DON'T MOVE HERE HEALTH HAZARD! The buildings are infested with roaches. This is not an issue with just one unit--pest control has explicitly stated that the problem is with the buildings themselves. The property is starting to look like a neglected part of LA. On top of that, the office staff and management have been incredibly unprofessional and unhelpful. The property manager is the worst I have ever dealt with. She feels like a "shadow" employee, hired so ownership can hide from residents and avoid accountability. Her attitude is dismissive and rude, as if she's annoyed by having to do her job at all. Based on her manners and the way she communicates, you would never guess she holds any real qualifications. I am a disabled person, and no disabled resident should be met with attitude and hostility--especially when the company is clearly at fault. We pay our rent on time every month, and what is considered a "premium" amount for this area, yet we have pest control here practically every other week. This is not normal, and it is not acceptable. The roach infestation and the excessive droppings are now affecting our pets and creating a serious health hazard. This isn't an isolated complaint; it's a building-wide problem that ownership and management are fully aware of. Instead of taking true responsibility and making meaningful changes, they hide behind polite, generic, politically correct responses that sound AI-generated and insincere. Because management has refused to address this properly, I am involving the appropriate agencies, and I already have a scheduled date for a local NBC news crew to come and film our unit. We actually wanted to renew our lease because we love the location for many reasons. But in life, you're supposed to get what you pay for--and that is not happening here. Older property that is poorly managed. It appears renovated upon viewing but the renovations are largely just paint on everything including, tubs, sinks and counters. All the comments about Management, rats, roaches, noise and homeless are real. There is no sound attenuation. You hear everything that is going on with your neighbors. The constant renovations are happening and confusing because the units and building are in poor condition. Absolute garbage. I can't stress that enough. The management here is completely worthless. Pigeon holing tenants with a 30 day pay or quit notice and forcing to live in a smaller studio unit and charging $400 more. The homeless ransack the complex and sleep in the stairways. Security, when and if they are there... do nothing. Management does not respond to emails or text, and if they do, alas, nothing is done. Maintenance enter your unit, without permission at times, and leave a mess with leaving their water bottles, tools, or do not replace vent covers. One night, a neighbor took their toilet and threw it against their door twice and then down the hallway. Water leaks constantly. Fire alarms going off in the middle of the night. Tenants leaving garbage outside their door, and nothing is done about it. The place looks terrible. The smell is atrocious. Rats and roaches everywhere. Cars broken into. No cameras. This place is a joke and they are basically robbing us of money for this slum. I don't want anyone from management reaching out to me or this post. There is nothing that can rectify anything. This is hands down the worst building I have ever lived in. In 11 months: I have had to have our kitchen sink replaced because our fingers were getting cut by plaster coming off the basin. I have had to have our bathtub replaced because our feet were getting cut by plaster coming off the basin. I have had to call Maintenance to remove a dead rat from our shower drain that crawled up through the pipes. Received an electric bill which was over $590, and had our AC unit has completely break in the following two days. The solution to that problem was to provide one, and upon complaint two, portable AC units for a living room and two bedrooms. This problem has made the apartment beyond unsuitable to be in. We were notified our lease wasn't being renewed, which is a blessing, and they gave us a 30 day notice which stated "...you are required to quit and surrender possession thereof to the undersigned on or before the date that is thirty (30) days after the service of this notice to you." It was signed by Andria on July 1st. We have now just been informed that the they didn't mean what they said in that quote but are charging us for the last 17 days of our lease through August in an apartment with no functioning AC. Finally, my bike, and several others were just stolen. DO NOT RENT AN APARTMENT HERE. read more

This property has an extremely pungent whiff of fair housing violations and discrimination. If you happen to be a non-us citizen, the will deny you based on this. The resident selection criteria is not followed. It states they accept applicants from outside of the US with the condition that you show proof that you are a non-US citizen and you pay an extra security deposit however when it comes down to it they simply don't want to help. They also say the accept guarantors or co-applicants on the criteria, but say that person has to physically live on site... A guarantor is a person who will co-sign an apartment lease alongside a tenant, guaranteeing to pay the rent if the tenant fails to do so and does not live with the resident. According to the leasing agent Liz, they have to live on site. That does not make sense. Very disappointing that they don't want to follow their own guidelines. Fair housing laws are there to protect renters but it's clear that The Modern cactus disregard this. read more

