A…read moregym with individual and group classes, a pool, basketball and tennis courts, a spacious lounge, great views of the harbor and neighboring skyscrapers, BBQ areas, a shuttle that runs across the city every half hour and the list goes on. The tenant community is respectable and well-to-do. There was a variety of apartments on offer with different views and levels of renovation to suit different budgets. The location is right on the waterfront, lively during the day and calm at night, despite being just a 15-minute walk from Times Square. The staff from reception to the doormen are exceptionally professional and Brian Love is one of the most competent leasing agents I've ever dealt with.

Over the years, I observed how welcoming they were to new tenants and how consistent they were in keeping the lobby area organized and relaxed. I also remember several instances, during emergencies, when they remained calm and helpful, showing a genuine concern for the well-being of each tenant. As for the management, I've read some of the more recent Yelp reviews and I have a slightly different opinion. When I moved in, I knew this building was part of a national network of apartments owned and operated by Equity Residential. What I assumed (and what turned out to be true) was that the management structure was fairly large and regulated, which was fine with me. Not only were there no hidden charges outside what was listed in the lease, but it also gave me peace of mind to know that I was guaranteed what was advertised and that there were protocols in place to handle most any situation. Three years ago, when Parc Coliseum had to comply with building codes, the management did their best to keep the tenants updated on when and where the construction work was occurring, allowing us to plan accordingly. Since then, they have also shown an increasing willingness to listen to the concerns of residents (e.g. making sure the building remains smoke-free). Overall, it is my belief that Parc Coliseum's management team is continuously driven by two goals: making sure that this facility, as a residential business, runs smoothly and that the tenants have a relaxed and pleasant time during their stay. I'm giving Parc Coliseum 5 stars because I only had very minor concerns (e.g. the noise levels between apartments); the positives definitely outweighed the negatives. I'm currently moving to a studio apartment in midtown, but I'm sure I'll miss living in Parc Coliseum. The community, the location, and the facilities are one of a kind. I highly recommend it!

The staff is very accommodating and very heipful in any way possible. I work from home and have to turn the unit off during calls just so I can hear people. I was also told that the units are not turned on during apartment viewings, which means prospective tenants have no way of understanding how disruptive the noise is before signing a lease. The shared washer and dryer are also unpleasant, and the hallways feel dated and depressing. I am counting the days until I can move out. At this point, the only resolution I want is for management to allow me to leave without penalty. The HVAC noise has made living and working here unbearable.

I've lived in multiple cities and in multiple apartment buildings in the past couple years and…read morenothing compares to how bad my experience was at 95 Wall St For starters, one of the doorman allowed someone to try to break into my apartment unit back in August 2025. I was abruptly woken up by a phone call from the lobby at 2AM which I initially ignored since I was sleeping and was not expecting visitors at 2AM (who is??). A couple minutes later, I heard my keypad being frantically messed with by a man I did not recognize outside who was trying to get in. I was extremely scared and luckily, he gave up after numerous attempts. 95 Wall St prides itself as a doorman building so if a 2AM phone call from the lobby to my unit went ignored, this man should have never been able to come up. Afterwards, I filed a report to the police and they came in for investigation. I also tried to follow up with management the following morning but they were extremely dismissive of my case and even said the problem was "my fault" since I did not speak to them in the "correct tone of voice". My bad for being upset that someone had tried to break into my unit and I was up all night panicked, I guess. I also tried swapping units or breaking my lease early as I didn't feel safe in my space but they threatened to charge me twice my rent and refused to let me move or break my lease otherwise I also lived near neighbors who would smoke and fight non-stop. The smoking led to me being unable to breathe in my own unit. The fighting would start around 7AM, where I had to hear a couple screaming and throwing things all day long. This led to it being nearly impossible to get any sleep in my own home. And what did management do when I complained? If you guessed "nothing", you would be correct! Elevators also never work properly so expect to wait 10-15 minutes just to get upstairs I had in-unit washer and dryer but the quality was so bad that the machines often destroyed my clothes. Else, they didn't work at all so there wasn't much point of having "in-unit" Hot water would also shut off abruptly without notice. I'm pretty sure this is an NYC building code violation but alas, nothing was done about this issue either despite complaints (what's new) On the topic of water, sometimes the water from my sinks would come out brown. Period. I was looking right at Hudson Yards and it never failed to take my breath away every time I opened the door to my home. The Cloud Lounge has panoramic views of the entire city. - The units are functional. I had a large walk-in closet and a washer / dryer in-unit. The floor plan was easy to work with. There is a ton of natural light and big windows, but they don't make it awkward to fit furniture in. - Amenities are great. The Cloud Lounge is a great place to entertain and truly has some of the most epic views of the city. Imagine going up the elevator to a beautiful lounge to watch the July 4 or NYE firework shows from a skyscraper.... Incredible. The gym is huge and has a lot of equipment too (including squat racks, free weights, and machines. Not just cardio!). - Great staff. The people at the front desk are friendly and helpful. Eric runs a tight ship -- building management is great. Sanel, the maintenance supervisor, is also very responsive and effective. - Amazing location. It's a busy area near Herald Square but really an ideal spot for transportation, food, gyms, grocery stores, shopping, and other services. Everything is so convenient. - High-quality construction. The building is well-maintained and is well-constructed. The windows block out all of the city noise, the walls are thick, doors are heavy, etc.. The bones of the building are solid. - Finishings are okay -- maintained, but not the most modern. The cabinets, countertops, and vanities are pretty dated and could use a refresh. Appliances are a lot newer though, so it still feels modern enough overall. If I had to pick something I loved the least, this is what I'd pick, but I was still satisfied. Overall I loved living here and recommend it to anyone who wants to be in a desirable, central area with **the best** views in the city. I ultimately left because I needed more space and there weren't larger units available that met my needs.

Rent is not cheap and the service provided when issues arise are slow and not handled appropriately. This all falls on the management team who pride themselves on tenant relations but they do anything but maintain relations with their paying tenants so long as something needs to be done on their end. Do not recommend unless you want to pay overpriced rent for a true lack of service. We had no heat from January 31st and the issue has yet to be resolved on February 9th - although the management team will tell you they are doing everything they can. Our apartment has been 32 degrees during this cold weather advisory. They will also lie to you to try to save face.

We have a court case against this landlord and his staff. This is not his first rodeo in court…read moreviolating civil rights. Today I had to call 911 at 11:07 AM as my entrance into the elevator banks was criminally impeded. A morning staff member M, reported 7 times to police. Call #4 was made in front of him and they are all recorded. Another morning staff reported in March for verbal harassment and disturbing my peace, all recorded. We had a meeting on 9/6/24 regarding criminal actions towards me during which time we presented audio, video and letters/emails from landlord/management. One of the people was alarmed by what they heard, saw and read. We are collecting documentation regarding another criminal issue which goes into next week. I have attached photos of the aftermath of sharp objects, like improvised weapons used to deface my door and they are purveyors of filth throwing trash in front of my door. Who would have thought that people do this? Only here. The landlord is responsible for everything here, any documents received from management are legal and will be presented in court. More to come. L The last photo was shown to me regarding a robbery here. I stated, looks like the guy had soup and was playing cards. No L, he said, he was cooking up crack. What a mess for me to be in. Thank goodness for court, city investigative agencies already been on sand my lawyer.
