This is unacceptable--especially for service members. * Unhygienic Conditions: Dog waste is prevalent throughout the complex. Many residents do not clean up after their pets, and the management does little to maintain the property grounds. * Safety Concerns: There was a recent drive-by shooting at the complex. Additionally, there's a persistent smell of marijuana throughout the property, even around mailboxes, creating an unwelcoming and unprofessional environment. * Unstable Utilities: During a recent visit to help my son--a soldier--move out, the apartment lost electricity and air conditioning for three days due to a circuit breaker issue. This occurred in the middle of summer and remains unresolved as of our departure. * Disrespectful and Retaliatory Staff Behavior: After I reported the power outage to the front office and inquired whether the complex was on Fort Hood's blacklist, I was hit with a $100 fine for being "rude." My comments were direct but respectful, and I made it clear that I intended to report their practices. * Misleading Online Presence: The apartment's official website only displays 4- and 5-star reviews. However, Google reviews tell the real story, with mostly 1- and 2-star ratings. It appears the management selectively removes negative feedback from their own platforms, which is deceptive. As a 23-year Army veteran, I've seen my share of substandard housing--but this complex ranks among the worst. I will be submitting a formal complaint to the Fort Hood HSO. This place is poorly managed, has staff that couldn't care less about you, will actually spy on you and your neighbors, and does a terrible job maintaining their apartments and amenities. You do NOT want to live here! There is trash everywhere, wild animals in the walls, peoples dogs poop everywhere and dont clean it up, the pool is closed half the time and the residents seem to be the only ones who clean it, the facilities such as the pool and its restroom are absolutely disgustingly filthy, they never repair anything even after reported multiple times and waiting a year, the apartments air conditioning stops working if you try to keep the temp below 75, depending on the time of day you may or may not have access to hot water long enough to shower, bathroom fixtures in the apartments are covered in rust and calcium to the point of breaking from corrosion....the list goes on and on. You'd have to be pretty desperate to live here and had I known all this before moving in I wouldn't have. There are places that are better for similar or lower rent. This place is about as bad as an apartment complex can get without being shutdown by city officials. read more

She is very heartless I called several times about the AC she told me there are several units ahead of me and basically that I need to wait my turn, she told me the tornado messed up the AC but she is a damn liar the AC messed up 2 weeks before the storm. were told it would get fixed immeadeitly and two weeks later still no AC We had 4 fans and a little portable AC unit they provided and it was still 92 degrees in my apartment was so hard to breathe I took pictures of the temp how hot it was and BETTY was a rude ass about it she didnt care cause her ass was in the AC keeping cool. So far so great. I love living here. I wish that they would finish the dog park. There are a lot of dog owners here so I'm sure I'm nog alone. It's very quit here, everyone drives pretty slow for the most part. There isn't a gym in the apartment complex but right across the street u can sign up as a basic member for 10 and VIP for 24 something like that half off for a spouse. 24 hour and they have unlimited tanning for VIP too which is nice. Living here is close to everything. Within a five mile radius is so many mexican restaurants, karaoke, caddy shack driving range, lions park with a dog park, spare time bowling, movie theatre. I'm sure a lot more that I'm not thinking of. read more

