Wow excellent service in an emergency! My apt flooded from the ceiling and caused a major situation. Ricardo and his team came to my rescue as I had to quickly move to a vacant apartment . Juan,Diego, David and Kevin showed up to move my bed and help pack some things to take to the new apartment where I will reside 2-3 weeks. Incredible teamwork under Rodrigo's direction! We had to work fast! I have chronic Lyme disease which makes it hard for me to lift anything. They did it all and made sure I was safe in my new place. The compassion and efficiency I was shown was incredible. I am so grateful. Plus Andy from leasing notified me before the team showed up so I would be ready. Tatiana called to give me the basics of what I had to know. To see and experience such excellent coordination of all staff proves that they are a renewed team under the newer management here. We pay *way* too much money here to not have hot water. Every. Single. Time. There's a plumbing issue, they "fix it" but we are left without hot water for at least a day. And management is aware this happens and somehow they still let the plumbing company leave without fixing the issue AND making sure we have hot water. Not even lukewarm water. I am locked out of my apartment and was told THREE hours ago someone is coming. On follow up emails my address was wrong first, second email my name was incorrect and now third call come to find out NOBODY is coming to help me. Employees are absolutely incompetent, moved into a unit with a broken washing machine and it has taken close to three weeks, multiple emails, 15 phone calls and 4 maintenance visits to still not have the issue resolved. on a separate occasion maintenance needed to fix a hole that they put in the wall, and without notice or knocking felt that it was okay to just open my door while i was in my unit! when i brought it up to management they couldn't see why it was an issue?!??! ridiculous! apartments are beautiful but the staff is unprofessional, and need to do better. read more

