We just moved into the Villa Sienna apartments, and they absolutely screwed us. They gave us a quote for the apartment that was all hardwood floors and newly upgraded appliances. We packed our bags and the day we were supposed to move in they gave us the wrong apartment... NOTHING AS ADVERTISED. Carpeted unit with no upgrades. We sat down with Villa Sienna leasing office FOR 2 HOURS which was no help, and they gave us 3 options. 1. Don't accept the unit and go back to where we moved from (which is not an option since we had nowhere else to go) 2. Move into the carpeted unit and hope in the next 30 days something opens up so we can move (by the way they were going to charge us $300/mo more no matter what even though they admitted to the mistake) 3. Move into a bigger unit which would cost $600/mo more than we were originally priced. We tried working with them to get some type of compensation, but they came back and said they couldn't offer us anything.... They don't have a bright idea how to make traffic control inside of their shopping malls, which creates a hectic traffic jam whole 365 days. They expel good restaurants by raising lease at so many shopping malls. They pushed our Albertsons to replace with high lease bidders called Hmart, which has never come and keeping the space empty more than a year. This review is for the women (who are in the leasing department and run the Quail Hill on site office) Looking for an apartment I had received nothing but atrocious service from the Irvine Company. Some businesses are using Covid as an excuse to provide zero, zilch help or service. Imagine walking into a Leasing office and receiving the impression that you are bothering them. Another one and it was figure it out all on your own. Good luck. NOT so with Quail Hill. The entire leasing team Val Shumskaya, Jasmine and the girls in the onsite office (Tricia, Jasmine Mendoza, Nancy Henderson) have been professional, prompt, and answered every question I had. I called their number today to ask some questions about the apartment floor plans for the Village Apartments at the Spectrum, and the one who answered the phone to speak with me (or rather, deal with me and my extensive list of questions) was Randall. He was incredibly helpful and was able to help me narrow down exactly which floor plan I wanted. There are a lot of options there! Randall was very knowledgeable about every detail of this specific apartment complex and when he wasn't sure about ONE question I had, he went and checked with a supervisor to ensure he was giving me the most accurate information. I very much eappreciated the time he spent (55 minutes) speaking with me to help, in his exact words, "find the right home for me". I have been a resident in woodbridge willows Irvine, and irvine company is the owner. Recently they introduced some parking allowances to each household residents that if you park out of your covered parking space you need to have it hung up or to register your car to prevent it be towed. Although my car was registered that night but they still towed my car! They started this silly investigation of residents car every night and pick up some cars randomly to have them towed at the midnight or early morning around 3am and tow them sneakly ,while all residents are sleeping "without making any noise or even sending an alert or a message to residents announcing the vehicle plate number" that's such a shameful act from such big company to steal vehicles ,tow them by another company hired by irvine company and then next day they claim $480 for releasing your own car! How bizarre this is. Also on the night they towed my car furtively they towed it from the back and caused some damages to my 4W drive ,my bumper got a dent ,my back up camera not working, one of back lights got cracked , and some more which the mechanic will notify me soon and my insurance company will follow up for sure, they caused all these mess and costs to me car and me as a VALUED RESIDENT per their saying ,and ONLY Irvine company is responsible for all this, read more

Two word: Connie Ziemann. Today I listed the house I love in the neighborhood I love and have lived in for 20 years. Since I had to be out of the house while it was being shown, I reluctantly signed up for apartment tours in Tustin Ranch. It's a great neighborhood. I had lived there before for 10 years, but I just wasn't feeling it. I pre-judged my experience. How good could a contactless tour during a pandemic be? The answer is very good. I got to the first community late and called the number on the email sent to me. Connie Ziemann answered. She immediately put me at ease with her warmth and charm, helping me with all of the many questions I had that couldn't be answered by the user-friendly app. And then she let me go. "Have fun!" she said. And I actually did. I was on my own with my thoughts in the model, which really helped me process the space. Once I had taken all the time I needed, I moved on to the next community and checked in with Connie again. Again, she guided me gently and cheerfully through the process, answering questions and giving me tips. At the third community, she was there, a phone call away, guiding me through parking, models, pricing, amenities, literally everything. At the final community, when everything was starting to run together, she was able to help me sort some of the key differences of the many plans and communities I had toured. I went home feeling excited and energized by these properties. They were quiet, safe, fastidiously-maintained and serene. I called Connie one last time to thank her, and she gave me ideas of other communities to look at the following day. I can't say enough about her personalized, concierge-like service. It made all the difference in my day, and seriously influenced my decision on where I want to live. Thank you, Connie, for your expertise, knowledge, passion and professionalism. Trash management is terrible. Often times I see people bringing trash from somewhere else and throw them to the bins by our building. Also, why can't they have the recycle bin blue? I don't get it. That's supposed to be pretty standard. Especially people don't really read, they just throw recycles to regular and vice versa. Yikes. Additionally, people block the way to the regular trash bin with furniture that they wanna get rid of, so we can't throw the trash there. Consequently, we see regular trash in the recycle bin, because they can't get to the regular bin and vice versa. The whole thing with the trash is a Mess and it's been happening for years. This company is failed at managing just the basic things. One time I wash clothes at the laundry room, 2 machines don't work. One of the dryer smell like cat/ dog poops. Luckily we have machines in our unit so we don't need to deal with that on regular basis. The worst of it all is often times noone answers calls at the resident service! read more

Irvine company settled a lawsuit on my favor several years ago and I had moved into one of their apartments communities. They allowed me to move in then the harassment began. I have lupus and just had surgery, they entered my unit 18 times in 3 months, entered twice or more without my permission I found muddy footprints tracked all over my bathroom floor, they refused to fix fire alarm going off all night, broke into my garage twice, they would not stop until all the stress caused me to catch pneumonia. I prayed about writing this review as I cannot take anymore, but I have proof of all this and they are the most heinous company. read more

Do not apply for these apartments!!! The security deposit is advertised as $700. My husband and I got approved for these apartments with a co-signer via phone. We received our welcome email two days later stating that our security deposit is now two times rent which is $5930. I emailed and left messages for two more days before I finally reached someone at the leasing office. They explained their security deposit policy has been changed because of COVID. They now require two times rent for a security deposit if you have a co-signer. I have five years of positive rental history and have never paid more than $800 for a security deposit! Irvine company expects two college students to pay just under $10,000 in a matter of two weeks for prorated rent, security deposit, and September's rent. Absolutely God awful. The apartments are basically expensive cardboard boxes. The absolute bare minimum has been spent on building these super dense apartments. No guest parking, no parking for anyone other than residents and no street parking. They're always renovating something cheaply so you're constantly living under maintenance while paying so much. And btw... the water STINKS. ACTUALLY smells like rotten eggs. So.... don't buy into this crap. read more