If I could review this with no stars I would. This is by far the most ridiculous places I've ever lived. I moved in August, from august till when I broke my lease and left (March 15) they changed their management 4 times. From the beginnings I had problems. I was pregnant when moving in. Asked to get a downstairs apartment so I was approved for one. Last minute (a week before I moved in.) I saw they moved me to a whole different building and apartment. I was upstairs now (didn't bother me too much.) but what bothered me was I was not told they changed my apartment. I went on their website to pay rent and say it went from 1**B to 2**B. They're excuse was that the other apartment had water damage. Funny I was told that because shortly after I moved in, a different family moved into the one I originally got. Also funny they said that because I had water damaged to the floor in my bathroom. They warned me about and said they'd have someone come a week after I moved in to fix it, so I wasn't bothered at first. I wasn't bothered until it's been weeks after weeks and me mentioning it to them and they still never came and fixed my floor that was caving in. That's the second problem I had with them. The third one was it was roach infested out the ass. Remind you, I was pregnant, I didn't want to raise my baby boy in this. Mentioned that as well, they didn't do anything about it. So I tried to take matters into my own hands to get them to go away and they just would not, that's how bad they were in that apartment. The fourth problem I had with them was after I had my baby boy I ended up having to have emergency surgery. With that I had to be out of work a lot longer than I wanted to. I contacted the management to let them know and make a plan and try to get them to fill out some papers for me so I could get renters help. They never answered my emails, calls, or ever was really in the office either. Everytime they were in the office I wasn't home, or I couldn't leave my house because of my surgery and my newborn. So that was my final straw, or so I thought. My finally straw and another problem I had with them, is that my ceiling fell in my bathroom and they did NOTHING about it. No matter how many times I called or put a work order in for it. And just as things couldn't get worse, there was mold in my ceiling. This place is highly unsafe for kids. Eventually I got fed up and started looking for new places to live after I was served a 30 day notice after I tried to contact them about renters help. Then they gave me ANOTHER 30 day notice because I had a towel drying outside. Man do you know how many apartments I seen with sheets and blankets hanging up outside? On the final month of me living there I tried contacting them one day. It rang each phone call I did (4 times) and no one answered. So I kept calling (8 more times) to be sent to automatic voicemail. The office door was locked but yet there was people there and they wouldn't open the door. Very poor management. My new apartment even tried to call and email them(just to verify how much I was paying a month, ya know $1000) and they wouldn't even answer her. There were so many problems I wish I could get to them all. These apartments are jokes. The management is a joke. Don't even bother living here. You can find so much better. read more

If you want to rent from this apartments make sure to check the carpets for bed bugs! & no matter how clean you are there will always be bugs and cockroaches that end up popping up! It was so disgusting, I could never leave my front door or back porch door open for even 1 minute without a bunch of flies and bugs getting in, & even one time a geico came in! People that live here also don't pick up after their dogs and the whole back side of my apt had poop ALL over it was disgusting I couldn't even use my back porch whole time living there because all I smelt and saw was dog poop.. also, they never really clean the apartments before a new tenant moves in they paint over nasty stains and such you can clearly see it, and they leave tape at the bottom of your walls where bugs tend to come in rather than actually fixing it. It's not worth it in my opinion. Not to mention Missy the manager or whatever she is, is the most rude and disrespectful person there is. She doesn't ever do anything really but stays in the back whole time and when you speak to her about concerns and issues she gives attitude and talks back. This apartment is awful. Within one year I've had outlets go out, AC pipes broke so the carpet in my sons room was soaked. My ceiling started to cave in because of water damage, and the complex still hasn't fixed it even after I've called. And on top of that the apartment is absolutely bug infested. I have roaches, spiders, grasshoppers, crickets, you name it. Im sure there's a hole somewhere in this apartment. Do not rent here. read more

Areas that need improvement: 1- Kitchen cabinets/drawers are old giving an outdated look to the kitchen. 2- One of the kitchen drawers is broken, there is no track present so the repairs made, last only a week. 3- The sink facets are old and visibly worn. 4- Bathtub is stained with paint and exhibits years of usage. 5- The front door keys sometimes jam and don't work. 6- Windows are old and are not energy efficient. 7- Light fixtures are old and have rust on them. 8- $650 a month is too much for all these deficiencies. 8- Staff are friendly although they seem to know very little about effective apartment management/efficiency. 9- Shower head is old, not energy efficient and epoxied in place, not able to be removed easily. read more

Yes, As Good As It Gets! After my move here in Temple of my choice with no recommendation, I chose Brooke Apartments as my home since 2007 April 28th Saturday of that year. Now, in my 13th contract from switching from one apartment to the other, 109B, 120C, and 107A, I have spent 5 years in each of the other apartments, 109B & 120C and has been enjoyable thru those years. Now, in my 13th contract of my residency, it has been enjoyable and have been taken care of my needs thru my years of residency. I hope you will find this a great choice of yours to be part of our community. It is close to all activities from church, entertainment, medical care, and shopping. Living here is great! they have a cute playground for my son to play at and awesome hills to run on ( if you like running)! The maintenance guys are super friendly and responsive and the girls in the office are sweet always answering any questions i have! It's very quiet and peaceful! Do not move here. If I could give it 0 stars I would. Thank god I only signed a 3 month lease but I am even regretting that. Old apartments with paint covering up crusty old cabinets. Gross bathrooms. Roach problem. Bad insulation. Gross walls where the texturing is all messed up from previous renters and they failed to fix it. Cracked tile floors in the kitchen. The apartment they show you when you visit is nothing like what you will get. Don't even get me started on maintenance. My toilet has been running for over a week now and they won't come fix it. I have called and put in multiple requests and still nothing. They keep saying hey have bigger problems. Sounds like they have a problem with being lazy. I also asked them to look at my air conditioning as my bill was super high. Almost $200 when I was keeping my air on 78 degrees. I put in requests for over two weeks and I finally contacted management and they sent someone to look at my ac unit and my bill dropped dramatically but yet they told me nothing was wrong. read more

