Gabriela, Bree, and Katie were awesome during the whole application & move in process. They definitely are a big reason we decided to go with Academy Village. Anything we've needed they're on top of it! As for previous comments, I can't really speak to any of those experiences as I haven't been here long enough, nor have I experienced anything out of the ordinary in the first week. I did see them adjusting a camera outside of the garage a couple days ago so that's always good, lol. Can definitely update later on but for now, love the apartment we're in & the people in the building are great!

After we had lived here for a year, they raised our rent, even though they were renting out identical apartments to others for several hundred dollars less. Water was leaking from the ceiling onto our car in the garage; we asked to switch spots, and after they moved us, they actually raised the parking fee! It's unbelievable--we didn't switch spots because we wanted to, but because of a problem caused by *them*! And don't get me started on the washing machine; it keeps breaking down over and over again. It's probably older than my grandmother, yet they refuse to replace it with a new one--though they'll happily charge you money at every opportunity. The leasing staff won't help you at all, and neither will the main office. In both cases, you just get an automated answering machine!

The amenities are top-notch, and the grounds are clearly very well maintained--everything felt clean, organized, and thoughtfully cared for. What really stood out to me was the team. Jessica and Leslie were both incredibly friendly, welcoming, and helpful. I even crossed paths with the service technicians, and they greeted me warmly, which says a lot about the overall atmosphere of the community. Even without seeing a unit, this left a lasting impression on me. It's definitely a place I would love to call home!

It is a lovely area to live. Regarding the building itself, there are not enough good words to describe how efficiently problems are handled and the kindness with which our manager, Julie, graciously keeps everything running smoothly. The new laundry systems that texts you when your clothes are done is just fantastic and the cleaning in and around the building is great. I would recommend this for anyone looking for a quiet place to call home.

From the very first day I felt like I had finally found a real home in LA. The apartments are stunning. The amenities even more beautiful than the photos. Beyond that, this is such a lovely little community with great neighbors and so many opportunities for making friends or enjoying a community BBQ. My dog Belle and I have loved it here and if you're on the fence or considering one of the other Burbank properties...I've toured them all, Atrio is the way to go.

Josue responded immediately - even though it was after hours - and worked tirelessly to help resolve the situation. He was professional, kind, and went above and beyond to make sure my dog and I were taken care of during a really stressful time. She is always welcoming, helpful, professional, and genuinely cares about the residents. She brings a warmth and positive energy that makes a huge difference. Honestly, when I come in and don't see Lajoyia, it just doesn't feel like Talaria. Employees like her are very hard to find. She makes residents feel recognized, comfortable, and at home, and I really hope management knows how valuable she is to this property. Thank you, Lajoyia, for everything you do and for making Talaria feel like home.

You like drug dealers living next to you, people smoking on a balconies inside yard, suicidal accidents happened several times and management will never tell you, "by law you have to ask". Big management company controlling this place, they are somewhere in a middle of nowhere and never calls you back! Stay away from this place! But the person who gave me a tour that morning (a black lady with curly breaded hair with tattoos on arms) was straight up rude at first without knowing me nor my careers. And l didn't feel like asking her any more questions as she kept on saying "it is on our website" and didn't even let me double check some of the questions I wanted to reassure while I was there the morning. But then once she started learning what I do for living, she started treating me differently and became a bit more friendlier and I was like "what a bipolar". Giving me that unnecessarily attitude at the beginning and now you have respect for me all of a sudden? I hate people who treat people differently and i have already seen her shad attitude the moment i walked into the building. Although I loved the location, the rooms, I'm not moving into a place where it's managed by rude disrespectful unfriendly two faced staff like her. Her name is Maria Brown and tall skinny type.

I scheduled my appointment for a tour and received an email confirmation with the time. The day of the tour I received another text with confirmation of the time for the tour and the address. I arrived for the tour at the time in the text messages and was met by a woman that seemed to want to unalive herself because we arrived "late". Allegedly, the tour time on her end of the computer was 30 minutes before we arrived, at 12:00. Yet, all my confirmation emails showed a tour time of 12:30. I showed her the confirmation text messages and she simply said "that's wrong, it was at 12". I understand that a technology glitch isn't her fault, but she totally made sure I felt like it was MY FAULT. She went out of her way to make me feel unwelcome, and like we were inconveniencing her. The experience was so bad that I just didn't want to tour anymore, so I acted like it was out of my budget and left. No one had ever made me feel so unwelcome before, at a place that's supposedly trying to sell me a lease. However, FIVE STARS FOR THE DOORMAN AT THE PARKING GARAGE!!! He was amazing, very welcoming, and even escorted us to the leasing office. Polar opposite to the leasing agent.

This has been one of the worst living experiences I've ever had…read more The neighborhood feels very unsafe. There are large numbers of homeless individuals around the block, and I've personally been chased multiple times. It's incredibly stressful just coming and going from your own home. Another major issue is the trash collection. The city trash truck consistently comes before 7 AM, and the noise is extremely loud--it will wake you up whether you want it or not. I brought this up to management, but their response was essentially that there's nothing they can do. So you're stuck dealing with it every single morning. On top of that, the building itself is poorly managed. From noisy neighbors throwing parties and screaming at 4 AM to other ongoing issues, management never takes meaningful action. Their response is always the same generic script: "We are working on the issue. If you're not happy, we can review lease termination options with you." In other words, either tolerate the problems or pay more money to leave. The neighbors above me are extremely loud and seem to start their activity late at night, often around 1 AM. The noise is so intense that it wakes me up with a racing heart. It's not occasional--it's every single night. I haven't been able to sleep in my own bedroom for the past year because of this. Instead, I'm paying $3,400 a month just to sleep on my sofa. That's completely unacceptable and far beyond anything anyone should have to tolerate. Between the unsafe surroundings, constant noise, and lack of accountability from management, living here has been extremely frustrating. This place has seriously impacted my quality of life, and I regret signing a lease here.

I didn't make appointments totally my fault but we were just trying to feel out the neighborhood. Most places turned us away as soon as I mentioned our move-in timeline but not L and O Apartments. And that's exactly why I'm taking the time to write this. They were the only building that welcomed me as a walk-in. As soon as I walked in I was greeted with smiles. The lobby smelled amazing and the entire vibe felt warm and inviting. They offered me coffee and had apples and bananas out which my son absolutely loved. Chelsea is the one who toured me and she was so kind so sweet and absolutely amazing. After seeing the rooftop, the gym and everything else I'm seriously considering this place. If there's one thing I noticed it's that they actually make you feel like a future resident not just a number based on when I needed to move in.
