I stayed at The Caroline apartments this past weekend with a friend and it's truly the definition of fancy, upscale and safe in New York City. With 24/7 security, this hotel-vibe apartment is the ultimate experience. The hallways and entrance way remind me of an old hotel. The apartments are very NYC, with cute kitchens, nice appliances and smaller spaces. However, the up-keep and attention to the detail at this apartment, makes the space feel bigger. The hotel vibes make you feel right at home. Conveniently located in the Flatiron, Chelsea area, it's the perfect location. It is also located right down the street from The Chelsea Hotel, which is a perfect location for your guests to stay. read more

Wonderful staff but a terrible management company. My lease came up for renewal and I tried for weeks to get in touch with the management company but couldn't get a response from anyone (including the building manager) after many attempts to contact them. There's no option to alter the length of the lease renewal through their site either - it's a "take it or leave it" offer. I had to re-sign this year due to timing issues but will be leaving the first chance I get. On top of the lease renewal process, I've had multiple issues with my unit ranging from the appliances always having issues to yellow water coming from the shower. The maintenance staff said unfortunately the yellow water wasn't something they could fix and is from old pipes that management doesn't want to fix. The gym is also super loud (even if you are in a unit facing the courtyard). The common spaces are also dilapidated and need upgrading - the chairs in the business lounge are all ripped (they have leather seating) and the wifi in the lounge rarely works. It's a shame the management company doesn't care because the staff is so great. There are much nicer buildings for the same price in the area - would recommend living somewhere else. read more

It has been mentioned before, however I feel the need to reiterate the noise problems from the gym. I read some of the reviews talking about it, but never heard a sound during my unit tours. I was surprised to find that the reason I never heard the gym is that the unit tours never happen during "prime gym hours", which are between 6:30am/pm - 8:30am/pm. During these times, you can hear all of the 20+ people in the workout classes dropping their weights, the trainers yelling workout instructions and the music they play through their speakers during these morning and afternoon classes. With the current class schedule it is basically impossible to sleep past 7am without earplugs. Overall the building is pretty good, they have some nice community events every so often, but the gym noises are a problem, and unfortunately don't seem to be going away any time soon. read more

Beautiful building inside and out. The security here is great and the structure of the place really gives it a old feel. Everything is spotless from the mirrors to the rugs to the floor. I love that the residents here can feel safe in the middle of New York City. Very hotel like. read more

MAJOR NOISE ISSUE ON LOW FLOORS. While there are multiple things to like about the building (nice and helpful staff, location, finishes in apartment, hallway/garden design, concierge) there is a major unsolved issue that leaves a material portion of the building borderline unlivable. If you are considering apartments on the 4th floor, or on floors 5 - 7 in the middle of building, please be aware that a Lifetime Fitness gym opened to occupy the 3rd floor of the building. The gym opened about a year ago and unfortunately has insufficient sound insulation. During busy times with personal training sessions and group classes, you will hear a banging of weights that will radiate throughout your entire apartment. This is driven by two reasons 1) a structural issue in the building that causes a structure borne noise to travel throughout multiple floors (there have been complaints from gym noise documented as high as the 17th floor) 2) gym mismanagement/poor behavior by gym staff and gym members not using cushioned mats or completing exercises that involve dropping of weights/equipment in non sound insulated areas. On point 1 above, sound waves travel quicker the denser the material - meaning that sound travels differently through air and a solid. Given this sound issue is caused from an "impact" that travels through the structure of the building, when in your apartment, the banging/pounding sounds like it is right next to you. It is virtually impossible to sleep through and is loud enough to overpower TV/Music, etc. The issue has been ongoing for about 6 or 7 months and will consistently occur in 5-20 minutes blocks the following times (Monday 7:30am - 8:00am and 5-7pm, Tuesday 6:30am - 8am and 5pm - 8pm, Wednesday 6:45am - 8:00 am and 5pm, Thursday 6am - 7:30am and 5pm - 7pm, Friday 6:30am to 10:00am, Saturday 7am, 9am, 11am, Sunday 10:30am - 11:30am). It will also occur other times but less consistently (1pm, 10pm, early in morning, etc.) Given the above, there have been 100s of complaints from tenants from dozens of units over the past 6+ months and there has been no progress going through the building, Pan Am or directly to the gym. For this particular issue, the building/Pan Am have gone out of their way to obfuscate and hide information. If you are a new resident and start complaining about this, the first answer will be along the line of "thank you for bringing this to our attention, we will assign staff to look into what is causing the noise and find a solution" when they are well aware of the issue and have months of documented complaints (tenants speak to other tenants). The building held several meetings to discuss a resolution directly with the management of Lifetime Fitness. These meetings have been counter productive. The first meetings led to investment of further sound insulation and the addition of a drop ceiling but in only one area of the gym. This area of the gym is now used for individual workouts (such as squats and deadlifts). However, do to poor communication/lack of understanding of the issue by building management, this actually made the problem worse for apartment residents. The renovations pushed all personal training sessions and group classes (in which 5-20+ people attend at once and complete such exercises as dropping weights to the ground, throwing medicine balls to ground, etc.) into a center area of the gym with wood floors, no sound insulation and next to the center foundational pillars of the building. Given the "capital investment" by Lifetime, pushed by the building, Lifetime feels it has done enough and the relationship between the two parties has deteriorated. Complaints directly to the gym now fall on deaf ears. Additionally, Pan Am has a ~$50 million agreement with Lifetime to bring gyms to other properties and they have yet to significantly intervene. This issue is in violation of the NYC noise ordnance, is well documented by 311, but the city has yet to intervene. Given the above, unless you are considering a high floor, I would suggest avoid moving here. read more