Moved in here July, 2016, and thankfully only signed a 7 month lease. They seem nice on paper based on online reviews, and they are "cheap." However, I discourage anyone from moving in. These apartments are really old and are not properly insulated, so heating and cooling is terrible. You end up with high electric bills regardless of the time of year. You will also receive ridiculous water bills. For me and my roommate in a one bedroom loft, we pay $60 a month in water. They bill based on the entire buildings use instead of by unit, so you get to enjoy the high water use of all the other families. On top of that, no only do you pay a fortune each month in water, but at least once a week they turn your water off without warning. Can't tell you how many times I've been about to take a shower only to find I have no water; or get back home from somewhere and turn the faucet on to find it full of air where the water had been off. It's actually off as I write this reviews... If you call about it, the office will have no idea it's off, but maintenance will rudely tell you they are "working on it." But it's always out for at least an hour at a time once a week. Also hope that nothing breaks in your place. As stated above, maintenance is rude and slow. If you have to call them, they make it very clear you are bothering their very busy lives. It took 3 months for them to fix a broken kitchen faucet, and that's only after multiple calls and speaking to the manager in person. Be warned also, that there are a few apartments in here that sell drugs; so expect a lot of random cars coming and going at all hours of the day and night usually blocking fire lanes making it hard to get to and from your building. You can report cars blocking drives to the office, but they don't care. The office staff is comprised of a few young girls that are usually playing on Facebook or on their personal phones when you go in. They don't like to be bothered from their busy lives either. My rent was supposed to be $695/month due to a discount for working at BS&W. However, after adding on $60/month in water, $75/month in electricity, and several additional fees, my monthly rent is around $800. Hence why I'm moving. The staff once again will cause you problems here too. About every other month, I get billed incorrectly because they "forget" about my discount. Not even sure how that happens, but it's a nightmare trying to get them to fix it. They literally have to sit down with calculators to try to figure out how much needs to be reimbursed. It's pathetic. Don't believe the reviews you see on rent.com, apartments.com, and other such sites. This place is not worth the money and trouble. read more

The area is pretty nice and peaceful. The is pleasant too. The apartments themselves are pretty good condition. I live on the bottom floor and hardly ever hear the people upstairs. When you do have to get repairs they're usually on top of things but there have been times we've had to remind them. read more

MOLD MOLD MOLD! We just moved in two months ago and already had a major AC leak that soaked one of the carpets in the second bedroom. We alerted the apartment's emergency management line as soon as we noticed the leak, and they came and fixed the leak same day and promised us that someone would come out soon and treat the now soaked carpet. It wasn't until a entire week later that they had a carpet cleaning company come and remove the water from the carpet. Plenty of time for mold to accumulate. We started smelling a horrid smell and still smelled it even after they "cleaned" the carpet and told us everything should be okay. We recently opened up the AC ourselves and pulled the carpet back and saw visible signs of mold. We also bought a mold test kit and left it by the AC to confirm, and within a few days we saw white mold growing in the petri dish. We've constantly have told these people that we think there is mold, and they never took it serious enough. Today my girlfriend and I woke up feeling extremely nauseous and with heavy headaches. These are symptoms we have been having ever since the ac leak, but today was the worst. It has been over a month since the leak and the apartment management Amber and Megan are still dragging their heels on this situation. We were finally told today 11-1 that area management would be calling us today to resolve this but I'm not holding my breath on that. I am holding my breathe though in our apartment because we simply can not breathe without complications. And on top of that we have a cat and lord knows what it's doing to her health. read more

