I'm so happy now that i'm gone. When I first moved there I liked it but I slowly started realizing the problems. My allergies were so bad, my voice was gone, my throat was always itching, and the air always had a smell to me. Once I started seeing roaches daily, my mental health became impacted. I literally quit my job and I would either go stay with people or sleep. I threw away all my food, decor, and anything that bugs could have gotten into when I moved. College kids are dirty, so I can't really blame the apartment themselves but I hope that the community can improve for those spending so much money to live here. San Marcos can do better as a whole when it comes to student housing. UPDATE: Trash apartment. Trash company. Doubling move out charges well after I moved out. Yeah we will see how that goes for them. read more

There's always something wrong with this apartment. I had maintenance come fix my smoke detector, and after they left our front door suddenly became hard to close. Over the next week, the handle slowly started separating from the door until one day, while I was leaving for work, my roommate opened it and the entire handle ripped completely off. We were literally trapped inside our apartment. My roommate managed to reconnect the handle long enough to get the door open, but after that it stopped working completely. We contacted the office on Friday and were told there was no emergency maintenance and we'd have to wait until Monday. Because of that, we've basically had to leave our front door open for safety reasons since then. Someone finally came Monday and even said, "I don't know what the office staff was talking about because we do have emergency maintenance." It's now Wednesday and we've gone over a week without a functioning front door handle. I genuinely do not feel safe living here when we can't properly close or secure our front door. I just wanted to make aware anyone thinking about signing a lease at this place exactly what you're getting into. First of all, the apartment they showed to us was absolutely NOTHING like the one I got, almost like a classic Bait and Switch scheme. The apartment I received was incredibly small, like NYC small, with two locked rooms you aren't "allowed" to go into, smelled of pee and mold which I'll get into later because they definitely have an out of control mold problem at this place, the pool was out of business my entire lease, even though they promised it wouldve been up and running. My carbon dioxide detector beeped every day all day my entire lease even after the maintenance guy "fixed" it. Ray at the front desk is probably the most rude staff member I've ever come across. They have an insane cockroach problem. You literally can not keep any food on the counter without it being swarmed by 20 tiny cockroaches after 5 minutes of being out. I'm pretty sure I developed breathing problems from living here because the mold is out of control. It ruined a bunch of my clothes, was growing on all my leather jackets and gym bag. There was what looked like black mold or something you'd see out of a horror movie growing on the ceiling of the bathroom. The elevators were the filthiest. My boyfriend brought over 2 pizzas, we had one slice, came back 5 minutes later to get another and they were both absolutely swarmed by tiny roaches, I almost threw up because it was dark and I almost ate a piece with a cockroach on it before realizing. Evicted my best friend's dog because another dog barked and caused problems with her dog. Murphy (her dog) and mine have gotten along perfectly and they've been to several dog parks and public outings together as owners on a sorority. The local gave no warnings and pressured her to leave her dog she rescued because of another immature owner and his animal. read more

Not to be confused with The Locavore, which is apparently something hipster that eats things it shouldn't, including everything, excluding nothing. This is where we stayed the last time we came to cute little San Marcos. My girlfriend at the University of Texas lives here and we spent the night with her and got to experience everything firsthand. On the positive side I would say that this is a really pretty place to live and it's very conveniently located, and it's good for students if you like to party ... only if you do... and if you're kind of wild, and if you don't really care about your environment so much. Now on the negative side of things, the whole place smells like weed, especially at night. It comes up under the doors, it's in all the hallways, and all the elevators, and it's in all the stairwells, and of course it's outside. Of course also smoking and vaping but that weed is the predominant thing. You'll notice it too. It's hard not to. If you like all that then move here. The other problems aren't too big. If you hate it then I don't recommend that you should. A lot of you love weed (I know you do) so you won't care. If, like me, it grosses you out, then think twice. My dog was forced to move out of the property with no warning. The ac doesn't work; they installed a bulky window unit that only cools the living area (and my room is too tiny for a window unit). The trash room stinks up the whole floor because no one uses the chute. There's constant dog pee in the stairwell. Extremely upsetting living experience. read more