This building offered so many perks and amenities it was unreal: free ice cream and pizza nights, free brunch (which consists of bagels, muffins, coffee tea and juice with piano accompaniment) a game room, a billiards room, a lounge, 24/7 laundry and valet services and an amazing wrap-around roof deck. What more could you possibly want?! The walls are thick, you can't hear if your neighbor is blasting music etc. Maintenance and bell-staff are extremely friendly. The only thing I would have liked was if they enforced the no smoking policy. Definitely someone on our floor was a smoker and I could smell it in my bathroom sometimes at night, I mean come on how lazy are you to smoke outside vs. inside? Ugh it's such a disgusting habit. The Caroline is beautiful inside and out. It has a great location within 4 blocks of 1, RW, VF, CE and 6 trains. There is a brand new Trader Joe's 1 block away (awesome!) and Madison Sq. Park and the Chelsea Movie Theater nearby as well. Shopping is good - MAC, Lucky Jeans, TJMaxx/Bed Beth and Beyond, Best Buy and Home Depot within a few blocks as well as tons of great restaurants. read more

My fiance and I have been living here for 2.5 years now! We love the building and the staff so much! We're relocating to Los Angeles, hence the reason why we're leaving. The location is PRIME and SUPER CONVENIENT. F&M trains is right around the corner; yellow, red, blue, and green line are all a couple avenues away. There's a trader joe's 1 block away and a lot of shopping down 6th ave and food on 23rd. Madison Square Park is an avenue away. Our friends love coming to our place because it's centralized and easy to get to. The building is well kept and the doorman are great. We feel super safe. The building manager does a great job with the monthly events for residents- rooftop bbqs during the summer and Sunday brunch during the winter. We also get ice cream night, wine & cheese, and events that caters to residents with children and dogs. There's a lot of young professionals and families in the building. The sound proofing is great - you'll hear noise coming from the apartments when you're in the hallways but once you get into your apartment, you can't hear a thing. Honestly, I've had 15 friends come over to our apartment and we'd sing karaoke -- I haven't received a noise complaint (also, maybe because my neighbors are really nice). Yes, there has been some construction going on with the gym downstairs and drilling starts early in the am but by the time I get home, the noise is gone. There's valet service for dry clean & wash & fold service, laundry room if you want to do your own laundry, resident lounge on the 3rd floor along with a game room, makeshift gym as the gym downstairs is being remodeled, billiard room, and children's play room. We're so bummed to be moving out and we've been so spoiled! Highly recommend! read more

I lived in the city for the past 10 years and in 4 different buildings and The Caroline is truly the best building in Manhattan! I have never encountered better more helpful staff. Not only are they helpful but each one is personable, kind, attentive, and caring. I never thought I cared about feeling "at home" in a building (just in my apartment/unit) and after feeling the warmth of The Caroline, that has completely changed for me. This is a very nice building. Units have great layout, common areas are clean, nice amenities, beautiful rooftop. The management is very involved, almost to a fault. You won't have to worry about signing a lease and being left to your devices if something in your unit goes wrong. Submit a maintenance request and someone is there that day to fix it, once the manager even came along to make sure our issue was fixed. I've heard mixed reviews, but in my experience the manager, John, has been nothing but great. He is involved and easy to talk to and it seems he truly care about his tenants. On the flip side, management is almost too involved. I've honestly never lived in a building where the rules are so strict. I can't say whether the directive to be strict comes from John or from PanAm, but I feel it's the latter. Move in was a pain, we could only book one elevator slot and when we needed more time to personally move items from a uhaul after the movers had left, we were scolded and told we couldn't move anything in unless the elevator was booked. Meanwhile our uhaul that was packed full of our stuff was parked in a bus lane and we only had the rental that day. Feel like in that scenario you have to just cut us a break and not say anything, but they gave us a hard time. Visitors have to be signed in and they take it very seriously, we've been asked multiple times if we live here on our way in and once even had to show ID. Doormen sometimes ask us (after responding with yes multiple times) if our dog is registered to the building (yes it is for the last time!!). I must say though that the doormen being sticklers is an isolated thing and there are one or two doormen in particular who are more likely to give you a hard time. The others enforce the rules but are very kind and personable. The most annoying part of the overbearing management has been that delivery workers aren't allowed upstairs during Covid, which means walking to the lobby in your pajamas every time you order food. This is all to say however that with a very nice building comes stricter rules. I just think they could be achieving more of a happy medium. All in all, I would recommend living here. The management really is on top of things and you get your money's worth. I just wish the rules were a little less strict. The rules aspect will be one thing we consider when our lease is up and we're deciding whether to stay or go. Another factor will be that 23rd st is a very busy area. Being between 5th and 6th (two very busy avenues) and on 23rd (a two way street with a lot of car and pedestrian traffic) is a little bothersome and overwhelming. However it is extremely convenient being near every store you could ever need. If you want a nice building with involved management and don't mind the hustle and bustle, this is your place. If you're looking for a clean good building with sufficient managerial involvement in a quieter area, this isn't for you. Not sure whether we'll stay, but I don't regret living here at all. read more

