It all depends on which unit you move into. WARNING, AVOID 4TH FLOOR. That is the problem floor. This building has been struggling to get rid of illegal air bnbs and some very bad tenants who blast music and stomp and run around the floors all day. The apartments are way too expensive for the level of noise you will hear from doors slamming, people running up and down the stairwells, couples fighting, and the smell of weed smoke. Don't be lured by the rent deals, the deals are because the units that are open are unlivable due to the current tenants in the surrounding units. You won't get any peace or sleep, and you will regret it. Don't set yourself up. Until they do something real about the noise between floors in the building, save yourself. read more

The Highland is super clean and safe! There is a rooftop pool and gym where you can see the Hollywood sign. I met Clarissa on my initial tour and she was very friendly, accommodating, and helped answer all of my questions. I returned once I was sure I wanted to move in and met Angie, who helped us with the entire move in process! She is also super friendly and accommodating, welcoming, made our move in very seamless and easy, and answered all of our questions! The walls and windows are also quite thick so I barely hear sounds from neighbors. The portal is easy to use and request maintenance. Adrian is also super quick to respond and fix things! I lived at the Highland for just under a year while my house was being renovated and loved it. The apartments are expensive and are not super high end especially considering the price (hence 4 stars not 5), but cosmetically they look nice and the amenities are really what make this building special. I had a studio apartment with a (distant) view of the Hollywood sign. While a decent size, there was still no space for a proper dining table and the closet space was laughable. Luckily this was a temporary spot for me so this was not an issue since I left most of my things in storage. The bathroom is quite large, but not super nice so I didn't necessarily want to spend a lot of time in there. The building staff, from the handyman to the people in the office, were all extremely nice. There did seem to be a lot of turnover, but everyone was great. The handyman even helped me move in when he saw me doing it by myself, grabbing the dolly and helping me make trips from my car back and forth to my apartment. Chik-Fil-A is across the street so that's a pro too ;) No issue getting my full deposit back upon move-out. Amenities: 1) The most amazing rooftop deck with downtown and Hollywood sign views sure to impress all of your guests. Sure the pool is small, but like all Hollywood pools it's really for looking at rather than going in anyways, right? ;) 2) Common entertaining area on the top floor by the pool, which I never saw occupied except the one time that I worked from there so that I could enjoy the view. 3) Gym with incredible views. There is a glass wall that faces the pool / city but the shades can be closed for privacy. I also rarely saw more than one other person here with me. 4) Fancy office space (cubicles and conference rooms, with a printer you can use) on the first floor. Also not busy when I lived here, but I imagine these are always full now. 5) Underground parking with two different gates to get to the resident parking (a bit annoying but also makes you feel secure given the area of Hollywood the building is in). 6) Beautiful grill area with fire pits and string lights in the center of the building. 7) Building is open, making it feel modern and COVID-friendly as there are no shared interior spaces (except the elevator, see item #1 below) (Slight) Annoyances: 1) No option to take the stairs down except in an emergency, so this meant always waiting for an elevator. 2) People experiencing homelessness around the outside building. 3) Move-in has to be scheduled and during office hours. The true testament of an apartment building like the Highland is how long you want to live there. I have lived here at The Highland for four years and would happily stay another four more. Here are a few reasons I love this place and never want to leave. 1. Building Size. While you might find comparable luxury offerings in the area, they are most likely 200-300 unit places and trust me when I say that matters. The maintenance team here addresses most fixes within 24 hours. Another massive benefit of smaller unit sizes in a building like this is that you know your neighbors; yes, they fluctuate but not too often, and you can always spot a familiar face. 2. Family friendly. The culture of the residents is very warm and loving, and the building and management attract like-minded working adults and families. In short, this is not a party building at all. 3. Amenities galore. There is a pool, gym, in-building parking, mail lockers (this is a godsend, trust me), extra storage (if needed), public work areas, community room (which you can rent for basically nothing), dog run, and so much more. 4. Management. Management lives in the building, so building problems are their problems too. They are present in the office and have been beyond reasonable throughout my duration here. The Highland is a beautiful building. It is understated from afar but built with quality appliances and refined architectural touches. You don't get big windows like this in any other apartments. And finally - the 'oh, you live in Hollywood' reaction you might receive from your Laurel Canyon or westside friends, have simply not experienced the Highland oasis. The location is fantastic; we can walk to incredible restaurants, comedy clubs, nightclubs (if that's your thing), parks, gyms, yoga studios, and more. At the Highland, you are in the center of it all, in a perfect paradise that I am proud to call home. read more

