I picked the right place. Four years ago the location and pictureque community got me. This is a quiet home with a Gatlinburg setting. One might expect somewhat it different considering the amount of residents. When we say prompt maintenance, wow. How about the winter storm and the barrage of trees that came down. We are in a "forest" setting with many, many trees towering to the sky on all our surrounding hills. Yes, we were blocked in, but not long. Of all the complexes I am aware of here locally, this Lakes of Bellevue started immediatly with crews that made this place near normal in a matter of days. It was actually amazing. Our streets became negotiable within a couple of days, The entire setting was near perfect in a very short time. Not only did that happen quickly, the crews were hired to continue on trimming trees and removing piles to keep us safe for weeks to come. I was amazed. It looked like there had not been a ice storm here at all when just out side the complex trees were still down and roads blocked. And as I mentioned, this is no small residential area. I am not sure the total building, but now roofs are being replace on all our buildings and it is so very effecient. Communication is very prompt and any maintenance issue is addressed the day we contact the office. They dont just repair, they replace. Pools, three here, are maitained perfectly as is the gym. I would rate this property and its management team the highest among almost 20 to 30 properties that I contacted and rented from 2 others in the past. Right from the moment you engage them with a phone call to learn about the property, touring the apartments to finally completing the lease and moving it, they have been absolutely fast in responding, answering questions, ensuring I knew the next steps. I do not remember all names but each and every one were cordial and professional. Among them the name I remember is Joseph who has been emailing me along the way. The property itself is very private, secure and feels like you are living in a far off remote location while so close to Nashville. The ponds are well maintained, a simple yet effective car wash, car vacuuming, dog wash, laundry center are highlights while the Gym and the Swimming pool are just well equipped and inspire to go the extra mile or lap. Add to all this the EV Car charging station by Charge Point is very convenient. All this with shopping for groceries, home needs, restaurants around a mile. read more

Between the pumpkin decorating, face paint, hay ride, music, games and lots of great food and drinks it is an experience to remember. Upon moving out, the Lakes management forced me to pay over $1,000 for small spots that were supposedly on the UNDERSIDE of the carpet. I know for a fact that the carpet looked great when I moved out. I lived here for six months and never did anything to damage the carpet. This is obviously a shady practice to get more money out of tenants and they are easily able to get away with it as much as they want. I DO NOT recommend living here. read more

Another year halfway complete, and I find myself excited for another turn of seasons in our little paradise known affectionately, simply, as The Lakes. Our enclosed expanse of meandering roads, rolling upwards and in towards ever-increasing natural beauty, never fails to deliver serene greenery during the summer. In just a few short weeks though, tinges of orange, gold and brown will cascade over the foliage that surrounds and complements the 624 units, bringing a new air of autumnal relief from these days so sweltering not even our three pools can alleviate... Our staff remains the most considerate and helpful in west Nashville, fighting to keep the Lakes community unchanged in its quaint splendor and enjoyable living conditions. Do not move here! My apartment is infested with Centipedes that are coming from the cracked foundation of the building. I contacted the leasing office and all they will do is call pest control and have them pray pesticides are not meant for this kind of bug problem. I have had to hire my own exterminator to find out that the centipedes are coming from under the carpets and walls and that this is due to high moisture in the walls! I have had to throw away my personal carpets and will soon have to throw away all my furniture due to this infestation. The Leasing office refuses to give contact to the property manager and have blown me off for over a week. Do NOT move here! They will make you pay market rate rent for a home that has a serious bug problem. My son lived at the Lakes of Bellevue for 1.5 years. His allergies during this time were awful/ skin rash etc. It was upon moving him out we realized the mold issue in his apartment number 701!! This was his first experience living on his own, so he didn't even think of that. Let me tell you it was awful, and the musty smell was bad. Since moving out, all allergies have gone away, and skin is clear. I am sure they will cover it up and rent it out, beware of that.. lastly, if you have a dog, you will be charged for pet odor upon move out!! They said it was in the carpet, there was NO carpet. so then they said the drywall, whatever....its just easy money for them and the only odor was the musty odor from the mold...Good riddance glad he is out... read more

