I lived here for over a year and am so happy to be out of there…read more First, my guest's car was broken into in their guest parking garage (literally on the top floor of their parking garage) and there's no cameras. Ok. They said there was nothing they can do. Ok. Second, upon moving in the dishwasher and washing machine leaked and I had to submit 3 maintenance requests because the maintenance guy said there was no issue multiple times and if I was sure it was leaking? Yes I was sure. (It flooded the kitchen and hallway so bad they had to cut out the drywall and bring in machines to try to dry the area for days so mold didn't grow in the walls. Also the stove was leaking gas and you could smell it, this issue continued to be ignored and was so bad I just kept the kitchen window open 24/7. I put in multiple requests and they just said the gas detector didn't pick up anything serious but they could smell it when they entered the unit? Third, my unit was on street level and there was a gate to keep people from the street off the property however multiple times I was on the balcony people would be walking in and out of the gate and could easily hop my balcony if they wanted too. Not safe. Fourth, I moved from out of state and they said I could move in on the move in date (it was a saturday) so I show up with my uhaul and Joi the leasing agent says we don't do move ins on Saturday..I asked what I should do because my lease date starts today & I have no keys and a u-haul outside with nowhere else to go. She got it worked out and was overall nice however that was stressful. Fifth, walls are paper thin. Heard anything and everything from neighbors upstairs and on the sides. These units are too expensive for such a horrible experience. Sixth, they have random inspections for different things every single month so random people will be in and out of the unit and I had a dog so that was a lot. I've never seen so many inspections seems like they're just looking to tax people for things. They also are super vague so they'll send out an email stating from 9-6 over the next 3 days inspections will be held so you never know when they are coming and this made coordinating work and random apartment walkthroughs difficult and inconvenient. Seventh, Let's get to move out. First of all move out is a joke. You will not get your deposit back AT ALL. They charge you for anything and everything including repainting the unit - interesting. They also charged me to replace the entire carpet and said a piece of gum or candy was stuck on it and they couldn't get it out. Interesting considering I got it professionally cleaned before leaving and I sent pictures and videos and there was absolutely nothing in the carpet. I did hang some items on the wall and patched the wall up to the best of my ability. (It wasn't perfect by any means, but I figured it was better than just a hole). Apparently not...maintenance wrote in my walkthrough the tenants can see btw "horrible patch job by tenant". Maybe keep that in your internal files next time? I tried. I also just found it extremely unprofessional and rude to speak that way about anyone whose lived there with not a single complaint for over a year paying over $2k in rent for a 1 bed 1 bath. I wrote to the management after I received that and expressed how I was shocked and found it to be rude and unprofessional. No response from them. Typical. Moral of the story - save your money. Move somewhere else. They do not care about you and I'm sure the maintenance team and property managers have lots to say about their community to their face and behind their back. Just sad.

But the person who gave me a tour that morning (a black lady with curly breaded hair with tattoos on arms) was straight up rude at first without knowing me nor my careers. And l didn't feel like asking her any more questions as she kept on saying "it is on our website" and didn't even let me double check some of the questions I wanted to reassure while I was there the morning. But then once she started learning what I do for living, she started treating me differently and became a bit more friendlier and I was like "what a bipolar". Giving me that unnecessarily attitude at the beginning and now you have respect for me all of a sudden? I hate people who treat people differently and i have already seen her shad attitude the moment i walked into the building. Although I loved the location, the rooms, I'm not moving into a place where it's managed by rude disrespectful unfriendly two faced staff like her. Her name is Maria Brown and tall skinny type.

I arrived for the tour at the time in the text messages and was met by a woman that seemed to want to unalive herself because we arrived "late". Allegedly, the tour time on her end of the computer was 30 minutes before we arrived, at 12:00. Yet, all my confirmation emails showed a tour time of 12:30. I showed her the confirmation text messages and she simply said "that's wrong, it was at 12". I understand that a technology glitch isn't her fault, but she totally made sure I felt like it was MY FAULT. She went out of her way to make me feel unwelcome, and like we were inconveniencing her. The experience was so bad that I just didn't want to tour anymore, so I acted like it was out of my budget and left. No one had ever made me feel so unwelcome before, at a place that's supposedly trying to sell me a lease. However, FIVE STARS FOR THE DOORMAN AT THE PARKING GARAGE!!! He was amazing, very welcoming, and even escorted us to the leasing office. Polar opposite to the leasing agent.

As far as the property itself goes, Talaria has some of the best amenities! One of the cons however, is that something is always broken. Either an elevator or the parking garage gate and it takes forever and a day to get fixed. Because this complex is so large, one of these things not functioning could be an annoying inconvenience depending on where in the complex you are located.

I understand that things here are 12 years old and may break, but the absolute incompetence of management to get any of these serious issues fixed in a timely manner is incredibly frustrating. It seems that because they themselves don't live here, nothing is an emergency. "Sorry for the inconvenience" is all we get over and over and over again while patiently asking for updates. They are not capable of even responding with an estimated date of getting something fixed - which makes me feel like they are not trying to fix it. Insane gas leaks in the common areas. Fire alarms all day without an explanation. Closed fire doors that won't stay open for weeks. Constantly broken garage gates blocked off with a cone. Broken fob readers that don't unlock doors and won't let you in. Out of service elevators for weeks on end with no eta of a solution in sight... and a "Sorry for the inconvenience" every time you ask - is what you get for 4.5k a month living at the Hesby. Oh and if you don't pick up a package 2 minutes after it gets delivered (door OR mailroom) it will get stolen. Your car will probably be broken into as well at some point, and you have to actively avoid stepping in dog sh*t in the hallways. Thank you kind cleaning crew, and patient maintenance team - those are the only people here with any heart or understanding. It seems as if management wasn't even trying to fix any of these serious problems, and is letting the building fall apart knowingly. They should be doing their best brainstorming solutions for their residents (which is what I would expect with problems this serious.) It has truly been a nightmare living here, at least for the past 6 months. If you are looking to rent... Save your money, look elsewhere. The homeless shelter a few blocks down has better basic infrastructure in place than this building does!

