This is a great place to live. I had a second story one bedroom overlooking the river. The salmon fishing was spectacular in the Fall. I caught crazy amounts of Pink and some Coho. They keep the grounds looking fantastic here. This has got to be the nicest apartment complex to live in in Auburn. The maintenance people are very professional, trustworthy and reliable. The management is friendly, helpful and respectful of their tenants privacy. I have never had an apartment under 1000 dollars with a view as amazing as I did here. Drawbacks: No storage facilities and single pane windows which made our bathroom a chilly place to visit first thing in the morning. Other than those two little things I have no complaints and would absolutely recommend The Landings at River's Edge in Auburn WA. Moving out was a breeze and they were totally upfront about any cleaning fees that were going to be due after we left. The kindness didn't end after the lease was signed like it does at so many other apartment complexes. This used to be one of the best kept secrets in Auburn. Yes I admit you may have to drive through the bad part of town to get here but once here you could relax. Congratulations we have joined the ranks of crime filled DT Auburn neighborhood. In the past perfectly kept grounds seasonal foliage renewed & planted by the amazing landscaping company they had twice a year after all we were paying for it in the already average to high rents for the neighborhood. Not exactly low but not out of average for the market & LOCATION today. The trail behind apartments on the property was immaculate, along river was beautiful trash areas were spotless. Again back before new management! You will find crack pipes on the trail owned by The Landings beer cans this is not kid friendly at all. I miss the days when management would professionally handle rude tenants who were disturbing or disrespecting others be it parking noise etc. Unless u are a friend of Debra's if not u will find she does nothing for u. Maybe there is a payment system I am not privy to on how to get things done by the people I pay rent to. Someone fill me in. As soon as new management moved in the grounds keeping went w/ old management it just STOPPED Parking has always been limited but is now worse than ever. Its great now - if u r a friend of the management team getting to park anywhere u want for as long as u want while they threaten to tow your car. Onsite maintenance is a young lazy kid who seems to just hang out on his stoop at his river front property who. Unheard of for a property management company to give its best apartments to the onsite property team! Who is never in the office anyways. I still cant figure out how u can live on the property & can be late or out of work so often leaving apartments sitting empty for weeks or not allowing you to speak to mgmt when you have an issue. No one answers the phone. The windows have always been cheap single pained & nonfunctional causing condensation leading to serious mold & carpet stains under each window into the carpet which will be charged to u when u move. Talk of new windows has been spoken about for so many months. We are still waiting on the 'promise' of those to be replaced & at what cost & inconvenience to the tenants. Debra the manager posted on 2/25/15 that they are already in. DRIVE BY AND SEE 4YOURSEL It is old mgmts fault is the standard answer u will get from anyone on the staff local or higher up level. No one takes responsibility or action. It's pretty bad. I would think the new owners would want to protect their investment. Instead u will hear the manager Debra complain about her boss Jennifer or Nicole to any tenant who will listen or Josh the maintenance guy talk about how bad Debra is. Everyone just complains about everyone else. Backlash which creates tension between once friendly to each other tenants. She makes her own job worse. Professional? NOT EVEN CLOSE! A smile on her face I've never seen one unless she is trying to get u to sign a lease after that you're screwed. Debra is rude one would think u work for her instead of her realizing we are tenants & pay rent & should be treated professionally. She has an answer to everything even the questions u haven't asked yet. She is combative to everyone. Temper tantrums ALWAYS! She is so shady that the proof is in the pudding. She is the one who wrote 2/25/15 review of the property. WE DO NOT HAVE NEW WINDOWS! This is the kind of lies & manipulation u will have to deal with living here. It is very disruptive. Angry phone calls asking u to move your car? Again I am not her friend I'm just a paying tenant. No initial courtesy call. WE WILL TOW IT. I have parked in the same place for years. It has never been a problem. Maybe a class in professionalism is needed. The years of experience she brags of seem to be just that. Bragging, lips service. Amateur! The worst bug infestation. There is a rampant ant problem which never existed & the flies around the garbage & fleas inside. I don't even have pets. Oh & the roaches! BTW the apartments charge u to eliminate these problems. The old management had worked hard to keep this community up & respectful & classy. Now it seems the classless disrespectful population is moving in. Oh & if u think they just let anyone in, your wrong, they now expect more than ever before after all these down grades. Raised rents lower expectations. No upgrades have been done, nothing has been done! Same property worse condition worse management and higher rents. If you have a bad record, just move in with another tenant that seems to be legal & rampant here. So u never really know who your neighbors are anymore than the new owners do. read more

