The mandatory extras tacked onto monthly rent definitely add up, but are WELL worth it (valet trash pick-up, WiFi, etc). The only negative - aside from my upstairs neighbors - has been the fitness center, which is not open 24 hours, & is a bit lacking in equipment, but there is a Smith machine - plus my living room is easily spacious enough for a Peleton, so I really can't complain! Prose is the sole reason I'm no longer on the island, & definitely renewing my lease!

Did not have…read moreany poor interactions with them but they did not keep up with the place as well and may have no been as good as the ones that took over. GWR management took over about 2 years ago and they've been very helpful and when I moved didn't charge me but what was fair. But not for the carpets or anything like what the last person said. So I assume he was talking about past owners. Just thought I'd update it. The new people are very nice and helpful. And I know now we have an officer who does a walk around the apartments. checked on the pool and around the place to make sure their isn't anyone up to anything. He does this on most days. And also a officer lives here with us. So that's nice.

    This is a long overdue review. Sorry there's no TLDR…read more But this is worth the read to save you and your loved ones the frustration and $$$. I genuinely DO NOT understand the 4.6 rating. We've lived at Armon Bay since January 2025 and our experience has been one issue after another. We've dealt with roaches crawling around while we're cooking and even getting onto our food. German roaches, palmetto bugs, sugar ants, and termites. We even found roaches inside the side pockets of my daughter's backpack on her FIRST DAY BACK TO SCHOOL. Our bathroom toilet was loose and rocking for months despite repeated work orders and communication but finally addressed after firm and repeated calls and emails. We've had a collapsed wall due to rain water getting in last summer. We've had AC problems, including the AC going out last year and needing a portable AC unit; we were basically confined to the living room because the rest of the apartment was unbearably hot. All the doors have thick coatings of white paint to give a cleaner aesthetic and it's SO sticky, loud, and hard to pop open the doors; literally give my kids a jump scare every morning before waking them up for school with how loud the sticky door pops when opening the doors. The tubs are also painted to look whiter and huge pieces of paint is constantly coming off while we shower. We've had a water leak in the kitchen. Our front doorknob literally fell off before the start of our workday a week ago. Most recently, our electric bill was $494 on top of the $1585 monthly rent; $2079 to live in squalor AND the apartment still constantly feels hot and muggy!!! We have roach sightings non-stop... There's also an abandoned vehicle that is a complete eye sore. This abandoned vehicle was broken into and there was broken glass sitting around for WEEKS before it was finally cleaned up. The sidewalks are dirty, and walking to our apartment past the patios smell strongly of dog urine and poop. Roaches found in our loaf of bread, strudels, cupboards, pantry everywhere... we can't leave anything out ever and we have to be diligent in ensuring the food is properly put away immediately after cooking. At this point, we have been trying to get released from our lease without a penalty because of the ongoing issues we've experienced. We have reached out, followed up, and even contacted the regional manager. We haven't even received a response from the regional manager when back in August she specifically said, "I will be reviewing all documentation, service history, and previous correspondence related to your apartment and the concerns you have reported. I want to make sure I have a complete understanding of the history and the steps that have been taken before responding regarding your lease and available options. I will complete my review and follow up with you later today. Thank you for your patience while I look into this personally." and she ghosted us. Have I mentioned the roaches? Because even after a whole treatment (literally spent a day removing everything out of the pantry, cupboards etc.) they're still alive and well! I would upload the videos of the activity but I'm only able to add photos. The buildings are old which is fine... But there is a huge difference between living in an older apartment and constantly dealing with something that is broken, dirty, infested, unresolved, and simply not being maintained properly. Shoutout to the revolving door maintenance crew though, they've all been on it. If you're considering moving here, PLEASE look beyond the pretty pictures and the 4.6 rating. And actually pay attention to the condition of the property when you tour. The buildings and units DO NOT look like the main office. It's actually surreal to think it's all a part of the same complex. Learn from our experience ...once you sign that lease, you're the one living with it. To Armon Bay Apartments (Owner), don't worry about responding. If you genuinely cared, your residents wouldn't be living like this. ‍

It all began with Kris at the front office. She has been so very helpful and made finding my new home here a real pleasure! She took her time and was very patient with me on the application process. She continued to follow up once I moved in to ensure my comfort and satisfaction with the apartment. Facilities and service technicians, like Lonnie, have been very helpful and quick with responding to the one issue I had with my key. Other than that, it has been all 5 stars! I highly recommend this complex if you're looking for some place close enough to NAS but still keeps you on this side of Oso Bay. Great job all! Keep it up!

