AMEX Platinum booking I booked through American Express with their fine hotels website. The price of this location is pretty hight but coming here it is somewhere that is so central to everything. It is located in the shopping district as well as so central to the transportation station which is located not even a block away! The view was amazing in a junior suite that was facing the Spanish Steps. So then the question is why is the ratings so low? This location is under a hotel category so automatically this is what I would expect. However it is an Inn like the name. It isn't just the name but it is actually an Inn. It is an antic Inn so the elevators are antic and only max of 3 people can fit. - The breakfast and the $100 reward this location gives you can be spent on the fifth floor - There is a 10 euro deposit for the physical key just in case you lose it read more

The Inn at The Spanish steps is very typical of a nice hotel in Italy. If you are American please do not judge hotels in other countries based on your usual expectation of a US hotel, a lot of European hotels are historic and do not have the same type of size and spaces that we are used to. I recommend traveling and experiencing something authentic and different....that's kind of the point, right?! Anyway, the location and views here are amazing. The Inn has different components so you may be placed in a different building, embrace that as each place has its own unique features. The rooftop bar is cozy and has lovely views, do not miss the daily breakfast option or any chance to sit and have a drink as you soak in the hospitality and charm of Rome. We upgraded and got a nicer room with daily breakfast included which meant walking over to the main Inn daily, not a problem. The hotel arranges for someone to deliver your luggage at check in and out. *the entrance to the Inn does not allow cars, your cab/driver will drop you off just a couple of doors down from the actual entrance to the hotel, it is VERY easy to miss. Being in a historic area, big signs are not allowed so keep your eyes peeled for the sign. There is a little tea room right next door with a few outside tables and a red(ish) awning. That helped me find it. Just fyi as ppl were complaining that they couldn't find it* Clean, tidy and a bit of Italian charm.... Our room had toiletries, a hair dryer, robes and slippers. Plus a/c which isn't a given in Italy. It wasn't our favorite hotel of this trip but we would def stay here again. The Inn & View at the Spanish Steps hotel room was outdated, cramped and looked nothing like the pictures shown on their website. I feel I was duped into paying more for an old hotel. Inattentive Service My experience was far from a 4-star hotel experience. For example, the wi-fi was down for hours and when I called the front desk to get it resolved they suggested I shut down and restart my iPhone. I had to call several times to convince them to investigate their wifi problem. Outdated & Unmaintained Hotel The hotel is really old and does not have a proper lobby. So, luggage has to be left out of sight in a public hallway while checking into the hotel. Also, their are a myriad of stairs to navigate. Stairs from the elevator down to the rooms, stairs into the bathroom, stairs in the breakfast area. The wallpaper was peeling from the walls (picture attached). The toilet seat was cracked and looked like it was going to break completely (picture attached). The "courtyard view" was actually a view of the neighbors hanging laundry and trash cans. A disappointment This was my 17th night in Italy at the end of my trip. One night at the Inn and it was disappointing. The staff was lovely - but the bathroom water went everywhere in the bathroom and made for a big mess. I had expected 2 beds so be very clear if you want that configuration. There is no lobby - a series of stairs to reach the check in desk. Look elsewhere. It was expensive also. read more

Just like other reviewers, I booked through AMEX, I've used the AMEX service several times and never had an issue with hotel quality. Location is as promised and is directly in front of the Spanish Steps. The general view is wonderful. I'd say the room is decently clean. Everything goes downhill from there. I'm writing this review sitting outside my room waiting for an issue to be resolved. Literally now, 2 separate parties are also waiting in common areas for issues to be resolved. One woman mentioned that she came years ago and the hotel was much better. I'm not knocking stars for this, but just as a FYI there are several flights of stairs to climb. The elevator only stop "in between" floors. Meaning if your room is on 3rd floor and you get off the elevator on 3, you still need to walk down 10-12 stairs to get to your room. You also have to take 2 sets of stairs the last one fairly step to get to the breakfast/bar area. Customer service 1 star. It especially sticks out here because everywhere else has had amazing service. This is my second time in Rome and can honestly say I've never had an issue with service. It seems like the employees are so use to receiving complaints, they just don't care anymore and come off as very apathetic. But I honestly feel bad for them because the interactions between general employees and management, don't seem that great. It's even worse if you are placed in a "vicinity" building. It's not close at all so you could be looking at a decent walk to and from the main building (which you will likely need to do because there will be issues or if you want to eat breakfast. Wi-Fi is hit or miss. Prior to check in, I received an email stating that the hotel prides itself on having a relationship with a quality tour agency with off the beaten track and custom tours. The hotel stated that if I was interested, I could reply to the email and they would send me the brochure. I replied but never got the brochure. I gave them the benefit of the doubt since I replied the day before checkin. When I checked in I asked about it and was provided with a brochure for the hop on hop off bus!! Nothing wrong with hop on/hop off -- but the whole point of those tours is to see the main big monuments and sites. The bathrooms are physically big, but it's a bad design so it feels like you are walking into the bidet every time you'd go in. I've had quite a few other issues that AMEX is addressing and won't go into them here. Overall there are way better hotel choices in Rome. As I finish up this review (still waiting outside my room) a third group walks up and I over hear them saying how stressful this hotel is and that they can't wait to check out. read more

