Not only did she offer to assist, she interrupted her work and helped a second time (notary made a mistake) with no questions asked. Office staff has always been helpful and I appreciated Ms. Gathers help. Office and maintenance staff make or break apartment living and Asia Gathers sets a great example for everyone.

The best part of living here was its location near Foggy Bottom, Georgetown & Dupont Circle. The worst part was that my unit gave me many problems (mold following a water leak, food dispenser not working multiple times). My background: when I lived here, management changed from someone who was responsive to someone who was not. Unfortunately, with the unresponsive manager, I experienced water damage that leaked from my ceiling. The damage led to mold in my unit (I was reimbursed for the days I could not live in the unit only after sending a demand letter to the manager). Pros - Move-in was smooth (loading dock and elevator available), yet no one works there on weekends, so plan your move-in on a weekday if you choose to live here - Coffee machine in lobby (when it works, which is most of the time) - Lots of trees and flowers nearby. Georgetown's Rose Park & N Street Tennis Courts are walking distance - ‍Walking distance to Trader Joe's, Whole Foods, the George Washington University, the West End Library, Starbucks & restaurants - Metro accessibility: walking distance to blue/orange/silver (Foggy Bottom) & red lines (Dupont Circle) + buses nearby - Business center has a PrintWithMe printer( free black and white printing. Pay for color printing) - ‍ Fitness center that has the essential cardio and weight equipment. Small sized gym, yet it has natural light (the gym can fit 8 people. Gym can become smelly sometimes) - Responsive maintenance team - Residents were helpful to each other by sharing updates/asking for assistance in a tenants-only WhatsApp group chat Cons - The property manager failed to communicate promptly with residents during a weekend water damage crisis. After my apartment (and several others) experienced significant water damage, the apartment manager took several days to communicate with tenants. I had to relocate for six days. This failure to communicate is the top reason that I would not recommend that anyone live at this Bernstein Management property. - Old key knobs. My key hole once broke when trying to lock the door. They give you two keys, yet there's no receptionist, which means if you lose your key, you need to call an emergency number and pay for a replacement key - Loud air conditioner and washer/dryer. Freezer occasionally makes a loud buzzing noise - ‍ Kitchen fan is not super powerful. We accidentally triggered our room's fire alarm while cooking steak. The alarm stopped on its own within 10 minutes - Resident is responsible for Wi-Fi, utilities and a trash fee - A very disorganized package room was a consistent inconvenience - No recycling trash chute on each floor (there's a small bin instead). You have to take big recycling bags and broken-down boxes to the trash room yourself - The walls in the bathroom and den are thin, so I can hear my neighbors sometimes - Occasional water outages for a few hours per outage (maybe a few times per year) - No substantive social events (they held an omelet event once or twice per year). Good to know - You receive two sets of traditional keys + key fob for front entrance - No 24-hour receptionist (yet there is an emergency number you can call) - Business office accepted none of my amendments to my lease renewal. They were difficult to negotiate with when I requested a partial refund after I was displaced from my unit for six nights. - ‍ Near Francis Dog Park, Community Pool & Francis-Stevens Junior High School - Near a fire station, so you may hear sirens frequently - The immediate area has lots of hotels and office buildings nearby. If you face 24th St NW, light from the World Wildlife Fund (WWF) building may seep in at night. I bought curtains, which solved the light issue. You need to walk a couple of blocks east on N St NW for it to feel residential

I lived here for 18 months from 2023-2025…read more Let me start with the good: the maintenance staff are wonderful and responsive. The concierges are friendly. The building is well maintained. The gym is fantastic, and the rooftop deck and pool are wonderful. The units are fine, if a bit expensive compared to others in the neighborhood with similar amenities. The bad: Anytime you have to deal with things like lease renewals/payments, etc., you'll be dealing with their corporate office. This is as bad as it sounds. They'll raise your rent because 'the algorithm tells them to' (they're included in the DC AG's price fixing scheme lawsuit), and you won't be able to negotiate it down. My rent went up 12% between leases, to the tune of almost $200/month. Absolutely absurd. They'll basically make you use their own company for renters' insurance, regardless of if you have a longstanding relationship with another insurer. You may as well pay for the 'courtesy cleaning fee' when you move out, because they're going to try to charge you anyway, even if you leave the apartment in excellent shape. And they won't itemize what they're asking you to pay for. Ask questions. tl; dr: the local staff is great, the corporation itself is pretty awful. I suppose that's probably true of most major corporations that own buildings in the District, however. But I wanted to share what I wish I'd known before moving in.

Front unit have nice bay style windows offering amazing views. Roof top deck and yoga room. (I hope yoga room is changed to exercise room.). Do... Check each place available. Not all have been updated but most are. Again, great place to live!