It could be such a great place but the owners don't do what it takes to take it to where it should be. It's 85 degrees the 3 pools are off limits by code enforcement for a week already and the jacuzzis have no jets and two are not heated plus the pools are not heated the excuse was that they could not be repaired. Really spend our rent and utility money as the place is under constant non stop construction with units being Rehab without carrying about the noise and filth at all or the inconveniences to us tenants that recently moved in that are paying the going rate which is no bargain. The constant noise from Sunrise as the windows are over 30 years old and are not insulated. The tenants come and go constantly and are very noisy and no manager is on site after business hours as required by Calif law. There have been multiple fires in the units past two years and the owners offer no concessions at all. The utility bills are pro rated and are from the prior year I was told by the billing company. I've asked for rent concessions and nothing offered at all. The owner is from LA and does not really care about the tenants. Nothing has changed and no new pool furniture just old torn and pool violations plus there are contentious tenants that fight for months under us and nothing is done I'm told to call police I did it once they didn't come not my position it's management deserve the right to quiet enjoyment and I just had a second surgery and no peace and quiet another unit the 6th in 3 months is being rehabbed across from me the noise is too much and the filth and roaches never leave. The location is good for me right now and I can't physically move with my surgeries read more

i'm taking the time out of my day to give this property a well deserved review. the staff is kind caring and will jump to get you to where you need to be. they walked me thru the property and showed me around with such a professional demeanor. the atmosphere was amazing modern units with lounge areas that look relaxing and comfortable. pools were clean and kept up with as so was the grounds of the complex i knew i had to submit an application as soon as i could. as we went with the process ruth was extremely professional kind and helpful she made sure i understood everything well and explained everything to me perfectly im glad i made the decision to live at modern cactus! thank you for being so helpful read more

Be mindful before you rent from here. The pictures on the website are enhanced and the word "luxury" and all their "move in specials" are to draw you in. When we first toured it all seemed fine and dandy but they flash the amenities in your face into thinking this is amazing place to live but we have had problems from the start. The maintenance team is great, do not get me wrong, Shianna and Devon are attentive and responsive but management lack communication with their tenants and their team. I am currently renting here and have heard management say "oh i didn't know that was happening, nobody told me that" too many times to count. The elevator is never consistently working which makes accessibility to the 2nd and 3rd floor hard. I have almost gotten stuck in the elevator multiple times. I have had multiple packages stolen from my front door even when it requires a gate pass to get into the complex and a separate key to even get into the building. Recently our air conditioning went out for a few days, mind you it's 110+ degrees in Palm Springs right now. While Shianna was working tirelessly to get it fixed, our apartment was extremely hot as we were are the 3rd floor. My boyfriend and I both had to miss days of work and got barely any sleep as our apartment got 85+ degrees. Managements solution was for us to try and get a hotel until it was fixed. Why would I pay for a hotel when i'm paying RENT? They provided a portable unit in the living room but our bedroom is still blazing hot and we can't sleep in there. The portable unit doesn't even fully cool off our apartment and I can't turn on the oven or stove without heating up the place again. We can't run two portable air conditioners at the same time or it blows the breaker. We have had a cockroach issue for over a month now. My boyfriend works nights and i tell management over and over that if they schedule maintenance, they need to do so earlier in the morning as he sleeps during the day. Management completely disregards that and just shows up whenever they feel like. They will tell you they have night security guards, they do not. A lot of tenants don't pick up after their dogs or even keep their dogs on leashes. There is always garbage in the parking lot and hallways. This place either needs to hire more people for their capacity or figure out how to run this place smoother with the team they have because it has been a headache living here. read more

