David is very responsive and upfront on value estimates. Very professionally run company.

David did an EXCELLENT job for us. Had my parents house filled with 25 years of stuff in Sarasota and met with 6 Sarasota based estate sales/clean out companies and was very disillusioned. Dave came down from Tampa and agreed to run an estate sale for us and then clean out the rest afterwards and it was a smashing success! Made over $3000 more at estate sale than anyone else estimated we could make, and the house was absolutely empty by EOD the following Monday! Could not be happier with the whole thing! We wanted a reasonably successful estate sale, and instead got a great one; and we wanted an empty house ready to put on the market afterwards and we had it!! read more

His funds must be low because he has zero motivation to go out and buy. Send pics he says. David excels as the King of Clean Outs! He had a lot of patience working with me while trying to figure out what to do with 48 years of stuff accumulated in my former parents' home. There were some valuable items, but a ton of books, dishes, Knick knacks and years of accumulated junk mixed in. He helped me coordinate some private sales with buyers as I was not up for an estate sale, then handled the final clean out which ended up being a bit more than I realized (4 bdrm home where every time a child moved out, the room became 'out of sight, out of mind'). The PR dog Genesis was a welcome guest - sweetest dog ever! Two days after the clean out, we realized the power supply for the robotic pool cleaner accidentally was removed, but Dave graciously located it & dropped it off which was much appreciated. Just wanted to thank Dave, Heather and the crew. Great job on my Fathers house of 30 years. We had cleaned out a lot but they took the furniture and many miscellaneous large items I could not have dealt with. Heather even swept up and put boxes of books in my car. Cleaning out a major collection of years worth of stuff is difficult, but doing so on short notice and from a distance can be overwhelming. Found David Landsman, The Cleanout King online and met with him the next day. He and his assistant Heather were honest and helpful about what they saw, the timetable to work with, and the condition the home was to be left in. Always easy to contact, had answers to all questions and concerns, both when I was in town and then long distance. The clean out went perfect and everything was finished as described. We needed to clean out my mother-in-law's condo on relatively short notice. I was assured by David (the owner) that this was possible, as all items needed to be out in 10 days. He came as scheduled and appeared interested in the items, most of which were what one would expect for a 93 year old woman who had been collecting sets of china, silver, etc. He seemed knowledgeable about what things were worth, and which items were popular. He was specific stating that the silver was worth "$1,000 to 2000". Although he does estate sales (apparently he adds items he has purchased to other peoples estates if there are not enough items), he told us that the sales he had coming up were full, but he would give us a price to buy the items outright and would get back to us "in a few days". We reminded him that we had a time limit of 10 days for the clean out due to another tenant coming in. 4 days later, no call (now only a week left) so my wife called him. He replied that he was only interested in the silver, which he would buy for $250 outright. He really was not interested in the other items including furniture, decorative items, china etc., but would "take it off our hands" for $300. It was the old "bait and switch" - I am sorry I didn't see it at the time. He gave a high estimate but would not give the money up front, needed to "calculate" how much he would pay. We were thinking a couple of thousand would be reasonable, so did not look elsewhere for other options. Had we not called when we did, I am sure it would have been a few more days before we received the lowball offer. If you must deal with this guy, get the money when he is there and don't fall for the "let me calculate it and get back to you" - he knows exactly what the stuff is worth to him as he inspects it carefully when he appraises it. Obviously I did not give him everything for $550. We had a quick one-day garage/estate sale and made about $1700. Someome items are still unsold, which will be given to another estate sale company, or donated for tax credit. read more

Let me first preface this with stating that I have never left a review for ANYTHING, but hands down, no question, without a doubt -my experience with the Clean Out King is the single greatest transaction I have EVER been a party to or have knowledge of in my almost 20 year experience as a corporate attorney dealing in contracts. For close to that many years I have been faced with the prospect of having to clean out a hoarder's home upon their death. It was something that kept me up many nights even while this person was in good health. Another relative in all compassion, stated, "it was never their death that I dreaded as the worst day of my life, but the day their house had to be cleaned out." To add to the complexity of my situation, I live out of state and had no resources as to how to even get started. --And did I mention I would be doing this on my own? I began my research, read every review and called every place that offered dumpsters, cleaning crews and man power. (I have notebooks of notes!) I talked extensively with numerous businesses, made my lists and made my way to Florida. Imagine my surprise when I arrived to a house that not only needed to be cleaned out from the inside, but had numerous cut down tree debris on all sides of the home to the extent that I had incredible difficulty even gaining access inside the home. Upon entry and having prepared myself almost 20 years for this moment that I fully expected to be the worst experience of my life I discovered a water leak. My situation at this point was pretty much unbearable. I was truly stunned and I've never been so overwhelmed. My first call was to the plumber. My second call was to the Clean Out King. Remember, I had done my research and had already determined that the Clean Out King would provide me the best value and the best services for what I required (which was everything). David Landsman THE Clean Out King may regret having answered my call, but he came shortly thereafter. I know he must have been stunned to have seen my predicament. Whether he was challenged by it or felt pity for me his professionalism and compassion never let it be known. I will say both my plumber and AC repair man (did I mention the AC wasn't working?) both explicitly stated (on separate occasions), "You look desperate." David however, didn't blink other than to say, "this is a big job." That much was obvious. His words however and what he offered me to essentially "FIX MY LIFE" in that moment was everything I could have wished for- truly. This job required removing every stick of everything--emptying the house and of course the out buildings - (they were stuffed too), taking up ALL the wet carpet, cleaning out the garage and attic spaces, clearing all the debris in the yard (numerous trees) and disposing of all hazardous materials properly. I can't say enough about David and his crew. Their incredible good nature, lack of judgment and tireless work ethic is unparalleled to anything I have ever witnessed. Despite this being the worst experience of my life, I'm grateful for having met David and his crew. They delivered far more than I could have ever expected and took care of me as if I were their mom or sister. They did absolutely everything for me, understood my objective and never once asked me to renegotiate our deal, or tell me they couldn't do something. They saw and just did what needed to be done. -And they did it all with a jovial spirit. --And did I mention they finished this job in far less time than originally expected? There is no way 99% of you reading this review will have a job quite like mine, but I can assure you, The Clean Out King is prepared and more than capable of accomplishing what you require. Save yourself the research (I've done it all). I've spoken to the Clean Out King's services. As to the cost: The Clean Out King turned out to be 1/10th of the cost of the next cheapest service!