I lived at The Lakes Bellevue for exactly two years. I only moved because I'm now attending school out of state. If I were still living in Nashville and had to renew my lease, I'm not sure I would. However, I realize that my concerns are probably out of the control of the property manager. I can't believe I'm saying that I was fortunate for this situation, but I was indeed fortunate that I had an​ infestation of millipedes​ just two weeks before I moved. But it was an annoying two weeks of having pest control come over twice and the millipedes​ didn't entirely disappear after that. It's just odd because I never had problems with pests at this apartment before this incident. I actually feel bad for the tenant who is moving into my unit after me. Living on the second floor, I've had to listen to a fair share of upstairs neighbors' footsteps throughout my two years of living in the same unit. The walls of my apartment shook, too, if my upstairs neighbors' footsteps were heavy enough. I understand this is dependent on how heavy your upstairs neighbors' footsteps are and I'm sure the majority of apartments are like this, but I do wish my apartment was more sound- and shake-proof. Despite my concerns, there are positives. For instance, this a great price in the Nashville housing market. You get what you pay for. I love the gym, although, you'd probably want a gym membership if you want more advanced equipment. There are not only three scenic lakes but also three pools. Yes, there are geese, but the groundskeepers actually do an excellent job at spraying away geese poop. You may be lucky to have your apartment look over​ one of the lakes, but I preferred my apartment overlooking​ the foresty, green hills of the property. They even have a five-mile hiking trail, which I feel like not even the current residents know about, and I wish there was a trail map of. Everything is renovated from the leasing office to the majority of the units. The property is obviously much older than the renovations​, which you can tell by the exterior of the buildings. I have lived at the lakes now for 14 months total! I spent my first 13 months in a two bedroom in the 2300 building, and now I'm in a one bedroom closer to the front of the complex. The lakes is a beautiful complex and I was glad to renew. I lived on the bottom floor in my old building and unfortunately had a spider problem, but that is to be expected living in the woods on the ground floor. Pest control (through the maintenance company) came every week and that definitely helped the spider issue (during the summer, i also had a millipede issue, but I'm also blaming that on being ground floor in the woods). In our 13 months living there, the only real maintenance issue we had was a water leak from somewhere (the unit next to us, I believe??) that flooded our kitchen. The maintenance team was quick to respond and dealt with the situation timely and effectively. Other small maintenance issues (thermostat needing new batteries, the dryer not working, etc.) were all resolved almost immediately. The 24/7 emergency maintenance is definitely reliable and I've never had issues with them or how they've handled things (I even had them come to deal with a mouse one time, haha). The office staff responds quickly and I've never felt brushed off by their team. Every apartment complex will have issues but overall I think this is a great place to be! read more

I would give it 5 stars, but I give it 4 because of the outside appearance. I recently moved here from CA and this has by far been my worst experience as a tenant. I chose this community because of the "good reviews" on Yelp so I wanted to make it a big point to leave my review here. The primary issue with this community is that their management/corporate staff is unsympathetic when it comes to any concerns you may have. Example: I signed my lease on 12/5 and picked up my keys on 12/15. When I first arrived, I noticed the heat was left on and had been running continuously. After a few days I get left a notice with a copy of a bill from NEC in the community's name attached to it. The notice states that I owe The Lakes $59.18 for energy consumed from 12/5-12/11 (6 days). I then called the office and spoke to Brandon (Assistant Manager) about the bill and he informed me that per my lease I am responsible for the energy usage. I asked Brandon if he lived in the community and how much his electricity bill was for the month on average; he stated that he did live in the community and that he typically pays roughly $60/month. I then asked him how it was possible to consume $60 worth of energy over the course of 6 days (The total bill for the month was $164.08 mind you) when there was no one living in the apartment. I stated that with the exception of the appliances there were no other electronics present in the unit. Brandon replied that he was not sure but that the appliances needed to stay on and that I was still responsible for the bill. I expressed to him that whether it was in the lease or not that I refused to pay for energy that I did not consume. Brandon's response was that they would then take it out of my rent. I then stated that I will ensure that the rent was short $59.18 and he countered saying that in that event I would then incur late fees and interest until the payment was made. I expressed to Brandon that regardless of what was stated in the lease that they were wrong for trying to bill me for energy I did not consume. It was then when I asked to speak with the manager of the community. He said he would have Heather, the apartment manager give me a call. In my conversation with Heather, she gave me essentially the same song and dance and said that not only were the appliances to stay on, that the heat needed to stay on at all times to ensure that pipes did not freeze in the winter, and that the AC needed to stay on in the summer time to prevent the unit from getting too hot. I said to Heather that I did not see that anywhere on my lease agreement, and that it was in no way disclosed to me that I had to keep the apartment at a specific temperature. She stated that it was "common sense" and I told here that having moved from CA (and being unfamiliar with the climate) that it was not common sense and that it was something that needed to be disclosed prior to my arrival. I asked Heather to put herself in my shoes and to ask herself if what they were doing was right here. She declined to comment. I told her that I was clearly getting nowhere and requested a call back from her corporate office. I told here that in my first week of living in Nashville that I was extremely disappointed that my first negative interaction with anyone had to be with my leasing company. After three requests to get a call from the corporate office, I finally got a call and it was the same ordeal. Long story short, I've been round and round with these people over the last couple of weeks with these people and they are unwilling to compromise and are completely unsympathetic. I asked them if $60 was worth all of the negative reviews and complaints I would be filing, and not one of them has had half a brain to respond with a no. This morning, I log into my resident portal and the past due balance is still there for $60 and a contractor is doing work outside of my apartment with his extension cord plugged into my porch outlet. They have been working on this chimney on the rooftop for the last few weeks and using my electricity. When I asked the contractor if they were given permission to use my outlet, he said they were authorized by the leasing office. Of course when I call over there Jordan at the office said that no one gave the contractor permission to use a tenants electricity. I'm sure I will be fitting the bill for that too. Aside from that, repairs in the complex are done half ass. There appears to be considerable water damage to interior and exterior walls and I have a little bit of what appears to be black mold lining my shower where the caulking has not been adequately maintained. The wall behind my heating appliance makes a rattling noise due to lack of support anytime I turn on the heat. Contractors use your electricity whenever they want. It takes them weeks to complete repairs and they leave garbage and miscellaneous construction supplies outside of your apartment for weeks. Half the treadmills in the gym don't work. There are better complexes in the area. Trust me, keep looking elsewhere. read more