The Inn at the Spanish Steps is a beautiful historic hotel overlooking the Spanish Steps. Where I was fortunate enough to stay, we overlooked the steps just above the Fontana della Barcaccia. The hotel is actually a collection of adjacent buildings so each might be slightly different in regard to windows/views/rooms. They serve a nice breakfast each day on a terrace garden (go early before it gets too hot!) Apart from the amazing views, what I like most about this hotel is the location and the clientele is very international. Also the water from the fountain below is high quality drinking water so enjoy!! The only drawback is the buildings are very old so it is dated and some windows might not open/close and various other issues may arise. Still, this place is very unique and I enjoyed my time here and will be back next time in Rome! read more

Stayed here for 1 night while in Rome, the hotel is a bunch of locations that are a block or 2 from the main lobby/building where you check in and out. Felt more like an apartment than a hotel experience. Early check-in although asked prior took a bit longer than anticipated. The breakfast each morning is lovey and I felt the beds although hard were comfortable. Loved the huge bathroom and closets- appreciate that they had free wifi as well! This was our last hotel during a 2 week trip to Rome and we stayed here for 4 nights. Unfortunately this was not a "save the best for last" situation. One star for location and another for their helpful staff. I read yelp and trip advisor before check in, so I knew about the small reception desk. It didn't bother me and the building has charm. My issues were 1. The smell. We stayed in the guest house, not the main building and it stunk. Like old cigarette smoke mixed with must and cologne. My suitcase is still airing out on the patio. 2. The breakfast was pretty weak. 3. Room service was embarrassing. I mean why they would send up the food they did boggles my mind. We ended up getting late snacks from a market down the street. I stayed 3 nights at the Inn at the Spanish Steps on Via dei Condotti. The location was central to everything - within walking distance of all the monuments a tourist wants to see and there's always a taxi waiting nearby at Piazza di Spagna. The hotel has generous amenities, large, clean and beautifully appointed rooms. The hotel feels very authentic and you can feel the history as soon as you get in your room. I highly recommend the rooftop bar as the breakfast, snacks and drinks are delicious. The staff was all very friendly, from the lobby to the rooftop. They also have an affordable same day laundry and dry cleaning service which is excellent if you are traveling for a few weeks like I am. I will stay here again when I visit Rome. read more

An absolute dream! Our entire stay here was wonderful from the moment we checked in to the moment we left. The concierge was very helpful and made several restaurant recommendations and reservations for us. We stayed in the penthouse on the top floor and our view of the Spanish Steps was unbelievable. I actually sat on the windowsill for over an hour one of the nights drinking champagne and people watching! The hotel has a lot of charm and unique features that made our stay that much more fun. They give you an antique key to open the door to the hotel and then you take a ride in an old elevator to your floor. Since our room was on the top we were close to all the beverages and snacks (I highly recommend the mini pink donuts!). The room was spacious and had a lot of modern decor but all the personality you would expect in an old inn. read more

Arrival difficult - cars cannot reach the hotel due to lots of pedestrian traffic on closed roads. Got to drag our luggage for blocks over cobblestone streets (at least they were pretty!) to find the hotel. The hotel entry is one small door with almost nothing to mark it as the hotel. It was very difficult to get there. Outside, 20 somethings were hanging around waiting to see celebrities in the posh stores. They were absolutely barricading the sidewalks and streets. They were just as irritating and "poser"- like as they sound. We checked in, and our apartment was in a separate building a block away. This time, a porter rolled our bags for us. But, we had to climb very narrow, slick steps to get to the apartments. These are a hazard - they warn you before you walk out there but it is nowhere on their website when you book. Going down is scarier than going up. At first the apartment looked quaint. Then we found that the two clocks in the living room didn't work at all. There were old toiletries from a "previous visitor" behind one of the pieces of furniture indicating a lack of cleaning. The lights in the rooms looked filthy. We found that the phone and TV did not work. We walked back to the front desk area and told them about the problem. They said they thought we just didn't know how to work them and sent us back. We were tired and gave up and went to bed. The next day - still nothing worked. We went on our day long tour of the city. We came back and no one had cleaned the room! There was a note in the front foyer (how did it get there?) saying that we'd requested privacy, so they hadn't cleaned. At this point, we'd had it. My husband walked over (again) to the front desk area and complained. At this point they sent someone over - and he confirmed the phone didn't work, the TV was offline (he at least could fix that by throwing a breaker switch), and the room wasn't clean and we had not requested same. They didn't clean because everyone had gone home for the day...but they brought us towels and coffee for the next morning. In the morning, my husband asked for a partial refund for the debacle, and he was rebuffed. About half an hour later the hotel called me. They offered to give us back 50% of one day of our hotel fees IF we agreed not to write any reviews and post them. They sent an email to me later specifically stating this offer and asking for my banking information by email (unsecure at best). I rejected the offer after their last email. I decided with all of this, plus the fact that they tried to bribe us by offering money not to tell you all the truth about the experience, that I was going to post reviews everywhere I could. If you've gotten this far, let me say this - there are dozens of hotels within a 5-block radius of this hotel that are easier to get to, look very nice, and probably have working/clean facilities. When we return to Rome - we will use one of these because the area is very near good places to visit and nice restaurants. This just wasn't the place for us. read more

