All the staff is very friendly as well. I worked with Jintana and Tabetha during the move-in process, and even now they say hi and ask how everything is going. My toilet handle broke last week and I put in a request to have it fixed on-line. In thirty minutes one of the maintenance workers was there to fix it. I was very impressed with the speed of getting that request handled. The rent is a little high, but expected since it is a nice complex and well-maintained. I plan to stay here as long as I can afford to.

The…read moreunits feel very dated, maintenance problems linger (I've dealt with a toilet flushing issue for over six months). Management removed the basketball court and open space that were advertised amenities to build more units, fundamentally changing the property, yet refused to even discuss rent concessions or accommodations for affected residents. The construction has also blocked access to one of the larger pet areas, forcing residents into a small, narrow, poorly lit pet zone where dog waste is frequently left behind. It is unpleasant, unsanitary, and another example of existing residents being expected to simply absorb the consequences of the property's expansion. Something will probably be done after this review is posted... Security is another concern. The gates remain wide open throughout the day, and with the Amaya trolley station directly outside the property, I've repeatedly observed homeless individuals riding bikes into the complex and rummaging through dumpsters. Residents openly smoke on balconies (including overlooking the pool near the leasing office), kitchen trash bags are regularly left outside apartment doors long enough to leak onto walkways, and little seems to be done to enforce community standards. Sheri in the office is genuinely great--professional, friendly, and one of the few bright spots here. Unfortunately, she is not the manager. In my experience, management is dismissive of concerns and unwilling to work with residents when legitimate issues are raised. Once the lease is signed, it feels like resident satisfaction becomes an afterthought. They own you. Had I known then what I know now, I would have rented elsewhere. Prospective renters should speak with current residents before signing a lease. I REGRET living here. Be warned.

They have a hot water leak that they are hiding/ neglecting / avoiding and everyone is paying over 140 JUST for WATER! sewer is 50-60 trash is 50 plus your own Sdge bill . So beware ! I read all the reviews for this place and addressed the theft problem they have and I was reassured it wasn't an issue. Then within my first month here , my stroller was stolen from my storage unit where I park. My neighbors gas was siphoned from her car and my other neighbor got her battery from her Jeep stolen straight out from under the hood. Mice infestation: my neighbor has caught 12 in the last week and I have caught 3. They keep saying they will have exterminators come but no one has came. And the mice have eaten through boxes of my 18m old daughter snacks and through my pantry. I've had to throw away so much food and replace it . Three times now! It's disgusting . They poop and pee throughout the cabinets. I told them that there's holes under my sink and pantry cabinets and still have holes even tho they came to repair it . I feel disgusted in my own kitchen and I am an extremely clean person . Also they have construction non stop , the landscaping always blowing the dust around leaving your cars covered in dust and debris! They don't care when u say anything The laundry mat is disgusting here. Everyone washes their pet bedding so dog hair always in every machine You can hear your neighbors talking through the wall. Recently I went to shower and I got splashed by my ceiling leaking toilet water from my upstairs neighbor. A leak that was patched up previously- reopening right on top of my head. Moving is always stressful, especially relocating from another state, and the team truly made the process much smoother. Julia was incredibly accommodating from start to finish. When we realized that the original unit we had selected wasn't the right fit for us, she was extremely understanding and worked with us to help find another unit that better suited our needs. She was patient, professional, and went out of her way to help us through the process. I also want to thank Karry (with a K), who was very kind and helpful throughout everything. She made us feel welcome and was always willing to answer questions. There was also another wonderful team member who assisted us during the process whose name I unfortunately didn't catch, but she was equally kind and helpful. She truly went above and beyond to make sure everything went smoothly during such a busy moving period, and I'm very grateful for her help. The entire team was friendly, responsive, and supportive from the very beginning of our move all the way through the final steps. I have had an extremely frustrating experience living here due to ongoing issues with neighboring…read moreunits and what I feel has been an inadequate response from management. For an extended period, there have been recurring problems with excessive noise, cigarette smoke in common areas, trash accumulation, pest issues in neighboring units, barking dogs, and residents frequently blocking shared walkways and stairwells. These issues have significantly affected my ability to enjoy my home, sleep comfortably, and use common areas without disturbance. I have reported these concerns to management multiple times. While staff have generally been polite, responsive, and willing to send maintenance or pest control when requested, the larger quality-of-life issues have not improved. I have been told that reminders would be given to residents, but I have not seen meaningful or lasting changes. It is disappointing because the property itself has many positive qualities. The maintenance team has been helpful, and the location and community would otherwise be a great fit for my household. Unfortunately, the ongoing noise and cleanliness issues with our neighbors and lack of effective resolution have made living here a negative experience overall. If management were more proactive in addressing repeated violations affecting neighboring residents, this would be a much more enjoyable place to live.

Wow excellent service in an emergency! My apt flooded from…read morethe ceiling and caused a major situation. Ricardo and his team came to my rescue as I had to quickly move to a vacant apartment . Juan,Diego, David and Kevin showed up to move my bed and help pack some things to take to the new apartment where I will reside 2-3 weeks. Incredible teamwork under Rodrigo's direction! We had to work fast! I have chronic Lyme disease which makes it hard for me to lift anything. They did it all and made sure I was safe in my new place. The compassion and efficiency I was shown was incredible. I am so grateful. Plus Andy from leasing notified me before the team showed up so I would be ready. Tatiana called to give me the basics of what I had to know. To see and experience such excellent coordination of all staff proves that they are a renewed team under the newer management here. Lots is being renewed and redone here at The District. Don't judge this place by the older negative reviews. Come visit in person and see for yourself. Take a tour around. I have lived here 15 years....its a pleasure to see all that's happening. I'm one very grateful resident.

We pay *way* too much money here to not have hot water. Every. Single. Time. There's a plumbing…read moreissue, they "fix it" but we are left without hot water for at least a day. And management is aware this happens and somehow they still let the plumbing company leave without fixing the issue AND making sure we have hot water. Not even lukewarm water. We are left with ice cold showers. Not acceptable.

They are postponing rentals for an indeterminate amount of time, I didn't feel like I got true or honest information about that. Josie kept referring to her boss, "the lawyer," as the reason they were not accepting move ins. I want to say I have spoken to her a few times over a month or so of apartment searching. Here's my takeaway: if they are always going to drop the "boss is a lawyer" bit, how awful is this place going to be to live? It seems ominous already and I don't even live there. I could lawyer up too (I have needed to before). But why would you want to put that energy out there. If a "lawyer" is taking actual months to draw up such an advantageous lease for them, where will that leave us? Up shit creek, that's where. I literally never have seen an apartment put move ins on hold to write up a more self serving lease. Josie seemed nice, but I felt put off ultimately by the constant "my boss is a lawyer," name dropping. I was told, no bankruptcies, period. Everyone says that. I had a hard time physically and lost a business. Hence, the bankruptcy, several years ago. My credit is solid now, really good. Most NORMAL people can figure that out. Then Josie says, "for 7 years or more." They clearly do not have a clue on what they are doing. After 7 years, you actually can file ANOTHER bankruptcy. Not that I'm planning on it, but that's what the 7 years mark is. I was really shocked that she didn't know the basics of that. My credit is good enough to obtain a mortgage at this point (I have spoken to a lender), but not rent at the Mellmanor. Maybe it's a nice place, I will never know.