Worst maintenance and management of anywhere I've lived. The entire year I lived here I was plagued with maintenance issues that went ignored until I finally had to go and make a stink. My dishwasher didn't work for four months, my AC froze when my unit was turned off, my toilet was constantly running and ended up flooding my apartment after they "fixed it." A large tree limb fell on my car and they tried to say that the damage was my fault. Luckily I had taken pictures and was able to prove the damage was caused by the maintenance man removing the tree from my hood without letting me know. He pushed it off and deeply scratched up the hood. If I hadn't taken pictures, I would have been out for repairs. They appear to have raised the rent about $150 per unit once they started "improvements." As someone who was living there while they were doing construction, all improvements were merely cosmetic and the appliances are low grade. read more

I started off liking it here, but after the first week I realized that I should have got an apartment with a washer and dryer hook up. Im actually writing this review in the one and only laundry room. Most of the time only half of them work and most of the people that use them leave their cloths here unattended for hours. I actually moved someone's stuff and was able to wash and dry and never saw the people once. Another time I almost got into a fight because only 2 washers worked and I moved someone's stuff after they had been sitting for over an hour. The staff is nice but maintenance is a little slow. Over new years the apartment above me leaked water into my 2nd bedroom. The roof was fixed or so I thought. It really came through this memorial day weekend while I was on vacation. So the ceiling is worse. Now the a/c isn't working and no one can tell me what is wrong. Its almost like no one really wants to do anything. We have lived in a few places now and a few states and this place was still nicer to work with and quicker to repair issues than most locations we have lived. If your going to move into any other apt I suggest you do! The experience I have had at the Brooke has been a nightmare. I moved from another state for work and was only planning on staying for 3 months so I got a short term lease. I moved in on Sunday and no one was available to give me keys or sign the lease for over 3 hours after hunting the leasing agent down on Facebook she said she could meet me (this was already arranged) when I signed my lease they made it for 4 months not 3 and told me they would fix the problem and I also gave them a 60 day notice that I was not planning on staying past the 3 month lease. When it was time to move out the property released my apt within 2 weeks but charged me $1400 for a reletting fee, and an accelerated rent fee. My studio apt was only 595 a month and how did they come up with this absurd number ... Well I still can't get a straight answer but steer clear of this place it's not worth the hassle read more

Maaaan this place knows what's up! I've been here for a little over a year and a half and can't think of one single complaint. The ladies in the front office always have the BEST attitude towards their tenants and are extremely nice. Amanda is seriously one of the best people out there. She always goes the extra mile to take care of everyone. If you have a maintenance request, guess what? Simply pick up your phone, make a phone call and it's usually taken care of within the same day. They truly believe in taking care of their tenants. The apartments look great, updated and very clean! Wanna know something too? I have neeeeverrrr everrrrr seen one single weird looking broke down bug or cockroach trying to creep in and stay the night! Ever! That's a big plus! If you want cockroaches for roommates then go to the east side of town, because you aren't going to find any here like forreal forreal! The property looks great and everything is well taken care of and extremely clean which is another big thing! Come on now, let's be real...don't nobody want to roll up to no broke down property with random stank diapers in the parking lot. Once again...go to the east side of town if you want all that. So if you're looking for a great place to live that is clean, nice with staff that is friendly and treats you like family then move to The Brooke. You seriously will not regret it! read more

That was three weeks ago and I still haven't heard from the Manager who I was told would be contacting me by the next business day. The apartments and location are nice. But quickly after moving in we realized it was a mistake. Unorganized management and rude attitudes make it impossible to work with them. Never late on at payments, paid over $500 in deposits and left no damages other than minor cleaning (Windows and fans) and were told we owe $200 because our deposit didn't cover that. Then when trying to speak to them about it they had no clear answers and disrespectful attitudes. The entire year we lived there was horrible, and every time we turned around they were saying we owed money and threatened to report us to credit if not paid. We counted down the day until the end of our lease & will NEVER recommend this place to anyone. DO NOT MAKE THE MISTAKE OF LIVING HERE. Worst experience of my life. Completely terrible customer service in their office. I was told many things that ended up not to be true or that was inaccurate. No one in the office is on the same page and i would get a different story from each of them. I needed repairs to the bathtub in the apartment and they first said 2 days, it turned into a 3 week project. So i was 3 weeks without my own bathroom, i had to go to the model to shower, then when they had finally completed the apartment, it looked terrible. Completely unprofessional looking, a mess. Terrible experience. it was my first apartment on my own, and they have made me never want to rent from an apartment complex again. Terrible. read more