If I could, I would rate this hotel as 3 1/2 stars. This hotel was the first stop in our Italy vacation, and we arrived on New Year's. Since the streets were closed, our taxi driver dropped us off about 10 blocks away, so we had to walk the rest of the way. The check in process was relatively quick, and they gave us good recommendations for dinner (and helped us with reservations). Our room was actually a suite on the 4th floor, and had a good combination of modern amenities and charm. One negative was that the room had original windows, so it was pretty noisy at night. The bathroom was "quirky", with a high step to get into the tub/shower area. As far as the location goes, it is tough to beat as it is only a few feet from the Spanish Steps. This allowed us to visit during the off-hours, where we could actually take a photo without the hordes of tourists around. They also offer a good breakfast on the rooftop (steep stairs to access), which was a good way to start the day of exploration. read more

Beautiful hotel... wow! Great location, great service, beautiful rooms with Roman charm, white marble everywhere, amazing food and more! I wanted to rate them a 4.5 not not an option to do so... only complaint was that our room was supposed to be a suite facing the Spanish steps ( that's what we thought) we were walked to another street and our room looked out to the other corner away from The steps. If you opened the window and hung your body out, you could see the beginning of the steps. Other than that, we wished we could have stayed longer. There is nothing at the Spanish Steps that will give you the WOW FACTOR. I would not spend more than 1-2 hour there. Once visit is more than enough. That is including walking around the piazza and Via Condotti. Here is what you can expect at these steps. More than likely you will be sitting in the sun. There is very little shade. The crowds are large and the chance for pick pocketing increases. Amazing view at the top of the steps which is great for picture taking. Great spot for people watching. read more

We flew in from Los Angeles via Chicago and arrived at 7am... our room wasn't ready but they gave us breakfast on the rooftop terrace and another room to change in while ours was being prepared. They then upgraded us to a 5th floor room with a balcony overlooking the steps and gave us a bottle of wine for the inconvenience! The staff were all super/friendly. Probably the easiest attraction to get to by subway (only a block away from the Barberini station I think). A beautiful area in general (it's a big piazza in general in via dei Condotti, which is the roman Beverly Hills) with everything. A nice place to just sit on the steps and people watch, mingle, or to just climb the steps in general (beautiful view from the top but a hell of a climb up to the top). They offered to watch our bags after our stay while we got lunch, and allowed us an early check in at no cost since our room wasn't occupied before. There is a small fountain at the bottom of the steps as well. The Steps are located on an area surrounded by name brand shops i.e. Louis Vuitton, Bvlgari, Guess, etc. There are plenty of small cafes nearby with wifi as well. Wish our experience matched the glowing reviews already posted. Our room in the main cramped building was in need of serious renovation. Getting there required climbing 4 flights of stairs or waiting for the telephone booth sized elevator. The staff lacked enthusiasm but were helpful in booking taxis. Overall, this hotel experience was a huge disappointment for our long planned trip to Rome. Perhaps we would feel differently if we had paid a discounted price but we paid full price, No realized incentive of an upgraded room. This hotel has lots of good selling points such as exceptional location being right at the base of the Spanish Steps with shopping and food literally next door, great hospitality, and reasonable pricing. It was my first time in Rome and I made my hotel selection based on price, location, and rating. Upon arrival, it took me a couple mins to figure out where the entry was because it's just a small doorway leading into a hallway to the office, so it is easy to miss. Fortunately, there was a hotel worker in front to greet customers and help you get settled. Once checked in, you'll a find generous sized room and surprising reliable wifi (which can be problematic sometimes). Other nice perks include the breakfast package and the evening happy hour at the roof top terrace, which is a very nice way to spend some time enjoying wine while doing research on dinner or sightseeing. The infamous Spanish Steps is the connecting stairway between Piazza di Spagna and the Trinita dei Monti Church. This is also a historical hotel what a beautiful view. Although this is an highly recommended spot to check out, I thought it was overrated since there are plenty of steps in your home town. On top of that, this place is filled with many tourists sitting around the steps. It would be hard to get a good shot without random strangers in the background. I would recommend coming here if you enjoy ppl watching while you take a break from shopping and eating gelato. Its a good place to chill and hang out. I would highly recommend stopping by if you are planning to go shopping at the many luxurious name brand stores surrounding the Spanish Steps. I suggest having a nice dinner in one of the many restaurant selections in the surrounding area. Just do yourself a favor and not to make a trip out here if you aren't planning to shop and have dinner. There is much more to see in the surrounding area than to walk on the Spanish Steps. We went to Rome from 12/17-23 to celebrate my daughter's 21st birthday. From the moment we walked in to the small lobby we were made to feel like we were the most important people. The staff was very attentive and accommodating and they upgraded our room at no cost and allowed us to do an early check in. The rooms are small which is standard for most European hotel however they are well appointed. Marble bathrooms, luxurious linens, complimentary wifi, and very comfortable beds. Breakfast was included in the cost of my room which was exceptional! The hotel features a wonderful roof top lounge with spectacular views of the Spanish Steps. This review would not be complete without mentioning Ms. Jessica Berti , Guest Relations Manager. Jessica was amazing, she embodies the meaning of providing exceptional service. She planned out our excursions to Naples and Florence, provided wonderful restaurant and shopping suggestions. She was always approachable and greeted us daily with a smile and an offer to assist without being overbearing. She was thoughtful in helping me plan my daughter's surprise. I have stayed in five star hotels for work and pleasure and have stayed in hotels that are larger and had horrible service. Not the case for The Inn at Spanish Steps. The Inn at The Spanish Steps far exceeded our expectations! The location of the hotel is magnificent! Located at the foot of the Spanish Steps, the hotel is centrally located close to everything. It's no more than a 20min walk to most of the major landmarks. The staff is all extremely nice and their Pent House rooms were magnificent. Finding the hotel can be a bit difficult as it's located down a inconspicuous door surrounded by tons of ultra high-end stores. It's also difficult to get a taxi to drop you off close by as most of the roads close by are closed off by the policy for tourists. We've also stayed at the Boscolo in Rome but The Inn is our favorite. It has so much character and we loved that it felt more like our own private flat in stead of a stuffy hotel. read more