Be ready that a lot of your appliances and other services will not work. And it will take months of pushing landlord to repair them. You will need to go until state inspection and even lawsuit to force landlord fulfill repair. Utilities are oversized. You will pay common shared bills for water. And these include overnight spraying of grass. Btw, this loud spray will not allow you to sleep. Since they do not remove animal feces from grass, spraying it makes situation worst. Belive or not, our monthly price for just sewer was $150! Overall, utilities WITHOUT electricity were more than $300 (for details please see one of the pictures attached, it contains our bill)! So with electricity it could be up to $400! I wrote a letter to landlord with a question: "The water tap outside of our building is always leaking. Does it affect our sewer bill?" Landlord responded: "Address all maintenance questions to special form at website". Once due to road repair, they needed to free park slots. When do you think they told us to remove cars? 12 hours before! At night! Not paying attention that someone could be on a vacation. They sent message to every tenant saying that we can take any other parking slot. When we did that, they posted on our cars towing tickets! In her letter, manager said: "if we tow your car, we are not responsible for any damages". Apartments have no air conditioning. During the summer, to be inside is like taking 4-hour sauna. Even at night! There are often feces of pets, garbage and even dangerous iron fittings at the grass (see photo attached). It makes impossible to play for children. Feces and garbage are laying there for a months, grass is not cleaned. There is no security at all. Somebody broke into our car at night, stole jump starter. Of course, as per landlord, renter's insurance that we are forced to pay, does not cover such things. Overall, for such level of service apartments are extremely overpriced. At the time we moved in, drying machine worked bad, toilet and bath did not flush. There was no baseboard in the bathroom at all. Half of our keys were not compatible with locks. We left personally to manager an urgent maintenance request about that toilet and bath do not flush. Nobody from maintenance team contacted us. After that, we repeated request twice by phone and personally at the lease office. Nobody reacted. We are a family of 4 people including children. All of us needed bath and toilet. We lived during a week without service. 8 days after our request we got an email response from the Landlord: "I'm not sure at all what you're talking about but non-emergency maintenance request must be handled within two weeks. Also per your lease emergency requests need to be called in to 1-844-692-7955 to be handled. Please make sure to call the emergency number in the future if you feel it is an emergency." Nobody answered the phone and nobody made any repair... 8 days.... In another 10 days we left a written paper notice on the Landlord's leasing office. Only after that, repair guy came. Landlord knew, that he is subject to lawsuit and huge penalties if no repair is made after written notice. Repair guy did something with bath, toilet, drying machine and... finally everything was left in the same condition. I suppose we need to wait for another 9 day for the next "repair" visit (18 days in total)... I would even call external repair agency and pay by myself to get things done. But most probably rental contract prohibits to do that... Finally, no repaid was made. As a result of constant water in toilet and bath, mold appeared... Almost in 1 moth since first request for repair, Landlord still refused to make any repair. Then I filed complain to city of Auburn for State inspection of apartment. Immediately after that manager called me, was very rude, screamed and tried to tell "how hard it is to serve 500 units". She did not listen me, interrupted. Finally, she told me that I must create another repair request in their system. To start the 1-month waiting process again... What they always like to do is to send me fraud emails like "we did repair everything in your apartment, please confirm..." Despite on that they even did not start a repair... Finally, they tried to do something with our bath in 1 month (!) after initial request while Washington Code requires them to do that in 3 days! And they started repairing it only after we called City inspection! "started repairing" means "started" but NOT "repaired". So, our bath still does not flush properly... In 2 months after request, our stove with burner does not work, part of baseboard in a bath is absent, dryer does not dry properly. On 01/27/2018, I called to ask about working hours to get my mail. Lady answered, that today work is since 10. I did a ride and office was closed. I called again and rude lady responded, she dosn't care about that. Today, I give the Landings 3.5 stars for the experience living here. The positives,the grounds themselves and the riverview are beautiful. The ducks sometime walk in the property and along the river. Like to fish or like water rafting you can do that from the river which is nice. I've lived here over 2 years and plan on moving soon. We've always had a bottom floor apartment and I use to think it was just noisy upstairs neighbors but now I'm thinking the floors are just cheap. I can hear a sort of echo when people walk. What may be normal walking to them seems like a punishment to us downstairs. On two occasions I had to leave the house for a couple of hours for peace and quiet when the neighbors play their music or even talk outside it seems like their right