I signed a lease with them in February 2025 with a move date in early May of 2025. Then, in early April, they messaged me that they would have to change my move date to May 31 2025 due to the current tenant wanting to extend their lease. They allowed the tenant to extend an extra 2 months, which directly conflicted with my move in date. Management completely disregarded the fact that my move date was not flexible and that I had everything already planned for my move (movers, electric, etc). Their only offer was for me to stay in a furnished apartment until the one I signed for became available again, but they would not cover any of the extra storage or moving costs associated with them changing my move date. Beware that if you sign a lease, they can and will disregard your move date with little to no warning. They left me to start from square one with under a month before I move, so I cannot recommend leasing here to anyone.

Because of the delays and lack of resolution, I chose not to sign and instead secured a more luxurious home in Rogers for the same price. That process was completed in less than 24 hours by staff who were professional and efficient. During a visit to this community, a disagreement with a staff member escalated to the point where outside assistance was required to ensure the situation remained safe. Even after raising concerns with management and providing documentation, no resolution was offered. At times, I wondered whether cultural or communication misunderstandings influenced how the situation was handled. For someone with an 800+ credit score, a strong career, and solid references, the extended delays were hard to understand. I share this feedback as cautionary advice for potential tenants and staff: it takes many positive experiences to build trust, but one unresolved negative experience can leave a lasting impression

The amenities are great, although Covid has made things a little more difficult to use. We've not had an issue with pests, they stay really on top of that. The building stays very well insulated which has saved us on our electric bill. We're a family of 4 and we have a 2 bedroom with a walk in closet, it's a good size for us, we don't feel cramped. My kids love having a playground outside our front door and we've had mostly positive experiences with the children in the neighborhood. There are 2 downsides, there's not a TON of natural light. I open the blinds first thing in the morning to get as much in as possible, but that's what happens when you don't have windows on several sides of your home. The second downside is the "wood" framing throughout the apt (around doorframes and the baseboards) is this gawdawful pinkish wood tone. It's awful but for 750$ a month, I'm not complaining. I do not understand why people will pay so much more for an apartment complex that's maybe a tiny bit newer or more stylish, for several hundred dollars more in rent, it's ridiculous to me. The people who live and work here are really nice people and the building is great. The price of rent is fantastic. We're saving for a home and this is a great place to live for a handful of years while we do that.

This is a relatively new apt complex,…read morewith that comes the expected small issues that arise from the building settling in, which the complex addressed quickly and were very kind. The significant issues that I have had have arisen more recently. The first issue I have is parking, previously parking spaces that were closest to the buildings were once free, now they are assigned spots that they are charging monthly. I will never accept offering something for free then taking it away from the residents. It seems like a bait and switch from when I first moved in, and one I do not appreciate. Then the next issue is the largest. My heating and A/C unit broke days before a large snow storm. It took 5 weeks to fix, and for that entire time I did not have central heating nor A/C. The Grafton's best response was to give me $100 off my lease for one month and a small heater that could barely heat a single room, let alone an entire apartment. Several times I would call to ask for a second space heater and was told there was a limited supply and I could not have one. Not until I elevated the issue to the upper level management did I get a second space heater just to keep my whole apartment above freezing. You are paying a decent amount of money to live here, but that also comes with the expectation that you should have working central heating/Air conditioning and that your issues would be addressed properly and timely, which I felt had fallen below expectation at the Grafton with that matter. Then more common issues such as cracks on the apt walls/doors getting stuck occurred several times, but those were expected with this being a new apartment complex and addressed quickly. Lastly, I have had a long standing issue with a leaky window sill that for the duration of my stay the window leaked whenever there was a heavy rain storm, they tried several small fixes but none have worked. Only on my second to last day prior to moving out did I get informed they were finally going to thoroughly check the wall/replace the window frame and do work to figure out the cause to fix it. But to be fair it only occurred whenever there was heavy rain, so not as large an issue since it only happened a couple times a year. Overall, with all the new housing being built in the area, I suggest checking out alternatives.

Maintenance issues are slow to be addressed, the property is not kept clean, and trash management is a constant problem. The biggest issue is the dumpsters. I was recently warned for leaving trash outside a dumpster that was completely full. Management even went through my trash to identify it and then claimed the dumpster wasn't full. However, today I took my trash out and found maintenance workers actively filling the dumpster with furniture, leaving no room for residents' trash. I walked to the other dumpster on the property, and it was full too. It's frustrating to be held responsible for improper trash disposal when there is often nowhere available to put the trash. Instead of blaming residents, management should focus on providing adequate dumpster capacity and keeping up with waste removal. The rules are also extremely restrictive. Residents are barely allowed to have anything on their balconies other than a chair and a plant. It feels less like an apartment community and more like living under constant supervision. Paying rent while being told exactly how to use your own outdoor space is frustrating and takes away from feeling at home. Overall, communication, maintenance, cleanliness, trash management, and resident satisfaction all need major improvement. I would not recommend living here.
