    Mold forming from no ventilation in the bathrooms

    Would give zero stars if I could. Multiple problems with the leasing office. They never answer their phones, frequently rude and dismiss you without even listening, and won't actually fix your problems, and much more. The only person who seems to give a damn is Shannon. She has done more for us these last couple of weeks then the previous manager ever did Not to mention we found a dead bird in our apartment that was obviously there for a long time and was NOT found during the inspection before we moved in. If you keep scrolling on this page for reviews, you'll find some years ago about birds being in peoples apartments. We were also told the bird "climbed in through the ac unit".... WHAT. Our AC has been out for almost a month and a half and no effort has been made to fix it. Mold and water damage is happening in our bathroom. We put in a priority maintenance request (24 hours) almost a week ago. Having difficulty breathing as well as headaches and migraines and again, no effort has been made to fix it. DO NOT MOVE IN KEEP SCROLLING. Our rent has gone up 300$ and online, our same apartment is going for 200-300$ less than what we're paying. If we could move right now, we would however we would need to pay twice our rent which we don't have. Please keep scrolling and don't even consider living here. We're moving out the second we get the chance. I wrote this a few months ago and never posted it but now I have more to say. We also had a bad infestation of mold in our bathroom. We had notified the district a MONTH prior to them doing ANYTHING. I would come home and get constant headaches and the mold was affecting my health drastically at this point. After a month we finally were able to speak to someone and we moved into their three bedroom town homes. Big mistake. We should've cut our lease short while we had the chance. They charged us over 3,000$ in "move-out fees" and claimed a cleaning company took 7 bags of trash out of our old apartment which is absolute bullshit. Because the day we were told that, we went back to clean up and nothing had been taken out. Not to mention they gave us 72 hours to pack up everything we own and move to the townhouse so cleaning wasn't really our priority. It was getting the hell out of the mold infested old apartment. In fact the contracting team who was there "cleaning up the mold" and I say that in quotations because they had just painted over it (good luck to the next people who move in), the contracting team had left a half eaten apple in the bath tub as well as a crushed up Red Bull can in literally every room that yes, we ended cleaning up for them. Lakeisha in the leasing office needs to be fired. She is unprofessional and I eventually brought in my mom because I knew they weren't listening to me, maybe because I'm young. But they were rude to her as well. Not to mention the other bitch who was sitting at her desk staring at us the whole conversation and making faces. I could have gotten lawyers over the mold problem. It clearly states in their lease that mold problems will be taken care of within 72 hours which obviously they weren't. I now am in the townhouses and I still run into problems weekly. The washer leaks every time it runs. I had to call maintenance recently for my kitchen sink which according to him wasn't even attached to the granite and he said if he pushed just a little, would fall underneath because it wasn't supported by anything. When I moved in also, the cabinets in the kitchen had no shelves installed. Still don't because no one has come to do anything about it. I recently called a carpet cleaning company as well and they cleaned the carpets and he claimed that he thinks the carpets had never been cleaned. Ever. He said the water from them was the grossest and nastiest he's ever seen from any job he's ever worked. Thus proving nobody cleans shit prior to your move in. Also not to mention the back porches are broken and literally a step had fallen off leaving a huge nail upright which could've sent me to the hospital. Still hasn't been fixed. RUN RUN RUN AWAY

    Washing machine that wouldn't drain

    TL;DR: The District has some nice features, but they are GREATLY outweighed by the negatives. This is BY FAR the worst apartment we ever rented, mainly due to terrible management. The Positives This apartment complex is in a convenient (though somewhat noisy) location right off of 170 and just a few miles from the Delmar Loop It also has a ton of green space and is located next to a great walking path. While The District could learn a thing or two when it comes to customer service, they have always treated our pet with enthusiasm and even have a couple of (small) dog parks on the grounds. The maintenance staff is always friendly and does the best they can with the limited resources they are provided by The District. The Negatives Inattentive/ Greedy Management: The management at The District is very disorganized and treats its tenants like they're nothing but a dollar sign. They rarely answer their phones, and when they do they don't listen to you or give you the time of day. Toward the end of our stay, we realized the only way to have an actual conversation with the office staff is to visit them in-person, and even then they'll gaslight you to avoid addressing your issues. Not to mention they tried to raise our rent by 30% at the end of our lease, claiming "market prices". Infestation: Our apartment had several small holes behind the washing machine leading to the outdoors, a pretty wide gap below our front door, and the front door to the small (4-apartment) building was free-swinging. It was unsurprising when bugs entered our space. What was surprising was when our apartment let us live with cockroaches for weeks before sending someone in to take care of the issue. Mold: The bathroom had no fan and only a window in the shower for ventilation. This meant that moisture would inevitably accumulate unless you wanted to shower next to an open window (which is only feasible a small fraction of the year, due to heat/ cold). To no one's surprise, we ended up with mold in our bathroom. We reported the mold right away to maintenance through the ticketing system. We went weeks without a response, so we called our apartment and sent emails several times before they scheduled a staff member to come out to look at the mold. They then told us to clean the bathtub (which we had been doing incessantly and was not the problem). I asked (via several calls and emails again) what to do about the mold in the cracks between the tiles that couldn't be reached and the mold on the ceiling. They repeated the same instructions over and over, not giving us any direction. After many attempts (and plenty of other things to handle in my life), we gave up on it and lived with mold for months. The apartment ended up charging us for the mold damage, despite choosing not to fix it or to give us any detail on how to do it ourselves. Old/ Cheap Appliances: It felt like something new went wrong each week in our apartment. The worst of it included a refrigerator that quit running, a dishwasher that wouldn't start, a washing machine that didn't drain or completely wash our clothes, a leek in the roof that led to water dripping through our microwave every time it rained, and an outdated A/C unit that couldn't handle semi-hot temperatures (and had us living in 80 - 90 degree temps for weeks before we got on management's nerves enough to do something about it). It usually took weeks before someone would come by to take a look at the problem (due to understaffing). We placed multiple tickets for many of these issues (the dishwasher, washing machine, A/C, etc.) and most of these problems continued to pop up again after being "fixed". Fewer Features Than Advertised: The District seems to always gloat about their many amenities, but several of these areas were not available to us throughout our 2-year stay. Some amenities were closed due to Covid (which I understand), but some were closed for months on end for "maintenance". For example, this past summer the pool was unusable for most of the season. It was closed for a good month or two at the beginning of the summer due to maintenance needs. When it finally opened up again, it looked green (instead of its usual blue) so we avoided it. Then, we noticed it turned blue again, so we stuck our hand in it and it felt extremely chemically. We ended up not using the pool at all last summer, which was especially disappointing due to our broken A/C unit (see above). Dangerous/ Unattended Grounds: There were many things that were falling apart at the district, but the most concerning may have been the grounds. The parking lots and roads have many potholes which are often "fixed" before falling apart again only weeks later. The parking lots also have an inexplicable amount of glass scattered most of the time, which is especially concerning if you like to walk your dog near your apartment.     One of the outlets (out of many) that were electrically burnt. They said this was ok to move in with!!

