All of these issues have been called upon to try to have you rectify the situation ...but to no avail. And last night ( as you must be aware) The same Tenant that my son wrote to you about -shot at police officers and there was a stand off for hours ( look it up!!)- kids were scared and feared for their lives ( they live right above and police wouldn't let them leave for obvious reasons ) and this could have been prevented if only you would have taken action to previous emails. The properties that I have seen, including the one I lived in, are just crappy apartments that have had dumb things added (picture a big piece of plastic instead of a wall and lime green paint) and that is what they mean by "quirky". And don't forget about that price tag- My rent for a small apartment was around $1200 monthly and to renew my lease (which I would never have done) would have increased it to nearly $1400 monthly. When I first moved in, the property manager Jade was my neighbor. I had friends over one night and they were apparently too loud for her prior to them leaving at 8PM. She sent me an email from her professional Urbane Apartments email account the following morning stating that multiple tenants had filed complaints against me the night before and that they had been advised to call the police if it happened again. She apparently didn't realize that I had been told that my neighbor was the property manager and that I knew she herself had filed the complaint with, you guessed it, herself. During the summer of 2020, my electric bill was over $250 for theee months in a row in a small (600 or 700 sq ft?) apartment and despite emailing the management staff repeatedly about the issue with the vents, there was no resolution and almost no follow up at all. After I moved out, I paid the final months rent and turned in my keys. Several weeks later, I got a SUMMONS to court related to past due rent at Urbane. I contacted Urbane via phone and email attempting to clear up the confusion. I emailed the managers I had previously communicated with, the owner, and the owners wife, all trying to avoid going to court and no one ever responded. I finally contacted the lawyer listed on the summons and was told that there was an error and an automatic process had resulted in me getting the summons. Once he looked at my account he just said, "Ok. You don't have to show up to court." This was the Friday night before the Monday morning court hearing after trying to contact them for several days. Just don't waste your time or your money here. They care only about their bottom line and don't care how miserable their tenants are. Just take a look at the investment section of their website where they advertise that they get the highest price per square foot for rent in the metro area- That translates to "You pay the highest rent possible for the worst living experience you can imagine." If you end up living here, you will seriously regret it.

Avoid This Place - Serious Health, Safety, and Pest Issues…read more My roommate and I had a terrible experience living here. For months, we dealt with severe plumbing problems, including sewage backing up into our kitchen sink, toilet, and bathtub, which made us both sick. Our closet flooded every time it rained or snowed, and management delayed fixing a large hole they cut in the wall due to mold. That hole also became a point of entry for bugs, including a spider infestation, making the situation even worse. We placed our rent in escrow for three months due to these unsafe and unlivable conditions. Only after months of neglect did they start repairs--and then they served us with an eviction notice, which felt completely retaliatory. I could keep going with how bad this place is. Don't let the workers fool you--when major problems come up, they just move people around or send staff to other locations until you move out or tensions die down. They can't keep anyone in that office, and they switch management companies frequently, blaming tenants for their own incompetence. We have everything documented with photos and videos. No one should have to live like this. Future residents, be warned.

We were denied after being told we actually needed AUGUST bank statements. The ironic part is that we aren't able to attain AUGUST statements as AUGUST isn't actually over. In other words we were denied for being unable to provide something that was impossible to provide. It's pretty clear we were either discriminated against or it was just a serious case of stupidity. I don't know which is worse. I tried posting without giving a star but I guess I need to give a star to post the rating. 0/10 though

I bought my house about a year ago, I don't know why I never thought to review this place before…read more My Husband and I were first time buyers and 5 months pregnant so you could say we were in a bit of a time pinch wanting to be settled before the baby came. I contacted Skyward and worked with Joe Jacobs. Joe took our wants and needs into consideration and immediately started compiling personalized lists of houses that he would email me a few times a week. The moment a new house came on the market that looked like it would fit us he would let me know. Joe was also very accommodating with our schedules, and would take me around to look at all the houses and from there we would narrow down a list to show my husband ( He works about 60 hours a week so not a lot of spare time to house hunt!) He even helped us mediate over houses ( I had to have a dining room and a nice yard, husband had to have big garage or basement.) Joe helped us to find the house that was perfect for our growing family and once we found it he sat down and helped us understand and assemble all the paperwork that we needed. I felt like I received a personalized experience and one that made the intricacies of buying a house feel simple and manageable. The office was very clean and organized, and every single person I dealt with was very pleasurable and helpful to two first timers!

I initially toured a similar unit expecting the same conditions but what was given was a poorly maintained and put together apartment. Below are a list of things I noticed in my apartment, I have a few pictures one of the mold from the bathroom from poor grout maintenance and another(a bit blurry) showing the nails protruding from the ceiling. - The board beneath the bathroom sink appeared moldy and was deteriorating. - The area behind the kitchen sink appeared to have mold growth that seemed to predate my tenancy. - The appliances did not appear to have been pulled out and cleaned before I moved in. - The HVAC vents did not open or close properly and were visibly dirty inside. - The front door did not seal properly, allowing outside air in and making the downstairs significantly colder than the upstairs. - There were exposed nails protruding from the ceiling. - The washer and dryer both had visible mold. - The shower had visible mold. - The transition strip between the carpet and the stairs was coming loose. - The carpet was stained and in poor condition. - The trash service was unreliable The whole experience did not feel like a luxury accommodation and I would not recommend staying at the Harrison to anyone.

They seemed like they would be very attentive to their tenants but this is not true. Here are some of the issues I've experienced - cancelled maintenance without notification, incorrect information given to me for important issues, management arriving late to meetings (over an hour late), not responding to emails within their own time frame and just plain rude when asking for simple requests. I believe the issues derive from poor management. James in particular has an attitude any time these issues come up but they stem from him and how he manages the property. For how much we pay monthly you would not expect this kind of management. I would not recommend this place to anyone.