A nightmare of an experience and I wasn't even a resident. GIVE ME BACK MY MONEY! I've been trying to get the status of the refund for my holding deposit that I should've received over a month ago. It is now running over two months and no one in the office can give me an answer as to where my refund is. They LIED two separate times, saying they mailed it and I should receive it by a certain date. Those dates came and went and still no refund. I called back three times since then and now they are saying they cannot help me. I asked them to connect me with the property management responsible for processing refunds. They said they cannot do that. I asked for the office manager and the girl LIED and said she was not working. Then suddenly she said the manager is working but from home. I asked her to have the manager to call me and never got a call. I am now taking legal matters and filing a complaint with the Better Business Bureau, DRE, and will be taking them to small claims court. Thanks for the nightmare of an experience! Another shout out for the services of Cory last week getting my air conditioning filter changed quickly and completely. He gracously replace the grate on the front, which was gathering mold. I react to mold, so this was most appreciated. Having a dirty air filter raises your SDG&E bill. Previous to learning that tip from maintenance, I didn't know to check it and ask for a new clean one as seasons change. Both Cory and Ricardo are some of the finest maintenance men I have ever known. They do things right and never ever leave a mess behind. Both are always kind and helpful. When I see either of them at my door I know a quality job will be done thoroughly and professionally. We are so fortunate to have men of this caliber on maintenance staff here at The District. I lived here from october 2023- january 2025. the elevator was broken at least once a month, the pool and jacuzzi was closed off for about 8 months of my lease yet there was no discount to my rent . i wouldn't have signed here if there was no pool . I had a leak in my ceiling and after it was fixed there was black footprints all over my bathroom and on top of my toilet seat cover. the blinds were supposed to be fixed and they only repaired one. I won't even touch on the homeless in the parking structure and no security in sight. alcohol cans and cigarette butts next to my truck every morning. Unlike other reviews I always had great office staff , they did the best they could with their limited abilities with fixing the place. This place is garbage. I had a terrible interaction with "Allison" on the phone and couldn't believe the things she said to me and her discriminatory attitude. She told me she only had one unrenovated apartment that she rented to Section 8 people, and that was it. She also told me I would have to show her my bank accounts and there would be "other additional things I would need to do," that other "regular" applicants did not need to do. Let me tell you something Allison, that's completely illegal and it's a form of segregation, called steering. Did you know there is a term for your illegal practice? There is. That's what it's called when you group "certain" people together and offer different and lower quality, substandard places to different economic classes of people. Yeah they painted this place, etc. It looks nice at a glance but is still rotten. These mega complexes are all bad and about iron fisted tyranny anyway. Read the review from TT, pearls of wisdom. You are just a number, and they couldn't give a crap less about actual people. I'm too busy right now, but after I'm done moving, I definitely am reporting this place to the housing authority. You aren't getting away with this crap Allison. You do not treat people like this. They take their sweet ass time to do anything. So you can think about this until probably next year or so when they investigate you for these illegal practices. You probably will be all relaxed and even forgotten it by then. Perfect! In the back of the building is the trolley station, which is good for commuting, but terrible for safety. It just isn't safe at all or a desirable place to call home or bring your family to visit. I wanted to share a new positive experience I had with the office member, Lisa Bishops. My family and I went through a financial hardship during COVID-19, which was a very scary time in our lives. When I communicated my situation with Lisa (Accounting department), she was very understanding and went out of her way to guide me through the application process with the county. After going back and forth with the county's representatives, I was approved to received help based on the information given to the county and passing the screening process. Now, we were able to celebrate my daughter's 9th birthday at HOME! Moving here to The District has been one of the best decisions my fiancé and I have made. We can see our daughter grow full of happiness, and have found more stability having a place that she can call home and not sharing a room with cousins or family members. I want to make sure people know that there is a lot of good that we have received since we moved here. I do notice that things once in awhile fail or break (rarely), but not because of lack of maintenance (outstanding team), or negligence, but because of the normal use and wear of things. Sometimes, we are so quick to write a bad review when we are mad, or inconvenienced. There is a lot of good that we all get to experience while living here, but we tend to just enjoy it with our loved ones and don't take the time share it here. Cannot recommend this place LESS. The maintenance man came 16May2023 to inspect my ceiling that was leaking in my bathroom and left behind towels to collect the leak and he left my ceiling exposed because he told me before noon on 17May2023 (TODAY) he'd come by before he goes to the Padres game. It's now 1600 and I've called 3 times to verify when he'll be around to at least secure my ceiling if it's not going to be fixed today. Whichever woman was speaking to me on the phone today, Jasmine, told me there are other maintenance people so one of them will be over. Hours later she called me to inform me the maintenance man went on the roof and the A/C unit on the roof is surrounded by bees and the maintenance man is allergic and "he's not going to risk his life to fix it." Understandable, 100%, but she had mentioned earlier in the day there are several maintenance people, so they must all be allergic to bees. My ceiling is STILL exposed and that is unacceptable and I let her know but she doesn't care and she continued to talk over me while I'm explaining why this is not at all acceptable. I'd also consider doing some customer service training. The unit is HOT so now I have to spend extra money to get a fan when I already spend more money than this place is actually worth. The only thing luxurious of these "luxury apartments" are the tall ceilings, let's be serious. It's unprofessional the way the Jasmine spoke to me on the phone today, and the way they make empty promises. Save your money, your time and your energy. Luckily Jasmine is a temp because she is terrible. If you're looking for more cons apart from this one: -the mail room is a mess and packages get stolen/lost -elevators are down frequently -my call box has been down since before I moved in (Nov2022) and every week I call they say some 3rd party company is coming to fix it. Must be a 6 month trip. -tenants let their pets poop in the hallways and stairs and don't pick it up -the homeless people hang out in the parking garages, pooping, peeing and sleeping by peoples cars. -gnats all over the building, especially the parking garage. Within the last month there's been too many interactions with gnats is our VERY CLEAN apartment. We spend 25 a month on pest control but I can't imagine what that's actually being used for. I have been a tenant at the District Apts for over 7 years. Today I experienced maintenance support that was above and beyond. I woke up to a water leak in my bedroom closet, opened an emergency ticket and within 45 mins "Rodrigo" was at my door to help. He explained what was going to happen and kept in touch throuhout the day. The demo personnel removed wet materials and Rodrigo later in the day returned and replced the shower faucet, ensuring my shower was useable the same day. This is a testament to customer service. DO NOT LIVE HERE! I lived here for 2 1/2 years. When I moved in Tom wasn't the property manager now he is and it is not the same. Both Tom and Lisa are very unprofessional. Lisa and I had an argument in the leasing office because Tom was being an asshole and I told him that and he hung up the phone in my face. After we had the dispute, I went to leasing office a couple days after and apologized just to make things better. Later in the month they gave me a 60 day "no fault just cause" notice ... and I know it was because of the argument we had in the leasing. They accused me of doing stuff I wasn't doing in my apartment and they couldn't prove anything they accused me of doing.. Anywho.. I paid 500$ for a deposit and I'm only getting 50$ back mind you I've only stayed in this new apartment for 11 months... I don't think I did 450$ worth of damage lol ... but on top of that I moved out in September and it's now December and I'm am still waiting on a $50 refund check. I've emailed Lisa and she has not responded ... very unprofessional please do not move here. read more

