The Good: They found an applicant to rent our house out at their initial suggested price, which was higher than the price we would've accepted. The whole process from initial contract to move-in of the tenant took about two and a half months, which we felt was a reasonable time frame overall. The company they work with for repairs is very prompt and responsive. Generally BMG's team is also very prompt with their communications. The Bad: Internal communication within BMG is atrocious. They went against our explicit instructions several times. They ignored potential safety issues we'd notified them of until after they'd already shown the property and then suddenly made it into an issue that warranted taking it off the market. My husband and I had to stay actively involved in the entire process because we could not trust them to act in our best interests. We expressed our frustrations multiple times and no changes were made to improve things. The maintenance company they work with is expensive, and because of the poor communication by the time BMG setup repairs we'd wasted a lot of time and didn't want to lose more money shopping around for quotes. We also found out that the maintenance company BMG uses actually charges MORE when you go through BMG versus working with the company directly. Finally, while individual BMG employees were usually prompt in their responses, getting actual information was very hit-or-miss. On more than one occasion we received a reply stating that we'd be sent something by COB, only to get it more than a week later; or we've been told we would get confirmation via email on what was discussed by phone/text, but never actually received that confirmation. Final Impression: As frustrating as the process has been, BMG did find and move in a tenant, and we still don't want to actively manage the property ourselves. Based on our experience thus far I would not recommend this company, but we will now be working with one primary person instead of several and I'm hopeful this will solve a lot of our issues so I'm reserving final judgement for a few months.

I've had over 10 conversations and emails with property manager while living there. The issue was never escalated to her manager. They were slow to handle EVERY single issue. The cherry on top is that they kept my security deposit citing issues that were actually there upon move in. I am done talking to them. They are frauds. Beware!

Then they said it wasn't their problem and I as the tenant needed to contact the HOA again after a month of inquiry. There was no HOA the email bounced back. Then the tenants were told they needed to provide MORE pictures to the head of maintenance again of the issue despite the listing agent taking pictures for POM, the plumber provided pictures, the maintenance person took and provided pictures and the head maintenance had visited the property 2 days b4 move in and should have pictures. We asked for a decrease in rent for the ongoing issue and/or a phone call. Head of maintenance said it wasnt POMs fault so no decrease. I said well it certainly was not OUR FAULT. We received an email from Melissa to end the lease no conversation. Which we happily took. And from move in to move out ~ 20 days of communication there were more than 86 emails for submission and system response to maintenance requests and over 40 texts. Meld is the system and its terrible. I would not recommend this property mgmt in any way. I forgot we were forced to take an earlier move in date and then attend to no less than 4 different plumbing appointments on our time and dime that all should have been taken care of in advance. And no staff accountability.

I found him after interviewing about 9 firms, and then went with him after speaking with 5 of his references that he provided. He was very transparent when I first connected him and he would quickly answer questions about his management style, company and staffing profile. Perhaps the worst part about Edward is that its hard to find anything negative about him (LOL). He's just the most even keeled person I've ever dealt with... He deals with everything in a calm, paced manner. He's definitely not pushy, and treats everyone with respect, and has the gray matter to anticipate and work through problems before embers turn into flames (and we've had many embers thrown at us over the years, so he's battle tested at this stage in my eyes). One example: a few years back, the unit he was managing for us had a heating issue. The parts were on back order (early pandemic related shortage), and without asking, he went through multiple hoops to try to procure the parts needed, and then checked the weather report and because of an upcoming temperature drop he went ahead and provided backup heating device to the tenant to head-off a potential heating emergency before it happens. Lets roll the clock forward: While your mileage may vary, for me, I have had several documented occasions when I sent him an email near midnight and he responds within 3 or 4 minutes afterwards. I think one time I sent him an email way later than that which was meant for the next day, and he immediately responded. IIRC, I scolded him slightly for not prioritizing sleep over a low priority email from me LOL... but that's just how he's wired. His demeanor also extends to how he hires his staff. Again, the people he's brought on seem very even keeled and are active listeners. Also, it appears he's scaling his company in a methodical fashion. When I first spoke to him 5 years ago, I think he had about 200 properties they were managing. I know he's grown beyond this, but I haven't felt any difference in the orchestration of the work. This was a huge problem for me with a previous firm where as they grew, the wheels came off. Also, with his being a registered agent in Maryland, I'm already set on using him if we hit the market for anything. He's also served as an honest sounding board a few times we considered moving on something.
