I'm leaving this review because I wish someone had been this direct before I moved in…read more This place is marketed as "luxury," but the reality is an old building with persistent quality-of-life issues that management either can't or won't get ahead of. 1) Trash areas are disgusting and regularly overflow. I'm attaching a photo of the trash area near the elevators where garbage is piled up and spilling out. It's not a one-off. When the shared spaces look like this, it tells you everything you need to know about how the property is being run. 2) Roaches. I'm also attaching photos of a roach in/around the bathroom area (near the shower items). And no, this isn't just "a random bug." Neighboring tenants have confirmed it's been an ongoing issue in the building. 3) Old building + old elevators + constant disruptions. The elevators are old and the building feels dated across the board. Fire alarms have gone off at weird times at night, waking tenants and forcing people to vacate. On top of that, water shutoffs happen way too often (it felt nearly monthly) "for maintenance." That's not normal living--especially for what they charge. 4) "Security" feels like a marketing line. They claim security is on-site, but I've personally seen homeless individuals make their way into the parking garage and even into the elevators multiple times. That's a serious safety concern, and it didn't feel like access was controlled. 5) Front office is unprofessional. Interactions with the front office were consistently frustrating--unprofessional, and at times borderline rude. If you end up needing help from Jen or Will, don't expect clear answers or urgency. Bottom line: If you know what's best, look elsewhere. Between the overflowing trash, roach issue, safety concerns, and constant disruptions, this place isn't worth the stress.

I even crossed paths with the service technicians, and they greeted me warmly, which says a lot about the overall atmosphere of the community. PLEASE READ IF CONSIDERING LESTANCIA. im a…read morelittle late writing this but i have to testify. i used to live at lestancia for a good while but moved out in the last few years. gotta be a little vague bc these guys talk s*** & arent nice at all. but i still keep in touch with a lot of friends i made there who are still in residence. when i lived there they had the best manager antonio but he left at the end of 2023 early '24. it went downhill from there. i got the scoop on the 'legal' scams they run on the residents now like forcing them to take house internet that isn't very good i hear. and you still have to pay even if you dont want it. can you say monopoly conjob? also the utilities are bad & there are always leaks & problems. water is a major issue and the security situation is a joke. over the years so many people have been assaulted, stolen from & cars broken into. transients walk through the halls & steal deliveries all the time. mngmt doesnt care one bit. guards were sometimes high or harassed people. i was also told that there are three class action lawsuits hitting the current management & owners. i think claudia is still there as asst mngr. she's not bad. but everyone says the new guy comes off as hella shady & not nice at all. nobody likes him! plus theyre so disorganized and do NOT care about residents. they discourage residents from interacting probably because theyre afraid of more class action suit or calling mngmt on their bs. so sad, i know. the bldg looks pretty from the street but there are so many issues for the ridiculous rent they want. antonios crew used to throw bbqs & holiday parties. i hear they arent even doing that this year. plus that hood is so dangerous! the 711 next door is a hood magnet and a lot of crazy druggies & scary homeless walk all around that block. seriously, its not safe. used to be better but not now. i went to visit my friend there not long ago & i couldnt wait to get the hell out of that hood! sorry to be so neg but you should know. When you get there, they make you do their own digital I.d. authentication on your phone from an email or text they send to you while you are in their office with the tour guide. Is this a secure site? I have no idea. The authentication takes a picture of the front and back of your drivers license or your passport and then also you have to put your face up to your phone and it takes pictures of your face. Unfortunately it kept rejecting me and she said she could not take me on a tour. Everything was laid out there in front of her. I even had a cable bill to my present address with me. Meanwhile there were many food delivery people coming in and out of the door and Amazon and FedEx and no one had to certify with her. So now they have a picture of my drivers license front and back, my passport, and about eight pictures of my face. Le estancia -this makes me very very uncomfortable. The girl working said there was no supervisor or manager for her to call or anyway to find out why their certification program was rejecting me. She also told me multiple times that her computer is slow and not working well. Anyway, I wasted about 2 1/2 hours of my Saturday driving there and trying to get certified and no tour of anything. There is no back up in case this fails. I guess she is unable to confirm your identity by looking at your physical ID and looking at your face. I do that all the time At work. And she has no one to call to help her out when her system fails. So I guess no Le Estancia for me, Unless they figure out their system. Oh and to top it all off, before I even had my tour they sent me an email to apply for a specific apartment . Weird. I'm wondering if I applied maybe then they would've given me a tour???