TL;DR: If you care at all about your safety and/or sanity, DO NOT LIVE HERE. The office is FULL of FRAUDS and shady individuals who will scam you long after you're gone, the hallways are stained with urine and feces, and the transient population outside litter the streets with trash and screaming profanities. I AM FILING A COMPLAINT WITH THE BBB!!! My wife and I lived in The District West from July 2020 to September 2022. The first year was fine, but then our experience quickly went downhill EVEN AFTER we left. In early August 2022, I did not receive any notices about renewal so I wrote to the management office stating that we intend to put in our 30-day notice to vacate in September. They asked that we stop by the office to fill out paperwork to confirm, so we did so. They asked us when we planned on leaving, giving us some options, so we chose one and signed the papers with an office member. It wasn't until later did we found out that doing so on the date we chose would mean that we unintentionally "broke our lease agreement by 7 days". NOBODY TOLD US THIS so we were charged for days that we didn't even live in the property!!! We put in our 30-day notice WELL IN ADVANCE and were still charged for their mistakes and/or SHADY BUSINESS BEHAVIORS. On top of this, I confirmed with the office how much we needed to pay on September 1, 2022, to cover the rest of our time at the apartment. They confirmed the amount AND THEN LATER ON STILL SAID WE OWED MORE EVEN THOUGH THEY ALREADY SAID WE OWED X AMOUNT THAT WE PAID. I tried to get clarity on this from the office manager LISA BISHOPS (A SHADY PERSON THAT I DO NOT RECOMMEND!!!) and was not able to get ahold of her at all. Instead, I talked to other office members who kept telling me that she was out of the office (on multiple occasions) but would return my call later. NEVER DID SO, SMH. I write multiple emails to her as well to no avail. Next, I look at my online portal and it says we owe $0 - I call the office AGAIN to ask why we need to pay ANYTHING even though the balance is 0, plain as day. Nobody knew the answer and even went as far as to tell me I was in the clear. I tell them perfect but I'd like to still confirm with Lisa. Lisa emails (RIGHT AFTER THE CALL MIGHT I ADD, so where was she this whole time I've been trying to reach her HUH?) and says I can just force the amount through the portal. Who in their right mind would pay A STRANGER $500+ just because they ask...? Turns out they wrote off the balance without trying to rectify the situation with me at all even though we were PERFECT tenants for 2+ years paying on time, etc. causing the balance to show $0 AS IF WE DON'T OWE ANYTHING WHICH I STILL BELIEVE WE DON'T. 3 months later... she wrote back and says we still owe money without answering my first question regarding clarifying those charges. I demand a call, which never happens. LIKE WHERE DID YOU GO FOR 3 MONTHS AND SHOW UP JUST TO COLLECT??? 1 year later... a debt collector writes saying we owe money still. We laugh about how absurd apartments have become. The whole situation between shady business practices, not handling communications well especially with long-time tenants, charging amounts without explaining them (when that's what I was inquiring about for the longest time), dodging calls and emails, and your office seeming to not give a F is very disturbing. AGAIN DO NOT LIVE HERE!!! Find a better place to live that charges you fairly. A crappy 1 bedroom apartment in La Mesa should not cause $2500 & headaches 1+ year after you've moved out. read more

