Horrible management and move out process. Charged me 500 dollars for cleaning, wall repair, re paining, and a mattress replacement. After I had cleaned my unit + room/bathroom, repaired my walls, repainted, and had my mattress taken down by the maintenance service when I moved in. I don't appreciate the lie of being able to remove move out charges if you put in the work to dispute them and then getting charged regardless. Unless you are made of money and can pay whatever fine or fee without thinking about it. Do not live here. The only redeeming quality of this apartment is the location to campus which you can find elsewhere with cheaper rent. Don't let the fake niceness of the building fool you... read more

I am writing to express my extreme dissatisfaction with my experience at Aspire San Marcos apartment complex. Throughout my residency, I encountered numerous issues that significantly detracted from the quality of living. The management team demonstrated a consistent lack of professionalism, characterized by rudeness and inconsistent communication. A recurring problem was the frequent misdirection of my mail, indicating a lack of attention to detail. Despite the high cost of amenities, the hot tub was perpetually out of service, and the fitness center was poorly maintained, with unsanitary conditions and missing equipment. Furthermore, Aspire's policies regarding lease termination are unreasonably rigid. Despite marketing themselves as student housing, they provide no support for students needing to move out early, such as assistance in finding a subletter or the option to terminate the lease with adequate notice. The combination of exorbitant prices, malfunctioning facilities, and unaccommodating policies suggests a disregard for the well-being of their tenants. I cannot recommend Aspire to prospective residents. Save yourself a headache and choose somewhere else in San Marcos to live, especially if you're a student! read more

I have been a resident at Aspire since opening year. During that time, I discovered the staff/MGMT here is outstanding. When I took a lease to move to a different apt, the other apt let me know last min they would not be ready to open. MGMT here at Aspire saved the day by finding me a different unit here. This year again, plans fell apart right before I was scheduled to move, but after explaining my situation, I was able to stay, thanks to Aspire arranging new unit. Also the maintenance here is top notch IMHO. (Every ticket l've put in was resolved quickly, and maintenance staff are easy to get along with.) read more

I lived here for two years while attending Texas state. While I lived here me and my roommate were mugged in the parking garage by two older individuals. Luckily they were found and arrested but I never got any of my belongings back. We told the office the next morning so we could get the footage but they could only give it to the cops. They honestly did not seem to care at all. They also charge me a ridiculous amount when I moved out. Over $300. I was a clean person and so were my roommates. Aspire was such a good vibe for college! The amenities are beautiful, like the rooftop pool or 13 story balcony. It's definitely the place to live in San Marcos, and you'll love being in a building where you meet so many of your neighbors. Staff is super nice and responsive too. read more

As a student that lived at Aspire for her whole Bachelor's degree I can safely say that its a good place to live for first time students. It's close to campus, has safe parking/elevator access, and has pretty decent amenities. I've toured so many apartment complexes in San Marcos and Aspire has kept me as a tenant for years. I would totally recommend signing here for any new incoming students. read more

You are not getting what you pay for. First, they moved back the move in date with no explanation, then once we moved in our dishwasher was not properly installed, our toilets flooded, and the way our beds were assembled gave us no access to the drawers connected to them if we wanted to rearrange our room. The elevators, hallways, and stairwells smell terrible and trash is left everywhere and not picked up even when reported to the staff. No body wears masks inside the building and the staff doesn't enforce it, and they don't wear masks either. The amenities are nice but all other student living options near campus offer similar/the same amenities. read more

I am so so disappointed in the Customer service as a parent and co signer. When my son moved in the carpeting in his room was horrible, they eventually replaced it so I was happy. We were disappointed in the lack of timely maintenance requests to be completed. Here is the worse part, we moved him out July 1 and the place was SPOTLESS, and now 7 months later, I receive a COLLECTION NOTICE that we owe $181.00 because we didn't have the carpet cleaned when we moved out. When I called the leasing office they said they sent several letters. They did not. But the collection agency had my address correct so bottom line its basically a scam to get money because the leasing office could only tell me there was a stain and we should have cleaned it..... bottom line, there are other places to live, don't rent from them.... read more

I have labs starting today for school, unfortunately 0 out of the 3 elevators are working so i'm forced to walked down the stairs from the 13th floor to go to class and then walk all the way back up after. It would be nice if i could just do my work in the penthouse lounge but they closed that too! what's the point of paying $1000 a month when the management team has such little respect for their residents. the hot tub hasn't worked since move in, the floors are always disgusting and no one from aspires management team seems to care. I literally moved here because of the hot tub and the penthouse lounge, yet i haven't been able to use either as they have locked both. Elevators are constantly out of order forcing you to wait and squish in with everyone on the elevator. DO NOT MOVE HERE! THE PARLOR IS MUCH BETTER whoever is running this place needs to be fired like immediately. they couldn't care less about their residents. read more

I am reviewing this apartment complex as a parent and co-signer. If you are a senior and taking summer classes this is not a good place to stay. I was very surprised to find out that the lease did not follow the school year. My son is a senior and he was taking his last summer class. My children have all stayed in apartments that are geared towards students so it did not occur to me that the lease would end 3 weeks before school let out. I should have read the lease but honestly the management hyped up the early move in date of August 6 it was so shocking that his lease ended July 15th even though I paid the entire month of July. My son had to stay in an AirBnb and hotels costing me $1500. Like I said I should have read the lease but before you sign here make sure you are not taking summer classes during your senior year or it will end up costing you a lot of money! I did reach out to management. The first call was to office staff who was rude and said he should sign another years lease. I asked her to send me a copy of the lease, she never did. The next call I talked to a manager who was sympathetic. She said she would to talk to management and let me know if I could rent an empty room for a month. She never called me back. I tried to call her 3 times and was told she was at lunch every time. The final insult to injury was a final $115 bill to paint and clean carpet which I would think they would do between residents anyway. I am giving it 2 stars because the location to campus was great and the apartment was pretty. read more

This place is extremely convenient locality wise, but it is absolutely not worth anything else. The elevators constantly smelt like dog, sweat, and pee. It is extremely over priced (almost $900 for a 4 bedroom after utilities)! They also claimed some tenants signed an early move out date, yet I had no documentation proving I signed such document- and I had to be out of my apartment July 15th. In addition they also charged me a full months rent for July despite staying half a month, and prorated our rent for cleaning even though they said they wouldn't. This place is not worth living at and you can get MUCH better high rise living at a cheaper apartment in San Marcos. read more

I honestly don't know what's up with all the negative reviews... sure the price is pretty steep, but you're really paying for the location and a new property. I've had no issues living at Aspire. The property is built extremely well (no paper thin walls, and I've literally never heard my upstairs neighbor). Trash gets taken out everyday, and maintenance is extremely quick and helpful! They actually explain what the problem was and how they fixed it!!! Also the appliances and utilities are actually pretty reasonable when it comes to power saving and all that. It's honestly probably the best apartment in San Marcos. And did I mention the best part that lots of apartments struggle with... ASPIRE HAS NO ROACHES!!! I haven't seen a single bug in my apartment and it's honestly the best. read more