I have lived at The Highland for almost five years now and overall, it has been a wonderful place to live. I wanted to see what else was available in the area and I toured a bunch of other Hollywood properties this week. I just wanted to be sure I wasn't getting a bad deal here or missing out on a newer, better building. But honestly I was shocked at how unimpressed I was by almost all of the buildings. And I learned that I am paying a fair price for a really unique and cool apartment (hopefully management doesn't read this before I renew lol.) The pool here, which is actually on the rooftop unlike almost any other building nearby, is epic. The panoramic views are insane and the pool deck itself is pristine. (I raised hell last year and got really annoyed with the building because we had almost no pool furniture all summer because it had all fallen apart... but the past is the past and that's been rectified.) The apartments themselves have better fixtures and materials than almost anything in the area. The views from a lot of the apartments and outdoor spaces are amazing.The lobby and public areas are super well maintained. The people that live here are a cool mix of creative professionals. The staff is friendly and helpful and they've all worked here for a few years which is nice. There are really very few downsides to living here and a ton of upsides. read more

I moved into the Highland in February 2020. The building itself is beautiful. The units are spacious and there are many different floor plans to choose from. The rooftop pool is very smart and boasts views of the Hollywood Sign, Griffith Park, the DTLA skyline and Hollywood's iconic entertainment district. I couldn't be happier here. Clarissa and her staff are amazing. I can't say enough about them. The property is well maintained, safe and simply a happy place to live. The location is pretty awesome. It is just below Sunset Blvd., close to all the freeways and of course you can walk to Hollywood Boulevard, Runyon Canyon and the entertainment district. My move-in was super easy, my movers were able to load in through the ground level garage and Clarissa and her staff accommodated us with an elevator reservation. If you are looking for a safe, beautiful and accommodating property, this is it. I highly recommend. read more

If you're looking for a beautiful place to call your home look no further! Everything about this place is amazing! From the conference rooms on the first floor, to rooftop swimming pool next to the gym. There is even a clubhouse on the top floor with an amazing view of the Hollywood sign, the Observatory, and DTLA. I absolutely love The Highland and would recommend it to anyone looking for luxury living, but would still like to be centrally located in Hollywood. I lived at the Highland for over four years in two different apartments. While the Hollywood location is great the amenities are lacking, For 3 of the 4 years I was there they made a boatload of money by operating an Airbnb with a daily influx of tourists. The elevators broke constantly, There are homeless people in the stairwell sometimes. Theft takes place in the parking garage and Amazon packages are stolen on a regular basis. People smoke constantly even though it's a non-smoking building. Many residents are loud and party without concern for the others. Sometimes it felt like I was living in a fraternity house... Highland management turns a blind eye to many things including the domestic violence situation that was taking place above me for over a year. The people jumped out the window not once but twice evading police. When I asked about all the things that were torn up on my patio management told me I needed to file with my insurance. GK management and the Highland apartments accepted no responsibility. When it was time to move out there was no damage to my apartment, I restored it to the condition as when I moved in and I had my housekeeper do a move out cleaning. All of this was a waste of my time and money as they kept most of my deposit for "cleaning and re-painting". Clearly GK management keeps tenant deposits to make upgrades. Please consider all these things before leasing an apartment at the Highland. read more

Countless emails and phone calls go unanswered, this is the worst management company I have ever dealt with and every time I think you can't get worse, you up your game and allow another party to happen where more of the property gets destroyed and I have to step over vomit to get into my apartment. I haven't witnessed any worse customer service ever. So they're best at that. We were supposed to move in there, but previous tenants withdraw their notice 3 days before they were supposed to move out, which was 10 days before our move in date. They didn't have any alternatives and we had to move out from our building, so CLAIRE suggested to live at a friend's place for a month until they have smth available(but who knows maybe people who live at that apartment would take their notice back too). I asked her if they wanted to pay for our tripled expenses and she surprisingly said no. Well, her only answers were "I don't know" and "No". You could have a better conversation with Siri as I was told. Also they haven't returned our holding deposit and it's been a month. read more

I moved into The Highland last November and I love it here! The staff is super friendly, kind and always so helpful. We felt right at home, right away. The in-building dog park is super convenient for my little girl to meet other friends. Both the rooftop pool (heated) and club amenities are top notch. The gym also has an amazing views if you're into that. The building areas are always kept clean and the neighbors are so friendly, we love the community here. It's so centrally located to the Hollywood area, you can jump on the 101 with ease. Only steps from great food places and coffee shops too! read more