Especially early in the morning it's very upsetting when we are woken up by it. Other gyms have matts which we've mention to the office & nothing has changed. Unfair treatment and follow-through of Sec 8 tenants in re regards to: No painting of the apt and carpeting after 11 years of renting. Told by past manager to paint myself and we are not doing carpets now!! I am a 70-year-old handicapped senior in a powerchair! The Apts have been patching holes in my carpet to get by section 8 inspections. See 2 pictures with silver duct tape where holes are patched, and a strip of carpet replaced due to carpet shrinkage. Pictured cabinets are old and frayed and wooden look floor holds dirt in grooves is un- cleanable. Don't count on a warm swimming pool in the winter...we plead over and over every winter to raise the temps to at least 81 83 degrees so when you enter pool it is heated some, but it is cold for most tenants. Smoking policy is lacking and not enforced for building units. One building is for smokers and they can smoke outside on their balcony or inside apt never in common areas. But when I asked mind you with a Drs note to transfer to a nonsmoking unit, they always tell me nothing available and I might encounter smokers in other buildings. This tells me there is NO enforcement when renters move in!! What Apts are available for low income and sec 8 new tenants are not clear to outside perspective tenants. No waiting list or proof is ever shown. Just told nothing is available. In the past I've had run ins with past manager Allison. Been harassed with threatening letters on my door for frivolous untrue statements and barred from the office and made to put everything in writing... this happened during Fairfield's ownership. I was made to seem like an outcast!!! If passed by on the property Allison would never speak to me or give me any respect as a tenant. read more

DO NOT MOVE IN HERE. Wish I could give zero stars. The team here constantly promises things they will not deliver. Maintenance does not complete requests or partially completes them. The leasing office is unresponsive for days at a time over any issue. There is no follow up. The garage doors were completely broken for multiple days while an exterior walking gate was left broke for over a month even after being reported. This allowed vagrants access and they still did nothing. Lisa assistant manager also has a terrible attitude while being unhelpful. The property is poorly maintained also - pets urinate in public spaces. This is not to mention the homeless people constantly smoking meth in the garage daily. read more

The management thrives on drama Our downstairs neighbors make complaints over everything- when they have two neighbors above them and three on the side of them. They target us and management has been ANYTHING BUT responsive and just accusatory. The management tells us what we "were doing" and I have since installed cameras inside and outside my apartment to prove the situation is not us. Management never asks for my proof they just take the downstairs neighbors accusations and accuse their residents of god forbidden behaviors. I have asked for their corporate number several times and they refuse to answer me. They have literally Harassed us along with the neighbors. Security comes to our door every other day and even he states that he keeps telling her downstairs it's not us and she has surrounding apartments but she swears up and down it's us. I'm going to court because their behaviors were the same in March when my partner and I were in the hospital having a baby and nobody was home for several days but the complaints still came in and did management respond? Nope. They just accused and said they'd put it in our file without asking for proof or what we were doing. I have medical documentation and still when I respond with that they are crickets!!!!! I lived at The District on a 15 month lease, moved in right when COVID started showing up in JAN 2020 and then full blown shutdown MAR 2020. Prior to COVID-19 the amenities were great, there was comedy shows and cooking classes and sometimes free food for the residents. Food trucks show up 2-3x monthly but management office didn't inform the food trucks they legally can't be under the bridge (the cops or MTS always hassle the food trucks about being under the bridge). The building uses AT&T Fiber and the internet speeds are blazing. Unfortunately due to COVID, I was unable to utilize the clubhouse, pool/jacuzzi, or gyms for a majority of my 15 month lease. Yoga is offered 2x weekly but not a lot of people attend. There's a new gym on the West Side which was completed around the time I left and I wished that gym was opened up sooner! But here comes the pricing, I was paying $1809 for a 1BR/1BA and now for the same unit (Energy) its $2,396 - $3,161 on the webpage. For that price increase, there isn't a whole lotta luxury being added. Also can't believe the huge price increase occurred during COVID. For reference, I was paying $1400 for a 1BR nearby and would have never left for The District if I knew I wouldn't get amenities the majority of my stay. Overall I enjoyed my stay at The District. Would have loved to stay but the price increase was laughably not worth it. Its pet friendly but beware of urine in the hallways and stairwells. The elevator is slow and always breaks down. And for some reason during my 15 month stay, they always had an issue w/ the fire alarms going off for the whole complex. Maintenance repair is responsive (only had to call 3x). Great walking distance to Grossmont Center (about a 7 minute walk). Albertsons or Frazier Farms will be your go to grocery store. Beware of transients at the trolley and free additional parking on the bottom level. Luxor is used for package delivery and was awesome. If you have people living on top of you, you may hear their footsteps. read more