Slamming doors, yelling in the hallways, and the homeless digging through the trash. They also say they have a night time guard to look over the property. Modern Cactus - "Modern Luxury" Apartments. I've lived here for the past 8 months. It has been a bit more "ghetto" than I had anticipated with some residents leaving their trash in the hallways for days, very loud "confrontations" occurring in neighboring apartments, the elevators being out of commission for the majority of my time here as a result of an extensive fire that Occurred in December of 2018 and a recent rash of vandalism. My lease ended on 10/3. Despite all the above and prior to 10/3, I approached the management office on multiple occasions to discuss a renewal/extension of the lease. Each time I was told to sit tight as an "offer letter" with various lease options would be taped to my door "soon". (Yes, their version of a confidential mail system is to tape notices to your front door. If you want to know what your neighbors pay for rent, their names or who's being evicted, walk the halls and glance at all the notices taped to people's doors). As I awaited the arrival offer letter and prior to 10/3, I pre-paid the next 30 days taking me through 11/2 to ensure I would remain current. Within a few days I received the offer letter and, after a brief delay on my part, I stopped by the management office and came to a verbal agreement with the Assistant Property Manager on a 6-month extension commencing 11/2. On 10/16 I met with the Property Manager to sign the new lease. During that meeting, I asked if we could do a 9-month lease instead of the 6 previously discussed. She indicated that she would need the Home Offices' approval and would get back with me "soon". Given the time sensitive nature of a lease extension, I anticipated a prompt reply. 11/12 - Apparently getting back to their residents "soon" on something as time sensitive as a lease extension means taping a notice to the resident's door demanding they pay the INFLATED MONTH-TO-MONTH Rent within 3 days or they will begin eviction proceedings. That was literally the first communication from them since I expressed interest in signing a 9-month lease with the manager on 10/16. Should I assume the Home Office said "no" to my request for a 9-month lease? 11/13 - Thinking this would be an easy conversation and we could clear things up quickly, I proceeded to the Property Manager's office to discuss. After a brief summary of our prior conversations, I showed her the notice that was taped to my door the night prior and reminded her that I was still waiting for her to get back to me regarding the 9-month lease commencing 11/2 to which she stated she needed approval and sought on 10/16. Instead of honoring the agreement and apologizing for not getting back to me and the ensuing confusion with the aggressive note taped to my door the night before, she instead chose to take a combative stance and insisted that I owed them the inflated month to month price for November ($200 higher than the agreed upon lease price to which I attempted to sign on 10/16) PLUS there would also be late fees and penalties assessed. All in, I owed them roughly $300 worth of penalties because she never got back to me on the time sensitive request to extend my lease for 9-months. She went on to inform me that she would be happy to draw up a new 8-month lease beginning 12/2 honoring the price they had already agreed upon in the first place. She went on to let me know that she did in fact get approval for the 9-month extension as I had requested during our meeting on 10/16 but that it "took weeks" as she needed to run it "all the way up to the VP". 2 weeks after the request was submitted on 10/16 takes us to roughly 10/31. Also, if I will sign a new lease commencing 12/2 AND paid the inflated price with penalties/fees of $300 she would ask Home Office if there is anything they could do about the $300 they were brazenly claiming despite knowing full well she never followed up with me and dropped the ball. With the Property Manager, displaying no ethical business acumen whatsoever, I asked for the name of the management company as it was clear that I would need to contact them directly to clear this up. I was provided a name and phone number for her supervisor and have made numerous to contact her to no avail. I am currently awaiting a reply to my voicemail... With multiple apartments in my building alone becoming vacant in the past week (there are 4 buildings in the complex) and "Wanted" signs plastered everywhere offering residents a $500 incentive for each new tenant referred, I would think they'd be acting more ethically while treating the existing tenants better than this... While billing themselves as "Modern Luxury" apartments, the Apartment Manager takes a motel 6 approach to customer service and how she treats her residents. I will update this review IF anyone from the management company returns my repeated calls (or perhaps tapes their response to my door in the dead of night?). This apartment complex is NOT luxury, the title luxury is beyond false. Currently renting here and I already have decided we will not be renewing the lease. The "lobby" or hallways of our building are constantly dirty , walls and floors included. All maintenance does is mop with dirty water, doesn't put a wet floor sign down or a fan which allows the floor to get right back dirty. Our first few weeks here the elevator broke down several times & took days to be repaired. The entrance gates break regularly and even will get stuck. The trash and recycling bins are always full & even have crows attracted to them since there is a lack of space for enough trash. The residents don't pick up dog poop as well. We scheduled maintenance to come in many times and they fell through each day, and we'd get random calls for the office to schedule a new time. Residents work on cars in the parking lots, they park in handicap spots when they aren't disabled, and they even park in fire zones when told not to (via the lease). Might i also add that the homeless population is high near this area, we've been woken up to homeless people screaming very loudly outside our building. Some will even lay or sleep on the grass below our patio. The security that they have is only at night, and i've only seen them patrol once. Don't trust this complex or leave any valuables behind. Save your money and time investing into another place, trust me. I spoke to many residents in the process of moving out as we were moving in & they warned us that this wasn't a good place to live. read more

The girls in the office choose their favorites from the beginning and everyone else can go to hell, it seems. If you like discriminatory favoritism where you aren't one of the chosen, this place is for you. The girls in the office ( if they acted like women, I'd call them that) but they act like paper tigers who just got their first real job and title and are going to manage you as well as the apartments. They cannot recruit and keep good help ( Maintenance Chief when I left was super but they'll probably run him out unless he's a relative.) The hallways and pool restrooms and laundry floors should be continually cleaned but those employees (cleaners) only last a day or two because the girls in the office don't know how to keep them. Dogs pee and poop in the hallways and it stays there and stays there and stays there. Still, if you're willing to live in squalor, across the street from where such novelists as Wambaugh researched and wrote, adjacent to a superior market, Panda and Starbucks, this is it. read more