Amazing place to live. Everything I wanted in an apartment all combined in one place !!

I have been living at the lakes now for about a month and did a lot of research before settling on this complex. Primarily, I chose this complex because the apartment was newly renovated with an up-to-date kitchen, new fixtures, the washer & dryer was included (not just hook-ups), the vicinity to where I work, and the fact that I was in time to catch a promotion of getting 1 month of rent free. The last item brought the average monthly price over the course of the lease down to the "Reasonable" level for what I am getting. There are good things to say as well as not so good things. Bottom line up front: 3 Stars = A-OK Nice neighborhood, clean units (after renovation), clean grounds, worth the price on special...but the staff is strictly by the book and will hound you at even the slightest of infractions. It's a Double-edged sword I understand, but a little more personability shouldn't be too much to ask for. Leave the threats for the people who are showing unwillingness to comply. PROs: *Adequate soundproofing - You do hear footsteps above you, but nothing that a TV on low won't drown out. *Renovated apartments seem to fix most issues - I had a friend that was in a non-renovated unit and most of the issues he moved to another complex for seem to be resolved thus far during the renovation. (Also applies to a Con below) I'm not saying that other reports of mold are false, but I have none to report in my specific unit. *Maintenance - I have only requested 1 thing thus far, but it was attended to within 2 days, which was to have a hotel latch installed on the front door. I can't speak of any other requests at this time, but will update this review accordingly as situations arise. *Grounds are kept free of trash and clean - I constantly see crews cleaning up trash and blowing leaves and debris from the parking lots and walkways. *Pet Friendly! - Very decent pet fee and monthly rent, also there are many stands throughout the grounds with pet waste bags and trash cans provided. *Quiet and trouble free community thus far - All of the other tenants I have come in contact with are friendly. Also, 2 or 3 units in my building are being renovated currently and there is a lot of banging, but it is seemingly kept strictly between normal business hours. This is much appreciated. *No Bugs! (well, I do have a ladybug floating around, but I leave the porch door open a lot) CONs: Minus 2 stars for the top 2. *ABSOLUTELY ZERO PERSONAL CARE OR ATTENTION - This place is all business, don't expect ANY southern hospitality, leeway and understanding, or courtesy. At best you only get professional smiles and then come the threats. I have been here 32 days have received 4 threats of being in violation of the lease contract for petty items. I completed my first payment and deposit at 4:37 PM and received my first threat at 4:53 PM for below... *Photo/Video release REQUIRED! Yes, you can complete the lease online (simple and easy). Yes, the photograph consent and release addendum that is included online shows an option to decline, however it was gray and not selectable. When I inquired about this in person at the office while there to complete the deposit, I was told "Sorry, it's required and if you don't sign it we won't be able to complete your lease. But you can email us and continue to remind us that you request not to be photographed, just be sure you let us know each time." This is a violation of the contract in 2 forms, very unprofessional and hypocritical in my opinion. The potential tenant is forced to sign it yet is told that we do not have to comply with it, both verbally and through email. Hmmm... Incidentally, because I wanted to ask this question in person I hadn't completed the addendum online at that time obviously. Before I even got back to my unit I had already received my first threatening email! (See first issue) *Grass not well maintained, very muddy in most areas due to lack of seeding and proper care. Those with animals, take heed. *Those living in non-renovated apartments are made to pay higher rent without being offered a newly renovated unit, regardless of lease term. Below are minor complaints, just things to be aware of: *Bathtub has not been updated, has several cracks (some repaired), and will not hold water due to relatively quick leak through the drain. Note: As I stated I have only been here for 32 days and have not yet requested maintenance on this particular problem. This is on the Con list solely because for a newly renovated apartment, I feel this should have been tested and addressed prior to someone moving in. *Water heater in 1 bd unit is enough for 1 bath, barely enough for two 20 minute showers. *Sliding screen to patio/deck doesn't slide, must be forced. *Broken glass from an outside light fixture has been on the steps for a couple weeks now, also the light that is used in that fixture is extremely loud. (Reminiscent of a florescent bulb that is going out, but worse.) read more