I truly appreciate the management team, along with maintenance and service teams, to responding quickly and efficiently to any issues or concerns we have. Every issue we have ever had has been resolved, and we have good relationships with the staff and management. I can't recommend this place more. We even have our friends of 30+ years moving in soon. It was not easy. I've been living here for about a week or so. It's been OK. Pros - the office staff are efficient and helpful -maintenance is attentive -lots of natural light in the apartment -building is pet friendly and doesn't do ridiculous things like charge pet rent -no hidden amenity or admin fees each month -nice neighborhood with easy metro access -folks are generally friendly Cons - shared laundry room. Residents let their clothes sit done in the machines way too long and do not remove them promptly so others can use the machines. I really miss having laundry in my unit. I find it stressful that doing the laundry is such an ordeal -I have a neighbor above me who blares music way too loud but as its during the day and usually stops by 10pm I cant complain about it -I also have a very cranky neighbor next door to me who yelled at me to "stop slamming the door!" on my first day living in the building - Well, um excuse me, but the movers are here and I'm moving in. And it was also in the middle of the afternoon. It was not a nice way to be greeted on my first day moving into the building. I do my best to avoid him. He seems to be the self appointed noise nazi of the floor. -The building is old and if you like new and state of the art, this building won't suit you. Management asked me to update / revise my original review and I told them I would. These are my honest impressions of the building thus far.

While the building is managed by WC Smith, the owner regularly visits the property and seems to have a personal attachment to its long history. For me, the greatest benefit of living in 2800 is the sense of community. Neighbors are friendly, and the management team organizes a weekly Saturday Continental breakfast in the lobby, as well as annual holiday parties and cookouts. Residents regularly gather in the spacious lobby. The front desk staff members are the heart and soul of the building, and most have worked at 2800 for two decades. It's a wonderful place to live, providing a neighborly experience in an often transient city.

The location is excellent, and the apartments themselves are honestly much nicer and more modern than many more expensive options in the area. I live on a higher floor with a balcony facing 4th Street, so the natural light is one of my favorite parts of the apartment. Most of the concierge staff are efficient, professional, and very on top of things, and the leasing staff are always pleasant and friendly. Sol, the cleaning lady is amazing. You can always tell where she has been because the building genuinely smells fresh and clean afterward. Building maintenance has also consistently been fast, efficient, and reliable whenever issues arise in my apartment. That said, the overall experience has declined noticeably since the change in management. Communication and responsiveness have become inconsistent, and concerns raised by residents nearly a year ago still do not appear to have been meaningfully addressed. The current building manager is rarely present or visibly engaged with residents on a day-to-day basis, and there seems to be very little emphasis placed on customer service or creating a positive resident experience. Something as simple as regular communication, approachability, or acknowledging residents goes a long way, and that sense of attentiveness has largely disappeared. There also used to be a stronger sense of community and care within the building that no longer feels present. The building also lacks many of the amenities and sense of community that other buildings in the area excel in. There is a club room, but outside of that and the rooftop, which has very limited shade, there are very few meaningful amenities. The gym inside the building is extremely small, and there is no coworking or dedicated resident workspace despite many residents working remotely or studying from home. We previously had access to the leasing office after hours, which helped partially offset the lack of a coworking space, but that access was removed following the change in management. Small touches that once contributed to a warmer and more welcoming environment have gradually disappeared, and the building now feels far less community-oriented than it once did. Another major issue is the Flex gym located at the bottom of the building. Certain classes run late into the evening, including on weekdays, and people frequently drop heavy barbells that reverberate throughout the building and literally shake the apartments. I live on a high floor and can still clearly feel and hear it, so I cannot imagine how disruptive it must be for residents on lower floors. Overall, the apartments themselves and the location are the strongest aspects of the property. I just wish the management experience and resident-focused amenities matched the price point and potential of the building.

This is my actual bill breakdown: *Allocated Water Service: (11/4/2018-12/3/2018) $8.36 *Water Administrative Fee $4.25 *Allocated Sewer Service: (11/4/2018-12/3/2018) $13.70 *Sewer Base Fee $2.18 *Trash Fee $10.00 *Stormwater: (11/4/2018-12/3/2018) $0.25 *Water Base Fee $2.40 *Grand Total????? $41.14 - ARE YOU SERIOUS???????? -Very thin walls, I heard my neighbor having sex at 2am because we shared a bedroom wall plus music, tv, even the toilet flushing. -I could hear a dog barking everyday below me. -Management is nice but 100% useless, resolved ZERO issues. -Dogs run around the building without a leash with no enforcement. -Building is non-smoking but there are people that smoke both cigarettes and marijuana all the time, you can smell it in the hallways. -Coffee machine is broken 75% of the time. -Hallways always have debris. -Trash rooms are filled with trash instead of being broken down and thrown in the dumpster on the 1st floor or just left in the room because people are too lazy to throw them down the chutes. Expect pizza boxes, trash bags too large to fit in the chute, furniture, big boxes, lamps, everything is possible to find in your trash room so you can't open the trash room door and have the ability to discard your trash. -Paid $250/mo for a designated parking space that was often occupied by guests, contractors, random people with no way of having them be towed because a tow truck is physically unable to get into the garage. -Dog rent is $50/mo. -Pet deposit is a non-refundable $500. -Move-in fee is a non-refundable $250. -Monthly "free" events with only 10-20 residents attending including their guests, sounds great but you're really paying for this because of the high rent GreyStar charges. -Gym is basic. -Rooftop is basic. -No pool. 1 BR Monthly Cost in 2018-2019 estimate to give you an idea: -$2023 rent (my rent was lower than most because of the escalation from the original rent from Bolger) -$250 parking -$50 dog rent -$40 water/sewage -$50 electric -$100-150? depending on your internet/tv service There are too many places to rent in DC to rent here, The Bates Motel. And the photos that they posted aren't accurate.