The maintenance staff is always on it and I honestly don't know how they do it with so many units. I see low reviews and it makes me sad because I feel like this place is pretty great. As far as larger complexes go I've love my time at the District. The 1BR apt is perfect for me and the location is amazing. Near everything and a quick hop onto freeway makes everything easy to reach. They also keep the amenities in great shape! Also - the lobby service is amazing! Mustafa in particular has been extremely helpful!! Numerous times he's helped get important packages to my place when I was out of town or needed help in a pinch. And each time he's done with a great attitude even going above and beyond to make sure everything I needed was taken care of! read more

Me and my husband are a young couple from Oklahoma stationed here and have been living at these apartments with our 2 doggos for 3 years now. We have loved living here! Everyone in the leasing office is super kind, accommodating and helpful especially anja, izzy @ gustavo. The apartments are beautiful inside and out and they work hard to keep them that way. I love the gated parking garages with the assigned parking spot that made me feel safe getting out of my car at night. The atmosphere is great and the neighbors are friendly too. They have all you would need.. a gym, pool, sauna, computer room, clubhouse. They're accommodating to people with doggos too, they have potty bag stations all around and a nice little walkway to walk them on. Needless to say we loved it here and this was a great first place to live. read more

Throughly enjoyed my time at The District. I moved in when it was called Alterra and Pravda. Nevertheless, I can't understate the level of quality and service I was provided while I was there. I miss it! The community is quiet and the walls are have great sound absorbtion. Occasionally you would hear neighbors with their windows open having sex, but it's an apartment complex and normal to happen. Just shut the window and gone are the noises. Never heard conversations bleed into my apartment. Their double pane windows are legit. They cancel noise. I truly appreciated that about the the District. The location is within reach of everything centrally located to Grossmont Mall and Costco for short trips to get groceries. Not to mention next to the trolly pregame and head downtown (done plenty of times). It is also highly accessible to anywhere in san diego and the 8 freeway is super easy to get to as is the other one that goes through lemon Grove (forgot the number). Ample parking also. Considering all things - I'd have to say this was the best apartment I've ever lived in. I can't say enough about the wonderful (and beautiful ) girls at the office. Allison, Ania, and Izzy - you all are great. Thanks to all of you since I moved in and moved out. I truly miss yall compared to what I get now. Gustavo the leasing agent here is absolutely wonderful. He was very gracious and professional when giving us a tour of the community and the model unit, which was beautiful btw. He was always informative and quick to answer his emails. This is a beautiful community and everyone is very friendly and inviting. Now let's talk the maintenance team. So far I met John on move in. We got an upgraded unit and he was doing some finishing touches. Very personable and professional. Two weeks later we had a water leak from a bathroom faucet in the shower. The office was quick to send someone over right away. Al and another gentlemen, his name slips my mind, but they were both super helpful. Al even checked our ice maker which had just stopped working and replaced a dimmer switch which was flickering. He was very competent, quick and efficient. Moved into the District in November 2020. Got one of the renovated units which has a fantastic setup. Building amenities are nice, but limited due to covid which is understandable. What really made me want to give a 5 star review is the service I have continuously gotten from Gustavo. Every interaction with him from the tour, to the signing, to the small little things I've needed help with every once in a while, he has been exceptional. Gustavo is always in a happy mood, eager to assist, and genuinely seems to care about the residents, even after they've signed the lease papers. The other lady in the office, I think Kayla, is pretty good too! Overall good place to live, but exceptional employee! read more

Everything about this place is inconvenient, remember you will be paying a lot of money to live in this place yet you will be treated like as if they are doing you a favor. All appliances are very cheap and outdated. The staff are ok they do what the company telling them to do . This message is for the home office you should be handling this property in a better way. read more