If you want to live in the luxury of a 5-star hotel but also feel the warmth of home, you need to check out the Caroline on 23rd and 6th Ave. For starters, the building has amazing amenities like a gorgeous rooftop deck, a beautiful tenant lounge (where you can go to work or attend the building's gatherings like Super Bowl parties!), a children's safari-themed playroom and a game room and billiard room for the grownups too! The apartments are spacious and have more closet space than any of the buildings I've seen in the city. That's a huge plus. But for me, what really makes the Caroline so special is the staff. John DiPaola runs the building as if he is the den mother, lol. He is concerned that everyone is happy and doing well. That could not have been clearer than it has been during COVID. He makes sure that anyone that needs to be quarantined gets the food and essentials they need. There are hand sanitizers everywhere. Visitors have to have their temperature taken before being allowed up (you just stand in front of a cool machine in the lobby). They have a self-sanitizing panel in the elevators over the buttons. And ready for this? They UV sanitize all of our packages! And will bring them up to your door if you want. Now THAT is what I call "extra". The building is kept immaculate and is cleaned constantly. The staff in the Caroline are as professional as they are warm and friendly. When the NYC was the epicenter of COVID, they showed up and John made sure they all had i95 masks and face shields. I could not ask for a better place in the city during this time. Or anytime, truthfully. I feel safe here and know if I need anything, I can just call downstairs. John and his staff seriously go above and beyond. A shout out to Lyli, Nick and Nino who have been there since I moved in 4 years ago and are really wonderful. And a very special shout out to Thomas who takes it to the next level. When there was looting and craziness in the neighborhood, he actually walked with me and my dog on his break to make sure we were safe. read more

The building manager here runs this building like a prison! Staff and tenants alike are scared of him. Despite advertising itself as "full service" and "24 hour doormen," the doormen don't receive/give out packages (you need to use a package room with limited hours to get your packages) and they don't give out keys to housekeepers, etc. I've had to leave my office twice in an emergency to let someone into my apartment, despite calling thee doormen BEGGING them to help me out. read more

Full disclosure. Jenna C, whose post appears here about an unresolved noise issue in Pan Am's building The Caroline, is my daughter. The Caroline is an outwardly wonderful residential building in Flatiron. Very pretty. Clean. Modern. Great front desk and maintenance staff. Outstanding amenities. But Pan Am's management of the building makes it one prospective tenants should AVOID I've been in Jenna's apartment and the noise she details below is loud and intrusive. So loud it interrupts sleep. It's exceptionally LOUD in the lobby. The Caroline's own front desk staff is subject to it all day and they don't like it either. It sounds like somebody is dropping weights on your head...because they ARE! The amazing thing is that Pan Am might be able to eliminate the offending noise simply and easily but refuses to even try. Jenna has repeatedly asked Pan Am for basic noise mitigation measures to be taken: @ Signage at the gym asking members not to drop weights. Common in many gyms. @ Policing of the no dropping policy by gym employees, as is done at many gyms. @ Thicker mats be placed in the weight lifting area. Pan Am has refused. The signs and mats would be about a $500 investment to eliminate a constant disruption to tenants who pay $3000+ a month in rent. As a business owner who is constantly focused on satisfying my customers, I am amazed at how Pan Am is operating its business. it tells me something is wrong with management. Why piss off one, let alone multiple residents for that paltry amount of money and effort? It will make The Caroline more habitable if tenants don't hear unnecessary noise. There's more than enough noise in most Manhattan apartments. Why go out of your way to make your tenants hear more noise. Crazy, eh? Hey Pan Am management! Take a look at the current United Airlines PR debacle. (Ironically Pan Am was also the name of the once-largest airline in the world that later went bankrupt). You are responding with a similarly callous customer service approach, albeit on a lesser scale. And you are pissing off a dad who really, really loves his daughter and hates seeing her being wronged and distressed. So,Pan Am, please take care of my daughter's noise problem. Quickly. Then we won't t have to continue to publicly shame you. And because it's the right thing to do. read more