In terms of Roman landmarks, the Spanish Steps are not worth making the journey to see alone. But, if you're wanting a little trip on the subway a little farther out, go for it; Spagna is a fun place to spend a few hours. The steps were overcrowded. If you take a picture, it will be a masse of people. The steps pale in comparison to the other spots you can visit in Rome. For us, it was just nice to get some pasta to go and chill on the steps in the Italian sunshine. And then we had a wander and looked in the windows of some VERY, VERY expensive shops. If you want to do some serious high-brand shopping, here's the place! - Think Chanel and Gucci. So, if you are considering visiting the steps, be sure to look up what is near to make the most of your time there. Otherwise, you may be disappointed. I recommend that you visit Pastificio and get some of their AMAZING €4 pasta. read more

One of those places that I felt I had to go see. I was in the area trying to find a gift for someone and it was at the end of the block, so I thought, why not? Here's why not - too many freakin people!! Like ants on gelato. Also, there was reconstruction in the background and there was a huge Longchamp ad on the covered building, so couldn't even get a good picture. I was told this was a good place to shop, but despite the nice brands it was gross. Being harassed to buy a "Selfie, ma'am, selfie!!" and walking by all the fake Prada bags made by 12 year old children didn't inspire me to hand over big bucks for the Gucci bag I had my eye on. A must see in Rome. However, after your long trek and thirty second glance, you should move on to something more notable. The steps are crowded, please watch your wallet. You will not get the scenic picture you are hoping for because it is busier than a Mickey photo op at Disney World. They are beautiful but they get their name from their location. That is it. If you want to hear a better story, learn about the Roman Obelisks. Check out the one at the top of the steps. That is where you will find some amazing gems of history. read more

Its really very annoying when you climb to the top of these steps, only to have men with BO strong enough to put down a pterodactyl dangling Roses into your face and pushing you to buy them. Clearly, i didn't have the utmost magical experience on the marble steps; however, i did enjoy the history and view from atop. There is much to gaze over when you reach the peak and find yourself looking over some of Rome. Although a visit to the Spanish Steps is free, and there is historical significance to the connection of Piazza di Spagna and the Trinita dei Monte, it offers nothing mesmerizing or life changing as do other landmarks in the ancient city. If you have the time, a visit is warranted; but its not something that i would fight my way to make to again. read more

Oh they are so nice helping with luggage and stuff when checking in but the minute you are checking out they become real rude and treat you like dirt. The guy was aggressive about getting the keys back. And rolled his eyes at me when he did. Piece of work. Wouldn't stay again.