I've lived at lakes Bellevue since August. We really enjoy our living situation! We live in one of the apartments furthest in to the neighborhood. If we could do it again, we would live closer to the leasing office/70. It's about 3/4 of a mile from the entrance to our unit. But we choice this unit, and some may prefer it because it is quieter. There is always parking no matter what time of the day it is. We don't ever really use the amenities (gym, pool, etc) so I can't really review those. We have had maintenance come a few times (once to do some testing with our fire alarms and yearly dryer vent cleaning, and once to unclog the shower drain). They have always come promptly and been pleasant. Paying rent online is easy and convenient. We had an issue when we first moved in with transferring our bank account, and our payment didn't process. The office called us and waived the late fee as a favor. The neighbors all seem pleasant and friendly. We see many people walking dogs. We don't see a lot of kids. The valet trash is not an option: you have to opt in. They are supposed to come Sunday-Thursday, but don't come on holidays. Overall, we are really happy living in this apartment complex! read more

I lived at the lakes for 2 years and everything about it at the beginning was great. However, almost a year into our stay, we had a major water leak. Our water heater exploded and flooded our whole entire apartment. Proper steps after the flood in our unit were not taken. Humidifiers were placed in our unit for a few days to take the moisture out of the air but our carpets that been completely soaked were not ripped up and the hardwood flooring was not removed for mold prevention. Our worry of mold growth in the apartment walls and floors was a concern ever since the incident. However, the leasing office claimed that they had it all taken care and we didn't have anything to worry about so we took their word for it. Just recently my roommates and I discovered mold coming out of the AC vents in the bathrooms, bedrooms, and kitchen. When we alerted and sent photos to the team at The Lakes of this, I was told on the phone that what was coming out of the vents was just "dust." The management of the complex then came to our apartment to look at the vents and discovered that it was not just "dust" yet they wouldn't admit it was mold. When my roommate got home one of the maintenance team members was wearing gloves and cleaning the "dust" off the walls with bleach. After this was discovered, the only action that was taken was a dehumidifier was again placed into my unit. Just this past weekend as I was moving out of my apartment I discovered mold all over the back of my dresser that was up against my bedroom wall and the inside was infested with mold. The photos are pictures of the AC vents and my dresser that I had to throw in the trash along with all of the clothing I had inside of it. When I emailed the office about the issue along with the photos, nobody got back to me. Just thankful I'm finally out of there. Do not recommend this place to anybody looking to move to the Bellevue area. read more

Super friendly staff and I had a very positive move in experience. I moved in from out of state and got the apartment sight unseen. They helped every step of the way! Beautiful grounds, well kept, close to Aldi, gas, food, etc. Also, has a really good hiking trail that is great for walking your dogs. Super affordable and the units are renovated. Requests are handled quickly. Would highly recommend to anyone looking for an easy experience as well as a beautiful quiet place to live. I wasn't too happy with our time here. We had brown recluses from the get-go and weren't taken seriously. The worst part was almost drying off with my towel that had one in it. They loved our linen closet. The community was nice, and the lakes (*ponds*) were a plus since we love to fish. However, you couldn't walk anywhere around them without stepping in goose waste. Ultimately, we had to leave before our lease ended because of the spider infestation that never got under control. read more

I have been living at The Lakes Bellevue for about three months now. It's very nice with newly renovated kitchens, new carpeting etc. the grounds are beautiful and the staff is friendly. But beware that it is LOUD. Not due to loud music or anything but I can hear everything my upstairs neighbors are doing and I mean everything. There are also a lot of bugs, I've had to have them come and spray for roaches a few times. They do come in a timely manner which is nice. It's also pretty expensive. read more