I came across The Highland as I was driving in the area looking for a new place, I saw the building and it looked so unique it caught my attention. I walked in and Clarissa the Community Manager helped me with all my questions and also assisted me with a self guided tour. The building is beautiful and very well kept, on move in day Clarissa was very helpful and I was very pleased when I picked up my keys. I generally don't write reviews, but when I do, it's to warn all others of a catastrophic experience that has been uniquely, exceptionally, uncommonly horrendous. If you want a fulsome review of all the ins and outs of this apartment, look no further! To be as neutral as possible and in all fairness, there are some positives about The Highland. We like the location, the rooftop views are superb and Danny the maintenance guy is fantastic. The pool is nice for the occasional dip, the gym is small but serviceable as a home gym, and the grill in the courtyard is well-maintained (someone is always grilling yet the grill stays pretty clean). There is a decent coffee shop downstairs and there are great food options all around. The positives unfortunately stop there in a hurry. First of all, and what is, in my estimation, the worst thing about The Highland, is the noise coming from every direction. I don't mind the occasional party going on outside in the courtyard or a neighbor having a rowdy Friday night (although plenty of residents make their displeasure known loudly which makes for some solid entertainment if you want to peer through your window and witness disgruntled neighbors yelling at other neighbors). What I do mind is the loud, annoying music being blasted by neighbors (when our neighbor plays music it literally feels like we are at a club) or the loud thuds and stomps coming from upstairs 24/7. The main issue is that the walls are WAY too thin. This apartment was simply poorly designed and constructed - I'm convinced they're fatally flawed and can't possibly be in compliance with building codes. No apartment should be this egregious. No human should be subject to living in such environment of constant disturbance. We are not even especially sensitive to noise - we have a fairly high tolerance level. However, I do not exaggerate when I say this: some of these apartments (I say some because it will depend on your neighbors to some extent) like mine are truly uninhabitable. We considered breaking our lease and moving out as we had a solid constructive eviction claim against the landlord (we went as far as purchasing a device that records decibel levels in case we wanted to collect sufficient proof for a potential claim against the landlord). To make matters worse, a lot of the units in the apartment are constantly being rented out through AirBnb and there's a revolving door of people coming in and out (often times families with children, tourists, etc.) and these people generally do not care about the residents here and either 1) are ignorant about how much noise and disturbance they are creating or 2) are aware of how much noise and disturbance they are creating and being willfully and flagrantly malicious (I've found the latter to be the case a few times). We've often had to "knock" on the ceiling to signal and ask them to stop making so much noise, but usually they'll acknowledge the message by making more noise back and making huge thuds and loud sounds by jumping (maybe it's funny to the kids). The Airbnb users are generally rude and relentless. The units are 1 bedroom generally, but sometimes the Airbnb users pack the room with families of 4 to 6 which contributes to even more noise. We have had to deal with an insane amount of noise for most of our stay here. On a nonstop basis, there are loud thuds and slams as they (the children usually, we presume) run around, jump, stomp around, play or whatever it is they are doing. It makes our entire apartment shake and the noise is unbelievably loud. It starts way early in the morning and continues late into the night. I usually wake up and cannot go back to sleep due to the noise upstairs and usually can't go to sleep because of the noise upstairs. It is awful and I earnestly advise you to look elsewhere if you thinking about living here. We have of course made plenty of attempts to inform the community manager and have asked her to notify the Airbnb users. We have to believe these Airbnb users are in fact asked to keep the noise down, but they don't stop. Plus, with so many people coming in and out, I'm sure not everyone is warned. The constant noise is unbearable and it's the number one reason we are so excited to move out. We just can't wait. The reason so many units are rented out through Airbnb is no doubt because the company is having such a difficult time getting residents to live here. Most of the units are vacant. Truly embarassing. You might think this would compel them to be more accommodating to full time residents. Nope. They didn't even give us a notice that our lease was auto-renewing and then refused to work with us so we ended up paying an extra month, with no refund. This place is NOT worth it. Don't walk - RUN AWAY!!! There are plenty of other great options that I wish we took (just down the street there are buildings like Huxley, Avalon, Angelene that are better value). read more

Do not move into this building. Elevator is broke ALL the time. Management doesn't return calls or help with anything and is basically non existent. They are greedy and raise rents beyond the average rate as they think you have no alternatives and the turn over is very very high so there's constant people moving in and out. You have been warned. read more