While we were very disappointed by all of our interactions with the owner of the building (PanAm Equities), we can't say enough great things about the people who manage the building itself. John DiPaola and his team were extremely helpful and responsive whenever we had any questions or issues. The same can be said for all of the doormen/women, porters and all other staff - they were all great to us over the course of two years and really made us feel at home. We're sad to be leaving, but would've gladly stayed if not for the ridiculous renewal terms proposed by PanAm. read more

LOVEEEE THIS BUILDING AND DO NOT WANT TO MOVE OUT. Why do I love this building? Here's my list in no particular order: 1. Lounge--you can borrow movies and books, work at the large tables, get wifi, watch tv on the big flat screen, and drink coffee from their free keurig. 2. Game room--what other building in NYC has a game room? My brother loves the massage chair and basketball hoops!! 3. Billiards room--mahogany furnishings...really gorgeous. 4. Outdoor terrace on the 12th floor with a beautiful view and plenty of lounge chairs to tan in the summer. 5. NYHRC gym next door to the building. In my opinion this beats having a gym in the building because you get a full service gym with classes, not just machines. Plus, when there is inclement weather, you can still access the gym without stepping outside. Oh, and it's discounted at 1/2 off! 6. Laundry--about 26 machines located on the 3rd floor. Well lit, bright room. It's not in the basement like in a lot of buildings! 7. Bright hallways--not dark and dreary when you walk to your apartment. 8. Apartment finishing all have granite countertops, marble bathrooms, and stainless steel appliances. 9. Building events--what other building has a pizza truck provide its tenants with free pizza? They recently had a barbeque, free Mister Softy night, they give out free cold water bottles when it's hot outside, etc. Nice perks! 10. Service requests are responded to immediately via an online system. 11. Beautiful lobby with fresh flowers changed daily. 12. I love the doormen and concierge. The management has been excellent as well. 13. Location is right next to the subway, across from Trader Joes, 1 block from Whole Foods and Eataly, walking distance to Union Square and West Village... I really could go on and on... Prices are competitive. You must use a broker to get in here, but in my opinion it's well worth it. read more

Clarence hasn't been yelping much but that's because Clarence got a girlfriend! And yes, Clarence is steady and Clarence is loyal to her (she's awesome and gorgeous!). Anyway, why is Clarence mentioning this in a review of the Caroline? Because Clarence's girlfriend lives in the Caroline. This building is like living in the Financial District in terms of the amenties: tenant lounge with wifi, billiards room, game room (where Clarence can do Wii Fit), a sick roof terrace for sunbathing and even brunch on some Sundays! White glove doorman service; they stop Clarence every time he tries to sneak in to visit his lovely, Clarence must be announced, so the security is top notch. While Clarence is still very happy living in his party palace in the Financial District (Murray Hill types STAY AWAY! don't ruin a good thing!), if he had to move, he would choose the Caroline because it of the awesome central location and steps to Madison Square Park and the Shake Shack!. One star off because the NYHRC gym downstairs isn't included, but it is half price for tenants. If you want to live here, Clarence recommends you use his favorite broker (read my previous review on Eddie Fabz) the landlord only works with a few select brokers and does not work with the public direct. And by the way, the Caroline has the HOTTEST talent living here, Clarence's real estate broker said there are something like 70% single ladies there, CRAZY! I've been living here 2 years with my fiancee (and now wife) in a one bedroom on the 5th floor facing 23rd street. Pros: everything you expect from a full service building (lounge, clean, rooftop, laundry, game room, concierge, classifieds) floor to ceiling windows and big bathroom with good quality kitchen walking distance from village, soho, midtown noise isolation is pretty good compared to other rental buildings, considering that it's a 'young building' FIOS! Cons: noisy if you live on the street. more quiet if you live on 22nd side, but constant noise of A/C, which I think is better than firetrucks and squeaking breaks of taxis and buses. ceilings are not high, but standard for modern building manhattan. if you are tall, it's a bit annoying. smokers... Conclusion: great time here, but will move to quieter area, because I can't stand the noise from 23rd st & 6 ave anymore read more