I love living at the Local Downtown, but there are always things to be improved. I am a theater major and the 7- 10 min walk to the TXST theaters is my favorite part about living here. The staff is great always there to answer my questions, shout out to Mando and Macy! I also love the pool and how there's always a raffle or celebration going on in the leasing office. I also LOVE my kitchen, i have a D4 and i love the counters and how much space there is. They are also great at organizing our mail and notifying us about packages. They also have great security, however I am nervous for the gate to the garage to come because of where the key fob thing is placed it's going to be difficult to reach when you want to stay in your car. However with the good must come some bad. I can ALWAYS 24/7 hear my upstairs neighbors moving furniture around and it sounds like they are dropping basketballs every hour of the night. Another thing is that the Local Downtown is always painting our hallways, we did have a flood a couple months ago where they had to redo the interior of our hallway and me and my roommates had to move out. The Local Downtown did compensate for us, but it was very short notice. We do have a trash system but it always seems to pile up really fast and ends up stinking up the hallways. Oh also the trains started blowing their horns again and I can hear that every single time which is annoying but not the Local's fault. The rent is also kind of pricey but is worth it because I live so close to the theater. All in all I do love living at the local, its a great 1st apartment for college students and you'll learn to love the imperfections (except the upstairs neighbors) read more

They charged $800.00 after taking all of the deposit as well, for "repairs and cleaning" that were not required. They are scam artists. The bulidng is falling apart. I have lived here for four years and couldn't recommend it more. One of the best parts of this property is the prime location, which is only a block from the square, two from campus, and one from a beautiful park housing the San Marcos River. It is especially great for students; we're very close to the theatre buildings! The staff is accommodating in all instances- they go above and beyond for this place with great attitudes and true dedication! I am a huge fan of the resident events they throw! Shout out to Emiko in the office! Security is great in the building; the amenities are lovely: a great gym, study spaces, a conference room, and a cafe! I'm excited for the pool when it gets warm again as well! It overlooks the square on the third-floor terrace and is super vibey! Maintenance is super helpful as well! They work super hard to ensure we're all getting what we need! The Local Downtown will always be my first home away from home, and I will remember it SO very fondly when I graduate in the spring! read more

Living here was one of the worst decisions I have ever made. Upon move in my toilet was broken and the apartment was dirty and smelled gross, something that both me and my roommate noted. There was noticeable damages, mold, and dead cockroaches in each room. Within a few days we began to find live cockroaches and this continued throughout our entire lease, with no relief after exterminators sprayed. A few months in I noticed that they had been charging me for two separate insurances, my own, and their company's, without telling me. When I attempted to have this resolved they passed me around on the phone and claimed it was none of their problems until eventually I just cancelled my own insurance and used theirs. On October 1st, maintenance showed up unannounced, stating that they needed to fix a faulty pipe. They drilled a hole from my roommates bathroom into my closet and left that hole open for the rest of my lease (until July) despite multiple pleas to have them come fix it and attempts to reach out to the property manager. They are now attempting to charge me hundreds of dollars for this. My roommate ended up moving out due to the distress caused by the bugs and the disgusting state of the apartment and her room was vacant for several months. During this time, I called several times, begging them to please let me know when they plan on moving someone in, and they assured me they would. They did not. I was awoken one day by a woman attempting to beat down my door because the deadbolt was locked, so I called the front office to send someone upstairs to see who this intruder was. This is when they literally said "Oh, that's your new roommate, you didn't know?" I did not know this woman and they made no attempts to contact me whatsoever to inform me that someone was moving in so I had time to prepare. This apartment complex is something else. They just recently charged me for damages that I didn't even do. I even had to do a room change and in the new room it was just filthy . I would never recommend living here. They also took my rent money because of fees for switching rooms !! They said I didn't have to pay all the fees but yet still took the money. My reviews are literally getting deleted on Google reviews so I'll leave it here This place is crooked. they allow squatters to stay in vacant apartments next door and when you tell them about it they say the door is closed and that its locked. Even going to the point of making a video showing that the door is locked and them going in there and no one being there and then locking it again. Only to find the next day you hear people in the vacant room next door again. How are they even getting in there?? Don't move here this place is real crooked forreal. Update: squatters are still there and then the property manager leaves a 5 star review after mine??? Literally just moved in yesterday and it already had a cockroach infestation. Roaches INSIDE the cabinets in the kitchen and INSIDE the DISHWASHER as well as everywhere else in the apartment. Completely unsanitary environment and they did not even attempt to maintain the apartment when the previous tenant. Furthurmore during move in the elevator BROKE when we were on it leaving us stuck on the basement floor in 90 degree heat for half an hour. TERRIBLE first impression. DO NOT LIVE HERE I have lived here for a year now and the leasing office is making it very difficult for me to leave considering the situation I am in. They say one thing one day and say a different thing the very next day. I was told that my lease for next year was broken and now they say it isn't broken, I told them I could not afford to live here any longer and then they say I can relet my apartment and pay for 85% of one month's rent which I still cannot afford due to financial situation changing. on top of that, there are many homeless men that sleep in the stairways, the access to the stairway is broken, and there's always dog shit everywhere in the garage. read more