at your door or window. I got tired of complaining. Apartment living may just not be for me/us. I like to keep my windows open but then have to contend with cigarette smoke in the summertime. The management recently changed and I heard the manager arguing with tenants over an oven rack the tenant wanted and a refrigerator that wasn't working properly. She actually told the tenant that it was there refrigerator and they were not going to replace it. I just ignore negativity and oh, then there was the case of the missing rent payments and some tenants including myself where given a 3 day pay or vacate when they indeed had paid. I do have some concerns about the neighborhood's social class changing over the next few years and affecting the apartment life here. If you are considering moving here, take a second floor if you can and be as nice as you can to the manager or you may not have the best of experience. She seems to be getting nicer maybe once she settles into the job she will stop being defensive. I probably would recommend living here. When the neighbors aren't home it's lovely and peaceful. And when the managers in a good mood, it's not so bad. Everyone's experience is different. The windows haven't been changed yet but I stopped trying to keep the condensation issues down. I'm just trying to move to my own house. My heat bills in the winter were not bad, but I got on the budget payment plan and it never went over $130 in a winter month for a 2 bedroom apt. Again, I'd give it 3.5 stars but I had to choose so I went down instead of up. I'd live here again if I had to but short term. 1-2 years. read more

Planning to move to the landings at rivers edge has been a wonderful choice so far. My family and I currently live in Everett and were looking to get away from the area and found the landings. 1st thing we have notice was the service from the current manager. She has gone above and beyond to make us feel welcome and took time to work with our busy hours to show us the apartment. Very helpful and funny to boot. she charmed this old fisherman instantly with the beautiful green river and prospect of salmon fishing in the fall. the 2nd thing I noticed was how quiet the area was. No loud city sound, I could be wrong but the short time I was there was so peaceful. 3rd we were updated right away of the future direction our future apartment was going in i.e. renovations which make you appreciate the price a lot more. Just based off my current experience and interactions I have to give this place a thumbs up. the customer service has been great and hoping my future there will be just as wonderful. read more

Manager is always in everyone's business. She has her boyfriend living with her that isn't on lease. Normally wouldn't be that big of an issue but sense utilities are divided by entire apartment complex/ Residents it is. Maintenance request never get filled. Rent 1550 for 3 bedroom then utilities for a family of 6 2 adults and 3 children a 3 year old 8 and 10 year old the other adult is never home Run on AVG 297.54 for MONTH... The grounds look nice and parking is adequate if you don't have visitors. Cabinets are original from 1970's and are gross. Our counters had nail holes in them and there was mysterious stains that kept appearing on the carpet even after I spot clean them. Outlets are worn out so it takes some work to get plugs to stay in them and several outlet covers have singe marks on them. The single pane windows are in dire need of replacement. One window had to be wedged shut to keep it from hanging open at the top. And then there's the MOLD, every window has mold in the caulking and sheet rock. I cleaned tons of black goo out of every window track (in our "clean" apartment) when we moved in. The mold started coming through the paint on the bathroom ceiling about a month after we moved in. Even after it warmed up in the spring we had to keep heat on or the nasty mildew smell was terrible. It's a battle trying to keep up with the mold. If you don't smoke be very wary of a 2nd floor apartment! We enjoyed our original 2nd floor apartment on the river and felt like we could handle the rest of the stuff for a while. But after 4 months people moved in downstairs that chain smoked and it was so thick we had to stay with family until we could move. We tried air cleaners, bought 4 of them, but they couldn't keep up with the smoke. I bought spray foam for all the plumbing holes and outlet insulators, it didn't help at all. The smoke came from everywhere and we were told "that's just the way it is." We have lived in a lot of places and have never experienced anything like that. Since they wouldn't let us out of the lease we had to move into a 1st floor apartment. When someone runs up & down the stairs like our neighbors did, our whole apartment would shake. If the people upstairs walk heavy like our neighbors, the floors crack & squeak, windows and walls shake and the whole apartment vibrates. If you're unfortunate enough to live under a heavy walking insomniac that does laundry all night, exercises at midnight, with dogs that bark sometimes for hours on end, family members that like to come over to fight and think everyone has to hear their business--then life is hell because "that's just apartment life." These apartments are just old and need serious work but that cost money and apparently that is not an option for these owners. Upon leaving most of our deposit was kept with no explanation, I assume to clean the FILTHY carpet that was disgusting when we moved in. If the apartment we ended up having to live in was our only choice to begin with we NEVER would have rented here! NEVER! read more