New resident - overall really beautiful building and amazing apartment unit. Amazing amenities per below and location (subway access, shopping, food, etc.). Definitely get what you pay for here on that end. Resident manager is very helpful and nice. For a doorman building, you're not allowed to leave keys for guests and if you get locked out of your own apartment after certain hours they charge you a hefty fee. There's no sort of key track system as in other buildings. The lounge and amenities are also apparently closed overnight after a certain time. Overall, rules are often strict for how much you pay and considering how other buildings in the city operate. Not sure about the other reviews that say walls are thick - ours are really thin, and we can hear people singing, working out, watching TV, playing music. So far on weekends, when we've been home we hear neighbors blasting music and partying. If you have a courtyard facing apartment, though, we find we have shockingly little street noise, which is awesome. Definitely a gorgeous building with upsides and some minor downsides. Glad we moved here overall! read more

I have LOVED living in this building. The entire staff from the doormen, concierge, porters, and handymen are BEST in class, always responding quickly to a service request or non-standard ask from a tenant. John is one of the best building managers out there! He always works to make the Caroline feel like home, hosting brunches on the weekends, staying up to date with tenants, and providing a friendly face in the elevator. I am sadly leaving this building after 6 years, and John has been incredibly hospitable and understanding with the move logistics. Very sad to leave this building and jealous of the next tenants to take over my apartment! read more

Read this review before renting. In sum, the building is great but the landlord is horrible. I lived in the Caroline for 25 months through fall 2020. On the building: 1. Extremely tightly managed. I don't think I've ever seen as much as a spec of dirt anywhere. The doormen are generally good, particularly Nino, Alex, and Nick, who are great. The building BBQs were nice prior to COVID. The downside of the tight building management is that there is limited flexibility and some of the staff are real sticklers for the rules. I didn't find the building GM, John, to be accessible whenever we had a problem and needed flexibility (e.g. moving out was a nightmare because they only gave us the standard two hour slot even though we had a family's worth of stuff to get out the door, unlike someone who is say renting a studio). 2. Location is extremely central, which is great if you want the convenience and the NYC vibes, but gets extremely tiring if you have a family and don't want to have sensory overload every time you go outside. On the landlord: PanAm is unprofessional, incompetent, and aggressive. The account's department is virtually non-responsive to e-mail or calls. Let me give some examples: 1. We got one month free with our contract. PanAm didn't book this one month free in their accounting system so when I didn't pay rent for the free month they issued extremely aggressive legal letters. They even sent some guy to hand deliver one to our door at 9pm when my infant son was sleeping! Of course I was very upset but didn't as much receive an apology. Nothing like a warm welcome to the building... 2. PanAm's online payment system is extremely primitive. Somehow it deducted two months of rent one month. I, of course, wanted one month back but PanAm just said it would roll over to the next month. Imagine the reaction if I said that about my rent, "let's just roll it over to the next month"... 3. Renewals: when PanAm sends you a renewal form it says that you may only accept or reject the renewal offer but not modify it. This would have been fine pre-COVID but PanAm tried to have us renew our apartment at the same rate as before. Subsequently they had to relist and rented it for over $1,000 less. PanAm needs to learn to be a little less arrogant now that we live in a new era. 4. My security deposit was received 1 month late because PanAm sent it to the wrong address twice. To even get a response from PanAm as to the whereabouts of my deposit I had to send multiple e-mails and threaten to escalate the matter. If you really need the cash from the deposit at the end of the lease, it might be worth considering not paying last month's rent because there is just simply no guarantee you'll get your deposit in time. On balance, the Caroline served its purpose very well for 25 months. It was well managed, very clean, and centrally located. However, I'm quite relieved to be out of the chaos of the Flatiron area and out from underneath a horrible landlord. read more

I lived at The Caroline for 3 years and LOVED the building, the staff and the management. The Caroline creates a real sense of community with ice cream parties, rooftop BBQ's, wine and cheese nights etc. Amenities include a game room (complete with Ski Ball and Pinball), a billiards room, a lounge, and valet services (delivering packages/dry cleaning in your apartment if you want!). All the apartments here a top-of-the-line and the staff will handle any issues you have with speed and care. I'm really going to miss my time in this building! read more

The staff at the Caroline is incredible. Throughout COVID they have kept us updated, made adjustments to keep us protected, and have gone above and beyond all expectations. Having lived in various buildings throughout Manhattan the past eight years, I can say this is hands down the most comfortable living space I've had, with the best amenities (even after mandatory adjustments have been made during quarantine). John makes sure our questions are all answered, and every doorman/woman and porter takes the time to get to know you. I couldn't recommend this building more, and it has been a real safe haven during these unprecedented times. read more