Most of the things that are complained about on here are not really in The Local's control of happening. The management office is ALWAYS super helpful and they're happy to help you out in any way. So if you sign or signed a lease here and see something you don't like, do not be afraid to complain to the office!!! I honestly wish I had realized this sooner bc I had horrible roommates the first part of my lease and as soon as I went to the office, they felt for me and helped me get out of t as soon as they could. Not to mention, maintenance is always fast to fix something and they're also really nice. I do want to give a plus about all the great things about this apartment before I say any bad things. The location is AMAZING, you are right next to the square, river AND school. The fitness center is great, 24/7 and has a lot of good equipment (unfortunately no free weight squat rack for my lifters out there). Utilities are always super cheap, I used to pay between $60-160/mo for a single person in a 4x4 but I never paid over $40 here. Kitchen is really nice and updated and furniture is super comfy. If you get the D6, the balcony views are awesome. Keep in mind, this IS a college student apartment in a college town. That being said, a lot of the time it does smell like weed in the hallways, but it won't get into your apartment, (unless obviously, your apartment is the one with the smell). Also, there's always the chance of having noisy neighbors wherever you go. If you are bothered, you can complain about it (which can help) but you ARE right off the square AND the river. If you are THAT bothered, you chose the wrong apartment. All-in-all, I think the only reason I didn't want to re-sign originally is because of the thin walls and small bedrooms. If you're looking at a 4x4 and your not in bedroom D, your room is going to be CRAMPED. I recommend asking for the room dimensions when you're looking, to avoid getting a small room. I definitely think the prices this year around (because of the new and upcoming apartments around us) are much more reasonable. (I even almost did re-sign but it was too late of a notice). If you end up living here, just remember to not care about the things that are out of your control. Things happen but I have never in my life found a "perfect" apartment. At least choose one with a management office that cares! read more

The social events organized by the management are a highlight for me. I've lived here for a year now and really haven't had major complaints. My only bad thing to say is that noise from outside streets is very audible in the apartment, but I'm luckily someone who doesn't really mind. Also that I miss when the hallways were carpet, because they don't show dirt and were much better for noise canceling in the hallway. I've never had problems with bugs, the only time I've seen bugs was a grand total of two small roaches in the first month of moving in, but I imagine that was a result of move-in day keeping the doors opening, and I've never dealt with bugs after that. I haven't had issues with mold or anything, and maintenance requests are handled quickly any time I've had to contact them. The maintenence & office staff are both great to talk to. Mondo in the office has always been helpful and friendly ever since he gave me my tour and he's still always fun to say hi to in the office! Mondo is a real one fr. It's mega corny to say but I genuinely do always feel like I can talk to the office or maintenance staff about anything and if I have a problem I know they'll handle it quickly. read more