I love the openness of the layout, and the option of the patio or study on the two bedroom. I work from home and needed an office space, so this was a dream come true for me when I found it. Everyone seems very friendly so far, and I feel safe here. This was extremely important to me in my search. The grounds are kept up beautifully, and I enjoy my strolls with my pup and kiddos saying hi to the neighbors. I also rented a garage, and even though I have had a few hiccups with the clicker, they are quick to respond and make sure it is taken care of. The office staff has been great, Kris is a delight! Although, I'm sure all of the maintenance team is great as well, I have only had the pleasure of meeting Lonnie. He is extremely helpful, polite and knowledgeable. Keep it up Icon! :)

My husband has had his car written on with sharpie marker. The neighborhood isn't safe, the apartment complex isn't safe. There's absolutely nothing that you can do because you've changed management every single year. I've lived there. All I can recommend is that nobody else make the mistake that I made by living there.

After 1.5 years living there, I paid my…read morerent on time every month, got excessively over charged for "convenience fees" like $50.00 to use credit card because they REFUSE checks or cash, too much to collect at the office, which means someone must work. But that is a convenience for their tenants? And $25 for concierge trash, seriously? I threw my own trash away. Always nickels and dimes. LMAO Common per contract anywhere, I get charged 2 months early cancellation fee. No problem, when it is time to move its time. I gave my 60 day notice and at the end scheduled the walk through, key return and pay the balance. In other words, wrapping up business between each other. Nope, no one showed up. Someone's kid was sitting in the lobby and said she had no clue, but that they were in a meeting, and no one could disturb them. So, screw you and the time away from your job to make this appointment. I left my job 40 minutes away and I was stood up for the appointment because they were in a meeting.... AGAIN.... Seriously, there are more meetings in this place than 2500 employee employer. When I tried to pay the balance of the cancel fee, my access was removed from their site, and no one answered the phone, as usual. Instead of reaching me to apologize, they sent me to collections. WOW.... 54 years old and a credit score of 820, I have never been sent to collections. Unbelievable how WOKE these arrogant clueless people are. BTW if you do make the same mistake I made, prepare yourself for the repeated nightly fire alarms that go on and off randomly and very regularly. The nonstop urine puddles all over the place because it is too much to walk the freaking dog to the dog run. Do not live on the top two floors or the AC bill in the 7-month summers will run on average $350-$400 a month, and it is still not cool inside. POT smoke everywhere, so sit on your balcony so you can get a good buzz, that part is free. Absolut worst temporary living experience ever!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!

I'm from a developing country and I have NEVER had to deal with this much of an infestation in my LIFE. Have called and called the leasing office and they just brush me off. THE A/C DOES NOT WORK!!!! Everytime I call the front desk to talk to them about the issue they tell me "WE LIVE IN TEXAS and it's hot outside" WAS I CONFUSED AS TO WHERE I RESIDE??? NO. DID I THINK IT WAS COLD OUTSIDE?? NO. However there is no reason the A/C CAN NOT go below 80 degrees inside, even at night. AND because the A/C is constantly trying to cool, our electric bill is $300. 7 BEDROOM HOUSES DO NOT EVEN PAY THAT MUCH. Also somehow there is no lights in the main rooms of the house. Bedroom??? No lights, living room??? Nope. There are holes in all the walls which all the roaches have made their home. The doors don't even close really well and there's so much space that bugs will just welcome themselves into your home without any trouble. The BATHROOM TILE AND BATHTUB IS PAINTED WHITE.... PAINTED!!!! You know what happens when paint gets constantly wet??? IT PEELS and trust me it looks disgusting. Oh and don't forget about the dishwasher..it's so loud it could get its own noise complaint from the police. The ladies in the front office will constantly gaslight you about your issues and just not do anything in the end. And don't get me started on Roxanne, she is literally the worst to deal with. She will hang up on you mid sentence, so incredibly rude, and is absolutely the worst customer service person I've ever had to deal with. I will say the ONLY thing good about this god forsaken place is Cassandra and the two maintenance guys. They're all very pleasant. This place is something out of a nightmare. If you want to be happy LIVE ANYWHERE ELSE.

Put in a maintenance request on Monday and early Tuesday morning Larry was here to diagnose and fix the problem. Larry is a SUPER guy and I know that when he shows up the problem will be taken care of and the place where maintenance was needed will be left the way he found it (he leaves NO mess for ME to clean up!) or better than he found it. If you live at Candlewood Apartments and have a maintenance issue maybe request that Larry be the one to come fix it!