We have lived at the Caroline for several months now. Since we moved in, we have been dealing with a consistent banging noise in our apartment, which wakes us up every morning. This noise starts at 5:30 AM and continues until 11 PM at night. We do not sleep anymore. After some investigation, we learned that this noise is resulting from the NYHRC, which is several floors below our apartment. When member drop free weights on the floor, the noise is reverberating UP through the building. We have discussed this issue with our neighbors and EIGHT other apartments have this issue - the gym is on the third floor and the noise goes all the way up to floor 8. You can also hear the sound like a gunshot in the lobby. It is incredibly disturbing. The gym doesn't do anything to mitigate this - there are no mats, no signs, and dropping weights does not result in members being reprimanded, like it does in most other gyms. After months of working with building management and the real estate company, Pan Am (who ALSO owns NYHRC) we were told that ultimately, nothing is going to be done to resolve this issue. The gym will not do anything, and the building will not do anything. We are being forced to continue living in an unbearable situation even though there are so many cheap, simple fixes that the gym can make to solve this issue. All 8 of our neighbors that share this issue must continue to to live like this. Every person that enters the lobby in the Caroline must be forced to hear this noise. I am truly disappointed and appalled by the Caroline - which is supposed to be a luxury building - for completely ignoring such a serious and pervasive issue. read more

Worst building ever. There's currently construction being done by the same owners of the building starting at 7 am 6 days a week and it's going to go on until mid 2020. The noise from the drilling is unbearable. When we called PanAm asking for more information ( particularly Sang Evers ) they were extremely rude and told us we should have done better research before moving into this building !!! It's managed very poorly by utterly rude people. Definitely not upscale. We've never felt at home thanks to the building manager, who confuses his role as building manager with ownership. It's astonishing how he lasted for so long. Between being tacky and bad-mannered, the rent is too high for the service. You forget your keys, you pay $50, everyone is unhelpful, let alone all the episodes where the building manager just gets in your apartment because "he smelled something" (though the entire building smells of weed). Amazing building. One of the best run rental buildings in NYC. The entire staff is friendly, welcoming, warm and helpful. We've had issues in our apartment where they take our call and send someone up to fix something within 30 minutes. If something requires more work, they make a ticket and handle it in a timely manner. They are responsive and want to make sure this is a wonderful place to live. They also have BBQ's and breakfast for the tenants and guests on a very regular basis. These events include music and are great for families or young professionals. John DiPaola does an amazing job running the building and would highly recommend the Caroline the anyone looking to live in NYC (specifically Chelsea and Flatiron area). read more

Au contraire to Lauren's review- I could not wait to get out of this building. One year was more than enough. I lived on the second floor on the 6th ave side. It was noisy, small and cramped. My kitchen and bathroom were spanking new- but my studio was closet sized and expensive (putting it in perspective, I pay $200 more now for a 1 bed, and live on 19th and 8th, in a better location, still a doorman building etc.) I thought the building decoration was utterly tacky, and never used the billiards room, game room (am I 7 or have a 7 year old? no.) and whatever other rooms they offer. I did however, appreciate the roof deck. The building is obviously catered to the "i just graduated, but mommy and daddy don't want me to live in a murray hill sh*thole" crowd. Obviously it's nice to have a doorman, and everyone downstairs is perfectly polite and nice (Nick and Albert still say hi whenever I walk down 23rd.) It was my mistake for not doing my research when I moved to the west side. read more

Nice building. Loved our apartment- it was a corner unit and far from the 23rd/6th traffic noise. All of the doormen and concierge staff are awesome- really nice people. It is decorated tacky but then again you don't live in the lobby. Beware of John and Pat in the management office though. They are extremely rude and at times threatening. When I was moving out- and was doing an internal transfer to another tenant taking my apartment as-is- John told me, which he didn't have the right to- that he would get into my apartment to do an inspection "one way or another", and then hung-up on me. Really nice way to treat a tenant who lived in the building for three years and gave John & Pat $50 each for their holiday bonus every year. I should have seen the writing on the wall around John- rumor is he was arrested for entering a girls apartment without notice. I also know that when there are issues in the building the handymen are not allowed to leave until they are fixed- regardless of what time it is. We once had handymen try to enter our apartment at 11P (without notice) to check for a leak. Furious, I called John the next day who told me that's standard practice as he doesn't allow these guys to leave until they find the source of the leak. Can you imagine if my wife got up in the middle of the night and saw two men in her living room searching around in the dark with flashlights? So- if you live here- when the holidays come around, give to the concierge, handymen and doormen, but don't give to anyone in the office (John and Pat) as they really couldn't care less about the tenants- they are just cattle to them. read more

I just moved out of the Caroline after 2 years there. The best part of the experience was John & his staff. Excellent experience. The apartments themselves are very good. The events are a bonus & makes it a great place to live. The big negative is Pan Am Management. They are Incompetent & terrible to deal with. Whoever pays their salary is really getting ripped off. If it wasn't for Pan Am Management I would totally recommend the Caroline. The goodwill of John & his staff is wasted by this poorly performing company. I would not recommend it. read more