The Local has been such a great place to live. Ray and all the staff are so nice and helpful all the time and they go above and beyond to do anything for their residents. Now that the pool is open finally and that the saunas are fixed, I have absolutely no complaints about living here. The staff this past year has completely transformed the living experience. They redecorated the study spaces and front lobby and made more resident events. The lobby is a great place that my roommates and I go to often to get coffee and snacks, and we use the sauna all the time. Also I have to give a shoutout to Scott, the head of maintenance. He is amazing. He takes care of our maintenance requests in no time at all and always has a smile on his face. The location is great for walking to campus and getting anywhere around San Marcos. Wish I could stay here another year after graduation. I've really loved it and I'm sure there's so much more to come. read more

I moved into a studio here. I was excited about it. Well, let me tell you why you should never be excited about living at the local downtown. Not long after I moved in, I started coming home to my door being unlocked, my lights left on, things moved around, items going missing. I went to the office, and they told me it was because of maintenance. I asked what maintenance? The property manager says, "Oh, there's water damage in your A/C closet." I say, "Why didn't you notify me?" He says, "Well since it's an emergency we legally don't have to notify you. You'd know that if you read your lease." I say, "What's the emergency?" He says, "Since there's water damage in a lot of the units, we're shopping for vendors to fix the problem." PAUSE! How are we defining "emergency" exactly? The dictionary definition of "emergency" is "a serious, unexpected, and often dangerous situation requiring immediate action." SO WHY ARE WE SHOPPING FOR VENDORS?! If you have the time to shop for vendors, that is not an emergency! Now I'm flustered and frustrated, and the property manager is treating me like an idiot. I ask him to explain the things that have been moved around and taken, and he can't. Great! Not to mention, at the time of this incident, the lock on the stairwell in the lobby wasn't working. Anybody could have walked in off the street, gone up the stairs, and gone into my apartment. So I install a camera to give me some peace of mind. Then comes the HVAC fiasco. They send out an email about how every unit is going to undergo HVAC maintenance. They provide a schedule for when each unit can expect to receive service. Okay, awesome, got it. Then they send out an update: they're behind schedule! They update the schedule. Okay, noted. Then they send out another email! They're ahead of schedule! Okay, fine, whatever! Just as long as I know when they're going to be in my apartment, I don't care! So spring break rolls around, I leave town to visit family. Please tell me why Monday morning at 6am they have a crew in my apartment moving things around and doing work and leaving my door unlocked and open for 10 hours at a time. The date they began this work was not specified on ANY of the schedules they provided! I was completely unprepared for them to be doing that work at that time, I was out of town. Whatever. I'm so over it at this point. They send out another email announcing which units are completed. My unit is on the list! Hooray! I don't have to deal with these maintenance crews leaving my door unlocked for 10 hours at a time while I'm not home! The next day, there are maintenance people wandering around in my unit and messing with stuff and moving things around. I go to the office and ask what they're doing. They tell me it's HVAC related. I ask them why they marked my unit for completion on their most recent email if they're not actually done working on it. They shrug and tell me it's just not done yet. Okay, so we like to lie for fun around here. Got it! Now here's the kicker: THE WORK THEY DID ON THE HVAC MADE IT WORSE. Ever since March, my apartment has been HUMID. My bed sheets are WET at night, my clothes and towels are always DAMP, my spices have all congealed into one nasty lump in their containers. Now I have a mold problem! There's mold around my vents, it claimed TWO shelves that I brought with me. One of those shelves I've had for four years, it lived in three other apartments with me, never had any issues with it. The other shelf was BRAND NEW, it was the same make and model as the first one, and they both got eaten alive by mold. I had to trash them. Now my cat is sick. She's not eating, she's lethargic, she has bouts where she doesn't seem to know what's going on. I'm taking her to the vet as soon as I can, but I sure hope it wasn't the mold that made her ill! Otherwise, I'm going to have some choice words for the property manager who already doesn't like me! This place is a joke. They're dismissive of their residents, the property manager is rude, the lock on the front doors never works so everyone has to enter through the bike room. I'm gonna clean that studio top to bottom when I move out, and they probably still aren't going to give me my security deposit back! Because the only time the property manager feels like doing work is when it's time to find a reason not to give you your money back! ALSO: EVERY EVENT THAT THEY HOST, THE OFFICE EMPLOYEES ARE MANDATED TO ATTEND AND DO NOT GET PAID FOR IT! SHAMEFUL BUSINESS PRACTICES! And the worst part is, I can't even say I don't recommend living here, because you're going to have this exact same experience in any other apartment complex in San Marcos. So good luck! read more