    DO NOT SIGN HERE! The leasing office is a nightmare. Unorganized and dishonest!!! The day we got our keys and walked into our apartment it hadn't even been inspected or cleaned. The electrical outlets were fried and a safety hazard. The carpet was ripped, stained and had debris all over the place. The kitchen floor had so much water damage it was warped and uneven. The stove did not work. This place was NOT move in ready as they promised!!! And they were NOT willing to let us tour any other apartments. Said they would have our place move in ready by the end of the weekend. We had all of our stuff there ready to move in and they were not willing to work with us or accommodate us at all. WE BROKE THE LEASE on our moving day!!! Save yourself the headache and do not sign here. AWFUL management and business.

    Great place to live, the neighborhood is well kept, the staff is mindful of their residents, and maintenance is responsive.

The apartment is in an exceptional neighborhood, with easy access to Forest Park via the beautiful Wydown corridor as well as a close walk to restaurants, cleaners and a Starbucks. The folks in the neighborhood significantly enhanced the community feel with friendly reach outs while walking their dogs or just strolling in the tree lined streets. Also, as a frequent traveler, I was very pleased with the easy access to the airport from it quaint Clayton location. I found the Landlord Larry to be quite attentive to the lease holder needs and always concerned about the well being of the property, both in and around the the apartments. Any repairs or needs were promptly addressed. He even added items (e.g. power outlets and bike racks) without requests, just because he saw the needs of his tenants. The building has a wonderful Tudor exterior with six apartments. It also has easy access to the upper floors by a an elevator, but also has a period staircase that complements the Tudor architecture. I found the community rooftop very peaceful and inviting. The all granite counter tops in the kitchen and bathrooms, the beautiful stone showers along with high end appliances also added to the luxury feel of the apartment and complex. Oxford manor was perfect for me, and I couldn't have been more pleased with my time there and the support of the landlord and his commitment to the comfort of the tenants and the care taking of the apartments. Highly recommend.

    To update my review: my realtor toured this property on April 18 and reported a natural gas smell…read more The owner claimed the fire department had checked and found no leak, but the fire department later stated they had no record of any such visit. We moved across the country on June 4, six weeks after reporting the issue, and the gas leak was still ongoing. A contractor later told us the levels were severe enough that we were fortunate a major incident had not occurred. The owner's contractor also improperly replaced the gas line with an undersized one, according to Spire, and I was the person contacting Spire throughout the process. They let me know that the pipe the contractor replaced was 1/4th inch too small and could lead to carbon monoxide or gas buildup in the lines. During the nine months we lived there, two additional gas leaks occurred in other areas of the system. After spending over $10,000 to move and paying rent for May while the house sat vacant, Stephanie Olsen told me over the phone that "this isn't working out" and that we would need to find another place if we continued being "ungrateful." We ultimately moved out early after 10 months, and paid April 2026 rent while the property was vacant and we were in a new rental. The house itself had numerous issues: filthy vents filled with years of dust and mold, insect infestations (basement had roaches, beetles and grasshoppers) requiring extermination, and a failing sump pump system with drain flies that contributed to a very strong basement odor. The home was at times uninhabitable due to the gas smell, causing headaches and dizziness for both me and my Mom, and we paid out of pocket for hotel stays. This experience was emotionally and financially exhausting. After being threatened with eviction, do you really think I felt comfortable reporting every issue with the house? Of course not. So we financially covered multiple issues due to fear of retaliation.

We went on to have 2 more gas leaks in the 9 months we lived in this home . At other areas of the gas system. Stephanie Olsen definitely threatened to let me out of my lease in June when we spoke on the phone after I had just spent $8,000 dollars and payed rent for May( while the house was vacant). And no one would be happy with this situation. We left early and payed for April of this year while the house was vacant. This company and the homes owner were awful. Stephanie literally screamed at me and threatened to evict me on the phone until I was in tears. The house was literally inhabitable due to the extremely strong smell of gas, which was causing headaches and dizziness for me and my son. We paid to stay in a hotel. The vents were filthy with dust and mold that had not been cleaned for years. We had to pay for an exterminator due to a hornet and grasshopper infestation, a plumber for a failing sump pit motor infested with drain flies / worms, which also contributed to the basement odor. The list goes on but my point is - this was a nightmare both emotionally and financially for us. Do you really think I'm going to report every issue wrong with the home after I was threatened with eviction? Obviously not.