The Caroline APPEARS to be an upscale building but from what I hear from friends, the noise situation is unbearable. The managing agents don't seem to want to assist tenants in rectifying the noise coming from the Health Club. Ive written this property off of my list. Stay away. read more

The Caroline has been such an amazing place to live. The staff is great, super helpful and very friendly. We also absolutely love all the amenities, including (but not limited to) the summer BBQs on the rooftop with delicious food and live music, the Sunday brunches, wine and cheese nights, and the apartments themselves are such great quality. THIS BUILDING IS RACIST. There's been probably a half dozen incidents over the past 1.5 we've lived here with the front desk. They've been rude to our Black caregiver who works in our home daily and studiously unhelpful at other times to her and other visitors. But frankly the front desk staff has been similarly rude and unhelpful to my husband who is Pakistani and me who is White so while I don't appreciate it, I kind of figured that a handful were just jackholes. Last night was the final straw though. I offered to let two friends stay over if they had problems with their train since there's a curfew in effect. We had driven into Manhattan together and while I parked the car they went to wait in the lobby. The night doorman accused them of not really belonging there and not knowing anyone. In the short time it took me to park and walk back he had kicked them out and threatened to call the police. On two Black women. In the middle of protests against police brutality and racially motivated attacks of Black people. Eff all the Karen and Kevin's that work here. We'll move at the earliest poss date bc I'm done with this racist BS. read more

If you a looking for a lovely apartment in a lovely neighborhood, go to the Caroline on 60 West 23rd Street. The Caroline is a smoke-free building. We first met with Marilyn in the rental office. Marilyn did an excellent job in showing all the available apartments and in showing us the amenities which include a lovely rooftop, a cozy lounge with a tv and hot drinks, a video arcade game room, a room with a pool table, another with a ping pong table, a children's playroom, and a laundry room with fun paintings of laundry! There is also a fitness center and a pool. Grocery stores and restaurants are nearby. A drugstore that is open 24 hours is across the street. When we decided on an apartment at the Caroline, Marilyn was most helpful in the application process. When the application was accepted, we received a Welcome Folder which explained everything we needed to know. The move-in process was easy. How nice to be greeted in the apartment with a Welcome gift! When you enter the lobby, you are greeted by a friendly doorman, a very helpful desk clerk, and beautiful music. After enjoying the candy at the concierge desk, you will sing: sweet Caroline! I had the pleasure of talking to the Resident Manager, John. He took the time to meet with me and answer all my questions. John is very knowledgeable and is committed to safety and to making the Caroline a lovely building. John's assistant Erica is also very helpful and made us feel very welcome. The studio apartment has three ceiling lights. Everything in the apartment was checked over before the move-in. Everything was clean and working and all we needed to do was to move in! If you rent at the Caroline, you will be very happy there. read more

My husband and I thoroughly enjoyed the year we lived in The Caroline (May 2015-June 2016) and would have stayed longer had we not decided to buy a condo. The building is immaculate and very well-run. We found the doormen, maintenance staff, porters, concierges and managers to be simultaneously courteous, friendly and professional. The few maintenance issues we encountered, such as a leak under the kitchen sink, were repaired within an hour. The roof deck, tenant lounge, and game room are awesome amenities. And having access to the gym next door eliminated our well-worn excuses for not working out. This turned out to be a good thing, as the building provides tenants with free tacos, pizza, ice cream, BBQs or other treats at least once a month. The rose left at our door on Valentine's Day was indicative of the unique nature of this wonderful building. We recommend The Caroline for anyone interested in renting an apartment in the Flatiron District. read more

I would like to know how you managed to move people into this building without a fee! I moved in when it was under construction without a fee and then had to pay a fee to transfer to a larger apartment. They charge a fee for a tenant to move within the building. You have to go thru a broker and pay a fee as if you never lived in the building. So please do not post that it is a no fee building. The building is run by Pan Am management and all their properties operate in the same fashion. read more

I have lived in MANY buildings in Manhattan- but they are going to have to DRAG ME OUT of this one. The staff is amazing- the roof deck is one of the best in Chelsea (fully planted/outdoor showers), the super sends us emails at least once a week to see if we want light bulbs changed or to throw us a Sunday brunch with a piano player. Over the summer he arranged the Mr. Softie truck to pull up and gave the tenants all free ice cream. It's a true dream. I have a washer/dryer in my unit, amazing views, it's pin drop quiet with really good windows...and I can cut across to the gym through the lobby to jump in the pool. In addition the billiard room and the game room are great for when I have people over. There is a full staff on hand all the time to fix things, hang things, deliver things, and just make my life that much better. You do need a broker to get in- but it's a good thing bc randoms aren't walking around your building. Everyone is registered and accounted for and it's no fee anyway. There is a reason why this place is ALWAYS full. This landlord truly cares about how happy it's tenants are and it's reflected all over this place. I have already moved 4 sets of my friends in through Ed Fabila at Mark David. He's a true pro and none of them had to pay a fee. read more