Live anywhere else truly. They moved me into two separate apartments with cats (when it says in my lease I'm severely allergic). They charge you for THEIR mistakes and They up charge you on everything TRUST. They got new management last year and the new manager is just as unreasonable as the 1st. The only good thing about this apt complex is the maintenance people, but the manager (old and new) deserve JAILLLLLLLL FR. They charged me almost $400 in damage charges when the apt was handed to me with all the damages they're charging me for... so I assumed the damages would've been fine at the end of my lease because why else would they have given a room to me like that?? Nasty trash rooms, nasty stairwells with literally piss and sh*t that stays there for days. Walls are incredibly thin. And they don't even give you the opportunity to PAY for parking bc it's "full"when rlly half the lot is empty always. parking should be free because?!??! I LIVE THERE!!?!? read more

I sincerely doubt that most of the positive comments for this facility and their staff are legitimate. From the beginning of our interactions with the staff and the residency, there have been on-going issues. The seem to lack the necessary staff to provide the services they advertise but if you don't watch them closely they will charge you for these services (e.g., concierge services). There is one elevator for a 7 story building, move-in was a nightmare. Thankfully I am in good shape because I climbed 5 flights of stairs about 10 times with heavy loads moving my daughter in. Was anyone from property management anywhere to be seen during this cluster, absolutely not. Their pool has been in the process of being remodeled for years, literally. So suffice it to say they do not have a pool, and won't in the foreseeable future. My daughter's unit was visibly dirty at move-in. One of the toilets was not working. There are problems with the pipes and roaches. They are unresponsive to complaints and concerns, they are slow to perform repairs or service and show up unannounced when they feel like it with complete disregard to the tenant. The staff are not courteous or helpful once you actually move in. The management is rude, unresponsive, and incompetent. There seems to be a high rate of turnover among staff which is not surprising given how poorly it is run. The only positive I can offer is that it is close to the University. It is not a cheap place to live but it should be with the lack of quality provided. If you are going to shell out this amount of money for student housing, I would highly recommend looking elsewhere as we already have for next year. read more

This place is WAY too expensive for what it is and the staff is extraordinarily rude and not smart. The whole place is PAPER THIN, and i literally mean paper thin. I hear absolutely everything the person above me does, they can't even throw up without me hearing it, that's how paper thin. you'll hear ALL the water flowing through the pipes in the walls & even the water heater, which are very abnormal to hear!!!! I signed and was told there was no amenity fees, but of course there was so the staff doesn't even know what they charge for. then said nothing about paying for a pool that is not allowed to be used by residents because they ripped it up and then left it to mold (yes the pool is currently molding because they never finished it.) My apartment had flooded one time and the entire staff was just ignoring me and my calls, i had to go and find someone else for help. The staff leased out my apartment to someone else after telling them i would like to resign and then didn't tell me. I had to call and ask for the lease that they were supposed to send and never did for them to tell me i have no current spot and they had given away my home. The Local Downtown - molding pool that residents pay for & can't use - Apartments Near Me - San Marcos, Texas

I have lived here for three years and haven't moved due to the location and just not wanting to deal with the hassle of moving in general, but this place is actually horrendous. There is barely any parking, so good luck if you have a car. There aren't even guest spots to park in because those have now been taken by more construction workers! I have gotten about 10 parking tickets for parking outside of my own home! Love that! Again, I have lived here for three years and I have never been able to have a parking spot due to lack of space and the "pool" construction that has been happening for over three years now. If they advertise that there is a pool, they would be referring to the hole in the middle of the building that has not changed for three years. The cherry on top of every morning is listening to the jackhammering happening outside my window. During covid quarantine when everyone was in zoom school, I couldn't even participate in my classes because if I unmuted myself, the whole class would be able to partake in the experience that I get everyday with the noisy construction. The walls are paper thin. I can hear absolutely everything that my roommates say and every noise above and below me. The halls reek of weed.