Management has regressed year after year, with the initial manager (Silvia) being generally available and helpful to the best of her ability, but the current manager (Toyia) being one of the most unhelpful and un-poker-faced liars I've ever met. Phone goes unanswered despite multiple repeated calls, emails are unreturned despite copying the corporate supervisors, and even if you go in person to the office, chances are you'll run into a temp who has no clue what to do as the actual manager is frequently absent or better yet, they are on a unannounced break sitting in the office with the lights off. Resident concerns went unaddressed for months and it took an incident involving LAPD in full riot gear and the neighbors banding together before any action by management. The veneer of the building is that it's a beautiful, quiet, peaceful, and accessible place in Toluca Lake. The loft unit is what sold me. That's about where the good stuff ends. The walls are paper thin, the elevator has piss and sticky residue weekly, the garages are not secure, people come and go at all hours of the night, and there has been numerous security incidents of theft and vandalism. Doors are propped open faster than you can close them. Private security patrol is a recent addition after the October incident (google Toluca Lake shooting), however, it doesn't appear that they were informed of what/where concerns were as they walk around aimlessly and the same issues continue to occur. When it rains, the courtyard floods, leading to the pipes in the garage overflowing and leaking onto residents' cars. The loft rooftops leak water down to your living room, and if you're on a lower level, the rain comes in through the walls and through the courtyard floor. Overall, loud neighbors and thin walls are fairly standard and forgivable when renting, but the fact that management is simply unresponsive, irresponsible, and unaccountable for keeping the building secure and residents safe as a basic necessity makes this place truly terrifying.

We really love everything about it and it truly feels like a "home" rather than most other contemporary/bland "gray and white" apartments out there. The common areas are kept clean, the covered parking lot is convenient, and maintenance requests are handled quickly and professionally. Shout-out to Leslie in leasing/management and Ian, Brian, and Willard in maintenance for going above and beyond with their outstanding service! The location in Sherman Oaks is perfect. The complex is on a quiet "side street" with a gorgeous neighborhood around the complex; and it's ideally placed for daily errands and commuting. We are happy to live here and would recommend this community to others looking for a comfortable, well-managed apartment when there's an opening. We're definitely planning on staying for awhile based on the positive experience so far (the low turnover suggests many think similiarly to us)!

I've REALLY tried to not write this review, but at this point in time, I just cannot recommend this…read morebuilding to new renters. The GOOD: 1) I love my actual apartment. My loft townhouse style apartment is exactly what I wanted, floor plan wise, and my neighbors have been absolutely the most respectful and quiet 2) THE LOCATION- feels like living in a small town while being a block away from the city. It's safe, clean and the neighbors are the nicest people. THE BAD 1) the management here is the worst management team I have ever dealt with in my 22 years of rental history. Let me elaborate: A) since moving in 6 months ago, we have been promised: a new toilet (ours was severely cracked upon move in) New fans in our bathrooms (they're both growing mold because there isn't proper ventilation), A second garage spot - which we were promised in our lease, and then had taken away from us because they actually gave us someone else's spot. Then we were told that there was an ongoing parking audit (apparently 6 months long at this point) so they don't actually know which spots are empty. Then they finally assigned us another garage spot, and guess what? It actually belongs to someone else. Again. So now still don't have our second spot 6 months through the lease B) the management team does not care about rule breakers. Once you move in you gain access to a community message board and let me tell you... WOW. There are posts nearly every single day about packages getting stolen (the complex refuses to put in the newer Amazon package lockers and also refuses to install security cameras! FUN!), our complex is supposed to restrict loud noise in the courtyard, as units face it, but on weekends people bring out legit DJ setups and the bass vibrates the entire complex and the managements response is "I mean... it's Saturday?". Cool, it's also a violation of the lease, so...? C) MOLD MOLD MOLD. That same message board has dozens of posts about mold in units. Ours also has a mold issue. We contacted the residents who lived in our unit previous to us and guess what? They also had mold that the office refused to do anything about. The management team doesn't think it's a cause for concern, and so their solution is to have the poor maintenance guy (who is wonderful) come in and wipe it off with bleach. Which works for about a week. D) single pane windows - I didn't think this would be a big deal, but these units haven't been properly updated and you can hear every bit of noise. Because of these windows, it's also insanely hot in the units. AC is required all day long E) just found out that, although our leases say we can't sublease, select renters are actually granted the ability to post "long term vacation rentals" through Air BnB. And on top of that, management told me that don't run credit OR check prior law convictions on these "vacation renters". That means we could all be living next to a pedophile, and no one would know. COOL. All said and done. I won't be leaving, specifically because moving sucks, and the location is amazing... but I would advise new renters to look elsewhere. For a similar ish price, the Village at Toluca Lake is a much better managed building, and more upgraded too. If you do choose to move here, you've been properly warned
