywhere. Weed and cigarettes. Neither of us smoke and we constantly had smoke coming into our apartment. We knew exactly where it was coming from and management never did a thing. Our air vents would get a black film every 1-2 weeks (after we cleaned them). 2) Elevators. Be prepared for 10-15 minute waits. 3) Tenants. On average and when we were there, the tenants did not respect the facilities like you'd expect for similarly situated luxury buildings. Obnoxious behavior in the gym, pool, and hording of grills. 4) Reception. Constant issues with packages and you are an inconvenience anytime you ask. 5) poor layouts. Small and efficient use of space. Plenty more, but the above is representative. read more

Update: I received a refund after speaking with Angelika M. of The Channel. She said: "Since, at the time of your application you received the special of waived amenity fee, we will return the $800 back to you." I received the $800 check about 7 days later. It is really a nice building but I would suggest potential tenants double and triple check the refund policies in case your plans change and you cannot follow through on signing the lease and, most importantly, get it in writing. read more

I went to this property and was falsely toured ideas of the amenities and fell in love with the new attractive area but soon to find out how insanely poor quality management and amenities were very very very fast. Not only was this the smallest sq/ft the cost was the most per month. I thought I was paying for a premium and would receive a premium. Not only is there INSANE rules like having a bar at the pool that is low low quality trying to make a dollar quality but then your not allowed to bring your own drinks to the pool or that the dog park is never cleaned well and give sicknesses your your pets or that they never update there grills or fix them or the pool heater being broken and people getting rashes from after they go swimming. Should I go on on the disgusting quality of paying a premium gives you. Save yourself, your sanity, your quality of home/life happiness and your wallet and move to ANYWHERE else in DC read more

Wonderful accommodations belie disruptive neighbors, an inconsiderate staff, and incomplete services. A letter from an attorney, three letters to the company president, regular contact with the Area Director, and an in-person confrontation with a fellow tenant that blared music and video games, shouted, hammered, dropped objects, permitted a dog to bark at all hours of almost all days, and permitted marijuana smoke and the smell of canine fecal matter to seep through vents in my apartment did not stop the tenant from creating noise and smoke/smell disturbances, which made it impossible for two years for me to be at ease in my apartment, and to sleep or otherwise rest. Maintenance technicians arrived outside of requested timeframes, and showed up tardily [5 days after request for broken washer/dryer unit]; Concierges were curt and ineffective [frequently uninformed about The Channel's protocols]; and theft occurred [ordered item was stolen from my front door]. If unmitigated noise disturbances, infrequently functional [alarms in elevator lobbies persist for at least a week on some occasions] tenant elevators, flouted smoking rules, and incomplete services suit you then you might find an acceptable home at The Channel. If they don't suit you, find accommodations elsewhere. read more

I've lived at the Channel since it opened and this place is the bomb. The amenities are unbelievable and the location is stunning; I can't picture myself living anywhere else in DC now after almost two years living here. Plus, the staff are absolutely delightful folks. The Channel is nothing short of amazing. There is free hot cocoa and coffee in the lounge, a great gym, a beautiful infinity pool overlooking the harbor, a dog park, and a rooftop that offers one of the best views in DC! This is such a great area. Attached to the building is a Shake Shack for your dining pleasure, as well as a lovely little music venue. Located conveniently right next to the harbor, a fish market, an ice skating rink, and many other fun things to enjoy with family and friends. read more