Do not rent an apartment here. I lived their nearly an year and it was one of the worst experiences of my life. The building is a great building and has all the amenities one could ask for for an acceptable price in NYC. However, the management of the building and the people at Pan Am Equities (the company owning the building) are people you really want to avoid working with under any circumstances. I had many many problems with them. They were constantly creating problems for me and were extremely rude. The manager of the building, John Di Paola, even hang up the phone on me and then refused to speak to me (and instructed his secretary to tell me so). When wanting to move my things out as I we were already on very bad terms, I scheduled a pick up of furniture (which I had to do through his secretary as he refused to speak to me) they told me they had reserved the time slot requested but they actually didn't do it. Consequently, when the movers came to move my things out, they weren't able to do so as the elevator and parking spot were not available. I would also note that in order to schedule this pick up, i had to call his office at least 30 times and speak to his secretary which was also extremely rude (in one of these calls that I was trying to book my moving out she even told that if I did not realize that the manager did not want to speak to me and that she was very busy so if I could make it quick and stop disturbing her). Furthermore, I signed an year contract and as was leaving 3 months before, I informed them my sister (which would be living their for the 3 remaining months) would be the one giving back the keys as I would no longer be in NYC (accepting of course to pay the year). As they wanted me to give back the apartment before and pay the year and thus be able to re-rent the apartment for those extra 3 months, they told me it had to be me giving back the keys or they would understand I was still living in the building and renewing my lease. The fact that a close relative can not live with you and you have to personally give back they keys is completely ridiculous and has no remote legal basis. These are only a few of the problems I encountered when treating with the manager of the building and his secretary. I tried to file a complaint of them with Pam Am Equities by phone and was very much ignored. They were also quite rude and completely ignored me and was literally told that nothing could be done (which considering they are the owners of the building and the ones ultimately paying the salaries, seems illogical). I was told they would speak with the manager, which did not seem to happen, or if it did, it did not seem to have much of an effect as the attitude of the people at the Caroline only got worse. When I asked for an official action being taken (and not a simple not very convincing commitment to "speak" to the manager), I was told that they were not going to do that and that I was disturbing them. When I called again to inform them that the service continued to be appalling and nothing had changed, they also started ignoring my calls and put forever on hold. I do have to say in all fairness, that the other people working at the Caroline (doorman, cleaners, etc.) are excellent, extremely helpful and amicable. This happened an year ago and I still get quite shaken up when thinking of the whole experience. I would strongly advice people to not rent here even if the building and amenities are incredible if the Manager and Secretary of the Caroline, as well as the people taking care of these type of problems at Pan Am Equities are not changed. read more

I agree with the "Pros" from the previous post. This building is near several subway lines and there is a NYHRC downstairs. I do like the doorman and maintenance staff. There is a pool table room right next to the on-site laundry, a nice touch. But, there are also negatives. Security. It's a bit lax. From what i can tell, anyone can walk into the building and walk right up to your door without a second glance. But, there is one thing they do secure - food deliveries. There are about 40 area restaurants that are not allowed to deliver to your apartment. I believe these are the flip-flopping rules about entry that Sasha C. is complaining about. Delivers. The front desk will sign for smaller packages, but they have very little room behind the desk. So, if you are expecting larger packages you will be asked to schedule a time to receive them from fedex/ups. This gets tricky as you have to coordinate with the building and fedex. Pan Am Equities. Look, you're never going to find a management company that you 'like'. But Pan Am seems nearly combative with its tenants. Let me give you an example. When my lease was drafted the wrong apartment number was used. I asked for a particular apartment by description and the person drafting the lease wrote in the wrong number. Honest mistake. I noticed the discrepancy immediately when I came to get my keys and called the management company. After explaining the situation, I asked if I could switch apartments and offered 2 weeks rent to defray the cost of re-market my unit. After repeated calls, they agreed that if I pay $10,000 they could negate my lease, but I would have to find a new apartment at a building not run by pam am. Wait. What? Are you kidding? I haven't even moved in yet and the apartment I wanted is vacant and listed for the same price. Ten thousand dollars. Could I make that up? My point is not to complain about this incident, but rather to show that although some management companies may be passively unhelpful, Pan Am seems to be willfully spiteful. Okay and now on to more mundane details. My hallway smells a bit like wet dog. 6th avenue and 23rd street are loud, between the bar that plays loud music, the bus stop in front of the building, and the constant traffic, you're unlikely to get any piece and quiet. There is no garbage disposal in the kitchen. The big box retail gets old as the area is a mob scene on the weekend. Look, you're always going to feel a bit ripped off in Manhattan. I know this. We all know this. But the Caroline will bend you over and make you call it daddy. Best of luck. read more
