We had an issue that was caused by the builder itself not having the home ready in time for the original inspection date which was pretty disappointing and caused about a 5 day delay. I heard that some builders are like this and so this was the case for us. What I enjoyed about Kerry was that he was very transparent and thorough in his inspection process and did his work while we did out walkthrough around the house. After our walkthrough with the home demonstrator was completed, Kerry shared a little information on his findings which would later be provided in his final report the next day. I like how Integrity Home Inspections provide you with photos showing areas of concern and provide that same information is provided back to the builder as well. Their format and photos were easy to follow and read through. Kerry checked the entire interior, attic, the foundation well as the exterior around the perimeter of our home. It was a pleasure having Kerry out there during our walkthrough and I'm glad he was able to check things that most buyers such as ourselves are pretty much oblivious to. A radon test was also performed and radon test box was left at our home for a few days. Luckily the test results are within standards and posed no health risks. When I reached out to PacWest with the information, pictures, and invoices I received, they assumed no liability, did not acknowledge any mistake or missed issues, and were not willing to work with me at all to make it right. The entire front siding of my home had to be ripped off and replaced during the winter when it rains heavily every day. I was highly encouraged to move forward and get it fixed before more damage was done. PacWest continues to state that I 'waited too long' to reach out to them, when I reached out to them shortly after the issue had been brought to light and repairs were being made. Please learn from my experience. When you need a thorough, complete, and knowledgeable home inspection, look elsewhere. Zero accountability and poor work product overall.

Sadly for us, he hired Faber Home Inspection and we found (after we moved in) that the oven and the oven fan did not work. When I called to ask him about it he said "the oven was new so I just thought it worked." Turns out there was no power cord. Now I have to hire an electrician at $285/hour to figure out why there doesn't seem to be any electricity to it the oven fan. Also, missing GFIs that are required by code and some outside electrical outlets aren't working (which we found out when we tried to put up Christmas light). I could go on, but I won't.

This inspector was terrible and did not do a good job detecting problems with a home I purchased…read more He did not mention leaking toilets, water line to kitchen was completely rotted out and was leaking all over the crawl space and the kitchen sink did not drain properly. He also failed to mention that the whole house needs to be insulated and probably repiped. NO mention in the report at all. 56 pages and not a word about the insulation or the leaking and broken toilet. When I asked him to help to pay for the repairs that he did not see or did not mention his insurance threaten to sue me for breach of contract because I had to fix these items right away and could not wait for another inspector to look. I replaced the toilet and repaired the other for $1400 out of pocket. What good is an inspector if he neglects to find and report on issues? A blind man would have seen the leak from the supply line to the kitchen. He would refund the fee but I would have to sign an NDA, what the F is that about? I am so disappointed in him, his service and his nasty insurance agent. He can keep his $550 blood money and I will tell anyone and everyone I know about his terrible job and how I got financially hurt by his neglect.