Hi I've been a resident at the Channel for one and a half years. At the beginning, everything was great, then I believe they changed the administration staff and everything went downhill from there, each day getting worse and worse. Im going to start by stating one of the main reasons I chose The Channel in the first place and that was because of the adequate and "clean" dog park for my two dogs. Now the dog park has become a disgusting, nasty and a nest of bacteria for our pets. Several pets including mine have gotten severely sick from using this "phenomenal amenity" and we were not reimbursed for any of the vet bill. Secondly, the coffee machine was a 24/7 service when I moved and now it is just for 7-8 hours which is totally unacceptable. Lastly, the elevators aren't all working, how is it possible to block an elevator during rush hour when people have a million things to do and places to be and expect them to wait for over 15 minutes at times! Such a waste of time and a big inconvenience for the residents. Also, this past summer 2019 the pool filter was never fixed and no one was able to use the pool otherwise you could potentially get any numerous bacterial infections. This is totally not acceptable and definitely not what we signed up for in our leasing contract. I expected as a resident to receive back (excellent amenities services) in relation to what we pay and you guys describe Bozzuto Group as "continually celebrated for its development, customer service and workspace culture " we expected as a resident to be offered that. I can't even put into words how extremely disappointed I am! read more

The location and amenities are great But THE MANAGEMENT TEAM is actually awful. 1) The pool doesn't have a normal cleaning system but instead they add some chlorine powder by hand every so often which people who have had pools before will tell you is not hygienic. 2) They will promise you certain things during your tour to get you to sign and then remove those privileges later (the penthouse deck tenants no longer have access to, the new rules that say you can only buy overpriced drinks from the bar they manage at the pool, saying they'll remove the supplied furniture on the tour and then saying it's not possible and you're stuck with it) 3) People constantly complain about the dog park being filthy but management does nothing. 4) Maintenance requests go WEEKS without response. I've had to submit 3+ tickets AND send emails and finally they will look into my requests. 5) And they will never look into maintenance in common areas. I told them months ago about a broken piece of gym equipment and it is still sitting there broken. Same with the dead plants in the courtyard. There have been dead plants sitting next to the pool breeding hundreds of spiders since I moved in a year ago. 6) They lost my house keys that I left with the front desk to let a maintenance worker in (they require you leave your key with them for this so their protocol) and then tried to charge me $100 for a replacement key. 7) They've also lost packages on multiple occasions with no apology whatsoever. They just looked at me like this was business as usual. All I can say is, the building has so much potential, but the management has shown a pattern of incompetence since the day I moved in. I used to live here. Let me start by saying the property is gorgeous and has wonderful amenities, which is really sad given the fact that it is so poorly managed and the people who live here treat it like trash (some of which are trash.) The management has to be the most incompetent and poorly run management company I have ever experienced in my entire life. No one knows that they are doing ever and something is always broken (west elevators NEVER work). For such a prime spot, it's not going to last long with the incompetence that runs this place. read more

Pros: Beautiful community, great people, gorgeous views, new so no worries of pests, incredible gym, incredibly safe area, shuttle to metro. Cons: Expensive, very small living space in studios, even if you put a deposit down you are responsible for damages, rent will only increase, the events they plan are subpar, only have a wading pool. read more

Ok! So let me start by saying that I ABSOLUTELY LOVEEEEE this place! From the time I arrived at the front desk and received the most genuine welcome from Trishia, to the breathtaking view of the Potomac river (DC/VA skyline). Kyle, the leasing agent, did an amazing job walking me through the entire property and providing me with very helpful information regarding the actual apartment, and what my potential lifestyle would be like living at The Channel. As a current graduate student this place is ideal. There are plenty of rooms and space for studying, lounging and entertainment. So, if you're a minimalist, this place is just for you. BP read more

The best apartment community in Southwest! Awesome place to call home and in a great location. The staff is incredible - from the General Manager, to the leasing office, concierge staff, and the maintenance team! I really can't say enough good things about any of them. The concierge team (day and night staff) greet you daily anytime you walk in and out of the building. The leasing office did so much to make my move-in process go well - even when I was running late on my move-in day. The amenities are so upscale and luxurious, the water fall pool and fire-pit are my personal favorites. I walk a lot because everything is so close especially being in the middle of "The Wharf" but there is also a free shuttle that will take you to L'Enfant Metro and the National Mall. I have been extremely happy since I moved in, and would recommend this brand new apartment complex to anyone. I promise you will not be disappointed! read more