There are large numbers of homeless individuals around the block, and I've personally been chased multiple times. It's incredibly stressful just coming and going from your own home. Another major issue is the trash collection. The city trash truck consistently comes before 7 AM, and the noise is extremely loud--it will wake you up whether you want it or not. I brought this up to management, but their response was essentially that there's nothing they can do. So you're stuck dealing with it every single morning. On top of that, the building itself is poorly managed. From noisy neighbors throwing parties and screaming at 4 AM to other ongoing issues, management never takes meaningful action. Their response is always the same generic script: "We are working on the issue. If you're not happy, we can review lease termination options with you." In other words, either tolerate the problems or pay more money to leave. The neighbors above me are extremely loud and seem to start their activity late at night, often around 1 AM. The noise is so intense that it wakes me up with a racing heart. It's not occasional--it's every single night. I haven't been able to sleep in my own bedroom for the past year because of this. Instead, I'm paying $3,400 a month just to sleep on my sofa. That's completely unacceptable and far beyond anything anyone should have to tolerate. Between the unsafe surroundings, constant noise, and lack of accountability from management, living here has been extremely frustrating. This place has seriously impacted my quality of life, and I regret signing a lease here.

And that's exactly why I'm taking the time to write this. They were the only building that welcomed me as a walk-in. As soon as I walked in I was greeted with smiles. The lobby smelled amazing and the entire vibe felt warm and inviting. They offered me coffee and had apples and bananas out which my son absolutely loved. Chelsea is the one who toured me and she was so kind so sweet and absolutely amazing. After seeing the rooftop, the gym and everything else I'm seriously considering this place. If there's one thing I noticed it's that they actually make you feel like a future resident not just a number based on when I needed to move in.

My loft townhouse style apartment is exactly what I wanted, floor plan wise, and my neighbors have been absolutely the most respectful and quiet 2) THE LOCATION- feels like living in a small town while being a block away from the city. It's safe, clean and the neighbors are the nicest people. THE BAD 1) the management here is the worst management team I have ever dealt with in my 22 years of rental history. Let me elaborate: A) since moving in 6 months ago, we have been promised: a new toilet (ours was severely cracked upon move in) New fans in our bathrooms (they're both growing mold because there isn't proper ventilation), A second garage spot - which we were promised in our lease, and then had taken away from us because they actually gave us someone else's spot. Then we were told that there was an ongoing parking audit (apparently 6 months long at this point) so they don't actually know which spots are empty. Then they finally assigned us another garage spot, and guess what? It actually belongs to someone else. Again. So now still don't have our second spot 6 months through the lease B) the management team does not care about rule breakers. Once you move in you gain access to a community message board and let me tell you... WOW. There are posts nearly every single day about packages getting stolen (the complex refuses to put in the newer Amazon package lockers and also refuses to install security cameras! FUN!), our complex is supposed to restrict loud noise in the courtyard, as units face it, but on weekends people bring out legit DJ setups and the bass vibrates the entire complex and the managements response is "I mean... it's Saturday?". Cool, it's also a violation of the lease, so...? C) MOLD MOLD MOLD. That same message board has dozens of posts about mold in units. Ours also has a mold issue. We contacted the residents who lived in our unit previous to us and guess what? They also had mold that the office refused to do anything about. The management team doesn't think it's a cause for concern, and so their solution is to have the poor maintenance guy (who is wonderful) come in and wipe it off with bleach. Which works for about a week. D) single pane windows - I didn't think this would be a big deal, but these units haven't been properly updated and you can hear every bit of noise. Because of these windows, it's also insanely hot in the units. AC is required all day long E) just found out that, although our leases say we can't sublease, select renters are actually granted the ability to post "long term vacation rentals" through Air BnB. And on top of that, management told me that don't run credit OR check prior law convictions on these "vacation renters". That means we could all be living next to a pedophile, and no one would know. COOL. All said and done. I won't be leaving, specifically because moving sucks, and the location is amazing... but I would advise new renters to look elsewhere. For a similar ish price, the Village at Toluca Lake is a much better managed building, and more upgraded too. If you do choose to move here, you've been properly warned

We loved everything about the building it was always well kept and always clean. Denise, the building manager, was such a pleasure to deal with. She was always so pleasant and took care of any maintenance work we requested within 24 hours. She was always so understanding and accommodating. Another really cool feature of the building was the roof top! I had my birthday party there with all our friends and family. It's a huge entertaining area with the beautiful outdoor breeze. There are tables, chairs and bbq there ready for you to host a party or a small get together. The rent I also though was very competitive for the market. The building is situated in the heart of burbank adjacent to Toluca lake and just walking distance from many restaurants and shops. We would have stayed here longer but we are expecting a baby and needed the extra space. I would recommend this building to all my friends and family. Thank you Denise for being the best!!!

I love calling this place home... a place with amazing AC (a must in Burbank!!), 2 washers and dryers on each floor (there are three floors), underground parking spots, outside visitor parking for when family and friends come over, clean and spacious rooms, a newly upgraded rooftop terrace with a pool table, shades, grills, nice carpets and tables (I love eating up there or working on my laptop), it's quiet and always running smoothly thanks to the onsite manager!! Nancy and Scott are the most sweetest human beings I've ever met, they care about the sky view terrace building as their home, the community here (it is always so clean! Notices and communication is always clear and accessible) and trouble shoot any issues that come up with such grace. Denise the building owner is really great about communicating with you if you have any questions, something is happening at the building or there are any issues with rent checks. I needed carpet cleaning for my unit and she was quick to respond and give me a contact, it all happened within the week! I really appreciate the team at SkyViewTerrace very much!
